Tip #2: Figure out when you need to move! ⁣ ⁣ Apartment rentals in Manhattan work on a 3-4 week cycle. If your current lease is up April 1, and that is when you want to start your new lease, it won't be fruitful to start looking prior to the first week of March. If you find a vacant apartment that you like, the landlord will likely not let you start the lease any farther out - as they know if they wait a few more days, they'll find someone who is willing to move in (i.e. pay them money) sooner.⁣ ⁣ There are some landlords that allow their apartments to be listed while they are still occupied (allowing for you to find an apartment more than 3-4 weeks out), but the percentage is very low. Most landlords don't even tell their leasing offices or broker's about their apartments until they're completely vacant, cleaned up and ready to go. This increases the likelihood of a quick rental, and portrays a positive image of how that landlord cares for their buildings (which allows them to demand consistent higher rents).⁣ ⁣ It's worth also considering whether you want the stress of moving in and moving out on the same day. Many people opt for this to save money - but if you can swing it, it may be worthwhile to plan on starting your lease one week prior (and subsequently starting your search 1-2 weeks prior). To avoid hassles in this regard, you'll want to make sure of a few things before you even think about hitting StreetEasy:⁣⠀ ⁣⠀ 1) You're qualified! Most landlords in NYC require that their tenants demonstrate 40x the monthly rent in annual income, provable on tax returns & paystubs. If you can't show this income, up to 6 months security deposit or the full years rent may be requested up front. Ouch!⁣⠀ ⁣⠀ 2) You have enough cash in the bank! Most apartment rentals in Manhattan will require you put up the first month's rent, last month's rent, one month security deposit and sometimes a broker's commission at lease signing.
