Modern Farmhouse Renovation
  This home was a full renovation in a very desirable area of Calgary that offers incredibly large lots and parks all around. The clients had lived in the ‘before’ for some time, so they had a good idea of what they wanted for the final product and it was such a pleasure working with them! The builder, Veranda Estate Homes Inc., took the home down to the studs and incorporated all new electrical, plumbing, and insulation throughout the home. There were also two small additions, one was extending the kitchen by 2’ towards the backyard and the other was building out over the garage to create a larger master suite area and a master bathroom.  Take a  look at the before images. This, now modern farmhouse, certainly went through a huge transformation!!!

The “Before & After” is quite shocking, right? Notice the improved architectural details this home now features.
Black Windows
Pictures were taken before landscaping and furniture went in but this home renovation is so inspiring that I really think you guys won’t mind these “final” details.
Windows: Black aluminum clad windows.
Roof: Dual Black asphalt roof.
Exterior Paint Color
Stucco was match to Benjamin Moore White Dove OC-17.
Soffits are Cedar with a clear finish on them. I am loving this look!
Front Door
Front door is custom, stained black on the exterior and lacquered to match the trim on the interior.

Mistakes to Avoid When Remodelling Your Basement
If you have an unfinished basement, you’re probably anxious to finish it and convert it into a more comfortable and usable space. Remodelling an unfinished or finished basement is an excellent way to add value to your home, and it gives you a place to relax and socialize. As exciting as it is to finish a basement though, there are some pitfalls to be aware of. In this guide, you’ll learn some mistakes to avoid when remodelling your basement.
Remodelling a Flood-Prone or Damp Basement
Because of their construction, basements are more susceptible to flooding and moisture, particularly in areas below sea level. A basement is, at its simplest, a porous underground concrete box. When the soil becomes saturated, hydrostatic pressure pushes water against your home’s foundation, and that moisture will find a way into the basement. Additionally, floods caused by water heater malfunctions and plumbing leaks are a constant risk. Without adequate drainage, a good sump pump, and dehumidification, your basement won’t be dry enough for remodelling.
Using Fibreglass Insulation, Drywall, and Wooden Studs
Though these materials have been used with great success in above-ground construction, they can spell disaster during a basement remodelling project. As mentioned before, basements are very humid places, and wood, fibreglass, and paper are all highly absorbent. When moisture is combined with organic materials, you’ve got the right conditions for mould and mildew growth. Finish your basement’s walls with waterproof, inorganic materials that can stand up to a water leak or a flood.
Not Inspecting Window Frames
When basement windows are installed, inspect the frames to ensure structural soundness and proper sealing. Apply weather stripping and caulking to keep moisture from getting in, and check with your city’s building department before completion, as codes may require a larger egress window.
Using Cork, Hardwood, or Wooden Sub-flooring
You’ve already learned that the basement isn’t the right place to use organic building materials. Though a manufacturer might claim that such products have been chemically treated for mould resistance, it’s crucial to read the fine print before committing. Look for a basement flooring option that’s specially designed to withstand prolonged high humidity.
Improper Vapor Barrier Usage
Many contractors will tell you that using poly sheets between the studs and drywall will allow for the use of almost any type of finish. Though a vapour barrier may be useful in some applications, it will only cause further issues if it’s used in basement renovations. According to the Department of Energy, moisture from the basement’s floors and walls should be permitted to evaporate. Using plastic sheeting only does one thing: it traps water vapour between the barrier and the outer wall, leading to mould growth.
Not Installing More Than One Sump Pump
Every year, Americans spend millions on flood cleanup and restoration. To make things even worse, the damage isn’t covered under a standard homeowner’s insurance policy, and even flood insurance has coverage limits for basement damage. Also, if the basement is fully waterproofed and has a functional sump pump, without a battery-operated backup pump, you’re susceptible to flooding. The storms that flood basements also cause prolonged power outages, which render pumps useless. With a battery backup, you’ll be protected in the event of an outage or a pump failure.
Preventing Access to Important Equipment
Once you’ve decided to finish the basement, you’ll be anxious to hide all that unsightly equipment. Though putting up a wall may keep the sump pump and water heater out of sight, you’ll still need occasional access. Be sure to leave enough room for repairs and maintenance when it’s necessary.
Forgetting About Moisture Control
Although good waterproofing and proper basement remodelling practices will make things much better, in some cases, it won’t be enough to keep the basement dry. Because of the temperature difference between your basement and above-ground rooms, the basement’s moisture level will be a bit higher. At moisture levels above 60%, mould will begin to grow, especially on organic materials. A musty-smelling basement is an indication of mould growth; even if it’s not visible, it’s probably there. Monitor the basement’s moisture level and use a dehumidifier to keep it at 55% or below.
In Conclusion
Although these mistakes all fall into the moisture prevention category, they’re easy to overlook, and they may end up causing thousands of dollars in water damage. By taking the right precautions when dealing with flooding and drainage issues, you will save time, frustration, and money on your remodelling project. Basement retreat
The woman cave in the basement of this Calgary home has everything a woman needs to relax and spend time alone – or entertain friends. A mix of leather and crushed velvet furniture provides a relaxing place to kick back. The purple hues in the room range from the deep tones in the curtains, chair and wall-papered accent wall to the mauve carpet and crushed velvet loveseat. This Washington, DC craft room is stylish and functional. Large, sturdy tables with plenty of work space are the central focus in this room.  The comfortable task chair provides mobility without having to stand up. She-sheds

