Initiative to address issue of housing affordability in Salt Lake City
SALT LAKE CITY — The University of Utah is launching a new initiative aimed at addressing the growing issue of housing affordability.
Under the newly formed partnership called Design+Build Salt Lake, students in the U.’s School of Architecture will develop, design and construct affordable, energy-efficient residential buildings — from the first sketch to the final construction, along with local neighborhoods, explained Jörg Rügemer, director of the program and an associate professor of architecture.
The program is designed to give participants an immersive experience, he said.
“Designing a building is one thing. Transforming the design into a real and resilient building that is affordable is a very different challenge though,” Rügemer said. “This program offers participants the opportunity to explore the consequences of their ideas in direct relation to the built environment, social equity, global climate change, and feasibility, where each step has to withstand the critical arguments of a real client."
As part of a design studio, taught in combination with architectural history and architecture technology courses, students have already completed the process of subdividing a city-owned plot of land measuring roughly 20,000 square feet into three individual lots with high-performance houses at an affordable cost designed for each parcel, he said.
“We have teamed up with Salt Lake City’s Housing and Neighborhood Development Department to design, develop and build the Montgomery Triplets — three 1,500-square-foot single-family residences on a vacant lot in Poplar Grove in west Salt Lake,” Rügemer said. Another program partner, Salt Lake Valley Habitat for Humanity, will play a vital role in the realization of the studio projects, he added.
Architecture research assistants are working to support efforts to secure a planned development and building permit in order to begin construction next summer, he said, with Habitat for Humanity’s professional contractor to act as the team’s supervisor.
“Design+Build Salt Lake is an important partnership that will encourage the next generation of housing innovations,” said Todd Reeder, capital asset development manager for Housing and Neighborhood Development. “Taking small and odd shaped lots from the city inventory and envisioning innovative housing solutions will not only improve access to housing opportunities but will also advance design standards in the community.”

Rejuvenation Homes
Teri Styers, formerly of Ford Realty, has become an Employing Broker. Her new company, Rejuvenation Homes was formed under the umbrella of her existing corporation Rejuvenation Homes Inc.. Teri has been active in the home rehab and resell (flip) business for many years. Becoming an agent and now starting her own brokerage just made sense with her business model.
Teri’s knowledge of forced appreciation and investing in general has linked her with a number of investor clients. She speaks both rehab and cap rates.
Her family’s passion for drag racing has also provided her a steady clientele of "car guys" who need big garages. She knows what makes a great shop and can discern true RV parking.

Jon is a native of Kansas who moved to Vernal, Utah at a young age. He’s a graduate of Uintah High School, where he was Junior Class President and lettered in football and track. Kathy Tomkins has considerable construction and mobile home experience in addition to her work as a Realtor.

She later married Joe Tomkins, who passed away from cancer 21 years later. Kathy spent most of her married life as a housewife, but also worked at a dress shop at Mesa Mall.

Marlene Brunet was in the hospitality business for 22 years and spent the last 10 of those years as an International Trainer for Choice Hotels. Golf’s $9 Billion Real Estate Market Is On The Upswing: See Where And Why
Red Ledges in the Rocky Mountains did $64 million in sales volume in 2017.
Golf is at the heart of Red Ledges in Heber City, Utah, with an 18-hole Jack Nicklaus-designed course and a 12-hole, par-3 Nicklaus Signature “golf park” in the private Rocky Mountain community about 25 minutes from Salt Lake City.
The community is coming off a record sales year in 2017, with 150 closings and about $64 million in sales volume. After it took close to nine years to get the first 100 homes built and sold at Red Ledges, there have now been approximately 550 sales the past few years and more than 100 more homes are in the construction or design process.
“The pace is kind of staggering,” says Bill Houghton, the VP of Real Estate for Red Ledges, which overall will be 1,100 to 1,200 units with 700 to 800 single-family homes and cottages.
“We’re getting a ton of people who are looking at Park City and just looking at a nice outdoor adventure area and buying into what we’ve got,” Houghton adds. “It’s great that people are buying into the vision that was put in place 10 or 11 years ago by our founders, and that our founders stayed the course and are starting to realize some of that benefit."

