How to Prepare for Your KB Home Design Studio Appointments
You’ve bought, or are thinking about buying, your new KB Home and now you’re excited to explore all the finishing touches waiting for you in the KB Home Design Studio.
Want to know what to expect? Below is a handy guide and checklist to make the most of your Studio experience.
First Things First – Take Advantage of Studio Preview Hours & Events
You can visit the Studio anytime during Preview Hours. This informal visit is a wonderful way to become familiar with the layout of the Studio and the types of choices that will become available to you when you build your new home.
Interested in a monochromatic kitchen? You’ll discover coordinating cabinets, countertops, backsplashes, faucets, appliances and more. Create the kitchen that your friends will envy – and still stay well within your budget!
Attending a Studio Preview will put you one step ahead for your first appointment with your Personal Design Consultant!
The Big Picture – Your Studio Appointments
At KB Home, your Studio experience will most likely consist of two appointments (one to make your selections, and then one to finalize your choices).  However, some locations may schedule more appointments so always ask to be sure. Before your first appointment, you’ll be assigned a Personal Design Consultant who will assist you during the selection process. Your consultant will be able to answer any questions that you may have.
Due to the length of your appointments (2-4 hours), and because we want you to get the most out of your appointment time with your Personal Design Consultant, you may not want to bring the little ones with you.
BONUS TIP: Many homebuyers have found it helpful to go back to the model home before their final appointment. There may be something you’ve forgotten or overlooked. No time to spare? Things You Can Do to Prepare for Your First Appointment:
1.      Determine your budget.
If you know the total amount you can afford to spend before you start spending, then it will be easier to decide which options are most important to you and where you’d like to allocate your money. For instance, if you’re an avid cook you might want to select higher-end appliances for the kitchen and save money somewhere else. Or if you’re a techie, you may want to upgrade with KB Connect and save money in the kitchen.
 BONUS TIP: Be honest with yourself about what you can afford so your Personal Design Consultant can steer you toward things that you’ll love that are still within your budget.
2.      Determine your home’s personal style.
Surfing Pinterest or Houzz can be a fun way to find photos that represent and inspire your personal design style. You could also watch HGTV or other home-inspired programs for design inspiration and product ideas. You could even bring in pictures of your current home!
BONUS TIP: Have fun! Save pics of your favorite kitchens, baths, bedrooms and more. While the KB Home Design Studio may not offer the exact choices you see on Pinterest, HOUZZ, or other social media sites, we are confident that our experienced Studio Design Consultants will be able to help you find something similar from the array of carefully curated popular and on-trend choices. Sharing your style pictures during your appointment will make it a lot easier to achieve the design looks that you love!
3.      Determine your lifestyle.
How you live in your home will guide many of your home selections. For instance, if you have young children who will be beating a path to the backyard, then you’ll want to select a durable flooring option around your patio doors. If you have seasonal allergies, you may want to forgo carpeting or limit it to specific areas of your home.

What would I love to change about my current home?
Where do I need durable or minimal maintenance choices (flooring, countertops, etc.)?

4.      Familiarize yourself with the model/floor plan you’ve chosen.
If your home has a flex room, then think about how you’d like to use that space. If you’re going to use the room for a home office then that decision may dictate the type of lighting, flooring, and tech options you’ll want in that room. If your home has a loft, then decide if your family would rather use the great room for an entertainment center that’s close to the kitchen or move all the TV pre-wiring to the loft for a more private space.

How to Shine (Like Glitter) at an Ugly Holiday Sweater Party
We all carry the shame of a bad holiday sweater (or two) hiding in the back of our closet. Maybe it was a gift you couldn’t refuse. Or an abundance of holiday spirit gone awry. 
Myself, I like to blame a lot of my bad decisions on holiday candy. Once I’m hopped up on sugar and caffeine, my ability to say “No, no, no” to “Ho, Ho, Ho” holiday gear flies out the window.
This year, it’s time to pull that sweater out of the closet and wear it with a little bit of pride and a lot of glitter. Let’s be in on the joke when we deliver the world’s largest apparel punchline! Think of it this way: an Ugly Sweater Party is just a social media post begging to happen. And here are a few of the best (aka worst) ways to achieve that photo op responsibly (and without sugar).

