Smart Ways to Maximise Your Rental Income
Tumblr media
Nowadays renting out an apartment or villa is an excellent way of earning a continuous rental income!  But finding a good paying tenant and maintaining a steady inflow of funds is a bit difficult. Here are some of the smart ways to maximise your rental income from a property. This insight is from Luxury Kerala Flats, the best real estate portal to buy, sell and rent flats in Kerala.
Minimise vacancy
Getting a long-term tenant is the simplest way of ensuring a good return of investment! To ensure on-time payment of rent, you might also offer some price concessions on a one-time payment or reduce the monthly rentals marginally. However, tenancy will end eventually & a month of vacancy of your flat in Kerala will marginally reduce the annual rental income by more than 8%. Reduce the turnaround time when an existing tenant moves out. In the notice period itself, you must start advertising and shortlisting the prospective renters.
Smart pricing
When it comes to searching for a new tenant, be clear about the price expectations in advance and communicate it to the other party well in time. Moreover, it is better to quote a higher price as after negotiations; the amount would only reduce.
Repair and renovation
Giving a decent makeover to your flat will certainly help you to quote a higher rent and gradually recover the expense. Painting the walls and furniture, fixing the flooring, and sprucing up the ambience are only some of the hacks to maximise rental income.
Try the personal touch
Give your flat a personal touch so that the potential tenant can envision himself living on the premises. Place some temporary furniture in the room so that it does not look empty or try to put a painting on a blank wall. Moreover, a dusted and cleansed premise is more likely to get rented than a shoddy looking flat.
Keep track of the recent trends
The quoted rent should match the prevailing rates; hence a smart landlord would keep track of the rental trends in the market. Online property listing portals like Luxury Kerala Flats can help you in this.  A skillful listing and reasonable pricing can work wonders!
Have a proper rent agreement
In the rent agreement, the owner can fix variables like electricity, maintenance and water charges to be paid by the tenant. Provision of rent revision can be kept in the rent agreement for better earnings every year. Promote online payments to keep track of the rent schedule and history of payments.
Use of technology and social media
Apart from online real estate portals like luxurykeralaflats.com, make use of social media to advertise your flat. You may join such groups on Facebook, Instagram and Whatsapp, among other platforms.
This helps in reducing the vacancy period and getting new leads.

What is e-stamping and how is it done?
Tumblr media
When you conduct a property transaction in India, be it buying or selling a property, you need to pay a stamp duty on it. Otherwise, the transaction is not complete. Paying stamp duty, the traditional way is rather tedious. Much of the problems can be solved with e-stamping.
Here’s an overview of what is e-stamping and how it is done by Luxury Kerala Flats, the best real estate portal to buy or sell flats in Kerala.
Why is a stamp paper required?
You need to pay a stamp duty on property to the central or state authorities for buying, selling, leasing your property or even for creating deeds. These payments of the Government required fee are done through the purchase of a stamp paper of different values, as decided by the authorities.
E-stamping in India
The Indian government has put forth initiatives to reduce instances of counterfeits and errors and introduced the e-stamping facility. Starting July 2013, 2021, the Stock Holding Corporation of India Limited (SHCIL) will be the Central Record Keeping Agency (CRA) for all e-stamps used in the country. SHCIL is authorised to do user registration or administration, from applications for e-stamping to maintaining these records. The authorised collection centres or ACCs (scheduled banks) of SHCIL then issues certificates to those requiring it.
How to pay stamp duty online for e-stamping?
Step 1: Visit the official website of the SHCIL.in. New users of SHCIL can click on ‘Register Now’ to proceed.
Step 2: Fill in the required information. Choose a User ID, password, security question and fill in your bank account details.
Step 3: After confirmation through an activation link sent to your registered email address, you can use your user ID and password.
Step 4: Login to the online module by using your activated User ID and Password.
Step 5: Select the state from the drop-down menu. Then select ‘Nearest SHCIL Branch’ option and provide mandatory details like First Party Name, Second Party Name, Article No, Stamp Duty Paid By and Stamp Duty Amount, to generate an Online Reference Acknowledgement No. of any amount for payment through Net Banking/Debit Card/NEFT/RTGS/FT.
Step 6: Carry a print out of the Online Reference Acknowledgement No. and visit the nearest Stock Holding Branch to get a final print out of the e-stamp certificate.
Note: Citizens have to bear the actual bank and payment gateway charges.
How to verify an e-stamp?
On the homepage, click on ‘Verify e-stamp’. Simply enter the state, certificate number, type of stamp duty, date of issuance and session ID and click on ‘Verify’.
Things to note
No duplicate copy of an e-stamp certificate will be issued.
You can get a refund for an e-stamp request once it is cancelled, only when you approach an SHCIL office.
Now that you have gone through what is e-stamping and how it is done you can now confidently conduct your property transactions.

