Your Questions Answered – Your Concerns Addressed
I was swapping emails yesterday and today (I had also spoken with him on the phone) with a new restoration client prospect and he asked some great questions before signing up for a lead gen program...
So I figure I would copy/paste the conversation here so everyone else can benefit as well on multiple levels...
1- On a practical level as we go back and forth about specifics on what we define as a lead so it's crystal clear, pricing and billing structures, call tracking dashboard capabilities, etc.
2- On more of a personal level which should alleviate any concerns of working with a new marketing company. There is a ton of rapport and trust built here as questions are answered and concerns are assuaged.
I really think this showcases my personal and professional code of ethics that I conduct myself by.
------------------------
Hey Justin,
A couple of questions: 1. Disputes: what if there is water damage but the caller insists on having a plumber out first? There is no charge for reconstruction leads correct (we get those calls every once a while...)?
My Response:
If a lead ends up having a plumber out, and they sort out the issue in full and get paid for it, I won't bill you for that lead.
As far as disputes and invalid leads etc...I truly hate the "legalese" of contracts, it's just a formality of doing business. In real world talk here, you don't have to worry about invalid leads as there won't be any.
I, or a staff member, review all call recordings before sending the weekly report for billing so that I already know they're valid and so I know what to charge.
They are always:
1- Within your specified service area. Calls are very targeted location wise. 2- Only for the specific services that you offer (water/mold, bio/no bio, etc depending on what you check on the contract). This one's easy with a simple IVR we have that filters and sorts all that in real time before the call goes thru.
If anything weird still slips through, just lmk, I'll go back over the call recording to make adjustments, and take it off the final invoice w/o argument.
2. Is our $1500 shown on our dashboard as credit? If for some reason we decide to terminate the agreement before we use all of it, would we get it back?
My Response: If you don't like the calls I send you I'll refund your purchase in full, no questions asked.
Plus, both Google Pay and Paypal will immediately side with the buyer and refund your money immediately if a dispute is filed.
I get a lot of guys that are/were using *Edited so I don't get sued but you know who I mean!* or *Edited so I don't get sued but you know who I mean!* etc and they complain about getting calls for pressure washing, or roofing jobs and nonsense like that.
I'm only sending strictly restoration calls...very targeted. If some homeowner calls in for anything other than that because they thought maybe it was related enough that you would/could do the job, but don't...I won't bill you for the lead.
3. Is there going to be a contact for us in case we have dispute issues or for whatever other reasons?
My Response:
You'll get a phone number that, if it isn't answered live, the voicemails are checked and responded to at least once if not twice a day 365 days a year at 12 and/or 4pm eastern time.
Same timeframe/availability for the email contact.
4. Is there a way to put a credit card on file instead of Google pay?
My Response:
Both Google Pay and Paypal can be paid via credit or debit card when I invoice through them. I'm working with my call tracking dev to make a more integrated, automated billing system...
But right now, call recordings still have to be gone over for reasons mentioned above (validity and service type so I know what to charge) and then the invoice manually put together and sent to be paid.
All great questions thanks, I'm actually going to integrate all of those into a more comprehensive onboarding FAQ I'm working on for new clients.
LMK any other q's, and again...I'm available for a call after 5'ish my time.
His next follow up response after that lengthy, in depth email response answering his questions and addressing his understandable concerns:
Hey Justin,
I'm totally with you on " truly hate the "legalese" of contracts" but as the payer I have to understand what I'm paying for.
I'm not familiar with the payment platforms you mentioned, I will take your word on it (please understand, everybody can reach out to us offering leads, take the advance money and then to disappear).
I would like to start working with you, please let me know how to move forward.
My Response:
I get it, I hope my last email made it clear on how I define valid, billable leads.
And how there will never be an issue with invalid leads/billing/disputes.
Both the contract and the payment processors are for your protection and peace of mind.
You can sign what I sent you earlier in Docusign.
And then I can send an invoice via either Google Pay, which is from The Google, doesn't get more trustworthy or secure than that. No processing fee there.
or
Paypal, which has been the most common digital payment processor on the planet since the 90's. There's a 3% processing fee on that.
It might be overkill, but if you need more peace of mind...
I always have my office addresses listed in my email sig to abide by CAN-SPAM laws and on my company website as well.
Plus there's tons of professional and personal background info between my contact, about, and personal bio pages here:
https://www.realtimeleadgen.com/contact
https://www.realtimeleadgen.com/about-us
https://www.realtimeleadgen.com/justin-hess
As well as the various other social accounts linked to from there, especially my Linkedin profile.
If you check the WHOIS registration date on my website it shows I've been using this domain for over a decade since 2012.
