Nowadays everyone is using digital marketing for the upliftment of their respective companies. The future of digital marketing as well as a digital service provider are going to be in huge demand. Most of the people have a smartphone and are using social media platforms. The companies uses these social platforms as a tools for their marketing strategies. During the pandemic time, 95 percent of the companies are running their business through online and digital marketing. The offline and conventional marketing are not much in demand nowadays. Also people are not using them much. Let me provide you with a suitable example. There are hundreds of newspapers daily published in my city Rajkot. If I want to sell my tenament then as per my budget I can give an advertisement in any one newspaper with good page location and size. This costs me around one thousand rupees. If I use digital marketing, then I can do it without paying any charges. Or if I pay one thousand rupees then I can get all the major social media platforms. Apart from this, I can reach to maximum customers if I can have a expertise skills in digital marketing. As long as a comfort level is concerned, people are going through all the day in the social media platforms so it will be convenient to you as well as to the customers also. It's a user friendly than an orthodox method. So, we must use digital marketing for the benefit for our products and services.

Janmashtami The word “Janamasthami” consists of two words “Janam” and “Asthami”. Janam means “to born” and Asthami defines the 8th tithi day of the Indian calendar). Lord Krishna was born on this holy day. One of the Nachiketas became “Krishna” on this day. We celebrated this day by offering Maakhan (sweet butter) and sweets to lord Krishna. Special Gopi Raas was conducted on this day. Ganesh Utsav Ganeshji is the lord who kills the ostacles. Ganesh utsav was celebrated each year on Ganesh Chaturthi. We offer “Modak Ladoo” to the lord. Our spiritual expert talks about the story of lord Ganesh and its form (how his head was converted into elephant face)

On behalf of all students, the pandit ji conducted puja. Special prayers were offered for the welfare of all the students. At the end of “Homa”, the students received the Prasad.
Grandparent’s day No one can love a child like their grandparents does. The grandparents' love for their child is irreplaceable. We conducted a special grandparents meeting. Grandparents can share their views, opinions, feelings and fears with our counselor. After the detailed discussions, the counselor will conclude and will provide his views or opinion on the same.
Happy Moment with Family (memories) The little Nachikets have to share a happy memory of their family. They have to share it without any hesitation. Explain closing cost for Texas from buyers
Closing course at basically the expenses you have to pay to your mortgage lenders. It is mostly paid when you finish your home loans.
When you buy a new home it is mandatory for you to learn the concept of "closing" costs. You have avoided a range of options in financing like FHA loans, mortgage loans etc. However when you buy a new home it is really important to discuss the closing costs or final costs with your real estate broker.
Considering the percentage margin, it depends on the mortgage loan amount. The average range is between 2% to 6% of the price. Cashier's cheque is necessary to close the costs.
What distinguishes Texas United mortgage from other lenders is the traditional loan borrower's system. The bank has the right to look up your money. In majority of the cases lenders will have to put property taxes and Home insurance as a part of assurance. There is an option in which the lender can charge an extra amount and later pay the lower installments. The main advantage working with us is that when you make the payment, you can opt in such a way that it can make your savings account more profitable when you are on the verge of payment.
When you are unable to pay the money in escrow, other landers have a right to ask in payment for a penalty fee. sometimes they can do it without letting you know. But we can help you to spend your money and reimburse your fees.
Closing costs are not restricted to title insurance fees, lawyer fees, application charge, notary charge, credit report charges, appraisal charges, etc.
The current mortgage rates up to June 2024
Conventional 15 years 5.125%
Conventional 30 years 5.875%
FHA 30 years 5.625%
V A 30 years fixed 5.499%
Reason for the buyers to pay closing costs
The process of buying a home is quite unique and complicated. If we think in a conventional way, then sellers have to reimburse the closing costs of the house. Unfortunately, in such cases, it doesn't work in this way. In this case the buyers have to bear most closing costs to buy a new home and sellers only have to pay the broker charges. It is worth it to work with the best mortgage company. We will help you out to find the best option for finance. The amount we suggest is almost accurate to your closing cost's amount.
Repercussions of closing costs
The consequences of closing costs depend upon the selection of mortgage loans. For instance, if you have low credit scores you have to pay high closing costs. The reason behind this is the risk factor that will be faced by the mortgage applicant. If the percentage is less than 20% of the purchase price and federal housing administration may charge closing costs. Resource companies like us can help you to get the right kind of mortgage insurance, loans, down payment and closing costs for your new house.

Those were the days
Social media has conquered almost the entire universe. Very rare people were in the world who are not using any social media platform. Irrespective of any age, location, educated or uneducated people are using at least one or many social media platforms. Most of the younger generation are addicted to social media, reels, stories, pictures, influencers, videos etc. We can surely define that today's generation is executing the disadvantage of technology instead of using it in a positive manner.
Those were the days when there was no invention of social media and computers. Those were the days when technology didn't control us. At that time the whole family sits together, passing time happily together. In a family only television were there and the whole family enjoyed the daily soaps together. Those were the days when we used to share problems and happiness with our family members. In the current times people are sharing their personal issues with their social media friends but not to their family which is beyond my understanding.