Candy Cane Lame.
You know those tiny candy canes wrapped individually to ensure freshness? Some people hang them on their Christmas tree or attach them to gift-wrapped packages. But DIYers could tape them to a painfully green or red (or green/red striped!) sweater. True, you will have people picking candy off your back all night but an interactive AND ugly sweater might just be the cat’s meow. Oh wait, there’s a category for that…
Cats. Any Sweater with Cats.
Turn any cat sweater into a Christmas cat sweater with just a few embellishments. Make a two-dimensional Santa hat with a triangular piece of red felt and a mini pom-pom and plop it right over those tall cat ears. Sprinkle a healthy dose of red and gold glitter to up the unfortunate factor. Want to earn bonus points? That Best Worst-Sweater trophy is yours if you can find cats that are participating in any human-like activity, like baking cookies or caroling. And if you can’t find the perfect cat sweater, you can also add the cats yourself to any garment by cutting them out of felt. How about a nativity scene with cats? Seriously, can anything top a Kitten Jesus? Well, maybe…
Three Wise Dogs Playing Poker.
It is surprisingly easy to find a Dogs Playing Poker sweater online. Sew a gold felt crown over three furry heads or make crowns out of glitter. Then add a felt-likeness of gold, frankincense and myrrh to the tabletop, and prepare for a flood of “Oh, why didn’t I think of that?” compliments (that may or may not materialize).

Friends Don’t let Friends Wear Santa Claus. Or Do They?
Maybe you already own a Santa sweater that’s considered cute and acceptable. The key to upping the ugly factor lies in embellishments that give the sweater some dimensional heft. (In other words, texture = tacky.) To this purpose, cotton balls and mini pom-poms make excellent Santa beards. Add some red glitter to Santa’s nose and Rudolph isn’t the only one guiding the sleigh that night. Plus, don’t be afraid to pile on gift wrap bows, or drape foil garland on your sweater. You could even attach those little decorative stockings from the drug store. The more you add, the merrier, and this season is all about merry!
When You Just Gotta Say No to Sewing.

How to Win the Storage Wars – Holiday Edition
With the holiday season quickly approaching, are there visions of tangled Christmas lights and cracked ornaments dancing in your head? Or maybe your Thanksgiving turkey centerpiece is missing a few feathers? 
If you’re short on closet space (or lacking proper storage containers), the “putting it all away” season might feel like a great tug-of-war with unruly reindeer figurines or a disappearing act with misplaced holiday candles. Not to worry. Put aside fears of collateral damage from last season’s storage wars, and keep reading for tips that will keep your holiday valuables shiny and bright (and full-feathered) for seasons to come.

How to Store the Four Basics:
Just as there are four major food groups, one could argue (maybe unsuccessfully) that there are four major categories of holiday stuff that gets packed and unpacked season after season. Here are a few “handle with care” approaches.
1. Ornaments and Figurines.
An empty egg carton. Treat small ornaments like the breakable little things they are and store them in an empty egg carton. Just, you know, really make sure the carton is empty before you store it away for a year.
A tackle box. You’ll find perfect-size compartments for small ornaments and figurines, like those from a miniature train set. This is also a handy place to store ornament hooks.
An ordinary box or container. An empty box of any type can be transformed into a safe haven for ornaments and collectibles if you carefully wrap each object individually before storing it away. Used gift wrap works great for this purpose and you’ll earn bonus karma points for recycling. It’s also a good idea to use multiple boxes (one for breakables, one for non-breakables), so you don’t end up with a black hole of holiday stuff that’s hard to dig through.
2. Gift Wrap.
Umbrella stands. These are the perfect size and shape to hold rolls of gift wrap. (And gives everyone in Southern California a reason to own an umbrella stand!)
Over the door organizers. If you’re short on closet space, this option will take up very little extra room and will also offer pockets for ribbons and bows.
Under the bed storage containers (see also; where to store below). They make actual gift wrap storage containers that will slide under your bed. Just remember that you put them under there or you’ll end up with twenty different rolls of wrapping paper.
 3. Festive Wreathes.
A wreath container. Yes, such a thing exists, and they take two forms so you’ll have your choice between a hard plastic container that looks like a giant Bundt cake pan (which will make you efficient and hungry at the same time) or a soft, zippered case.
A hat box … a very large hat box. And this might also be the place to store holiday dinner table centerpieces.
4. Holiday lights.
Original packaging. Sometimes the easiest answer is the one that came with the lights. I have a set of mini-tree lights and they were packaged with a foam tray that has individual grooves for each light and keeps the wire from tangling.
Cardboard. Wrap the lights around a thick piece of cardboard to keep the wire neat and tidy.

