Multiple Crack Repair Methods Used to Repair Period Cottage
This beautiful cottage in Berkshire is believed to have been built around 1730 and has a number of old and more recent additions.
The property was suffering from external and internal cracking throughout. Much of the cracking had been caused by differential movement. This occurs when different sections of the building, in this case, later additions, are built on separate foundations. There can be a difference between the rate and the amount that the foundations settle, which causes separation and cracking between the walls. The cottage was also suffering from brick arch lintel failure, which caused extensive internal and external cracking between the windows of the ground and first floor, both to the front and rear.
Following a site survey, our engineer designed a repair specification comprising of masonry beaming, multiple crack repair methods, and pinning.

Commercial Structural Repair Services Projects
The Challenge
ASRS were consulted to carry out a wall tie investigation to a large commercial property that had no obvious signs of movement other than one panel of masonry had leaned outwards 80mm at the top of the panel. After an extensive survey it was discovered the inner and outer leafs did not have sufficient wall ties to connect the two skins of masonry.
The Solution
ASRS carried out numerous tests and endoscope surveys to assess the existing ties. Pull out tests were carried out on various remedial wall ties and the Helifix resi-tie achieved the best pull out results achieving pull out ratings at over 2.5KN’s. The masonry was drilled only requiring a 12mm hole and the tie installed using portable drills and then resin fixed on the outer leaf.

Window replacement for Norwich Council
As you are probably aware all social housing is to be brought up to the Decent Homes Standard by 2010. Norwich City Council approached ASRS, who were contracted to Lovells Partnership, to help carry out their window replacement program.
Property Defect
Due to the existing ground floor bay window being load bearing, the window replacement could not be carried out until the masonry above had been stabilised.
Solution
Using Helifix masonry beams, wall ties and stainless steel threaded bar, ASRS were able to fully stabilise the masonry above enabling the replacement of the bay window.

Concrete Repairs to Local Primary School
The Problem
A local primary school close to our head office contacted ASRS to provide a specification and repair method to the concrete surrounds to a block of classrooms. Our surveyor met the local council on site and performed a hammer test to identify the worst areas of oxidisation.
The Solution
The repair scheme for this project was specified due to the oxidisation of the steelwork resulting in the concrete spalling and falling off making it dangerous for the pupils if the repairs were not to take place.
ASRS specified hacking off the loose and spalling concrete, cleaning the exposed steelwork and apply a zincrich primer to stop corrosion and then apply a high strength concrete repair mortar.

The Challenge:
Newport Transport’s facility, crucial to the city’s public transportation network, exhibited widespread signs of structural distress. Cracking and spalling in masonry and concrete threatened the long-term integrity of several buildings, including the main office, multiple bus sheds, and auxiliary structures.

ASRS Solution:
To restore the deteriorating concrete ceiling, ASRS Ltd implemented a comprehensive remedial scheme. The concrete repair process involved breaking out damaged areas, installing new rebar for reinforcement, and applying Natcem 35 concrete repair mortar to offer resistance against cracking and spalling. The site was cleaned upon completion. Chasing works were also undertaken, with 60m of concrete spacers chased out and new rebar placed. Disturbed areas were made good for a seamless finish.