Red Ledges isn’t alone. The golf course real estate industry has been thriving in certain markets and locations, and the positive momentum has carried into 2018. While the growth is a reflection of the economy overall, it’s particularly encouraging for the golf industry.
The latest U.S. Golf Economy Report was released this week, showing that the game drove $84.1 billion in economic activity across the country in 2016. Included in that total was $9.34 billion in the golf real estate market, including $7.24 billion in new home construction.
By comparison, those numbers were $4.74 billion (golf real estate market) and $3.14 billion (new home construction in golf communities) the last time the Golf Economy Report was released in 2011 following the Great Recession and the financial crisis.
“In the last few years, it’s been a pretty good run of sales in the golf area, with folks wanting to have either views of, or frontage on, the golf course,” says Charlie Hill, the President and COO for DH Investments, developer of the Cordillera Ranch community outside San Antonio.
Cordillera Ranch, which is also home to a Nicklaus signature course in the Texas Hill Country, has topped $100 million in total real estate activity for three straight years. The 8,700-acre master-planned residential community also has six other resort-style clubs in addition to the golf club, offering a wealth of family and outdoor activities.
The par-3 16th at Cordillera Ranch is a memorable one.
“With the array of amenities, that’s one thing we were fortunate to be a little ahead of the curve on,” Hill adds. “When we started thinking about the idea of a private club with a golf course and other amenities, we knew that so many people come to the Hill Country because of the outdoor activities, like floating the Guadalupe River, riding horses, fishing, sporting clays or just being outdoors. So we didn’t just want to be a golf course.”
That’s where the Seven Clubs of Cordillera concept was born.
“We try to market to the buyer who isn’t just looking for a golf course because there are nice golf courses all over the world and a lot of these folks can afford to be anywhere,” says Hill. “We didn’t want these to be token offerings either; we went the extra mile on all those things.”
Fueled by a combination of a special location, unique offerings and/or desirable amenities, it’s a recipe that many other golf communities have followed successfully. Following are a few examples:
Kohanaiki – Kona, Hawaii
Kohanaiki was the first new community built on the Kona coast in a decade.
Kohanaiki is a spectacular private club community spread across 450 oceanfront acres on the Big Island of Hawaii. The property has 1 ½ miles of coastline, a Rees Jones-designed oceanfront course, a beach club and a wealth of outdoor adventure activities for families. The property boasts 350 miles of shoreline as well as six golf courses — including two ranked among the Top 100 public or resort layouts in the nation – built by architects such as Tom Fazio, Jack Nicklaus, Rees Jones, Bob Cupp and Jim Engh. Swat Lake City
T
wenty-five. I want you to remember the number 25.
That’s how many games the Jazz won in 2014. My rookie season.
It’s very possible that you didn’t know that. Unless you’ve been a real fan (shout out, Swat Lake City) it’s very possible you don’t spend a lot of time thinking about the Utah Jazz. We all know that. Sometimes being forgotten about is worse than any negative perception. That’s one of my memories from my rookie year. I remember my view from the bench — or really, the floor next to the bench, because the bench was full and I was a rookie. I remember how it felt, being so close to the game but really so far. I remember how it felt watching us lose 57 times, and how it felt to hear the final buzzer after each loss, and to stand up and walk back to the locker room. The focus was never on us — the postgame interviews, the highlights. It was always on the winners. It felt like we were invisible.
Thirty-eight. That’s another number I want you to remember.
My second year in the league, we won 38 games. I played in all 82 games that year and got a lot more minutes. My numbers improved to eight points and 10 rebounds a game. And most important (!) I wasn’t sitting on the floor next to the bench anymore.
We were moving in the right direction, and I think there was one main reason why: We got Quin. It was Coach Snyder’s first year as our coach.
Quin really surprised me the first time we met. It was in training camp in September 2014. I had just spent the summer playing in the World Cup for the French national team. To be honest, I didn’t think Coach knew who I was. One of the first conversations we had, he came up to me and told me he had watched every game France played in the World Cup.
It wasn’t b.s. — he was bringing up specific plays from specific games. He remembered how we lost to Spain in the group stage — by 24 points — and he remembered how we faced them again in the quarterfinals and won. We surprised a lot of people. Spain had the Gasol brothers, Serge Ibaka, Ricky Rubio, a great team. It was considered one of the best European teams. France was kind of forgotten about that year.
I remember what Coach said. He told me that he wanted me to play every single game the way I had played against Spain — that as long as he was my coach, he was going to push me to my limit. I didn’t know him very well but I could tell that he was serious. He was serious about coaching and serious about building a team in Utah that people wouldn’t be able to overlook. Serious about bringing back the excitement and respect that John Stockton and Karl Malone first brought here. “If you play like you did this summer, our team is capable of doing anything,” he told me.
He asked me if I was willing to do that. I nodded.
Inside, I was on fire.
My goal up to that point in the NBA was just to get a chance to compete. Nobody knew my name my rookie year. I believed that if I could get that chance, people would see. I needed someone to give me that chance.
Shout out, Coach.
Eighteen. That’s a funny number for me, too. I think I was 18 years old the first time I got a real haircut.
Before that, my mom had always cut my hair. She’s the hardest working person I know. She always had multiple jobs at a time. She cut hair, she worked in restaurants — basically anything she could do to provide for me and my brother and sister. I grew up in Saint-Quentin, which is a medium-sized city north of Paris. We always had enough to eat and a roof over our heads. Our apartment was very simple. It was a lot like the projects you might see in American inner cities.
“Be happy with what you have,” my mother always told us.
