Interior Design Ideas: Atlanta Home Design
  Designed by one of my favorite architects, TS Adams Studio (previously featured here, here & here), and interiors by the talented Courtney Dickey and Bill Musso, this Atlanta home should leave you inspired.
The homeowners wanted a home with a transitional interior approach and lots of natural light and warm textures while having it also feel elegant. Colors come through the stunning artwork done by the homeowner Leslie Irvine, a well-known artist.

Do we dwell in Hades? So Cal housing built for survival -- Orange County Register
Twenty-four Decades later, Southern California firefighters still Discuss the Miracle House on Skyline Drive.
The Laguna Beach street was lined with ash, rubble, and solitary chimneys; all remnants of newly burned-out homes. But in the middle of the devastation stood one white, stucco-sided residence, a its walls untouched and its volcanic pumice roof unscathed.
The house was the sole survivor on Skyline during the 1993 Laguna Beach Fire, which required 366 homes.
Firefighters say the the miracle house is evidence that houses -- even houses built in intense fire zones -- can survive the most brutal wildfires.
"If homes are built right, you can increase the chances of survival," said Orange County Fire Authority Capt. Larry Kurtz.
Wind-driven fires engulfed Southern California last week, from north San Diego County to Carpenteria, burning hundreds of structures and consuming more than a 160,000 acres of trees, chaparral and grasslands. Several remained active as of Saturday.
It had been part of the worst fire season in state history, a year when more than 8,000 houses and other buildings have been wiped out, nearly five times greater than the state average. Each of the devastation is prompting an old and still unresolved question: If we build in open area in Southern California?
But even as flames take houses, other pressures prompt more construction. And a shortage of housing, affordable and otherwise, pushes development into formerly wild parts of Southern California.
More than 300,000 single-family houses from San Diego to Ventura counties already exist in areas deemed to have high- to exceptionally high wildfire risks, according to a recent analysis of 2016 property records by Irvine-based property data firm CoreLogic. The replacement costs for those houses are $141 billion.
Of those, 121,426 houses with joint replacement costs of $64.2 billion are in fire-risk zones in Los Angeles and Orange counties. Another 102,685 houses, with replacement costs of $35.5 billion, are in similar terrain in the Inland Empire.
That is not ending anytime soon. Tens of thousands of houses are already proposed in Southern California wildland, which range from the Rancho Mission Viejo development near San Juan Capistrano to the Newhall Ranch property in the hills and farmland west of the Magic Mountain theme park, according to company officials.
California environmental groups long have opposed urban sprawl for a host of reasons, ranging from added pollution and impacts on wildlife and habitat, to missing farm land. To a lesser extent, the anti-sprawl arguments also have included risks posed by wildfire.
"We shouldn't be putting people in harm's way by putting them in high-risk situations in these back-country locations," stated Nicole Capretz, executive director of the San Diego-based Climate Action Campaign.
"We all know that fire danger increases with climate change. It is all connected," she added. "It is absolutely essential that we have urban boundary line limits."
It is unclear how much development has grown in Southern California's fire zones through the years. CoreLogic doesn't have historical data to produce a neat match with the present numbers.
However, climatologist Bill Patzert, who works at the Jet Propulsion Laboratory -- itself constructed in wildfire prone foothills in Pasadena -- stated for at least a half century, regional growth has expanded in what he described as three primary Santa Ana wind corridors: The Santa Clarita River Valley,  the Cajon Pass, and Banning Pass.
"In the past 60 years, the population of Southern California has quadrupled, and people have moved in these corridors," Patzert said. "They are prime properties for wildfires."
However, Patzert and wildfire experts say risk doesn't imply that houses shouldn't be built on urban fringes -- what firefighters call the "urban-wildland interface."
The solution, they said, would be to build those houses right.
Housing in fire zones should be clustered, they say, and built away from the edge of ridge lines. Homeowners or local governments will need to eliminate nearby brush, creating low-combustible buffer zones.
And the houses themselves, when built, need to incorporate fire-resistant materials and structural methods which make them less likely to burn. Roofing ought to be clay, tile or metal; eaves should be boxed in (and cleared of debris) and attics should consist of vents that can thwart the entrance of burning embers. Wood shouldn't be exposed and patio decks need to be made of something other than wood. The windows -- double paned to reduce radiant heat that may ignite draperies and home furnishing -- should be designed to prevent combustion.
"If you build in chaparral, you make it a good town, with (fire-resistant) roads and houses," said Richard Minnich, a UC Riverside professor who has studied wildfires in Southern California and Baja California.
"Asphalt, concrete and irrigated lawns are not good fuel. Ornamental vegetation and houses that are constructed properly: They are not good fuel."