Can't fake that.My Youtube channel has tons of content on it, a lot of which has me in the videos vs just being faceless, voiceless, text screenshots: https://www.youtube.com/channel/UC-wYIDpCc3a1dNqUv7Mw00wThe about section has the stats on the join date and view count which is 2013 and almost 14k views. https://www.youtube.com/@RealTimeLeadGen/about
That's their stats, not something I can add or edit.
If you scroll down the videos section you can see I started focusing on restoration marketing specifically in 2015. https://www.youtube.com/@RealTimeLeadGen/videos
The old quality is embarrassing but I leave it up for referencing it for things like this.
Point of all that is...there is nothing anonymous or "fly by night" about me or my business.
There would be no way for me to disappear with anyone's money.
I love what I do, and am very good at what I do.
I'm around for phone calls from now till around 7pm eastern.
Otherwise I'm around for calls from 9-7 tomorrow.
You've probably noticed this picture that I use on various pages of my website of me and my beautiful girlfriend. Obviously, my handsome face matches up with all of my Youtube videos! And you can tell from our phone call that my voice matches the same.
I'm the real deal!
Internet marketing since the late 90's, doing SEO and lead gen since 2007, and switched to complete focus on lead generation and marketing ONLY to the restoration industry specifically since 2015.
So there you have it guys, great questions and I hope the answers provided some insight for you as well.
Especially if you're on the fence about signing up or have been burned by bullshit "lead gen" or maybe even worse "spammy SEO guys" in the past.
I get it.
Give me a call or shoot me an email to talk.
LET'S GET AFTER IT!

Call Answering-Tracking-Filtering | What I’m Testing Now To Serve Restoration Clients Better
I feel like it's good to document one's "stuff" that they're doing...and was recently inspired to do more of it by the Great and Powerful Alex Hormozi.
I hope this serves you in one way or another...
If nothing else it should show you how I'm constantly learning and adapting to serve my restoration clients better...
In this case, I'm looking for the best answering service possible...
  Why?
As you know I record all phone calls for quality and training purposes but of course also for tracking and billing reasons.
So I've listened to A LOT OF CALLS over the years...
And some of them are truly AWFUL!
I'll embed a few into this post so you can see what I mean.
The only thing I edited out is any personal information for obvious privacy reasons. Specific street addresses, full phone numbers, etc...
Other than that, they are completely unchanged, including...
All of the painfully large gaps of dead silence in between questions and answers...
The strong, sometimes totally unintelligible foreign accents
The quite frankly totally dumbass things these people are saying to homeowners calling in for help.
[audio mp3="https://www.realtimeleadgen.com/wp-content/uploads/2023/04/why-we-dont-do-bs-answering-services-or-voicemails-anymore.mp3"][/audio]
[audio mp3="https://www.realtimeleadgen.com/wp-content/uploads/2023/04/re7153d3dfb2a888ebc46014e5e335618e-y3szngqi_1FMIxs7W.mp3"][/audio]
[audio mp3="https://www.realtimeleadgen.com/wp-content/uploads/2023/04/re97bc7a68f8c4fe7255ca9651d552d0e6_4dhvXDec.mp3"][/audio]
[audio mp3="https://www.realtimeleadgen.com/wp-content/uploads/2023/04/ANOTHE1.mp3"][/audio]
To note: I tried sorting some of this out as a professional, but they could/would not get their shit together, so unfortunately (for them) they got the axe and I've been sending leads to one of their competitors(who knew how to answer the damn phone properly and land jobs!) instead.
Absolutely painful to listen to I know!
The just show you, or rather, allow you to hear, how completely inadequate (being very kind there) these generic, bullshit answering services are for handling calls for a restoration company.
That's why I've started a conversation with a company that's been around a long time and comes highly recommended by various fellow marketers that I've grown to trust and respect over the years.
I'm planning on starting with a high quality company like this and make sure they can customize things as needed for maximum lead gen results in our focus industry specifically.
Here's how the initial conversation started, just to give you an idea of how efficient and purposeful I am for restoration marketing clients.
And if you're one of these guys using one of these nonsense services, hopefully this gives you the kick in the ass to stop, as it's costing you jobs and taking money out of your pocket big time!
Had a few q's...
My primary and more immediate interest in your service is for screening calls that I generate for clients in the water damage restoration industry specifically.
I record all phone calls, and I've listened to some absolute garbage answering services that some of these guys are using to accept calls after normal business hours, middle of the night emergency hours, or even for their main operating hours. It costs them jobs/money which costs me money as well by default.
Besides that...it's also a matter of screening out spam/robocalls before they get to the client and wasting their time and screwing up my stats. I've started testing a simple IVR and that seems to really help squash a lot of that but still...
