Arplis - News: Today, we’re excited to share the full reveal of our clients’ worldly and collected Dumbarton residence

Over the past several weeks, we’ve been detailing the interior design of this family friendly home, inspired by the colors of Ireland. Located on the quiet streets of Braeswood Place, this new construction home transports you to another place. Working with the team at Scott Fraiser Homes, our design marries our clients’ cultural roots with their love of travel and sports. Old World elements give the design a distinctly European feel while singular interior design details make it feel just like the homeowners. Our Interior Design Concept – Sapphire and Emerald The beauty of the Irish coast comes to life through the home’s bold color palette and thoughtful accessories. We were inspired by sapphire and emerald jewel tones, against an artisan touch of reclaimed wood. We created warmth and Old World ambiance by carrying dark wood throughout the home in a variety of ways. Welcome home to Dumbarton. The Foyer From the carved front door to dark hardwood floors and wrought iron accents, the foyer brings the home’s Mediterranean style exterior indoors. The Fen chandelier from Currey & Company greets you as you enter the foyer. Wrought iron branches delicately adorned with a single crystal celebrate the beauty of nature in a modern way. This chandelier is almost like a piece of art! The Dining Room The dining room is one of the first spaces you see in the home. We wanted the dining room design to feel distinct but visually connected to the foyer. We worked with Chris Kokinakis, an expert restorer here in Houston, to refinish the dining table. The table’s new stain, Brazilnut from Sherwin Williams, is a perfect match to the floors. Above the table hangs the Rainhill rectangular chandelier from Curry & Company. The curved back and Bramble finish on the legs of the Jessica Charles Denton chairs mimicks the architectural style of the front door. We selected a velvet Schumacher fabric for the side chairs and a Sacho fabric with a lovely pattern for the head chairs. Holland & Sherry drapery fabric in Mediterranean makes a bold statement in this sophisticated dining room.   Architectural inspired doors open into the home’s welcoming foyer Family heirlooms next to contemporary dining chairs give this dining room a collected feel Can you guess which one of of these doors leads into the family’s secret pub? The detailing on these Century Furniture chairs is fabulous! The Family Room We wanted the design of the family room to be an inviting space the family could use for entertaining, gathering, and play. This benchmade sectional was fabricated by our friends at House + Town. The espresso ebony stain on the inset wood base mimicks the door stain. We chose a high-performance Crypton fabric in a chocolate shade that can go the distance with any type of play. Pillows upholstered in Seema Krish fabric and a Sherrill Furniture lounge chair layer the design with rich color. The bench behind the sectional is actually made from the family’s existing breakfast table! We had it disassembled and fabricated as a simple bench. Versatile and conversation starting, the Columbus Trunk Console from Four Hands suits the home’s worldly, collected style. The Breakfast Area The open space between the kitchen and the family room serves as the breakfast area. A Restoration Hardware chandelier hangs above the pedestal table from Mecox. We choose upholstered chairs from Century Furniture in an opposing shape to add structural detail and balance to the design. Bespoke cookbook shelves in navy and beautiful wood grain shelves unify the kitchen and family room spaces. The Kitchen In the kitchen, subtle hints of gray in the tile soften the contrast of the sapphire blue cabinets and sleek white counters. A Matt Camron rug adds cushioning underfoot and character. The Four Hands stools carry the stain on the exposed wood beams in the kitchen to the fireplace mantle in the family room.   A large kitchen island means the whole family can gather in the kitchen for casual meals comfortably I love the blue paneling against the white walls in the master bedroom Gold plumbing fixtures give this master bathroom a feminine touch The Master Bedroom Blue and white have a powerful, calming effect in the master retreat. The Jaipur Rug in ‘Tear Drops’ reminds us of waves crashing against the sea cliffs along the Irish coast. Their bed is Century Furniture in a Lyon Metal finish. We love the little something different the out-turned legs add. We selected a Joseph Noble window drapery and a Holly Hunt drapery trim with a great hand and texture. The drapery allows ample amounts of natural light in that’s reflected through recycled glass discs on the stunning Galahad chandelier from Currey & Company. Our good friends at MM Lighting helped with the installation of the fans, track lighting, and ALL the flush mount lights in the closets. They have a fabulous team and a lovely shop located in Bellaire here in Houston. Amy Margolin is one of our good friends and has been in attendance at our fall fetes! The Pub The tucked away location of this special hideaway meant we could design a space that truly feels like an Irish pub. Rough-hewn brick, distressed leather, and herringbone hardwood floors feel rustic and cozy. Hues of espresso, navy, and emerald create a masculine, moody atmosphere. There’s plenty of room for the family to watch their favorite sports together on this leather sectional This leather recliner is the perfect spot for relaxing with your faovrite drink from the bar The space boasts a home theater with a widescreen projector and a pool table, but this room is more than a media room. There’s a large bar with bar stools and a pair of Irish green leather chairs intended to give them a central gathering spot. This room is decked out with everything they need! The Boys’ Rooms Ryan’s Room Designed for the oldest of the four boys, this bedroom is refined and sophisticated. A large desk offers plenty of space to do homework and a comfy leather recliner is the perfect spot for reading. The pairing of slate gray with lighter grays gives the room a moody, tranquil atmosphere. Teddy’s Room Soft blue and hunter green lend an energetic ambiance to Teddy’s room. Graphic pillows, plush toys and an eye-catching wall design are youthful and fun. We selected larger, high-quality furniture that can be can easily be transitioned as he grows up and will be appropriate for years to come. Henry’s Room In Henry’s room, bold blues and orange punch up the design. Graphic wall decals paired with glossy white furniture convey the sports theme without feeling too cliche. Reclaimed wood floating shelves imbue beautiful texture into the room’s otherwise sleek design. Hunter’s Room A large map wall mural gives Hunter’s room a global perspective and brings a sense of fun and adventure to the design. Industrial touches and classic plaid bedding marry old world charm with sleek modernity. The result is bedroom that’s youthful and mature.   A leather recliner and stylish wall hook make for a sophisticated reading spot The lines on the wall design in Teddy’s room are perfectly placed! Homework won’t be boring when you’re sitting at this desk A map wall mural makes a one-of-a-kind statement in this bedroom I love the timeless combination of brushed brass and black stone in this bathroom I hope you loved the full reveal of this sophisticated interior design project in Braeswood Place! New Construction Home Inspiration

