International Workspace Group (IWG), grup fondat în Belgia în anul 1989, din care fac parte SPACES și Regus, a numit-o pe Ramona Predescu (Iacob), Country Manager pentru operațiunile din România.

According to Richard Morris, UK CEO of IWG, the company is responding to the workspace revolution that finds workers favoring tech-enabled offices and reduced commute times.
“IWG is the world’s leading provider of flexible work space,” said Morris. “There’s this really important emerging trend where companies want to use real estate differently and we’re responding to those needs. Businesses want flexibility and we provide workspace as a service to companies all around the world through our network.”
“What we’re here to do is to build this infrastructure to help other businesses be agile, and to help other businesses provide choice to their people around where they work and how they get their work done.”
Morris said that younger generations especially are leaning into more flexible hours rather than the traditional 9 to 5. This is why, he said, IWG wants to provide a more versatile and adaptable workspace for all users.

Could flexible workspaces be the answer to improved productivity?

An annual international survey undertaken by Regus’ parent group IWG, covering 18,000 professionals from 96 countries, revealed that 91 per cent of respondents said that flexible workspace enables enhanced levels of productivity amongst workforces.

Oman launched the Tanfeedh National Program to stimulate diversification across a number of sectors in the Sultanate. The program also aims to improve the business environment since a supportive ecosystem is recognised as a major factor of economic growth, which can attract investors, encourage the formation of small and medium enterprises and foster entrepreneurship.
Enhancing productivity
Establishing a sustainable business environment means creating suitable opportunities to maximise the productivity of every single member of the workforce, by creating a healthy and safe working environment for all.
Flexible workspaces come with numerous advantages that make them a far more competitive option than conventional office spaces. Since they can be located anywhere, flexible workspaces offer the convenience of working from a preferred location. This could be especially beneficial for new mothers or pregnant women, who may find it difficult to commute to their workplace. Overall, this can boost productivity for the company as it could save many hours of drive time on the roads, as well as help improve staff retention.  
It also appears to be the case that workers working flexibly take less time off for sickness and ill-health reasons. Researchers at the University of Stanford found that nine per cent of the productivity gain associated with remote working was explained by workers taking fewer breaks and less amounts of time off work for illness.
In surveys, workers who work flexibly also report themselves to be happier and more motivated than co-located workers. Greater levels of employee happiness and satisfaction is also likely to reduce churn rates among staff, resulting in maintained levels of production and lower costs from the need to recruit and train replacement staff.
There are also significant societal environmental benefits that can be potentially gained from the increasing trend towards flexible and remote working. For example, remote working can help to reduce overall fuel consumption, reduce carbon emissions and production of pollutants such as particulates.
Stimulating entrepreneurship
A successful flexible working platform is a far more cost effective option for companies setting up, with research showing that it can reduce workplace overheads by almost half.
The best part about flexible office spaces is that they offer the added benefit of being able to scale up as and when required. So, for instance, a clothing-start up selling vintage pre-loved items of fashion items could very well start small and add more space and workstations as they grow their business.