The woman cave in the basement of this Calgary home has everything a woman needs to relax and spend time alone – or entertain friends. A mix of leather and crushed velvet furniture provides a relaxing place to kick back. The purple hues in the room range from the deep tones in the curtains, chair and wall-papered accent wall to the mauve carpet and crushed velvet loveseat. The neutral wall color and white tables help to balance the color scheme. The adjacent bar has Carrera marble countertops and a small stainless steel refrigerator.

Craft room retreat
This Washington, DC craft room is stylish and functional. Large, sturdy tables with plenty of work space are the central focus in this room.  The comfortable task chair provides mobility without having to stand up. Plenty of storage allows the homeowners to hide fabric and other sewing supplies out of sight and avoid clutter. However, some of the sewing materials are also displayed on the wall as art.

She-sheds

Corner Lot New-Construction Home Ideas
  Built and designed by Veranda Estate Homes Inc., this custom home was designed to take advantage of the unique raised corner lot that it sits on. Every side of this home had large scale windows to take advantage of the raised elevation off the street which gives it total privacy and walls of green trees once summer decides to show its face in Calgary. Since the home was a spec home, meaning the builder was building it without specific clients in mind, they were able to push the envelope with the overall plan and interior selections.
While each space is unique and individual, they kept the theme of black, white, and natural color wood elements consistent throughout the home. There are a lot of elements in this home that the designer, Melissa Manzardo Hryszko, gets asked about often. One is the staircase railing, which is a design she came up with for another home about 7 years ago. While it is certainly not cost effective, she felt it was a great investment for the space as it certainly demands attention. The staircase is a combination of custom iron post in a matte black finish, 10 mm glass panels, & a 1/4 sawn oak handrail. It goes perfectly with the black stringers and natural finish hardwood treads.
The other feature people love are the dividers that she incorporated into the informal dining area. This space is viewed right when you walk into the home so she knew they had to somehow make this space special and define it in some way. The industrial feel that these dividers add was the perfect touch to define the space.
The counters are another thing people loved when viewing this home, you can’t help but touch them! They are a leathered Angola Black granite, simple and clean but the leathered finish takes these up a level!

All of the cabinets throughout are custom and built-on-site in the home. The designer/builder went with a 1/4 Sawn White Oak for all of the back stained cabinetry.

Dark Stained Cabinetry
All black stained windows & cabinetry is a custom blended black stain and it was shaded to create the depth that you see in the images. Any painted cabinets are created with MDF and paint grade woods.