  Recently built by Spaces Renewed, this new construction home is here to show us that challenges might arrive during the process of building a home but things always end up well if you’re choosing the right group of professionals. Here, the builder and designer, shares some insights:

  “As a company, this was our first new construction build, and we chose a doozy! The lot had significant soil, slip plane, and engineering challenges. We moved 22,000 tons of dirt, dug out the whole mountain, and rebuilt it, this time with proper compaction. It had sat vacant for 15 years after the first home built on it slipped down the mountain, but we wanted to prove it could be done! So, as a business venture, this build was an invaluable experience. Personally, we built it for us! My husband and I own this business, and took on the challenge of new construction, with ourselves as the clients! There are countless stories of what it felt like to be both business owner, designer, builder and client (all while doing it with my business partner/husband!).” – Beth Booth.

“Our goal for this house was to create a modern coastal vibe, but add to it a warm, inviting and elegant feel. Each element of the house was meant to be interesting and beautiful, without the busy, overdone feel that can easily crowd out the clean line aesthetic. We wanted each element to be unique and highly stylized, without being obnoxious! This house really does have something for everyone; touches of modern Spanish, traditional coastal, farmhouse.”

Newport Island Beach House

  Hello, my friends! How are you doing today? I hope you’re having a nice and sunny day!

It’s a real pleasure to be sharing this newly-built Newport Island beach house designed by Eric Aust Architect (recently featured on Home Bunch here: Newport Beach Bayfront House), built by Clayton Builders, Inc. and with interiors by Julie Clayton.