Where on Earth Do I Store All This Stuff?
If you don’t have room in a closet to stash your holiday decorations, consider these options:
An air-tight container. If your storage space is in an attic, basement or outside storage unit, look for a weather-proof, air tight storage box that will keep out moisture, mildew, and all manner of things that crawl in the night.
An ottoman with storage space. If you have more holiday decorations than you have closet space, an ottoman with a removable lid is a great place to stash things you don’t need to leave out year-round.
An under-bed storage container. The clear choice here, is well, a clear container so you can take inventory with just one glance. No more missing candles! (Be sure to measure the space from floor to box spring so you don’t bring home a container that won’t fit).
Whether you celebrate Thanksgiving, Christmas, Hanukkah, Kwanzaa (or even Festivus!), these tips will help ensure that your holiday-relevant trimmings will survive into the New Year and well beyond.

How to start saving for a home NOW
Are you starting to think about homeownership but think that you can’t do it AND still be able to eat avocado toast?
The good news: homeownership isn’t out of reach; it just takes some strategic planning and a bit of saving. We have some tips that don’t involve a piggy bank that will help you to start saving for your home now.
Start with the basics
Whether you’re making a handwritten list complete with colorful tabs and highlighters or creating a complicated spreadsheet, the first thing you’ll need to figure out is how much money you’re going to need for your new home, and how you’re going to go about saving for it. Here are some things to consider:
Do you have an emergency fund?
What about a savings account?
Have you checked your credit? And not just your credit but your partner’s credit too, because this will have a big impact on the kinds of loans that you’ll be able to get approved for.
Do you have a 401k plan (obviously, you don’t want to pull money from there because you’ll get dinged by the IRS) but you’ll want a secondary savings especially if you’re keeping your personal savings for a down payment.
Not everyone can afford to save for an emergency fund, but are you able to put money into your savings account? Crunch some numbers to see how much you can afford to contribute to your savings (every little bit helps).
How much money do you need for a down payment? It depends on what sort of loan you qualify for, so do your research. Check the housing market in your desired area and beyond to what and where you can afford to buy. Not to turn this into a PSA, but “the more you know” in this case can potentially save you time, money and hassle.
See if your city has a first-time homebuyer program. Something like this can be invaluable for people just starting out.
Try and curb your consumer habits: skip the morning coffee run, online shopping, try meal prepping instead of eating out or ordering in, invite friends over for movie, game or wine nights instead of going out on the weekends, etc.
Form a support group with friends and family where you can exchange goods and services rather than buying stuff.
Downsize your residence by moving into a smaller home or apartment to save on rent. Consider moving further from the center of town to a suburban or quieter area which tend to have cheaper rents. If you live by yourself, and have an extra bedroom consider also finding a roommate to help lower your living expenses.

Make a list, and check it twice:
It starts with figuring out your finances. What is a necessary expense, and what isn’t; where can you tighten your belt; what can and can’t you afford to live without – cable, manicures, brunch, etc. Don’t think of this as giving up everything that makes your life worth living, instead think of this as an opportunity to think outside the box and get creative with less pocket money. You may be surprised by how much fun you can have.
Apps like Mint help you manage your spending habits. Mint gives you a big picture look at your finances so you can see how you’re spending money. Bill Guard is another great money management app that will help you to completely understand your spending habits, which will come in very handy when you try and figure out your spending pros & cons. Need a bit of extra help budgeting? You Need a Budget will keep you on track, and sticking to it could help you to get out of debt.
Art of the Deal:
Just because you’re ready to cut the cord on certain expenses, it doesn’t mean that you necessarily must lose them. If you’re not a natural born negotiator, hit up friends and family that work in sales for some tips on how to bargain with everyone from your cell phone provider to your cable company to see if they’d be willing to cut you a deal rather than cut you loose. There are no guarantees here, but these bargaining skills will prepare you for future house hunts.
To manage or not to manage:
Money managers seem scary to people that don’t have more than $10k in savings, however, anyone can go in for a consultation. We’d recommend reaching out to friends and family. Do they have a money manager that they know and use? You can rely on Yelp but a personal reference is best, not to mention, you may get a deal if they know you’re related to/friends with a client. Money managers make money when you make money, so even if you start small -with the right person that amount can grow, which is good for everyone. A consultation may not result in your being able to purchase your first home within the year, but it may give you the tools that you need and some great ideas for how to become a homeowner in the next five years.
Want to start saving money but don’t have the time to think about it? Try apps like Digit which moves money into your savings so that you don’t have too. $1 here and $10 there adds up quicker than you may think, and you might be pleasantly surprised to discover how much you’re saving without even thinking about it. Side Hustle:
A side job doesn’t necessarily mean slinging lattes on the weekend. You can not only save money for a home, make extra cash, and indulge in a talent or hobby that you enjoy but can afford to turn into something full-time. Ask yourself: Do you have time for a second job? Does your employer allow you to take on side gigs? Think Income + Revenue – Expenses to figure out what you need.
Are you crafty? Start selling at an online marketplace. There’s always someone out there who is dying for a leatherwork cell phone case, or a crocheted coozy. Whether you moonlight as a writer, or dabble in photography there are plenty of sites where you can get paid (and, set your own schedule and rate) online. Upwork, Elance, Freelancer among others are great places to find work.