How to easily check the square footage of your home
Tumblr media
Going to buy a new home in Kochi?  Checking out flats for sale in Kochi? Wondering how to measure the square footage of the home? Well, square footage is one of the most important factors that determine the value of the property.
Prime real estate portal for buying flats, Luxury Kerala Flats shares some thoughts on how to easily check the square footage of your home.
Why should you measure square footage?
Measuring square footage becomes all the more important for many reasons. When listing your home to sell, determining the exact size of the property is an important factor for deciding on an asking price. Apart from that, knowing your home’s square footage can be useful for other reasons as well! For example, if you decide to construct in a previously unused part of your house like an open terrace or a basement, you may need to provide the square footage to get a building permit.
Likewise, if you think you are assessed for a higher tax than what you think you should owe, knowing the correct square footage can stand in your favor. You have chances of getting the property taxes reduced.
Why does square footage matter?
In case you plan to buy the home on a home loan, the lender will need to verify that the property is worth what the buyer has agreed to pay.  You may have to face pricing issues if the square footage is not correct.
How to calculate square feet of a house?
If you live in a single house with only one floor that’s a perfect rectangle, simply multiply the length and breadth.
Area = Length X Breadth
But most homes have more complex floor plans, so you can follow these simple steps:
Draw out a rough sketch of your house, labeling all of the rooms you need to measure.
Include hallways and other similar non-room spaces as small squares or rectangles
Measure the length and width, in feet, of each room.
Multiply the length by the width of each room to get total square footage of each room.
Add the square footage of each room to determine your home’s total square footage.
If you are directly buying a flat from a builder you may be able to get architectural drawings or master builder plans which will already have the square footage calculated.
What to leave out of Calculation
You can exclude space you can’t walk on or live in. If you have a double height living room in your home you can’t count the non-usable space.
Basements and garages don’t generally count toward total square footage.
Finished attic spaces,  with some regulations like ceiling heights can count towards the total.
When in doubt, ask the pros like luxurykeralaflats.com, the best place to search flats for sale in Kerala. If you find it difficult to calculate, contact us today to know more!

How to save tax on property sale?
Tumblr media
If you are a person interested in real estate investing, you certainly know there are taxes and regular maintenance charges to cover. Hence it is better to stay informed about the capital gains tax - the tax levied on gains by conducting a sale. The capital gains tax depends on whether it’s short term or long term. Short term capital gains (STCG) are added to your taxable income, and you have to pay income tax according to the different tax slabs. Long term capital gains (LTCG) attract 20% tax on the gains while selling property. If you sell a property within 24 months, you have to pay a STCG tax on the gains as per your income-tax slab. After 24 months, you have to pay a LTCG charged at 20% with indexation benefits.
The prime real estate portal for selling villas and flats in Kerala, luxurykeralaflats.com brings to you tips on how to save tax on property sale. Check it out...
How to save tax on property sale?
Section 54
Tax exemption can be claimed under Section 54 if you buy another property after you sell. Or you can reinvest the gains from the sale into buying or constructing maximum two houses. Also, the capital gains on the sale of house property must not exceed ₹ 2 crore. The benefit can be claimed only once in the lifetime.
If you sell this new property within three years of purchase, the capital gains will be taxed as STCG and the exemption will be reversed. The new properties must be purchased either one year before the sale or two years after the sale of the property. Or the new residential properties must be constructed within three years of sale of the property. If the capital gains cannot be reinvested immediately, you should deposit the amount in a capital gains account scheme (CGAS); else the gains become taxable. Section 54 capital gains exemption is valid even if you have taken a home loan to buy the new property.
Section 54 EC
Under section 54 EC if you are not interested in reinvesting the gains from sale you can consider investing in certain specified bonds. This exemption is available for both residential & non-residential property. The interest rate on these bonds is 5.75% and is taxable.
Section 54F
Tax exemption is given for assets other than residential property like gold, stocks or even mutual funds. This is possible if you decide to reuse the gains to buy residential property, subject to certain conditions. You must invest the entire sale consideration to buy or construct a new residential property to claim this exemption
Section 54 and 54F
The assessee can claim exemption under section 54 and 54F for investment in the same house if all conditions are fulfilled.
Now that you are aware of how to save tax on property sale, you can go about confidently investing in real estate. Buy luxury apartments for sale at luxurykeralaflats.com and make a wise investment.