From TRD NYC: Amazon narrows HQ2 search to 20 cities Seattle-based Amazon released a list of 20 potential cities where it may build its second headquarters. Amazon’s promised $5 billion investment in construction and 50,000 jobs have had cities across North America scrambling to win the tech giant’s favor. The list includes some of the nation’s biggest cities — New York, Miami and Los Angeles among them — as well as some smaller locales such as Columbus, Ohio and Indianapolis, Indiana. Apple picking a new campus somewhere in the US and expanding data centers Apple, too, is in search of a new corporate campus in the U.S. The Cupertino, California-based company did not announce the size or preferred location of its new campus, but said it will initially house customer support staff at the new location. Skanksa names new CEO of US operations and lays off thousands Skanksa USA, the American branch of the Swedish construction giant, named Richard Kennedy as its CEO amid a worldwide restructuring that will result in layoffs of about 3,000 employees. Brookfield and Onex plan $3.7B bid for coworking firm WeWork rival IWG, formerly known as “Regus,” is attracting interest from two Canadian private equity firms. Amid concerns over tax law and construction costs, US homebuilder confidence drops slightly While still near its high point, U.S. homebuilder confidence fell slightly in January, according to the National Association of Home Builders/Wells Fargo. Confidence in the single-family home market fell 2 points from December, when the level was at its highest point since 1999. While the NAHB cited a strong economy and limited supply of available homes as strong point, Bloomberg reported that the new tax law and rising construction costs could pose challenges to homebuilders. CoStar expands into former rival Xceligent’s home turf Real estate data company CoStar announced a partnership with the Kansas City Regional Association of Realtors, moving into the hometown of Xceligent, its main rival that folded amidst a costly legal battle between the two firms. CoStar will become the “exclusive data, analytics and marketing provider” for the realtors’ group. Xceligent’s bankruptcy caused hundreds to lose their jobs in the Kansas City office. [TRD]
Lawsuit against Zillow claims it conceals Zestimates for some listings A lawsuit filed in New Jersey accuses online real estate service Zillow of giving preferential treatment to brokerages that have “contracts” with the site by withholding Zestimates for certain listings. EJ MGT LLC, the plaintiff, says Zillow is breaking antitrust laws. A statement from Zillow denies any wrongdoing and states that the company intends to “vigorously defend ourselves against this lawsuit.” [TRD]
Brown Harris Stevens lines up 30 brokerages for global network Led by Brown Harris Stevens, 30 brokerages around the world are joining together to promote each others listings online. Formerly affiliated with the auction house Christie’s, BHS will now partner with Hilton & Hyland Real Estate in Beverly Hills, Daniel Féau in Paris and London’s Strutt & Parker, among others. “The unique part is that for each listing, the contact is the listing broker themselves,” said co-president Hall Willkie, who added that there are no dues and referral fees for those listing on the network. Miami’s Nautilus South Beach for sale, could fetch $180M The 250-key Nautilus South Beach hotel is for sale, and industry sources say it could sell for as much as $180 million. Quadrum Global paid $61 million for the hotel in 2011 and launched a major renovation. It was designed by Miami Modern architect Morris Lapidus in the 1950s. CBRE has the listing. [TRD]
Chicago courts developers in hopes of revitalizing city-owned warehouses The Chicago Community Development Commission is looking for developers to reinvigorate two massive city-owned warehouses. The six-story structures were built by the U.S. Army in 1918 and were once the largest concrete warehouses in the world, with 570,000 square feet apiece. The city is offering up the buildings as part of an international design competition sponsored by C40, a coalition of cities looking for sustainable ways to combat climate change. Developers have until May 4 to submit their qualifications to the city. [Chicago Business]
HP’s Houston campus on the market HP Enterprise is marketing its 2-million-square-foot campus in Houston for sale, and it could fetch an estimated $55 million. Originally the home of Compaq Computers, which HP acquired in 2002, the complex has manufacturing and laboratory space, but after Hurricane Harvey flooded parts of Houston, HP announced it would move its manufacturing operations to Austin and Chippewa Falls, Wisconsin. HP sold a chunk of the campus to Lone Star College System in 2009 amidst a corporate consolidation. [Houston Chronicle]
Apple to lease four-story building in LA’s Culver City As Apple promises to build a second campus somewhere in the U.S., it is also in talks to expand its footprint in Los Angeles. Sources tell The Real Deal that Apple will lease all of Lincoln Property Co.’s building at 8777 Washington Boulevard in Culver City. The 128,000-square-foot property includes ground floor retail with office space above. HBO was thought to become the building’s sole occupant, but that deal fell through. [TRD]
Amazon leases two more office buildings in Seattle And as it searches for a home for a second headquarters, Amazon continues to grow in its hometown Seattle. The online retail giant leased two more office buildings in Seattle, adding nearly 350,000 square feet to the 8 million square feet it already controls in the city. Amazon will occupy all 11 floors in the new 9th and Thomas building and 186,000 square feet in the former Pemco Insurance headquarters. [Seattle Times]

