Navin Raheja supports the setting up of GAC
The biggest qualm among the consumer when talking about the realty sector is that they are often duped and their grievances mostly go unheard. Well, there isn’t much that you can do against a real estate developer if he does not keep his end of the commitment. You can always take the case to the law but fighting a case isn’t very cheap these days. You will have to hire a good lawyer to stand against the But now there has been an alternate route to solve the problems, at least in Gurgaon, with the setting up of GAC.
Navin Raheja, Founder, Raheja Developers has appreciated the creation of Gurgaon Arbitration Council(GAC). The council has been set up by T L Satyaprakash, Deputy Commissioner, Gurgaon. The idea behind setting up this council is to reduce the conflicts between the builders and consumers. So GAC has been constituted to act as an ombudsman to sort the conflicts. T L Satyaprakash announced the setting up of GAC at a round table conference hosted by Real Estate Development Council (REDCO), Haryana. The meeting was attended by various builders, administration officials and RWAs.
Satyaprakash appointed retired colonel Prithvi Nath as the chairman of GAC. Colonel Nath is also the Vice President and General Secretary of REDCO, Haryana. The conference saw participation by many developers. The list of those present includes representatives of DLF, Unitech, Supertech, Ashiana, Emaar MGF, Ambience and many more. Also present in the conference were Vikas Gupta, Commissioner, Municipal Corporation of Gurgaon, Nazneen Bhasin, Deputy Commissioner of Police, Gurgaon and Navin Raheja, Chairman, National Real Estate Development Council (NAREDCO).
Builders present in the meeting were of the opinion that most of the builders always practice fair means and never intend to trouble the consumers for any reason whatsoever. However, they did admit that a handful of developers were resorting to immoral practices and in turn were maligning the entire developers’ community. Navin Raheja, Managing Director, Raheja Developers has appreciated the commissioning of Gurgaon Arbitration Council and said that this would expedite the entire procedure of solving a conflict between developers and consumers. After the setting up of GAC, the conflicted cases would be sorted by the GAC and there wouldn’t be any need for such cases to be taken to consumer forums.

Raheja Developers in favor of GAC

There is hardly any accountability among real estate developers when it comes to complaints by consumers. A developer can charge a consumer of various hidden charges in the name of maintenance charges and much more but there isn’t much the customer can do than paying them. And at maximum, one can take the case to the court which would incur charges for hiring a lawyer and invest your time. But now, there has been an alternate route to solve the problems in Gurgaon with the setting up of GAC.

Navin Raheja and his trysts with Tigers at Jim Corbett

The most beautiful thing about nature is that it’s the protector of the human realm. It is the savior; the redeemer for the dormant souls and wandering minds. It’s the ultimate source of peace. It engulfs your conscience with an effect that gets itched on the memory. And playing that memory again and again is transcendental. Nature has the same effect on Navin Raheja, Founder, Raheja Developers. A nature enthusiast and action junkie, he has been on various adventurous trips in his life. But a destination that is very close to his heart is Jim Corbett National Park.
That’s because it reminds him of the old days when he used to visit the national park with his brother on a scooter. He talks fondly of those days and reminisces those memories with a warm heart. He still remembers places like Thandi Sarak, the rare location of Dhikala where he has spotted tigers many times and Ramnagar. He clearly remembers the encounter with a tiger at Jim Corbett when he was on a safari with his wife and his kid. He clearly recalls that the family was travelling in a Fiat car when out of nowhere, a tiger jumped in front of the car. The family was startled but Mr. Raheja was calm. He did not panic and waited for the majestic animal to walk away. The best thing about nature and the animals is that they don’t harm you until you harm them first. Navin Raheja made sure he stayed calm and not infuriate the tiger.
Even on his latest trip to Jim Corbett national Park this year, he had an unusual encounter with a tiger. He was travelling in a jeep with his brother and nephew when they heard a frantic set up among the monkeys sitting atop the trees, a clear signal that a tiger was in vicinity. They got down from their vehicles and walked a little ahead. Years of his experience had taught Mr. Navin that a tiger will hardly come out of hiding if he observes a vehicle there. So they walked a little and were surprised on seeing three tigers- a tigress and two grown cubs. The tigress attacked them but they carefully stepped back and did not panic. The ferocious animal went its own way. But this incident again infused a confidence in Mr. Navin Raheja that if he has the strength to confront a tiger, he can take on any adverse situation in his business. All these years as the Founder of Raheja Developers, this virtue has always come in handy.