The Summit, a Pacific Palisades development in the Santa Monica Mountains north of Will Rogers State Beach, Seems to be a good example of safe development, Minnich said. Surveying the houses on Google Earth, he seen tile roofs and streets clustered to minimize   the amount of houses abutting open space.
To the west, Topanga Canyon looks far less protected, both Minnich and Patzert said. Homes are sprinkled amid chaparral, with timber decks nestled against combustible vegetation.
"Topanga Canyon should be renamed, 'Asking For It," Patzert said.
"When someone has a housing development in an area which hasn't burned for 50 or 60 years, that's called requesting it. And I feel sorry for the firefighters. They need land management."
In September, Anaheim police and fire spokesman Daron Wyatt created a FaceBook Live post in the rear yard of a Corona residence that he described as a excellent example of fire-proof maintenance and construction.
The homeowner had recently cleared brush from behind the home. When the Canyon 1 fire came through, days before, that home escaped unharmed while others on either side were damaged.
"The idea here is to increase the odds of survival," Wyatt said.
Orange County adopted fire-related building standards in the late 1970s for rural houses in fire-prone areas. The rules at the time called for 170-foot wide buffers, irrigation and, in the areas closest to open area, thinned vegetation.
In 1996, after the Laguna fire, the county toughened those standards, requiring houses to be constructed with noncombustible materials, boxed-in eaves and screened vents. Developers also have to ensure roads are wide enough for fire trucks and that fire hydrants have appropriate water capacity.
A 2007 helicopter ride over fire-damaged areas of Orange County's Foothill Ranch back country illustrated the results. Flames from a then-recent wildfire crept up to backyards lining a fire-blackened gully, but died as they hit on a green ribbon of irrigated vegetation that surrounded the evolution. Fifteen older houses in a nearby canyon were ruined in that 28,000-acre blaze, but dozens of other in Foothill Ranch were spared.
"Noncombustible fences. Noncombustible doors. 1 hundred-seventy feet of landscaping. That buys us a lot," Battalion Chief Brian Stephens said at the moment.
The Rancho Mission Viejo site where 14,000 houses are being constructed along both sides of Ortega Highway was the scene that the 1958 Steward Fire, which consumed nearly 70,000 acres, destroyed 20 houses and resulted in 1 firefighter death.
Nevertheless, the new houses sprouting in the company's Esencia growth are being constructed with fire protection in mind, said Rancho Mission Viejo spokesman Dan Kelly.
In addition to fire-oriented construction materials and design, and buffer zones and drought-resistant plants, the job has banished some conventional California landscaping which also, traditionally, help fuel fires. Eucalyptus trees, pines and, yes, palm trees are illegal, Kelly said.
Builders are taking a similar approach at Newhall Ranch just west of the 6,000-acre Rye fire. Grading for the project, which will eventually have 21,500 houses, started in October.
The development incorporates multiple emergency entrances, houses that back up to roads rather than open space and fire-reducing, drought-tolerant landscaping, said Steve Churm, spokesman for programmer FivePoint Communities.
The houses will have stucco-enclosed eaves to decrease heat and keep out embers. Patio covers will be created from Alumawood, a faux-wood product that doesn't typically burn, Churm stated.
Such steps can work.
Though the Canyon two fire in Anaheim Hills in October took 15 houses, countless others that might have been torched were not. During that same week, however, in the northern California community of Santa Rosa, more than 3,000 homes were destroyed.
The difference, experts say, was simple -- many Santa Rosa houses had wood siding.
"They can't withstand fire," Minnich said.
Still, even the best designs and materials can't guarantee a home's survival, said Los Angeles County Fire Marshall Mark Savage, who this week was helping to fight a bunch of wind-driven blazes in Southern California.
"The wind occasion we just had in Southern California (was) unprecedented," Savage said. "Even all the steps you could possibly put in to defend from a brush fire, when you throw in 70 mph winds, there's no stopping any of that."
But Savage stated that people always are going to need to live in scenic locations, in areas which are exposed to risks, if it be flooding or fire. Banning construction in those areas, he added, "isn't fair."
The majority of the time, Savage said, houses constructed to modern codes "will be defensible."
Otherwise?
"Luckily, we don't get wind events such as this that often."

What do millennials want?
Real estate trends, you know, we talk about again the shared amenities. They want to be able to gather in places that they can enjoy in terms of eating and arts and social interaction. Younger generations often choose where they live before they consider their careers. So it’s important that when we look at our real estate projects that again I’ll talk a little bit more about the amenity-rich buildings. If it’s smart buildings, mixed-use development. I agreed with Alan Gin when he said that really I don’t think this millennial group necessarily on the whole wants to have that white picket fence and live in suburbia. They really enjoy being on the transit-oriented developments. Being part of community, having access to the arts and to restaurants and their living environment all right there. And again we talk about the redevelopment of communities driven by unified places to live, work, play, enjoy, relax and share.