My brother and sister were both older than me. I’m the baby. My sister moved out when I was very young. My brother lived with us until he went to university at 19, and it wasn’t until he moved out that I was actually able to have my own room. Until I was around 11 years old, I shared a room with my mother.
Looking back I can see how it was obviously difficult for her, working all the time and taking care of us, but she never made me feel like I was a burden — although l was a burden at times.
I had a crazy amount of energy as a kid. From an early age, I was getting into fights at school. So every chance she could, she would sign me up for sports and after school activities. She put me in karate. She put me in track and field. She put me in boxing. When I was 11, she put me on a basketball team. That was when I started falling in love with the game.
Of all the sports that my mom forced me to play, basketball made the most sense to me. I was taller than all of the other kids, and my father had played basketball professionally and for the French national team in the ’80s and ’90s. So I guess the game was also part of my DNA. Suddenly, I’d found a place to put all of my extra energy. I started getting attention around school — it started to look like I might have a bright future playing basketball. And that was a very rare thing for somebody from Saint-Quentin.
I went to boarding school when I was 12. It was about an hour from my mom’s apartment. On most weekends, I went home. She would cut my hair and ask me how my grades were. Those are some of the best memories of my life.
My mom — she missed me a lot. When I’d go home or talk to her on the phone, I’d try not to let it show if I was having a difficult time. I remembered how she had to work all of the time for us to be able to eat and go to school, and how she would come home every single day exhausted. She was happy to sacrifice everything so that her children would always have a future. Being only 12 or 13 years old, it was hard. I didn’t want her to worry.
When I was 15, I moved again — even farther away — to the city of Cholet, a five-hour drive from our house, to go to school where they had a good basketball team. This meant I no longer could go home on the weekends. I talked to my mom on the phone whenever I could, but I only went home a few times on vacation.
For the next three years I played basketball for the Cholet junior team. I know it was hard for my mother to deal with me moving so far away at such a young age — I was her last child, and I was a lot younger than my brother had been when he left home. She worried about me all the time — if I was warm enough, if I was making friends, or if I had enough to eat. But she always understood that I was doing what I wanted. And more than anything, she always encouraged me to chase my dream.
In 2013, I found out that my dream had come true. The only thing was that I’d be moving to this place I’d never heard of.
Salt Lake City.
Before I came to Utah, everything I knew about America came from TV or movies. And I don’t think a single one of the TV shows or movies I watched had anything to do with Utah, so I had no idea what to expect when I got here. The only thing I really knew about the entire state of Utah, is that it was where Karl Malone played.
The first time I met Karl was during a practice my rookie year. He was the nicest guy, very supportive. He told me he was excited to see what I could bring to the Jazz. We talked about big-man stuff and he offered to put me through some drills. His toughness in those drills was an eye-opening thing for me to see. When I think about it, I just remember his forearm. I was guarding him down low and he put a forearm on me. It was a rock. This might be the strongest man I’ve ever seen in my life. 50-year old Karl Malone. The strength he must’ve played with in his prime — I can’t imagine it. He made me want to be a better defender.
I know I mentioned the World Cup as a defining moment for me, but there have been a lot of moments since I got to Utah that I’ll never forget.
I’ll always remember guys like Richard Jefferson, a mentor for me when was a rookie and I knew nobody. In fact, the whole Jazz team when I got here in 2013 showed me how to be a professional. Even though I didn’t get much playing time, and we weren’t winning many games, I didn’t really get treated like a rookie. (Except for the sitting-on-the-floor stuff.) Once I was drafted, I was part of the team and that was that.
I’ll remember our first training camp, which in my mind was like a military camp. It was one of the hardest few weeks of my life. I realize, looking back, how much I needed it to see how big the adjustment would be going from a French junior team to the NBA. I’ll remember how we kept being overlooked and forgotten about just because, those first few seasons. Coach Quin would just remind us to keep working at it — keep improving — and eventually we would get people’s attention and respect.
I’ll remember last year, during the All-Star Game — how it felt not to have been selected. How I felt like I deserved an All-Star spot and didn’t get one, and it seemed like nobody outside of Utah was even talking about me. It was the first time in my career that I felt that way, and it’s not that I just didn’t make the team, it’s that there seemed to be no real conversation about it.
I’ll remember last year, getting swept in the second round of the playoffs. And the off-season, when everybody was saying that Gordon Hayward leaving meant we were going to have to rebuild.
I’ll remember when Donovan Mitchell arrived.
I had seen Donovan first play in the Summer League, and my first thought after seeing him was, He can play defense. I always look at how a new guy approaches defense — does he play as hard on D as he does on the other end? Donovan did. I respected that right away.When he scored 41 his second month in the league … damn, I knew he was going to be special.
Shout out Donovan, our rookie. Our leading scorer. The Rookie of the Year.
But the thing that I’ll remember most is my mother’s advice.
Be happy with what you have.
I still am. I’m happy with our team, our coach, our city. You guys are the best.
But I need to make a change to my mom’s favorite phrase. Hope that’s O.K., Mom.
Be happy with what you have, but go out and take what’s yours.
On the first day of training camp I said that we’d be back in the playoffs this year. Maybe some people thought it was a long shot. Our start may have been slow. I hurt one of my knees, then the other one, all in a month. But in my head I always knew we’d surprise everybody. Now we’re here and we’re as healthy as we’ve been all season. We’re as confident, too. We’ve got the best rookie in the NBA. We’ve got the best defense in the NBA. We have one of the best coaches. But we don’t have what we want yet.
I’ll leave you with one last number.

