Key Tips to Choose the Best Developers in Chennai for Your Plot
Overview
Chennai is racing ahead through its developing phase and without a doubt, the real estate sector has been one of the influencing factors. The countless options for commercial, residential, and villa plots in Chennai can be overwhelming, and more challenging is finding the right developers in Chennai for your plot. For most people, buying property in Chennai is a mammoth investment, in addition to the emotional quotient that buyers add to this major milestone.
So, it is imperative that you tread slowly and cautiously when looking for plots for sale in Chennai, strategize as per your purpose and budget, and research the prospective plot promoters in Chennai before arriving at the wisest investment decision. Developers in Chennai are crucial in real estate dealing and take you closer to your dream home.
These key real estate players are the brokers, consultants, and plot promoters who efficiently use the aggregated property portfolio to your advantage. They are not just middle-men, but your mentors who share your interest, respect your investment, and offer customized services. Read on to learn about the role of plot promoters in Chennai and the aspects to keep in mind when choosing a builder/developer for your plot.
Tumblr media
Role of a developer when looking for plots for sale in Chennai
Plot Promoters in Chennai are entities with a wide network across locations who aggregate the plot, plan projects of different scales, secure necessary approvals and documents, build properties, and then sell them to retail buyers. Whether you are looking for residential plots for sale or commercial plot for sale in Chennai, a plot promoter/developer is your one-man-army who make your property investment turn fruitful.
This agency-like entity can have a presence across the country or a stronghold regionally. While the bigger establishments carrying an elite tag have their footprints in several small cities nationally, the regional developers are well-known for their niche and unique work. Apart from these two major types of developers, there are also a host of local small players, comparatively new to the real estate sector who offer projects at a comparatively lower price and with a different approach.
Read More: Everything you need to know before purchasing a plot in Chennai
Points to consider when choosing a plot promoter in Chennai
Dealing with several choices: It can be a tiring experience to surf through a slew of residential plots and commercial plots for sale in Chennai as well as trusted developers in Chennai, before making the best choice for you. Thorough research of the developer’s credibility or seeking the guidance of a real estate professional will help you trim out the non-viable options. You get to understand the market better, trending industry news, and scrutinize the performance of the plot promoters in Chennai
Secure and verify the vital information: The contract and bonding that you will share with the chosen developer will go on for the long term. So make sure to secure and validate all the key information to enable transparency during the given tenure using various tools and websites that provide aggregated and authenticated details of popular developers in Chennai.
Remember to have your own checklist: Having gone through several options, you will be in a fair position to rank the developers according to your priority and preference. Create this checklist considering your location preference, builder’s track record, intent of your investment, time frame of the project, and your budget priority. This checklist will help you understand the pros and cons of each developer and ease the task of choosing the right one.
Your checklist must also include the below questions to help you stay on the right track and get the job done in less time.
For how long has the developer been in business? And do they have a presence in other cities or states?
How many successful projects has the developer delivered without any major hitches?
What does the pricing graph look like for the developer’s different projects?
Which period has experienced a price escalation and why?
What are the number and scale of the ongoing and past projects of the developer?
What is the general rating/perception of the developer and his approach among his clients?
In comparison to similar projects in other localities, how are the developer’s projects valued?
Read More: Everything You are looking for within one secure community
Set your priorities and stick to them: Whether you are looking at elite, relatively new, or well-established developers remember the purpose of your investment and align it to the specifications you have in mind. For instance, working couples might prioritize proximity to their workplaces, the working younger group might look for entertainment landmarks nearby, and the senior citizens might prefer a quiet place with easy access to facilities. So, it is important the developer you choose understands and respects your requirements.
Conclusion
Selecting a property to buy and choosing the right builder involves a combination of factors. As discussed earlier, do your research and keep a go-to checklist handy by prioritizing the credibility, past performance, and reputation of the plot developer before handing over your investment in safe hands.