Scaring Up Some Fun: 5 Real-Life Haunted Houses
When given the option of a trick or treat, most of us will choose a treat – except when the proffered trick is a haunted house.
And it might surprise you to know that the man who created a gregarious cartoon mouse is also the person responsible for turning haunted houses into a mainstream form of entertainment.
Walt Disney is often credited with the macabre brainstorm when he engineered the Haunted Mansion attraction at Disneyland in 1969. His architectural inspirations were the real-life Winchester Mystery House in San Jose, California (see below) and the Evergreen House, a not-scary dwelling that’s now part of the Johns Hopkins University Museums in Baltimore, Maryland. Disney’s use of innovative technology to whip up realistic spirits, especially those enjoying a raucous banquet in the Grand Hall, is what separated his haunted house from the myriad of predecessors who draped a white sheet over a mannequin and called it a day. Thanks, Walt (we think).
If you’re looking for a real-life haunted house this Halloween season, some tricks might be closer to home than you think – and worth the drive. Check out these 5 spooky spaces, each one near a KB Home community:
1.       The Winchester Mystery House – San Jose, CA
One look at this 160-room mansion and you know you’re in for a real treat. Sarah Winchester was heir to the Winchester firearms company and widow of its founder. According to legend, she was compelled by the ghosts of people felled by Winchester guns to continuously build bizarre additions to her ever-expanding mansion. Visitors can now tour 110 of those rooms, and see first-hand such oddities as a window built into the floor, stairs that climb toward the ceiling, and doors that open into walls.

 2.       The Molly Brown House – Denver, CO
If the name sounds familiar, Molly Brown was a famous survivor of the Titanic sinking and later dubbed “the unsinkable Molly Brown.” Her 1880s Victorian mansion now houses a museum, and also presumably, the ghosts of Molly, her husband (J.J. Brown), their daughter (Catherine), Molly’s mother, and a servant. That’s a whole lot of people who wanted to make that house their forever home.
3.       The Mordecai House – Raleigh, NC
Built around 1785, this house is rumored to be haunted by the ghost of former resident Mary Willis Mordecai Turk (1858 – 1937). She wears a 19th Century dress and randomly plays the piano in the downstairs drawing room. And someone, Mary or otherwise, has been known to whip framed photographs off the walls. You can glimpse this site in a past episode of the Syfy Channel TV show, “Ghost Hunters.” However, a stomach ailment (or food poisoning) felled members of the crew and the investigation was abandoned.
4.       The Texas Governor’s Mansion – Austin, TX
This 1850s mansion is supposedly haunted by two former governors; Sam Houston, who likes to linger in his former bedroom, and Pendleton Murrah who roams inside and out on occasion. Also haunting the mansion is the spirit of a young suitor who was a guest at the home when he proposed marriage to Murrah’s niece. She said no and he didn’t take the rejection well; he killed himself in his guest room and something or someone in that room has been moaning and gasping for air ever since.
5.      The Stevens House – Tucson, AZ
Whether or not this house is truly haunted, the site is the location of a murder, an attempted murder, and a suicide, so the creepy factor is high regardless. The house dates back to 1865 and its original owners were Hiram Stevens and his wife Petra Santa Cruz. An adjacent house was home to Milton B. Duffield, a man of dubious character who was murdered on his property in 1870 over a mining claim dispute. Stevens bought the Duffield property a few years later. Then in 1893, Stevens attempted to kill his wife by shooting her in the head but she was saved by the Spanish comb she was wearing in her hair. Stevens then shot and killed himself. Today, the Stevens/Duffield houses are part of the Tucson Museum of Art and Historic Block, and are said to be haunted by the ghost of Hiram Stevens.