It is also adjacent to one of the biggest integrated township development happening in the region, Raheja Aranya - India’s First Smart Green City.
The upcoming KMP Expressway is located very close to the site giving Raheja Krishna an edge. The Expressway will be soon operational as it is in an advanced stage of construction. With one of the major growth corridors located so close, the project has become a preferred home for many.
The vicinity also has an upcoming sports city and IMT Sohna. The famous tourist location Damdama Lake is just at a distance of 9 km. The project is at a comfortable 20 min drive from Gurgaon through the smooth-built Sohna Road.
With such a superlative connectivity and accessibility, the project also has wide ranging facilities at a very easy-to-pocket price. Such a combination is rare to find but Raheja Developers has provided one to prospective affordable housing buyers.
The project has green surroundings and is built close to nature. Though it provides a good connectivity to Gurgaon and Delhi, it also makes its residents have a pollution-free life owing to its distance to these places. A road naming agency needed, says Navin Raheja

Take a left from Sikandarpur Metro station and you might just be able to know what road you are on, but another left turn and you feel no better than a lost lamb. What road are you on now? Just pull over and ask someone for the name of the road and the answer is surely bound to hit you hard. The road doesn’t have any official name but is known by the name of a popular MNC. This translates into a chaotic situation when an emergency strikes and it becomes difficult for you to express your exact geographical location.
Navin Raheja, President, National Real Estate Development Council (NAREDCO) has stressed upon creation of an agency that would be dedicated towards naming roads appropriately and install signage on the roads to facilitate the mapping up of way. The construction system in India is quite unique on the accounts that first, the developers and companies develop their projects, followed by the construction of the road by the government authorities and by the time that road is allocated a name; it already has a local name based on an important landmark. This local name spreads among the people and the official name, if any at all, is hardly known to anyone.
Even in global cities like Gurgaon, most of the roads are popular by the landmark offices and not by the official names. This is either because the official names were allocated quite late or the name bears less relevance to the area. Navin Raheja, who is also the MD of Raheja Developers strongly advocates the need of setting up a government agency to solve this problem.

Navin Raheja emphasizes on having dedicated agency to name the roads

Finding locations on the maps and geographical information systems is far easier than mapping up a way to reach them in reality. This is precisely because there is a dearth of directions signs that could guide you to your destination. And the authorities are superb at passing the buck when it comes to taking the accountability for the same.
President of National Real Estate Development Council (NAREDCO), Navin Raheja, feels that the government should devise a special agency, dedicated to name the roads and put up appropriate signage so as to facilitate the maneuvering by increasing the commuters’ awareness. This would help them in mapping out the proper way to reach their destination. This has been said with respect to a common problem that is faced by the commuters on a regular basis. The roads aren’t named officially and after a while adapt to the common name given to them by the locals based on some important landmark. This makes a road tougher to be traced by someone who isn’t familiar with the colloquial name for it and rather depends upon geographical information systems and maps.
There is an ardent desire for a government agency that takes care of the situation and installs proper signage and names the roads appropriately. Navin Raheja, who is also the Chairman and MD of the Raheja Developers, believes that such a step will greatly help people to reach their destination easily.

Raheja Developers starts delivery of over 1,000 apartments on Dwarka Expressway

Raheja Developers has become the first real estate group to offer possession for its housing projects Vedaanta and Atharva constructed along the Dwarka Expressway. In totality, they have delivered over 1000 units here and are overwhelmed by the positive response. Dwarka Expressway, also called Northern Peripheral Road is looking at major prospects after it has overcome the major obstruction it faced with the stretch of approx 2.5 kms that was under litigation now being clearance by the High Court. This has increased buyers’ interest towards the projects around this expressway.
The clearance from the high court over the stretch has dissolved a major bone of contention for the customers who had developed reluctance towards investing in the projects around the Dwarka Expressway. The 18 km long 150 meter wide expressway that connects Gurgaon to Delhi has become a host to over 45000 residential and commercial units. With each developer trying to expedite the construction of their projects in order to tap upon the increasing interest people are showing towards the area, the land is selling like hot cakes.
Navin Raheja have not only kept the prices for the units low as compared to the market standards but also, the quality of construction is exemplary. They have provided the customers with explicit luxury like swimming pool, gymnasiums, club houses and a lot more. Dwarka Expressway is the most sought after location in the entire Delhi-NCR. It provides an impeccable connectivity to the IGI airport and will act as the third route between Delhi and Gurgaon other than Mehrauli –Badarpur Road and Delhi Gurgaon expressway.