I'm trying to get a better handle on all of this for the best call flow and admin for billing etc too.
So can I provide a basic call answering script and an indexable/searchable FAQ sort of file that we can tweak over time?
There's going to be some basic stuff to be able to answer quickly and reliably like if it's an emergency, if it's primary water damage vs a mold remediation situation, or storm damage...if the caller is the homeowner vs just a renter that can't authorize the work, do they have insurance if so what kind, etc.
Am I getting seasoned people that have been doing this a while so they're good at it?
And I mean no offense of course, but am I getting American native English speakers?
How are things charged...on a per minute basis? I'm sure you guys are aware more than most people of the crazy spam epidemic of robocalls and telemarketers etc. Are the charges rounded up to the nearest minute or anything per call or how would that work and add up fighting this incoming spam?
On a related note, are you integrated with the Nomorobo or similar service and/or internal blacklist to block these kinds of calls in the first place? And can you integrate a blacklist that I've been compiling for years of the same?
What's your live transfer like? What is the caller id going to be when forwarding those calls to the client...one of your internal numbers or the actual callers number? Can you transfer to just one number or can you round robin things to multiple numbers etc?
With enough detail and training could they not just initially answer, screen, and transfer the call, but also perhaps set appointments?
Are you strictly for phone calls or do you also manage texts, emails, and live chat?
What's your call recording situation? I already record all calls on my end for quality/training/billing purposes. I'm assuming you guys do too for similar reasons. My main concern there is not having two redundant disclaimers play for the caller.
How are things reported...is there a dashboard or something or an excel sheet sent with notes etc?
So that's where we're at with that guys...I'm eagerly waiting on a response to move things forward.
I'll keep you posted.

Free Water Damage Leads
Yeah you read that right...
For the next 3 days, or for the first 9 people that hop on this offer, whichever comes first...
We are offering free water damage leads for action takers...
It's currently Monday 4/17/23
And to be very clear, when we say "lead" we mean a live phone call direct from the local homeowner that is in immediate need of the specific restoration services that you offer...period, FULL STOP!
In fact, you can check out dozens of real world examples of actual call recordings of the kind of laser targeted leads that we generate for clients here.
Neither the timeframe nor the 9 person limit are your typical marketing "false scarcity" bullshit...
3 day limit - I'm only rewarding action takers. And for that matter, I only want to work with people who really get after it and can pull the trigger on high value opportunities.
9 person limit - That's the current number of new projects I like to start at any one time. That's the workload I like to take on that I know with my current SOP's and staff that I can handle efficiently and effectively.
Capping it at 9, I know I can setup those new projects and start generating quality leads for them in the appropriate timeframe (typically within 7-30 days, but can take up to 90 for large metros with high competition).
I've been kicking ass in the restoration marketing industry for nearly 9 years now! That's a lot of hyper focused (it's the only vertical I'm in), deep dive research, finely tuned templates and SOP's, and high authority assets to rank new projects quickly and effectively.
If you've been reading my blog for a while, or have been on my email list, or a subscriber to my Youtube channel...you'll see that pattern and know that I'm being genuine when I say that.
First come first serve...3 days and the free bonus leads offer expires...or once the first 9 new clients pull the trigger and sign up, I'm closing my doors again for a while (legitimately).
When I open them back up in a few months, I have no plans of offering any sort of discount until, maybe, my typical Black Friday and/or Christmas/New Years annual sales.
Here's the deal...
Purchase 5 restoration leads, get a bonus lead for free.
Purchase 7 and get 2 for free.
Purchase 10 leads and get 3 bonus water damage leads for free.
Take action and...
LET'S GET AFTER IT!
Thanks
Justin

Come on guys...this is as good as it gets for resto lead gen.
Burst pipes are great (as far as mit work, obviously not cool for the homeowner, don't read that the wrong way, you know what I mean!)...
It's an emergency situation, highly targeted to your services, and people are not going to mess around...
They are going to call and hire the first company they see when they search Google, which will be our branded assets when you choose to work with us.

The Best Restoration Search Keywords To Target (Based On Personal Experience)
Even if you only have a very basic, preliminary understanding of how search engine marketing works...
...maybe you read a few articles about "this SEO stuff".
I'm sure you've heard of "keywords" otherwise known as search terms.
In you and I's focus industry, restoration, the most common being what I call "The Big 4" and are pretty obvious really...
Water Damage Restoration
Water Removal
Water Mitigation
Mold Remediation
Whether your using them for Google Ads PPC campaign targets, anchor texts for linkbuilding, or the basic ideas for content generation for blog posts, videos, press releases, etc...
Those are the big ones.