That’s the maximum attendance at Vivint Smart Home Arena. Any team that wants a piece of us is gonna have to come to Salt Lake City and deal with all 19,911 of you. Maybe nobody else believes in us, but that’s their problem. We know we’re still being overlooked. In Utah, people have seen that before. Now is the time to take what we know we deserve. Now is the time we make sure they hear us.
And we’re going to need all of you.

Tower Commercial Mortgage arranges $2.95M in Freddie Mac Financing for a 24-unit multifamily asset in Salt Lake City, Utah
Tower Commercial Mortgage, through one of its capital partners, recently arranged permanent financing for $2.95 million in Freddie Mac financing.
The financing was used to take out the construction loan for the newly built multifamily asset, Brickyard Apartments, that was stabilized in 2017, located in the Salt Lake City area. The originated loan features a 10-year term with a 10-year floating rate extension and a 30-year amortization schedule. The sponsor completed the 24-unit property in August 2017, and the property was stabilized in December 2017. Tower Commercial Mortgage had arranged the construction financing previously to construct the property. The borrowers were not disclosed.
The sponsor approached Tower Commercial Mortgage two years ago to find construction financing for the project. The sponsor had been looking for two years and was unable to secure financing. Tower Commercial Mortgage was able to secure construction financing within six weeks.
Mike De Carlo, President of Tower Commercial Mortgage, said, “We are thrilled with the outcome of this loan, as the project was a very successful project, and that the property’s sponsor couldn’t be happier.” He said, “Salt Lake City, Utah is rapidly growing and demand for housing is strong. There are many people moving in from outside the state, attracted to the many recreational activities the state of Utah offers. So new multifamily projects are necessary to keep up with the additional demand.”