Bharat - The name changer of India
We all have a habit of saying "I love my India", "India is my country, all Indians are my brother ...", "India is one of the fastest growing countries", "Indian economy ", "The gateway of India ", "India gate" etc. Seeing current condition we must make change to the word India and do replace it with the word Bharat.
Considering today's scenario, time has changed. The ruling party has given the order to replace the word "India" with the word "Bharat" in each and everywhere it is to be used . The opposition party is strongly opposed when it is used as "The parliament of Bharat" and "The president of Bharat". It is used without passing the bill. It all starts when the opposition makes an alliance and named the party "India". Though it is not new to our country as the chief minister of uttar pradesh has already changed the name of many veteran cities to the new ones like Allahabad to prayagraj, mugalsarai to Deen Dayal Upadhyaya railway station, Faizabad district as Ayodhya, jhansi railway station as veerangana laxmibai railway station etc. Apart from this, Bombay changed to Mumbai, uttranchal to uttrakhand, Madras to Chennai, Benaras to Varanasi and the list goes on. Let's be prepared to call Bharat instead of India. The one line which we all have a habit from childhood to say to our country is "Mera Bharat Mahaan"

Today's generation home preference - High Rise and more amenities
There is a saying that home is where the heart is. There are a variety of homes with each generation. Our grandparents used to live in a typical home with almost no amenities. In other terms we can say that they live with total nature. Our parents used to live with a regular home where there is no luxury attached. But today's generation is not satisfied with "Only home". Apart from a good home they need the best location, best amenities and modern architecture. Amenities include gym, spa, garden, walking track, cctv, library etc. Nowadays there is a huge craze for the top. floor. First preference is always the top floor.

Friendship can never fade
Every year the first Sunday of August month is celebrated as friendship day. In Indian tradition, guests are considered as a form of God. Similarly in India there is a big importance of friendship.
There are numerous examples of friends who have sacrificed their lives for friendship. If we consider it from around the world then India is considered as a benchmark of friendship. Though there is a difference of opinion among friends, Indians are experts in maintaining their friendship. The blockbuster of Indian cinema who has broken all the record name sholay is also about friendship. I have personally seen many friendships in which a friend can make sacrifices for other friends. The sacrifices included Money, love, ego, gifts etc. In some cases a friend can die for another friend. Today's generation defines friendship as "Brother from another mother". Many Indian movies were based on friendship themes. Friendship is among the most pure relationships ever. A true friend can never leave his friend out of an ego. Let's pray that all the friendship can become intact and can set a huge example for others so that we can get inspiration.

Resolution: A big commitment
When we heard the word "Resolution" two dates came to our mind, 31st December and 1st January. The maximum number of people makes resolutions on these two dates.
Resolution is not a simple word. With great resolution comes great responsibility. It is easy to oath resolution but it is very difficult to maintain and continue that resolution. Most people make resolutions to quit cigarettes and drinks. Some make resolutions to maintain a healthy lifestyle while some make resolutions to join the gym and maintain their physique. Some will concentrate on good health. Some make resolutions to maintain and control their mind and not to get angry. These are some of the common resolutions. It is very painful and difficult to maintain a resolution. Mostly break their resolution within a week or a month. Those who have strong command over their mind, they can fulfill their resolution. Some people break their resolution for the reason of their will power and others break their resolution due to mental and physical weakness. Those who do not have bad habits also make resolutions to spend quality time with family, friends etc. Let's make a positive resolution irrespective of any challenges on the way. Let's build a great and healthy India.

Two decades of Gujarati Journalism
If we talk about the Gujarati Journalism, then it had completed more than 2 decades. Considering the fact that it has became the wide spread journalism and strongest journalism of all times like Bengali and Kolkata journalism. There were many reputed names in the past daily newspapers like "Satyaprakash", "vartmaan", "Jam E Jamshed", "Swatantra", "Vismisadi", "Hindustan Patro" and "Navjivan". Some of the above newspapers were weekly as well as monthly. If we talk about life and philosophy then according to a well known writer of that decade Shri Deepak mehta there started a monthly newsletter for women named "Streebodh". It was first published in 1857. It was basically a Parsi newsletter. It was the first Indian magazine of India amongst all the languages and it was very popular and widely spread. The first editor was kekushru kabraji.
The era of Gujarati daily, weekly or monthly newsletter were quite different and unique. The starting story of each newspaper were very interesting. One of the popular newspapers named "Gadar" was published from San Francisco and the interesting thing is that the editor for the same was from Gandhiji's city porbandar. His name was Chhagan khoraj verma. In the editor's page the first article published was also very challenging. "If we want a revolution in society the focus should be on native language" is the first article. The editor in the article declared that first we should always give first priority to our mother tongue than English or state language.