 Foundation
The foundation of your home is a critical element in the building process because it is what holds up the entire structure. You have to decide what type of foundation you want.- basement, slab or crawlspace. After the foundation is set, the framing of the home begins. And you can see the layout taking shape.
Framing
Framing is also very important as it serves as just like skeleton to our bodies. Frame is the underlying structure of the home. Once the framing is over, you will see the layout of your home.
 Inspection
This is extremely important as you should check whether each and every part is being constructed correctly. After the initial inspections, your builder will ask you to walk through your home. At this point you can visualize what your dream home will look like since the walls and trusses will be framed and the roof sheathing will be installed.
 Mechanical Installation
This stage occurs before the installation of sheet rock. At this point all the mechanical components and wiring are installed. Venting, ductwork, water heaters and the HVAC system will be installed. Other exterior finishes like masonry and wood work is also done now.
 Insulation
This is a critical factor in determining your home’s energy and cost effiiciency. If installed properly, this helps you to prevent heating/cooling from escaping your home.
 Interior Design
This is the most exciting part. This includes flooring, cabinets, countertops, appliances, lighting fixtures, millwork and trim, interior doors, plumbing products etc.
 Final touch-up and Move –in

Corner Lot New-Construction Home Ideas
  Built and designed by Veranda Estate Homes Inc., this custom home was designed to take advantage of the unique raised corner lot that it sits on. Every side of this home had large scale windows to take advantage of the raised elevation off the street which gives it total privacy and walls of green trees once summer decides to show its face in Calgary. Since the home was a spec home, meaning the builder was building it without specific clients in mind, they were able to push the envelope with the overall plan and interior selections.
While each space is unique and individual, they kept the theme of black, white, and natural color wood elements consistent throughout the home. There are a lot of elements in this home that the designer, Melissa Manzardo Hryszko, gets asked about often. One is the staircase railing, which is a design she came up with for another home about 7 years ago. While it is certainly not cost effective, she felt it was a great investment for the space as it certainly demands attention. The staircase is a combination of custom iron post in a matte black finish, 10 mm glass panels, & a 1/4 sawn oak handrail. It goes perfectly with the black stringers and natural finish hardwood treads.
The other feature people love are the dividers that she incorporated into the informal dining area. This space is viewed right when you walk into the home so she knew they had to somehow make this space special and define it in some way. The industrial feel that these dividers add was the perfect touch to define the space.
The counters are another thing people loved when viewing this home, you can’t help but touch them! They are a leathered Angola Black granite, simple and clean but the leathered finish takes these up a level!

All of the cabinets throughout are custom and built-on-site in the home. The designer/builder went with a 1/4 Sawn White Oak for all of the back stained cabinetry.

Raised marble counter in the kitchen is polished Statuario marble with mitered waterfall detailing.
Dark Stained Cabinetry
All black stained windows & cabinetry is a custom blended black stain and it was shaded to create the depth that you see in the images. Any painted cabinets are created with MDF and paint grade woods.

Kitchen
This kitchen feels dramatic, modern and unapologetic. I love the layout and the raised kitchen island.
All of the cabinets throughout are custom and built-on-site in the home. The designer/builder went with a 1/4 Sawn White Oak for all of the back stained cabinetry.
Raised Countertop
Raised marble counter in the kitchen is polished Statuario marble with mitered waterfall detailing.
Dark Stained Cabinetry
All black stained windows & cabinetry is a custom blended black stain and it was shaded to create the depth that you see in the images. Any painted cabinets are created with MDF and paint grade woods.

Kitchen Island Dimension
Kitchen Island Dimension: 9’ wide x 2’ deep + the marble raised section which adds another 18” of depth for this island.

The kitchen also features a built-in command center wired for computer and phone.

The kitchen sink wall features built-on-site 1⁄4 Sawn Oak kitchen cabinetry with extensive drawer detailing, pull out trash cans and cabinets to the ceiling.

This home features a large butler’s pantry with custom 1⁄4 sawn oak cabinets with under counter lighting.
Countertop is Leathered Angola Black Granite.

The staircase is a combination of custom iron post in a matte black finish, 10 mm glass panels, & a 1/4 sawn square Oak handrail. It goes perfectly with the black stringers and natural finish hardwood treads.
Home Office
The home office carries the same custom 1⁄4 sawn oak cabinetry. Note the floor plug under desk. Handy!