Those get the highest search volume by far coupled with being highly relevant as far as "commercial intent" goes.
That said, there are tons of other keywords of all sorts that are highly relevant to our water damage lead gen campaigns.
Some only get a handful of searches per month in any particular location.
That's fine...they add up in a big way when you start optimizing and showing up in the SERPS (Search Engine Results Pages) for dozens or even hundreds of them.
Plus, targeting these types of subset keywords like we do right from the start helps us generate those first leads for our restoration clients faster than if we only focused on THE BIG 4.
Less volume typically means less competition which means quicker initial results.
So while we spend the first few weeks or even months (depending on the size of the metro we're targeting) setting up and getting the initial traffic going for the main keywords...
...we are snagging up the easy wins right away from a ton of these smaller, but still highly valuable keyword rankings.
And it's when you really drill down into these super "longtails" as they're known, that you can get not only really quick results, but also super crazy targeted traffic with "ravenous intent".
A prime example of this is the "burst pipe" related group of search terms.
Think about it.
Who is more motivated to hire a restoration company as quickly as humanly possible than the man or woman that comes home from work to find a pipe has burst and they have water spraying all over their kitchen...
Then to find a foot of it has already accumulated in their basement!
They are going to be Googling as fast as humanly possible and clicking on the first result they see...
That result will be us/our client.
That's what we do, and that's why we do it...
That's where the lion's share of the business comes from in this industry (and most others for that matter), period, full stop!
In the nearly 9 YEARS that we've been doing water damage lead gen specifically...we've accumulated literally hundreds of exactly these kinds of keywords to target.
So, if you want to get in front of those kinds of leads vs having those jobs go to your competitors, get in touch with us today to get started...
AND LET'S GET AFTER IT!

Water Damage Lead Generation Companies | Experience & Focus Matter
As a restoration company owner, what do you ideally want to see in any lead generation company that you decide to work with?
I'd say both experience and focus should be at the top of the list...
Real Time Lead Gen has been helping local business owner get more customers from the internet since 2010...well over a decade!
Sounds like plenty of experience to me...
Water Damage Pay Per Lead
And the focus part?
It's multi-fold:
In the sense that we have been 100% focused on restoration marketing specifically since 2015. We have not been working in any other industries since we made that dedicated shift, which was done on purpose, to serve you better with complete focus.
Aside from industry specific focus, we continue to evolve and update our SOP's for a more streamlined way of doing things. Templates, processes, etc make for more efficient lead gen campaigns that get better with each one we launch...and we've launched a lot! So there's marketing fulfillment related focus as well.
What about the 30 second attention span that most "young folks", and even sadly many older adults, have these days? Not here, I'm a Tim Ferriss 80/20 disciple. IE the phone is in airplane mode during most of my work day and I'm crushing my high value to do list using point #2 above. It's borderline psycho how tuned in I am with my work flow to get shit done!
So that's what I mean by experience and focus, and why my company Real Time Lead Gen has both in spades...
We've been living, breathing, eating, and sleeping restoration specific marketing for the better part of a decade now to the exclusion of all else.
Ask yourself if you want to work with someone that has that kind of focus, experience, and drive dedicated to serving your specific industry...
...or if you want to hire "some guy" or even some big agency that's also serving every Tom, Dick, and Harry out there in any industry that throws a few bucks at them.
Dilution of focus = less experience that matters = less results for you as the client.
Restoration Lead Generation
Real talk here...I suck at A LOT OF THINGS, but generating high quality, real time, exclusive leads for water damage restoration clients ain't one of 'em!
I'm not into false modesty...so I'll too my own horn all day every day when it comes to marketing for this specific vertical.
So if you're sick of the usual nonsense of other so called "water damage lead generation companies" that are also doing generalized marketing to the point of having no worthwhile experience or focus...

How expensive are water damage leads?
Right off the bat, I'm going to say this is a loaded question...and very subjective too even though it might seem very black and white at first glance.
The question being "How expensive are water damage leads?"
Why do I say that?
For a number of reasons:
Because you first have to define what a 'lead' is specifically. Many so called "lead gen agencies" will try to sell you a list of stale, untargeted junk that you need to attempt to call before your competitors do (because they sold/shared the lead to 3-5+ of your direct competition at the same time)
You get what you pay for...who cares if you can technically buy a lead for half the cost of a top tier provider...if it's not something that's ever going to turn into a proper, paying restoration job.
We only sell 100% exclusive restoration leads.
And they are live, real time phone calls direct with the homeowner.
They are calling you, not vice versa. It's a massive difference in barrier to entry and signing the client.
Give us a call today to get started with a customized lead gen campaign for your water damage business (570) 316-4775