So we’ve got some examples of local developments that really show how this works. The Village Mission Valley is not one of our projects. But it was a project built by the Irvine Company, and they repositioned old, outdated residential assets. And what they did is they added perks and they really designed this redo for the millennial group. They have a business center online. They have an on-site village market. They have an elegant clubhouse with access to Wi-Fi and a demonstration kitchen. They have a great room featuring craft beer, five resort-style pools, including three saltwater pools. It just goes on and on. Again amenity-rich corporate campuses and their living environment in a residential scale.
We talk about corporate campuses with hospitality services. One we’re doing is a specific project called Patio Marketplace. And we are going to be building a fine facility in an area that is all corporate lab work. It’s financial industry, it’s over in the UTC area. But it’s in a cluster of very densely office-populated structures that don’t really have anywhere to eat unless you got in your car and you drove over to UTC mall, which can be a nightmare at lunchtime. So the developers approached us, because I own restaurants, and said we love your restaurants, would you add a very unique experience that we will pay for 100 percent, build it for you, and pay you to run it — and you can keep all the net profits. And I said, I really don’t know, I’ve never been asked to do that before. But yeah, there’s got to be a trick here somewhere.
When I walked into that building, they had a state-of-the-art fitness center. It’s free to anybody who works in that building. And the issue is, these developers and these owners — they’re all big institutional funds for the most part that own these buildings — realize they have to attract (big tenants). They need to attract these high-tech companies or these very influential biomed companies or whatever, that have the creative class, have the smartest and the best. And those folks demand a lot. They want a great place to eat. They want to have a little marketplace where they can do a grab and go. They want to have a state-of-the-art workout facility. So it was something that wasn’t just a random occurrence when I got approached. Now we opened up a little version of it in the Aventine high rise in La Jolla, Patio Marketplace, and now we’re being bombarded by these massive developers from up and down the state saying can you do one in our building? And from anywhere from this little 500 square feet of, really a coffee stand with some grab-and-go, to 10,000 square feet of an interactive public market with our restaurant in the center of it. And it’s really changing how I’m going to look at doing business moving forward. It’s just a total win-win.
New cultures
You know we talk about the millennials. The folks that helped me put this together work for me, and they are millennials. So they’re like, we’re no longer seeking a party animal atmosphere when we’re traveling. Sure, you’re not. But they thought it was very important that I put that in. They want to stress that they want to fully immerse themselves in new cultures and feast on local cuisine. They are less likely to sit hunched over their hotel room desk while traveling for business or pleasure. That really is true. I remember when I traveled for business in my younger years a lot. And I was always hunched over my desk in my hotel room. And they don’t do that anymore. They walk into a hotel where they can have Wi-Fi in the lobby. There’s craft beer, there’s some kind of entertainment, there’s an arts component.
They really want to live and work right at the same time.
The Pendry Hotel is a new hotel that is opening up downtown. And it is a good example of this, they really read the market very well in terms of millennial. Again this is not one of my projects. But I very much respect it. And they really are adding a lot of amenities, not just your basic hotel lobby, bar with a gift shop and a restaurant. They’re doing it right and making it very interactive. I mean they’re doing things such as really high end to grab-and-go basic public markets to really high-end restaurants to an art gallery.
This is just what my company was really focused on originally was these urban mixed-use projects that responded to workplace flexibility. And convenient locations as these others have talked about, the transit-oriented development and so forth. A couple of our projects were the old state kind of projects. Now we realize that we need to move into more what’s the next chess move? And the next chess move to us now, like I described, is with the amenity-rich areas.
Even our restaurants are really looking at what’s the next step in terms of that with refined organic food. The emphasis is on sustainability, and really nice environments that people can bring their dogs or their kids to, but really more of a lifestyle than just your typical environment.
Same with the ERA Boutique Hotel, a development we are working on. It’s going to be very similar to that unique range of amenities: unmatched service, arts, culture and entertainment. Again we are really reaching out to this millennial group.
So I think that in terms of innovative real estate we feel that, I don’t know if it’s so much innovation, but it’s really trying to read what is happening in San Diego in terms of who is the next customer. And how do we reach out and get the type of businesses that can help San Diego sustain itself and grow? We do have a lot of lower-end paying jobs in the hospitality industry, which I’m a restaurant owner so I can tell you the majority of the folks that work for me are minimum wage. So we have to figure out things such as affordable housing, the Workforce Apprenticeship Programs and all of these other factors that we need to keep attracting the best and the brightest to our city, so that we can continue to grow, but it’s going to be something that we have to constantly fuss with. We’re really going to have to tweak it and continually ask the question to these customers: What is it you want in your real estate projects? What is it that you want in the businesses where you shop? And then I think San Diego can really read into that and will continue to do very well.