Potential Profit Sharing Model is Precious to Operate Efficiently the Private Hospital
A significant demand observed for the medical centre during pandemic existence, it correctly is fundamental fact the hospital infrastructure are yet to adequately develop in that this developed nation, carefully considering the massive inhabitants, still in this independent country may gently take to typically approach the potential target of three extensive beds on the vulnerable population of 1000 and the same are being projected to instantly reach by 2025, but how it should be possible without proper mission and complex vision to ordinarily meet the social objective,
Currently published Lancet study on health sector India ranks 145th among 195 developed countries in practical terms of essential quality and accessibility of focused attention, while explaining 17.5% of the earthly sphere population disproportionately bears 20% of the global disease burden and accounts for 27% of the neonatal deaths in the matured world every typical year.
In India 70% health care infrastructure is traditionally limited to the top 20 metropoleis with most attention service providers clustered round the key cities of Mumbai, Delhi, Kolkata, Chennai, Vellore and Bangalore, therefore we undoubtedly have to efficiently generate robust effect while producing 1.54 million doctors and 2.4 million nurses to reasonably accommodate the increasing demand for healthcare sector to realistically accomplish our social objective by 2025,
Some of the key challenges put hindrance to typically establish the medical centre invariably includes land, significant capital necessities, precise location of the private hospital, affordable electricity and adequate water supply, adopting green building strategies, formal approvals, official certifications, exclusive licences, manpower availability, specific regulations, and ethical guidelines. In addition, modern hospitals must be properly equipped to respond to both expected and unexpected changes, like possible increased regulatory demands, environmental mandates and future healthcare innovations.
It is an unfortunate part that numerous Hospital properties available in the market and not in use efficiently and same are being misused by converting the polyclinics due to missing of professionalism, they have the land, capital, approvals but expertise are missing to run the hospital in full swing, while around 3.5 lacs specialised doctors has been produced in developing country India every year,
The reappearances properly assigning a miniature steadfastly exercise the most suitable convenient option to effectively and efficiently establish the privatised learned profession centre for specific doctors and hospital land owners in win situation, revenue-sharing model correctly is a satisfactory arrangement, wherein, the open-minded specialised medical expert unanimously agree to willingly share with the independent creators, a determined percentage of their sale proceeds from a particular outlet in economical return for a fixed income, by distributing revenues, the private developer instantly becomes a longtime partner in the economic prosperity of the Hospital. The practical details for each specific type of sufficient potential revenue generously sharing the effective plan are various, but their abstract purpose is consistent, operating profits to merely enable separate actors to adequately develop business efficiencies or innovate in mutually beneficial ways.
India’s healthcare system by generous heart realistically is in pathetic mode, there are instant needs to progressively increase medical centre bed 3.5 on the civil population of 1,000 local people as per the WHO benchmarking.
A critical area of genuine concerns that industry insiders invariably tell the remaining private players are feeling the heat of shrinking profit margins typically driven by a slew of regulatory actions like premium caps on possible prices of cancer drugs, cardiac stents and knee implants that frequently include massive margins for private clinics, The huge shortfall in practical terms of the significant number of required beds typically coupled with the capital availability of advanced diagnosis equipment is naturally generating a tremendous demand for large hospital chains, speciality centres and other modern facilities to carefully construct the related infrastructure to cater to the increasing demand.
Adequately developing the properly equipped, clinical hospital remains inevitably a crucial task, many of the structured hospital spaces available and private owners are difficult to run, reasons revenue generously sharing model typically get the most suitable options now modern days for upcoming medical fraternity.
Sufficient revenue sharing model, precision method to develop Super Speciality Hospital

