“Foreclosure” is a scary thing. Even just reading that word may send shivers down your spine. Most people understand the general concept of what a foreclosure is: You don’t pay on your mortgage the bank takes the home. The process is a lot more in depth beneath the surface. Lenders have different time spans for when they deem a property to be in foreclosure. We all know what happens when we don’t pay the bills. If you don’t pay your car note eventually your vehicle gets repossessed; if you don’t pay your phone bill... your phone gets cut off.. if you don’t pay your utilities those get shut off too. It’s inevitable; if you don’t pay your mortgage you will eventually lose your house. Very often people wave the “white flag” early in the foreclosure process and a lot of times that speeds things up or makes things worse than they actually are. One of the most important things homeowners need to be aware of is the fact that foreclosures are not only a headache for the person being foreclosed on, but they are also a major headache for banks/mortgage companies. Foreclosures are not good for both parties (home owner AND lender).
One of the worst mistakes that someone facing foreclosure can make is ignoring phone calls. Specifically phone calls from the lender. The foreclosure process can take several months and during that time, the lender may attempt to contact you on numerous occasions. Some people think if they ignore the problem it will go away, but it won’t… and not talking to your lender may be the worst thing you can do. If you avoid contact with the lender, you may miss out on options to save your home, or you may cause your lender to expedite the foreclosure process.  A pending foreclosure won’t just disappear if you don’t speak with the lender. It is imperative to keep the lines of communication open to know the specifics of what is going on in the process.
Another big mistake people facing foreclosure make is not trying to negotiate. As I explained earlier banks absolutely hate having to foreclose on a property. For one it’s a bad debt, secondly the longer the foreclosure process takes the bank... that’s more money that is costing them. A wise man once said “Everything is negotiable”. That is EXTREMELY true EVEN in a situation where a home owner is facing foreclosure. A homeowner may be able to restructure their loan to save their home. Even declaring bankruptcy may be able to stall the foreclosure process. The bottom line is that even after a homeowner gets a pending foreclosure notice there is still a light at the end of the tunnel. A light that many homeowners fail to see because they have already given up.
When some people learn that their property is being foreclosed on not only do they give up on the situation they also give up on the house. Some people let their property go into disarray and some people even go as far as vandalizing a property once they learn it is up for foreclosure. Not a VERY wise decision. Even when facing foreclosure a short sale is an alternative. A short sale saves a homeowner from having the blemish of a foreclosure on their credit AND could be a win-win situation for the homeowner and the lender. If the property is in horrible condition that makes it more difficult or nearly impossible to sell in a short sale. 
Feeling hopeless in a situation is never good. Being misinformed is also never a good thing. Many home owners are not aware of the long term effects of a foreclosure. We all need somewhere to live. Unless you plan on renting for a VERY long time it would be in a homeowners best interest to understand the ins and outs of the process and what happens after the fact.  Many people facing the grim reality of a foreclosure think think that once the bank takes over the house that is the end of the situation and that they can simply walk away. In some instances, unfortunately this isn’t true. The bank may be able to come after you and get a deficiency judgment if the house sells in the foreclosure auction for less than what you owe or if they can’t find a buyer to pay what is owed. This means you could still end up having to come up with the money to pay the difference between the home’s value and your loan amount if you live in a state that allows these deficiency judgments. Make sure you find out about this before foreclosure happens so you can get try to negotiate a short sale or otherwise get the help you need to minimize the chances of a deficiency judgment against you.
Last but not least there is another alternative to avoid foreclosure. Time is of the essence so listing the property with a realtor can take 90-180 days. 90-180 days one may  not have if they need to sell their property quickly to avoid the bank foreclosing.