Tax on rental income and applicable deductions
Tumblr media
Rental income from property is taxable irrespective of residential status in India. The maximum amount not chargeable to tax is 2.5 lakh and if your total taxable income in India (Rental income or any other source of income) does not exceed this limit you are not liable to pay tax on it. Nevertheless, the gross rent received by you is not fully taxable. Various deductions apply while calculating the taxable value of rental income.
Luxurykeralaflats.com the premier real estate portal for buying flats for sale in Kerala shares some thoughts on the legal provisions for calculating tax on rental income and applicable deductions.
No tax on unrealised rent, rules ITAT
There are rising instances of rent defaults nowadays. An income-tax appellate tribunal has ruled that landlords are not liable to pay taxes on unrealised rental incomes. As per ruling of ITAT, rental income is only applicable when the rent is actually received. This has come as a major relief for landlords as many tenants have not been able to pay taxes due to the economic recession caused by the pandemic. This applies even if the tenant has deducted TDS and declared the same in the TDS return. This cannot be the sole reason for taxability of rent.
How is rental income taxed?
Any rent received from a property that is let out, be it residential or commercial, is taxable. It can even be rent received for a flat, a factory building or by leasing out land.
Annual value is the basis of taxing a property. The annual value is determined on the basis of whichever is higher:
The rent actually received by the property or;
The amount of rent for which the property can reasonably be expected to be let out.
Deductions Available
Standard deduction at 30% of the taxable value;
Municipal taxes paid to the local authority;
Interest paid on a loan taken for construction, repairs, acquisition, or renewal of the property;
Pre-construction period interest deduction (This is available as deduction in five instalments from the year following the year of completion of construction).
Any repayment of principal amount against housing loan taken for such property is also eligible for deduction under section 80C (maximum deduction up to 1.5 lakh).
Tax implications on rental income post-Coronavirus
As the Coronavirus pandemic is still raging on, remote working is now the norm! A large number of tenants, working in big cities, have moved back to their own places like flats in Kerala. Even those who are still living in their previous rented accommodations, have also requested their landlords to reduce the rent, due to the financial difficulties caused by the pandemic. The rental income of several landlords has hence been impacted & there is hope that the government will issue guidelines for taxation to that extent.
We at luxurykeralaflats.com hope that this overview of tax on rental income and applicable deductions has been helpful to you. Check out flats for sale in Kerala with us.

Tips to save up for your first home
Tumblr media
Nowadays people of younger age try to invest early on a forever home. Before that people were planning to buy a home only after they settled in life. The high take-home salaries of the millennials prompts them to buy homes instead of opting for rental spaces. Seeing that buying a home is possibly the biggest investment of a lifetime it is better to save up early.
If you are about to buy a flat, here are a few tips to save up for your first home from luxurykeralaflats.com the no.1 portal for buying flats in Kerala.
Paying the down-payment
For buying any of the flats in Kerala you need to pay the down-payment (10% - 25% of the property’s market value) from your own resources. Hence, it’s good to be disciplined in your finances. You can avoid lavish expenses & start cost-cutting. Any other debts should be cleared and you can as well try to augment your income.
Keep to a strict Budget
Monitor your monthly expenditure! Rent payments, groceries, dining out, shopping and entertainment expenses need to be analysed. Categorise your expenses and then make a budget. Shallow expenses can be saved for your down-payment. Just trim your lifestyle expenses!
Downsizing
Downsizing can help you save more money toward buying a home very fast! This means reducing your expenses and living below your means.  You reduce the amount you pay for necessary expenses and instead divert that extra money into a savings account. Try downsizing by moving into a smaller flat in a more affordable area at the outskirts of the town.
Invest wisely
Consider investing any excess income in fixed deposits and recurring deposits which will fetch more interest than a saving’s account. Mutual fund investments or bonds are also good investment options you can cash in.
Set aside the money for future EMIs
You can start routing your savings and investment returns for the EMI amount every month even before the payment of EMI’s start for your apartment.
Other payments
Apart from the down payment, there are other expenses involved when buying a flat. Make an estimate, and strategize accordingly.
The main expenses will be:
Stamp duty - 5% to 7% of the property value
Registration cost - at least 1%
Memorandum of title deed charges - 0.1% of the loan amount
Interior decoration
Electricity connection
Water supply
Brokerage fees
Legal fees
Home insurance
                   and more.
Automate your savings
You may consider automating your savings if you’re a impulse shopaholic! Authorize an automatic withdrawal with your bank from your primary account into a separate savings account for your down payment. This way you’ll automatically save for your home.
We at luxurykeralaflats.com hope you find these tips to save up for your first home useful. Browse through flats for sale in Thrissur at luxurykeralaflats.com and book your apartment today!