Boyne Resorts to Acquire Ownership of Seven Resorts and Attractions
BOYNE FALLS, Mich., March 12, 2018 /PRNewswire-PRWeb/ — Boyne Resorts today announced an agreement with Ski Resort Holdings, LLC, an affiliate of Oz Real Estate, to acquire six mountain resorts and a scenic chairlift attraction currently leased by the resort company. As operator of the assets and owner of additional resorts, Boyne Resorts has a 70-year history of ski industry innovations and is the third largest mountain resort company in North America.
Included in the transaction are Brighton Resort in Big Cottonwood Canyon near Salt Lake City, Utah; Cypress Mountain in Vancouver, B.C.; Gatlinburg Sky Lift in Gatlinburg, Tennessee; Loon Mountain in New Hampshire; Sugarloaf and Sunday River resorts in Maine; and The Summit at Snoqualmie near Seattle, Washington. The transaction is expected to close later this year and well ahead of the 2018/19 ski season, once regulatory approvals are granted.

Mild winter helping speed up construction
SALT LAKE CITY, Utah (News4Utah) – While the warm weather and lack of snow this winter has been bad for many Utah industries. It has helped construction crews stay on track. With road maintenance happening earlier in the year there is hope it will prevent damage from coming snow storms.
UDOT Spokesperson Zach Whitney said Friday that while the mild weather doesn’t mean the project will finish ahead of schedule. He notes it does help keep them on schedule.
"A lot of our projects have taken the opportunity to get in there and get as much work done as we can," said Whitney.
One of the biggest advantages for road crews is their ability to get a jump on filling potholes and chip sealing. Crews usually don’t have the time during the season to focus on maintenance.
"They’re usually out there in the plows," said Whitney, "and without snow to remove they’re able to focus their efforts on some of the preventative maintenance."
By chip sealing the roads before Sunday’s big snow storm it may prevent further damage this winter.
Road construction isn’t the only sector seeing a benefit. Major projects like the airport and large housing developments say the warm temperatures have also helped keep them on track as well.

Kennedy-Wilson (KW) Announces Acquisition of Two Multifamily Properties in Salt Lake City, Utah for $93M

Global real estate investment company Kennedy Wilson (NYSE: KW) has acquired two wholly owned multifamily properties off market in Salt Lake City, Utah: Santa Fe Apartments, a 492-unit community in Cottonwood Heights for $79.5 million; and Creekview Apartments, an 88-unit community in Midvale for $13.0 million. The properties join KW’s multifamily portfolio focused on institutional quality garden-style apartment communities located near rapidly growing markets in the western United States.
KW invested $21.5 million of equity, including closing costs, in Santa Fe and secured a 10-year fixed-rate loan of $59.1 million at 3.9%. KW invested $4.8 million of equity, including closing costs, and secured an $8.6 million interest-only loan at L+1.6% for Creekview. The equity investments for both acquisitions use proceeds generated through a reverse 1031 exchange.
“With its dynamic economic climate, well-run state government and highly educated workforce, Salt Lake City consistently emerges as a compelling market for real estate investment,” said Shem Streeter, Managing Director at KW. “We continue to see strong interest from millennials and many other groups of renters in easily accessible suburban locations based on relative affordability and proximity to both high paying employers and outdoor recreation.”
Located just one mile apart, Santa Fe and Creekview both benefit from immediate access to the I-215 freeway, proximity to high-end grocers Whole Foods and Trader Joe’s, and easy access to neighboring retail centers with tenants including Walmart, Target and Bed, Bath & Beyond. Salt Lake City is widely considered the capital of industrial banking in the United States, home to prominent companies including Morgan Stanley, Goldman Sachs, Ally Bank and Target Bank. The region is also a part of the growing technology community referred to as “Silicon Slopes,” a combination of information technology, software development, hardware manufacturing and research firms.
Positioned on nearly 23 acres, Santa Fe offers both market rate and affordable units within one and two-bedroom layouts at an average 790 square feet. Creekview’s entirely market-rate offerings include both one and two-bedroom layouts at an average 850 square feet. Beginning immediately, KW plans to initiate its value-add asset management plan, including investing $5.3 million across both properties in interior unit renovations, upgrades to the fitness center, sport court, leasing center and other common area enhancements.
Santa Fe and Creekview add to KW’s growing multifamily presence in the Salt Lake City area, which now totals 1,396 multifamily units with a trailing 12-months NOI of $14 million, including Foothill Place and the Sandpiper Apartments.