IT's clicking: TCS seeks to be work from home bellwether

IT's clicking: TCS seeks to be work from home bellwether
Tumblr media
Mumbai & Bengaluru: Tata Consultancy Services, India’s largest IT employer, aims to significantly reduce the amount of time its employees spend in office in the next five years, top executives said, as it seeks to deepen the remote working model occasioned by the Covid-19 pandemic, heralding similar initiatives by the country’s $147 billion outsourcing industry.
In a post earnings conference on Thursday, TCS’s chief operating officer N Ganapathy Subramaniam said the company believes that it does not “need to have more than 25% of workforce at our facilities in order to make all the 100% productive.” Pointing out that every employee need not be present in the office all time he said, “I think it’s sufficient that they spend 25% of their time in our offices.”
IT companies earlier offered employees the option to work from home only for a limited number of days, but were forced to alter their policies overnight to stem the spread of Covid-19.
It will Never be 100/100: Gopinathan Since March, over 80% employees of India’s nearly four million IT workforce have shifted to a work from home model and are delivering services to clients globally, Rajesh Gopinathan, CEO of TCS told ET that the Mumbai-headquartered company is challenging itself to see if it can “get to a 25 /25 model by 2025 and, that is the way in which we ( will) build out our future capacity and future infrastructure,” he said. “It doesn’t really matter (whether it is) 25 or 50. The point is it will never be 100/100 (100% of workforce at office for 100% of the time).” TCS employed 448,464 people at the end of March.
Tumblr media
Wipro, India’s fourth largest IT services firm, which shifted over 93% of its workforce to deliver services remotely as part of its business continuity plan, is evaluating whether it needs all its workers to return to its campuses spread across India and the world.
“There are a lot of things coming up. Number of debates are happening—do we need the whole workforce coming back or do we need (to allow) employees permanently working from home,” said Wipro chief HR officer Saurabh Govil. Wipro is yet to take a call on the final move as it also needs to get approval from clients for such a shift.
Over two decades ago, Indian IT services firms introduced the concept of offshore development centres (ODCs) or units with hundreds of employees within their campuses that are dedicated to clients such as British Airways, General Electric and American Express. These centres have security protocols that allow only approved employees to access sensitive customer data.
Indian IT firms also have built sprawling campuses across cities such as Bengaluru, Pune, Hyderabad, Noida and Chennai to house thousands of employees who can work in these ODCs and other centres dedicated for clients.
“Technology companies have been guzzlers of real estate. With such shifts (to work from home), real estate prices (for IT offices) could come down,” said Kamal Karanth, cofounder of Xpheno.
Karanth said that project managers have seen an increase in efficiency in the WFH model and may remain high in future too. “GIC heads are saying that they are seeing employees work at a fairly high productivity of 70% or more currently.”
Mid-tier IT services firm Sonata Software estimates that it can allow up to 70% of its workforce to operate from home, as there has been a marked increase in productivity during the time all employees worked from home, according to its chief executive officer Srikar Reddy.
“However, there should be a clarification on the tax benefits that IT services companies get operating from SEZ. Clients’ confidence is equally important,” he said.
India’s software lobby National Association of Software and Services Companies (Nasscom) believes that the Covid-19 impact has fundamentally altered how companies look at employees and their workplaces.

Ayubowan Srilanka.
After finishing majority of the Indian states, I wanted to go International and kickstart the Travel As many countries as age campaign :) and luckily the Jan 26th weekend had come and usual discussions started happening if we should go to Ooty, Kodaikanal or Gokarna, suddenly checked the flight tickets to Srilanka and it was just a little costlier than a round trip to Delhi. We created another whatsapp group, checked best offers and then booked tickets. Yayyy First International trip !!!
Tumblr media
Since this was my1st international trip, I was more excited about the international lounge :) We had applied for our e-visa which costed us about 30$ and the visa was approved the next day. So we were all set for the trip, now we wanted to build on the itinerary and since it was a short trip (4 days / 4 nights ) we wanted to hire our own vehicle and landed up at cassons.lk. They had a good deal and was ready for a pickup and drop at airport. All that we wanted to do was an IDP - International Driving Permit and it is quite simple, You should have your license and airport at the address, Go to the RTO and apply with this and a medical certificate with a fee of Rs 100. Your IDP is ready and you can travel to about 100 countries.
For more details about IDP - You can check out the post here written by friend - https://www.zigwheels.com/forum/posts/22521-how-to-apply-for-an-international-driving-permit-in-india
So  IDP was set, we had got the quote, itinerary was built, lounge access was ready, Airbnb booked (I was very impressed with the houses in Srilanka) and we were all excited to make our mark International :)
Day 1: We reached Negombo (40 kms from Colombo) which is where the flights from Chennai land, the previous night and after having enough at the lounge and free beer at Srilankan airlines - That was the 1st thing that we asked when we boarded the flight and the airhostess was like, Sir wait sir, we will deliver in 15 mins and I was like Madam flight only is for 45 mins, what will I do :P So we started at around from 10 in the morning and reached Pinnawala Elephant orphanage by afternoon. One good thing about Indians travelling to Srilanka is that most of the entry fee is half of what you pay as any other foreigner. One thing that surprised most of us was that almost all the signboards and name plates were written in Tamil and you don’t feel any alien there, Driving down the roads looked very similar to driving along Kerala or some parts of Goa.
Tumblr media
After finishing our site seeing at Pinnawala, we reached Dambulla cave temple and this was one of the best temples in Srilanka and is a must visit. The entry to the cave temple is free and the place is very much part of the Dambulla city. Post our Dambulla cave temple visit, we reached the sigiriya town which is an half an journey and stayed there overnight. Sigiriya Town is famous for the Lion rock citadel. Sigirya was a like the Gokarna of India where you would see more foreigners than Indians. After enquiring about the trek to the top of the rock from fellow travellers who were staying at our Airbnb, We wanted to start the next day early.
Tumblr media
Day 2: Sigirya which means Lion rock is one of the UNESCO Heritage site thanks to the look of the rock which looks like lion’s paw. You should start as early as 7 am for the climb as it gets crowded post 9AM and due to the narrow staircase and path it might become tougher and time consuming otherwise. The entire climb from the bottom to the top of the rock shouldn’t take more than 2 hours. The view from the top of the Sigiriya fort was breathtaking and by the time we came down, it started getting very crowded. Here again the entry fee for Indians and SAARC nation are half of what other foreigners would be paying.

