With the new rules on outside social contact in effect from today and the approach of summer, it’s time to spruce up your alfresco space with a garden pergola. Whether you prefer a bit of shade or sun, an outdoor modern pergola allows you to choose both, as well as being suitable for every space, from small courtyards to rolling lawns.
For a more modern and minimal aesthetic, this wall-mounted Titan aluminium pergola in classic dark grey is a waterproof way to add a little something special to your patio. It’s also UV resistant, so it won’t age as well as protecting you from the sun’s rays when you need shade. £1,599

While London still has its charms, Jo Fernandez looks at how homebuyers are seeking a move to the Dorset coast. A year on from the start of the pandemic, the nation’s attention is turning away from the city, as rural locations and coastal towns and villages rise to the top of our property search list. The pandemic has clearly altered the way we live and work, allowing many of us to consider moving closer to nature.

During the last 12 months, the Covid pandemic has seen the majority of us confined to our homes, whether working from home (aka WFH) or furloughed. It’s no surprise that being cooped up has impacted what we want and need from our homes. Our new domestic set up revealed - or created – issues, from carving out somewhere to work without interruption, to a lack of outside space or even superfast broadband.

Spring into new colourways
Say hello to the ‘new neutrals’ of 2021. This year we are taking a step away from the cooler grey shades that have proved so popular recently. If you are decorating for spring, these warm, calming neutral shades are perfect for creating a tranquil environment. They also provide the ideal backdrop for a punchy highlight colour on skirting boards or doors.

Now the kids are back at school, reclaim that teaching space in your home. Here’s how to easily create fitness and wellness areas for workouts and yoga. Whether you have a dedicated room for this or carve out a small space, you’ll soon see the benefit.
Select the right spot
First, choose the right place in your home to set up your gym or wellness space, as this can affect how regularly you use it. If you can find a corner or room overlooking the garden or any outside space, then perfect. Natural light is hugely beneficial. Aim to be away from distractions, if at all possible, e.g. a space nearest to the kitchen is not ideal. Ultimately, it’s about finding a space that you want to regularly spend time in

After months of speculation about Chancellor Rishi Sunak’s plans for the property market, the budget of 2021 has delivered not one but two big bonuses for homebuyers and sellers. They can now enjoy an extension to the Stamp Duty Holiday and benefit from re-introducing the 95% mortgage.
Stamp Duty: what has changed in 2021?
When the Stamp Duty Holiday was launched in September 2020, it was announced that buyers would pay no tax on property up to £500,000 until March 31st 2021. The Chancellor has now extended his offer until 30th June this year, but the scheme won’t end abruptly then. It will taper down, with a zero rate payable on property values up to £250,000 until the end of September. After that, Stamp Duty will return to the standard rate (zero payable on property up to £125,000).

Expect the centuries-old axis between London's buzzy West End and the ancient Square Mile financial district to consolidate during the coming years.
No other swathe of the capital has such a deep and rich history. The walled and gated city built by the Romans in the east started to spread west in the Middle Ages, when bishops and royal courtiers erected mansions with boat landings on the banks of the Thames. By this time, the Palace of Westminster had emerged as a political force. Yet even when Shakespeare was a lad, the City and Westminster were two separate settlements.

Even the most stunning properties are overlooked if viewers can’t envisage themselves living there, with more buyers shopping for homes online; it’s safe to say that maximising a property’s interior appeal can be a significant payoff.
That’s where home staging for sale comes in. For those that haven’t heard the term before, it’s a room-dressing service carried out by experts in interior design, with specialist knowledge of what it is that’s going to help sell your property.

One of the most significant changes to our professional lives this year has been the increase in home working. While some people have enjoyed the benefits (no early morning commute, more family time, no need to dress for work - well maybe the top half!), many have found working from home more challenging especially as we head in for #lockdownpart2 in the winter months with shorter days.

London's property market is moving both in Central London and in the surrounding areas, including many UK coastal locations. There are buyers of all types who upgrade their homes post lockdown or consider buying second homes further out for staycations, especially as holidays abroad become more challenging to navigate.