4 Steps to a Successful Outdoor Dining Experience
In Southern California, we have two seasons: Summer and Not Quite Summer. So, we consider ourselves experts in outdoor dining since, for us, it’s pretty much a year-round activity.
For the rest of the four-season-country, you have a chance to celebrate the last waning days of summer by enjoying some outdoor dining.
Here are four steps to making the most out of your farewell to summer:
1.  Looking for a Reason to Eat Outside? Choose an Occasion.
August birthday parties. Gather together friends and family members who were born during the month of August and throw one big celebratory party. (Birthday hats optional!)
Welcome to the neighborhood. Have a new neighbor? Are you a new neighbor yourself? An outdoor community party offers a perfect chance to introduce yourself, or others, to the new neighborhood.
Family picnic. An annual family picnic in the summer is a great way to stay in touch with relatives you don’t get a chance to see on a more frequent basis. And you’ll be surprised how much a regular annual outing can strengthen family bonds.
So long to summer. Plan a gathering for no other reason than you just want to store up some Vitamin D for the summer!

2.  Party Planning? Choose a Location.
Community Clubhouse. This ranks number one on the low-stress meter in terms of prep and clean-up. Many KB Home communities feature clubhouses which offer a large space to host your party with outdoor space and access to amenities. Be sure to check with your local HOA about booking a space for your next bash. A great example lives in Elderberry at Portola Springs in Irvine, CA. 
Community park. If you live in a new home community with shared amenities, you’ll have plenty of space to enjoy an outdoor gathering. Check with your HOA for any rules governing public gatherings - they may also help in spreading the word to invited neighbors.
Your own backyard. This choice gives you the most flexibility in terms of menu but also requires more of an investment in prep and clean-up time. Start by determining how many people will comfortably be able to mingle in your backyard and use that to guide your invite list. If you have enough space, designate an area for kids by setting up horseshoes, a wading pool, splash pad, or some other outdoor game. With only one outdoor table you can create a buffet-style meal for your guests, and then provide as many chairs as you can.  
3.  Thirsty for Refreshments? Choose your Libation (and Food!).
If you’re the host … Plan ahead with foods that are easy to eat outdoors with or without a table (unless you know you have enough table seating for everyone invited). Think healthy sandwiches, burgers, hot dogs, fried chicken, single-serving chips, popsicles, and cupcakes. If you’re attending a community block party … Ever arrive to a potluck dinner to find fifteen different kinds of desserts and one Caesar salad? While no one has ever wished for fewer brownies to be served at a party, this kind of sugar imbalance can be thwarted with a little pre-planning. Email a sign-up sheet to all the attendees so everyone can coordinate their contributions and make adjustments. Make sure that someone is bringing an entrée!
If you can’t or do not cook … There are plenty of non-edible items you can bring to an outdoor party, including soda, bottled water, wine and napkins.

4 Cool Tips to Help Your Family Beat the Heat
Labor Day may nearly be upon us, but that crisp cool weather feels far, far away. For families of all generations wanting to #BeatTheHeat, they sometimes need to get creative to keep their cool.

2. Fanning the Fun

Allow the fans to dry, and then fan to your heart’s content. This fun craft project is a wonderful way to keep younger kids busy, while grandma and grandpa will treasure their homemade fans from this summer to the next.
 3. Things that go Popsicle
One of the best (and most delicious) ways to beat the heat during the summer is with an icy cold treat. Sure, you could go running after the ice cream man, but it’s way too hot to run – wouldn’t it be more fun to create your own ice-cold creations from the comfort of your own kitchen? From popsicles to granitas and snow cones there is something that your whole family can enjoy. Feel free to make your frosty delights a little more adult with a splash of your favorite spirit for mom and dad.
 Here’s what you need:
A bag of ice
A blender
Juice or fruit flavored syrups
Fresh Fruit
Shave your ice in a blender. Scoop shaved ice into bowl. Add syrup, juice – some variety of alcoholic beverage for grown-ups could work, too. Once the ice is soaks up the syrup or juice, top with frozen fruit – et voila! Enjoy! 
4.  Porch So Good