We then headed back to our Airbnb where our we had breakfast with our host, who wanted to own the new Indian 2000 rs and 500 rs note and was showing off all his notes and coin collections. Throughout the entire day as we travelled from Sigirya to Kandy to Nuwara Eliya, I happened to meet so many people - majorly Srilankan Tamilians and was so fascinated by their Tamil usage, I even felt ashamed of calling myself who can speak Tamil :( They knew everything that was happening around in Tamilnadu, right from Sasikala entering into politics to calling MGR as their local boy to talking about Abdul Hameed. One thing which was common to most of them was they should visit Tamilnadu atleast once in their lifetime. For them Tamilnadu was bigger than India and Tamil was bigger than anything else.

After visiting the Kandy Tooth temple we headed directly to nuwara eliya which is the tea estate of Srilanka located at the central province of the country.
Day 3 : We again started early from our host’s house to head towards World’s end. World’s end is not a common destination that most people go during their visit to Srilanka because it is time consuming and yes, there are better treks you can do. We wanted to go there just for the this reason and on the way we crossed Sita Eliya which is where Sita was abducted and kept. There is even a sita temple there. We reached World’s end gate by 8 AM and the entry fee here is common for all foreigners and it is pretty costly. They have some weird system, where you would be charged for self, vehicle and vehicle parking. It would roughly cost you about Rs 1200
Tumblr media
World’s end is a circular trek where you can either take the right path or the left and we took the right because it was less crowded. The entire trek is pretty easy where you come across Bakers Fall, World’s end and mini world’s end if you take the right path. The belief is on a clear day you can see the Indian ocean from World’s end. World’s end is the 2nd tallest peak in Srilanka and is part of the Hortans national park. The entire trek would take about 2.5 hours and if you are lucky you can get to see a breathtaking view from World’s end. It is advisable to reach World’s end by 9 AM so that you can spend some time at the top. You would be literally walking through the clouds post 10 AM and you cannot see anything.

After our trek, we wanted to head back to Bentota to relax the next day at the beach. We had planned it in such a way that the last day of the trip would be for relaxing and we can head back to Colombo to catch our flight. After getting lost on the way and with our tamil skills and Ayubowan singhalese skills, we somehow managed to hit the highway. This is the only highway in Srilanka and has really good roads right from Colombo to Galle and the speed limits here were 100 km/hr. We were very careful about the speed limits because we have heard that police here are pretty strict and luckily we didn’t face any issues. We wanted to have Red Puttu, Idiyappam and all the local dishes but never managed to get. Being a vegetarian is tough in Srilanka but you end up getting rice and daal at most of the places.
Day 4 : We told our airbnb host about our likings for local food and being such a nice host, he had prepared all of these for us :)
Tumblr media
We wanted to do Snorkelling in Srilanka and lot of people suggested us to do it at Hikkaduwa but because we had planned Bentota, we thought we will try it here. We headed to the beach thanks to our host we happened to get a decent deal. Having not known swimming it was mixed feeling and with all those snorkel and other equipments it was just getting worse. As I jumped inside the water, I realized it is a gone case and the only thing I did for the next half an hour was what I would be doing in any temple pond - Basically on the count of 3 you go inside the water, mungify, spot any snorkels, fish, water bottle, plastic cover and come back and then breathe again. That was snorkelling for me.
Tumblr media
Post an un-successful snorkelling trip, we headed back to Colombo to see the best sunset at Galle Face beach. I was so excited to see people playing cricket there and we even asked if we would have an India - Srilanka match. But considering how Indians have been trashing them recently, they refused it :) But Srilanka is very synonymous to cricket, As a country they are more passionate about cricket than India. You get to see Angello Mathews poster promoting Milo everywhere. Srilankans were so passionate that we could see everyone following cricket and talking about cricket. So striking a conversation with them is very easy. Just tell them Sanath Jayasuriya had spring in his bat :)
Tumblr media
We then headed to the Negombo Airport after a successful 1st foreign trip and so much memories. Srilanka is the easiest, safest country to travel if you are an amatuer traveller. Go for it !!!
