Question for hosts about possible long-term guests

We are newish to Airbnb (this is our first year). We're in a resort area so tourism generally slows in the spring. We don't know what our bookings could be, but we anticipate they will be lower than during peak season. We had a local family inquire about booking for two months because their home is still being built and their closing date has been pushed back. Our Airbnb unit is a one bedroom lockoff apartment, but it's only about 800 feet- about the size of a hotel suite (with living room area). Everything is in pretty fantastic condition right now, except for one small torn spot on the carpet. It is a pet-friendly listing.

There would be two adults, a teen, two cats (one is a kitten) and a medium-sized dog. The guaranteed revenue during the slow season is enticing, but we're concerned about the possible wear and tear, especially with the cats. We met them in person so they could see the property and the couple is willing to put down an additional deposit in case we would need to replace the carpet. Mostly, we're concerned about cat urine.

Can you have long-term guests sign additional rental agreements if booking through Airbnb? For people who host long-term guests, do you collect an additional deposit/run a background check? Does it sound like this would be too much risk?