How to resolve errors in the CIBIL Report
Tumblr media
To realise your dream of a new home, you may have to avail a home loan. A report from the Credit Information Bureau of India Limited (CIBIL) with a good CIBIL score is highly important in getting your home loan. Just like any other document, it is completely possible that errors may occur in your CIBIL report and give you the wrong score. For example, even though you have already cleared off all your dues, your name may be shown in the loan defaulter list. This can greatly affect your chances if you want to apply for a second loan. Therefore, it is good that you take immediate steps to resolve errors in the CIBIL Report.
The no.1 portal for luxury flats in Kerala, luxurykeralaflats.com tells you how to take steps to correct CIBIL report errors. Before you take a loan for your Kerala flat check well in advance your CIBIL score. If you sport errors you should file a dispute with the CIBIL and they will follow a set procedure and correct it.
Here’s a list of the most possible errors in your CIBIL report?
Inaccurate personal information
Ensure that each entry of your personal details and the PAN card number and/or Aadhaar card number is correct.
Incorrect balance
Your current credit balance in your credit report must match correctly with the actual outstanding balance of your credit card or loan.
Current balance not updated
Outdated current balance is a common error in your CIBIL report. A gap can happen between the time of payment and the submission of your credit history to CIBIL.
Incorrect overdue
Incorrect overdue amounts at times wrongly mentioned in your CIBIL report can have a damaging impact on your CIBIL score.
Outstanding loans
Do ensure that the numbers and the facts of the loans you are due to pay are mentioned correctly or you may even become listed as a loan defaulter.
Duplicate account
In the CIBIL report, there might be more than one account registered in your name which is a major mistake.
How to resolve errors in the CIBIL Report?
Log in to CIBIL's website and submit the request by completing the online dispute form.
Identify the nature of error and give its brief description in the online form.
Provide accurate personal details for the CIBIL to initiate the dispute process and contact you once it is rectified.
CIBIL will verify details with concerned banks and financial institutions.
Your CIBIL report will only be updated if the credit institution authenticates the disputes you raised.
You will also get an email notification about the status of the dispute raised and resolved.
The CIBIL takes 40-60 days to resolve any dispute.
You can now easily avail loans to buy Kerala flats as you are now aware of how to resolve errors in the CIBIL Report. Check out with luxurykeralaflats.com the premier real estate portal to book luxury apartments in Kerala.

Make your kitchen look like new!
Tumblr media
The heart of your house is your kitchen! Add sparkle and shine to it! A place where there are cooking messes, dirty dishes, and everyday spills, you can very well say your kitchen is the most occupied room in the house! If you tackle things one by one at a time you can get your kitchen spic and span in no time. So, grab your rubber gloves and get ready!
Cleaning every surface in your kitchen daily can be challenging, but here are some stunning kitchen cleaning tips from luxurykeralaflats.com, the prime portal for flats in Kerala.  Try out these cleaning hacks and keep your kitchen sparkling.
A place for everything and everything in its place
Cutlery and utensils if they are lying around tend to mess up the look of the kitchen in your luxury apartment in Kerala. Keep a dedicated and easily accessible place to store them correctly. Make sure you keep your cutlery in drawers with separators.
Clean-up after every use
A little cleaning effort after every use will help you maintain your kitchen better. Stains are easier to handle this way. The kitchen space in your flat will be more hygienic. A little discipline will go a long way in keeping your kitchen bright and shiny.
Clean your chimney
The kitchen chimney in your luxury apartment in Kerala accumulates dust and grime as it absorbs the vapours while cooking. Regularly wipe the chimney with a microfibre cloth dipped in hot water to remove this.
Clean your kitchen wipe
Take a tablespoon of salt and add it to an equal mixture of vinegar and lemon. Soak your kitchen cloth in this solution for a few hours and rinse it well under fresh water.
Clean your burnt steel pans
Boil water with baking soda in the pan. When it is still warm scrub off with your steel scrubber to remove the burnt stains.
Use white vinegar to clean hard-water stains
Soak some paper towels in vinegar and place them on the hard water stains on your faucets, shower heads, or sink to make them clean and shiny. Soak for 20 minutes & scrub off the stain with an old toothbrush.
Clean the wooden cutting board with salt and lemon
Squeeze one half of the lemon on your cutting board, sprinkle the salt over the board. Wipe off the lemon and salt and your cutting board is clean as new!