Dwarka Expressway, also known as the Northern Periphery Road is the most notable stretch of land in Delhi-NCR. Stretched over 18 km , this 150 m wide 8 lane highway connects Dwarka to National Highway-8 at Kherki Dhaula. The intersection of The Northern Periphery Road with the NH-8 will also help commuters in reducing their travel time to reach industrial towns like Manesar and Dharuhera. This expressway has become the preferred location for the real estate developers with the land along and around the expressway selling like hotcakes.
Navin Raheja, Founder, Raheja Developers Ltd. anticipates that the places around this expressway will experience a growth pattern similar to Gurgaon. Keeping this in mind, they have launched a few luxury projects in that area. With the sales in residential projects located in Gurgaon encountering impedances due to high prices, Dwarka Expressway is soon becoming customer’s choice for investment. Projects around the expressway are offering better luxurious amenities at a lower cost than in Gurgaon. The route will reduce and expedite the crawling traffic on the existing routes.
It is also close to the golf course proposed in dwarka by delhi development authority as well as the new diplomatic enclave being planned along the road side with over 39 embassies. The present metro station Dwarka Sector-23 is also few kilometers away. Extensive commercial zoning is reserved shopping malls, office, it, hotel in order to attract more people to Dwarka Expressway. NRIs to maintain fine balance regarding Indian Properties-Raheja Developers

Looks like the low lying realty sector is heading towards recuperation. After years of slump in the domestic demand, the growing interest of NRI’s towards India’s real estate market is analogous to a beacon of hope. The green is coming back into the country and big companies are trying hard to materialize this situation. Dedicated marketing campaigns and property fairs are across the globe in countries with high NRI population such as UAE, UK and US are doing the rounds. The stabilization of housing prices and favorable fluctuations in the value of rupee in international markets collectively have rekindled NRIs’ interest in the Indian real estate.
Raheja Developers, among many other real estate giants, has been participating in international property exhibitions and is propelling NRIs to buy properties in India. Manoj Goyal, Director, Raheja Developer, said,” Finding all solutions under one umbrella and being able to mortgage immediately help take speedy decisions.” But he also believes that NRIs should thoroughly understand the government regulations before making any investment in the country.
Banks are also opening up to the option of mortgages for NRIs as banks are gaining market share in the direct housing finance segment owing to a number of factors such as tax rebates and professionalism from developers. Both state-run banks and private sector banks are offering discounts and other offers for NRIs as NRIs place a higher value on the property they own in India.
Currently, the real estate industry has a myriad of options for the NRIs to choose from. The major developers have decided to move towards the peripheries instead of bustling metro cities and this has translated into lower property rates for the NRIs. As the local real estate demand was dormant, and builders are holding onto high levels of inventories, Raheja Developers has been furnishing to the needs of NRIs.
It has been anticipated that the investment by NRIs would increase to 13-15% of total housing sales volumes across India from current 8-10%. Taking this under consideration, Navin Raheja, CEO, Raheja Developers, is all set to take benefit of the situation.

Navin Raheja bats for Affordable Housings

The last ten years have been the game changer for Gurgaon. The city that was a land of rocky terrain, few villages and distinctive blue hued cows has emerged to be one of the most development oriented cities in India. The city that was referred to as a wasteland before 1980s has experienced more than 70% of its development in the last decade. And what a transformation has it been for Gurgaon. Gurgaon has become a city designed with a futuristic approach. This has been facilitated by the city getting flocked by MNCs and other major business giants. Much of this can be attributed to low land prices and creations of SEZs. Gurgaon has become an IT hub with avant-garde nerve centers like Cyber City.
But the city and the authorities need to gear up to handle an emerging scenario. The wide spread concept of urbanization has caused a paradigm shift. There has been a surge in the number of people migrating from rural dwellings to urban cities. As per statistics, about 1/3rd of Indian population will migrate to urban towns by 2020. Navin Raheja, President, National Real Estate Development Council (NAREDCO) believes that gurgaon being one of the most developed cities in Delhi NCR is bound to receive a huge influx of such migrations. And this would lead to an increase in demand for the affordable housings. He believes there are a few challenges to P.M Modi’s campaign of ‘Housing for All’. With the growing inflation and a barely stabilized economy, construction of affordable housing projects is a tough road ahead.
There has been a huge gap between the demand and supply for affordable housing projects. Navin Raheja, who is also the chairman of Raheja Developers, opines that this gap can be only bridged through Public Private Partnerships where the government devises a mechanism to cross subsidize the land and construction cost. He also suggests that retail loan interest rates be lowered for affordable housing projects along with construction funding at cheaper rates. A strong camaraderie between government, people and private players is needed to cater to this emerging need.

All these factors have contributed in slating this expressway as one of the best locations in Delhi-NCR and have compelled all the big guns of the realty world to shift their focus towards the Dwarka Expressway.