Utah lawmakers to take on taxes, Medicaid, DUI law this year
SALT LAKE CITY (AP) — Utah lawmakers kicked off their annual whirlwind legislative session Monday with plans to dig in on tax reform, Medicaid and more.
Chief among lawmakers’ priorities will be setting a budget that sends significant money to education, with a hope to boost Utah’s low per-pupil spending and stave off a ballot initiative led by a group of business leaders that would hike Utah taxes to pay for schools.
House Speaker Greg Hughes and Senate President Wayne Niederhauser, both Republicans, used their opening addresses to lay out some other priorities for the year, including affordable housing, congested highways and tackling the opioid crisis.
Lawmakers have more than 1,000 bills in the works and will only pass about 500 before the session ends March 8 at midnight.
Here’s some of the big issues they’re expected to take on over the next 45 days:
TAX REFORM
Utah lawmakers are still trying to determine how the major rewrite of the U.S. government’s tax laws will change the state system, which is tied to the federal tax code. But even before Congress took up reform last year, Utah legislators began making plans to revisit the state’s tax laws and make their own major changes in 2018. Legislators have more than two dozen tax-related bills in the works, including a proposal that would eliminate the 1.75 percent state sales tax on groceries. The proposal from Rep. Tim Quinn would also raise Utah’s overall sales tax rate up to 4.94 percent from its current 4.7 percent rate. Republican Sen. Howard Stephenson of Draper says legislators may make changes to Utah’s income tax laws, from tweaking or eliminating exemptions or deductions or even dropping the 5 percent rate.
DUI LAW
Last year, Utah passed a law to adopt the strictest DUI threshold in the country, a 0.05 percent limit that’s set to take effect Dec. 30. The hospitality and ski industry panned the law, saying it could target responsible drinkers after one alcoholic beverage and exacerbate Utah’s reputation as a Mormon-dominated state where it’s tough to get a drink. Proponents of the new law, including the National Transportation Safety Board, say people start to become impaired with a first drink and shouldn’t be driving. Gov. Gary Herbert says he wants lawmakers to consider a tiered punishment system so that a DUI for a driver with a blood alcohol level above 0.08 will face steeper punishments. Lawmakers and a state substance abuse council couldn’t agree on how to change the law, but legislators are still expected to make tweaks and possibly lessen penalties. Rep. Norm Thurston, who led the passage of the stricter standard, is planning to remove a provision that barred newly-licensed drivers from having a drop of alcohol in their system after officials realized it not only applied to young drivers but to immigrants and older adults who get new licenses.
MEDICAID
Utah declined to take up an offer under the Affordable Care Act to expand Medicaid to its working poor, with the U.S. government picking up most of the cost. State lawmakers, concerned about their share of the program’s costs, instead passed a very limited Medicaid plan covering a sliver of the state’s poorest who are homeless or need mental health or substance abuse treatment, particularly those in the criminal justice system. But as the Trump administration has offered to be more flexible with Medicaid rules, including recently allowing states to require participants to work to get coverage, Utah lawmakers are planning to take another look this year. Rep. Robert Spendlove, R-Sandy, is working on legislation that would expand Medicaid up to the federal poverty line. That’s still less than the Obama administration wanted but would cover a gap of Utah’s poor who aren’t eligible for any subsidized insurance right now. Spendlove said his plan would include work requirements and some kind of spending or enrollment caps.