Things certainly have changed when it comes to beach house design since I started the blog ten years ago, and I feel that this change is even more evident in California. Beach houses are now more modern, with clean lines, and they feel more uncomplicated. You can certainly credit the “modern farmhouse” trend for this big change and I don’t think this will change anytime soon. In fact, in my opinion, this mix of modern and rustic architectural details is an important progress that is happening in the architectural movement of the late 2010’s going into the 2020’s era.

Here, the designer Julie Clayton shares more details about this specific new home: “We took our inspiration for this project from its idyllic location: a quiet manmade island tucked away on the Newport Beach Peninsula The home has ocean and bay views, is a quick walk to the beach or bike ride to Lido Marina Village. We worked with Eric to design and build our take on a modern beachhouse making sure to highlight the views with an expansive rooftop deck for entertaining.”

This newly constructed custom home offers panoramic views from its rooftop retreat, designer finishes throughout, and a spacious layout designed to accommodate daily family life or entertaining a crowd. Home Extensions Can Create an Identity as Well as Space

In south London, a Victorian house has a new extension clad in black aluminum, with a distinctive three-fold roofline. The work has transformed a cold, dark area that the owners used very little into a bright, open-plan space that is now the hub of the home.

“Perhaps the best accolade we could give is even eighteen months from completion, the wow factor is still there,” wrote the owner, Alan Jones, in an email.

A short drive away is Battersea House, a terraced property that now has two extensions: a contemporary rooftop addition for a new master bedroom suite and an open-plan space downstairs. The latter stretches into the garden, and its cream brick contrasts with the postwar property’s dark painted exterior.

“The relationship of how we use the garden has totally changed,” said John Proctor, an architect and the owner of Battersea House, where he lives with his family. “A lot of these projects address the challenge of how a modern family wants to live.”

Mr. Proctor’s firm Proctor & Shaw, which specializes in projects like Battersea House and the nearby Victorian property, is among a number of practices elevating the extension beyond mere addition to something of an art form. Treating each project with the same care and creativity they would grant to a bigger venture, their approaches vary from the transitional to the transformational, and the range of benefits to owners can include both economic and environmental perks.

“Each one has its own story to tell,” Mr. Proctor said.

Like many extension projects, those at Battersea House were part of a larger-scale renovation, as was an extension to a California-style bungalow on the outskirts of Melbourne, in Australia.

“The owner didn’t need more space or big space,” said Chris Stanley, the co-director of a local architecture and interior design firm, Splinter Society. “It was really about redefining space and then reconnecting it to its garden to work better.”

Elwood House, a weatherboard bungalow badly in need of repair, had been occupied by the same owner, an actress and writer, for over 30 years. Her requirements were unusual.

“It wasn’t your standard brief of knock off the back of the house and put huge glass with flowing entertaining areas into the garden,” Mr. Stanley said. “It was more about creating smaller, intimate spaces that connected in different ways.” This meant that at different times of day, from season to season, he said, there were different things happening.

Among the intimate spaces the studio created was a new lounge room of around 30 square meters. It includes a library to house the owner’s many books and a large picture window that connects directly to the smaller of two added decks.

“The lounge connects to the garden in multiple ways,” said Mr. Stanley, “and because of where we positioned it, the addition allows the smaller private spaces behind it to have new connections to the garden through glass links.”

The room’s outer walls are covered in a cement render, picking up on the few areas where the material was already found in the bungalow and also on a connection to Japan, where the owner loves to travel.

“Traditionally a lot of the inspiration and references to California bungalows was of Japanese origin,” Mr. Stanley said. The builders used Arakabe, a traditional Japanese technique, and enhanced its textured appearance with a raked tool, “to give further relief in the surface to pick up on the light,” Mr. Stanley said.