Regular-use items storage under a sitting area
Toys, shoes, books or even other things that are used frequently can be stored under sitting spaces.  You can just open the cabinet when you need something, and shove it right back in easily. Even side tables near the bed can be used with pull-out custom fittings to store your night things like books, candles, moisturisers etc.
Murphy beds can make a difference
Great for small spaces, these beds are multifunctional pieces of furniture which can function as a sofa during the day and a bed by night. Very useful when you don't have a separate guest room.
Invest in a bunk bed
Kids’ rooms need extra space for study or play. You can go for a classy bunk bed with a modern minimalistic design in your kids room to get that much-needed extra space. If vertical space is an issue in your luxury flat in Cochin, even 3-tier pull-out beds are available.
Invest in smaller, multi-functional furniture.

In the kitchen you can make racks, hang hooks, or sleek shelving to store spices, mugs, extra cutlery, cleaning supplies or even brooms. The end side of the cabinet can be used to make a smooth cabinet that needs very little space. It works great for storing extra household items like cleaning supplies, power cords, groceries etc. The space under staircases can be used for making a sewing room, storing shoes, books etc.
Behind the mirror storage
Mirrors can be used as hidden places to store your extra stuff to make more space in bathrooms, bedrooms & halls etc. You can have smooth pull-outs or normal shelves behind mirrors.

Do not leave used dishes in the sink overnight.
Make sure the dustbin is not left open at any time.

DIY Tips

Essential oil sprays if used around the house will also repel pests like flies, mosquitoes, mites and ants.
Clean out Store-rooms and pantries
Periodic cleaning of Store rooms & pantries keep pests away. Plastic or metal boxes are for storing items – silverfish, roaches and termites crawl breed in cardboard boxes.

Cleaning the furniture and mattress
You can reduce bed bugs, cockroaches and spiders by yourself.
Clean or vacuum the undersides of furniture and other hard-to-reach corners.
Clean the sofa- and bed-covers and dust the mattresses every few months.
Leave mattresses & pillows out in the sun for an afternoon to let the stored moisture evaporate. Dry conditions starve many dust mites and bugs.

Location: The most important factor in Real Estate
Tumblr media
When you start looking for your dream home you start looking for dream locations. Thanks to new technologies in the real estate investing world, more and more people are hunting locations relying on technology and formulas to make investing decisions. In fact, location is widely believed to be the single most important factor about investing in real estate. It can be rightly said, without a good location buyers or renters will not show any interest in the property.
In real estate price and location often go hand in hand! Price is the most important factor you look for when you look to buy apartments in Kerala but a nice location is far better. If the property is located in a nicer area, your property will be in greater demand and can seek a higher selling price in future. Even if you have to pay a little more when you buy, a better location means you have many more fruitful options down the road.
When you are investing it is difficult to get prime luxury flats in Kerala in the best areas. The location in which you invest will dominate how you invest and what your goals are. If you focus on investing in apartments in Kerala in worse neighborhoods you may see a greater return at first. But finding demand for your property in later years will be a constant struggle! Finally, this lack of demand will lead you to go for lower rents or a lower sales price.
Locations of luxury flats in Kerala which are near travel hubs like Bus station, Railway station, Metro Station etc. will definitely cost more. But travelling just a few miles to the suburbs in towns would certainly cost less. Hence it is critical to make sure you know everything about the location you are buying and ensure you are paying for the best location. Do your research to find out if there are any changes coming to the location, the rates, employment rates and new housing starts. There are times when a location may seem ideal only to undergo sweeping changes in the near future. Before you buy, you need to know everything about the location you are buying in.
The factors to look out for:
Apartments in Kerala in busy metros with little room for expansion tend to be pricier than those in developing cities.
Before buying a luxury flat in Kerala, you should examine the accessibility, appearance, and amenities of a neighborhood as well as development plans.
Lying in the vicinity to things like busy roadways and community centers may make it less desirable for resale.
The land area decides the price of a house since land tends to increase in value.
If you are confused evaluating a property, get in touch with us at luxurykeralaflats.com. We are experts in finding flats in Kerala in the best locations for you!
