AU of US Ghosts where Sam and Jay move into a much newer house haunted only by Pete and Trevor initially. But it becomes more haunted as time goes by thanks to Pete's traveling powers and the lost ghosts he brings home from his journeys. (And also Jay can see the ghosts instead of Sam.)