While Proctor & Shaw’s modernist tendencies often lead to extensions that contrast with their parent home, particularly in parts of London where many buildings date to the Victorian era, Splinter Society says its personal preference is a blend between old and new.

“We don’t really do minimal or modern work, it normally picks up on cues or references from the old house and then reinterprets those in a modern way to create a bit of a continuity or homogeny,” Mr. Stanley said. “We usually think it’s important for there to be a link or a bit of a story in that connection, rather than place an alien addition on the back.”

At Hofstraat House, a neo-rococo building in Ghent, Belgium, there was no ‘back.’ Tasked with creating a reading room for a university professor with a lot of books, the local firm Dierendonckblancke Architects found a bold solution by looking up.

“We saw an opportunity because other than a small outdoor space with little sunlight on the ground floor, the owner had no outdoor space,” said Alexander Dierendonck, who leads the firm with Isabelle Blancke. “So we came up with a proposal to add a rooftop volume. The conditions were nice, with nice views of the city.”

The resulting roof pavilion, made from thick cross-laminated timber and including a small terrace, is reached by a spiral staircase in blue steel and is itself clad in wood painted bright red. “It was quite an intuitive choice,” Mr. Dierendonck said. “The city is quite gray. There is a lot of brick and stone in Belgium. The red color of the wood cabin makes it appear in the cityscape as a very small but present object.”

Persuading the client to go for it was quite easy — “The rooftop has immensely improved our quality of life,” said the owner, Yves Haeck, in an email — but persuading the city took a few meetings.

“It’s a real market within the historic cities to adapt the old houses to new conditions, often with very small spaces or with limited possibilities,” Mr. Dierendonck said. He believes every extension project should have its own identity, with a clear contrast between old and new. “It makes the city richer in my opinion,” he said.

A desire to enrich the surroundings with an extension that had a distinctive identity also shaped a project for a young engineer in the Ammersee lake district near Munich, in Germany. His add-on adjoins the existing family home, where the owner’s parents and a cousin live.

“We didn’t want the house to follow the architecture of the existing buildings but to follow the site’s topography,” said the architect, Fabian Wagner, the founder of Buero Wagner, “so that it is perceived as an independent building.”

Space constraints and municipality restrictions also played a role, since little space remained on which the owners would have been allowed to build, Mr. Wagner explained. “As Munich metropolitan region is subject to intensive pressure from settlement resulting in an explosive increase of land and property prices, the only possible and affordable expansion of living space was an extension of the existing building.”

Paul Cashin, an architect based in Winchester, in southern England, also said that “a constrained planning culture” is one of the main reasons for choosing extensions in favor of new construction in Britain. His firm, Paul Cashin Architects, recently remedied a series of extensions at a cottage dating to the 1830s in West Sussex, on the south coast.

“There were three or four extensions over the years that ruined the house further each time,” Mr. Cashin said. “Our brief was to get the labyrinth of rooms resolved.” Along with reconfiguring the layout to create better flow, Mr. Cashin and his team added 300 square feet and clad the back of the house in timber. “New extensions don’t need to shout about being new,” Mr. Cashin said. “As long as they are built of the now, style takes care of itself.”

In London, the annual “Don’t Move, Improve!” competition, in which a number of Proctor & Shaw’s projects have been recognized, celebrates the city’s most innovative extensions. Its name hopes to convey the advantages to choosing them over new homes.

Along with the opportunity to tailor them to personal requirements, extensions add interest, create a stronger connection between indoors and outdoors and allow owners to adapt their homes to modern lifestyles. Environmental benefits are also noted as being among the main benefits.

“For us, environmental is a given,” said Mr. Stanley of Australia’s Splinter Society. Clients commonly express their desire to minimize energy consumption, material use and landfill space, he said.

He finds identifying and revealing a house’s subtle history the more interesting challenge, however, seeing extension projects as a chance to create the “next story” in a property’s timeline. “You can’t build that,” he said. “That’s something you are given as a gift when you do a renovation.”