Spaces se mută în complexul Campus 6
Spaces, furnizor de spații de lucru creative, a devenit unul dintre chiriașii primei clădiri din complexul Campus 6, pe care dezvoltatorul imobiliar Skanska o va finaliza în trimestrul trei din 2018, tranzacție de închiriere intermediată de către compania de consultanţă CBRE.
În clădirea Campus 6.1, International Workspace Group (deținătorul brandurilor Spaces, Regus, Basepoint, No.18, Signature și Open Office) va implementa în România un nou concept de spații de lucru flexibile, denumit „Spaces”. Acesta este dedicat companiilor și start-up-urilor și oferă medii de lucru care sporesc creativitatea. Compania va implementa acest concept în cei 3.100 de metri pătrați închiriați în clădirea Campus 6.1, imediat după finalizarea acesteia.
„Faptul că IWG plc, cel mai mare furnizor de soluții pentru spații de lucru flexibile din lume, a ales Campus 6 ca loc în care să implementeze Spaces, un concept aparte, vine ca o confirmare a faptului că proiectele noastre anticipează și răspund nevoilor din ce în ce mai diverse ale pieței. Campus 6 oferă un mediu de lucru creativ în care angajații companiilor și antreprenorii pot lucra și relaționa, fiind conceput ca un hub social, cu zone verzi de interacțiune dotate cu prize electrice, Wi-Fi și multiple inovații, iar implementarea unui asemenea concept este o potrivire firească ce va pune în valoare atât proiectul nostru, cât și valorile Spaces”, declară Aurelia Luca, Managing Director Skanska Property România.
Situat în imediata apropiere a Universității Politehnice, chiar la intersecția a două mari bulevarde din București, asigurând un acces foarte bun la mijloacele de transport în comun și nenumărate facilități în jur, Campus 6 are parte de un interes crescut din partea companiilor care plănuiesc să-și mute operațiunile sau să se extindă în zona centru-vest, aflată în plină dezvoltare.
„Oamenii sunt mult mai productivi și mai de succes într-un mediu de lucru plăcut, sociabil și inspirant. Spaces oferă acest lucru. Spaces oferă membrilor oportunitatea de a-și lua carierele în propriile mâini, iar evenimentele organizate de noi le permit să se implice în modul de viață al Spaces. Campus 6 include patru clădiri de birouri, oferind o suprafață totală închiriabilă de 81.000 de metri pătrați, prima clădire urmând a fi livrată în trimestrul al treilea din 2018. Clădirile 2, 3 și 4 vor fi certificate WELL.
Proiectul va include 7.000 metri pătrați de zone verzi, un amfiteatru care va găzdui întruniri de business și sociale, restaurante și cafenele cu terase, dar și o pistă de alergat situată pe acoperișurile Campus 6.2 și Campus 6.3.

Adam Neumann Loses Billionaire Status The bad news continues to pile up for WeWork’s former CEO, Adam Neumann. This week, Forbes took Neumann off of its world’s wealthiest people list. On Thursday, Forbest updated Neumann’s status to $600 million, down from $4.1 trillion. According to Forbes, its “estimate of Neumann’s wealth is based on his stake in We Co., plus an estimated $500 million in stock sales, less $380 million he owes on a line of credit, which was detailed in the company’s public offering statement.”
Awfis Raises Funds, Opens New Location India-based coworking space operator, Awfis, “raised $30 million in a Series D equity financing round led by homegrown ChrysCapital,” Legally India reported this week. The company also expanded its coworking footprint with a new location in Pune. The new 33,000 square feet coworking space is the 10th Awfis location in Pune and it boasts 380+ workstations. Awfis is also planning on growing its presence in Tier II markets, including Jaipur, Ahmedabad, Indore, Kochi, and Bhubaneswar.
IWG to Offer Franchises in the US Fortune reported this week that International Workplace Group (IWG) “is doubling down on U.S. expansion plans through McDonalds-style franchising–through mergers and acquisitions, and eventually, a possible IPO of the North American business”According to the report, IWG is partnering with franchisees that already work with the likes of Starbucks, Holiday Inn, Burger King, and McDonalds in mid-sized cities and small towns.

In The Loop: WeWork, Coworking In Canada, And BizSpace
WeWork Is Seeking to Cut Costs WeWork is trying to lighten its costs load by putting several of its companies on the chopping block, Fortune reported this week. As of June 30th, WeWork had $2.5 billion in cash, however at its current rate of cash burn, the company would run out of money sometime during the first quarter of 2020 according to analysis. Now that the company has canceled its IPO plans, it needs to find ways to liberate some cash flow. The new co-CEOs are doing this by selling side businesses the We Co., including The Wing, Managed by Q, Conductor, and Teem. The company will also sell a jet and is likely to lay off a significant amount of employees. 
Coworking Is Booming in Canada A recent report by CBRE Canada found that “flexible office spaces are projected to reach more than 6.1 million square feet by the end of the year, up about 300% from 2014.” While WeWork might be facing some challenges in other ends, the company has helped popularize coworking in Canada, alongside International Workplace Group (IWG Plc.) According to the report, there is an additional 1.3 million square feet of flexible space on its way, mostly in Toronto, Vancouver, and Montreal.
UK-based BizSpace Takes Over 52,600 sq ft Insider Media reported this week that UK-based flexible workspace operator, BizSpace, “has made a major property acquisition in Nottingham for £7m.” BizSpace acquired a three building property, 31-35 Park Row, that toals 52,600 square feet. According to the report, BizSpace will carry out a £1.8m project of 35 Park Row, which is currently vacant. Over the last year, BizSpace has invested £40.3m in 11 new sites across the UK’s regionals towns to develop flexible workspace centers.

The We Company Postpones IPO We Co., WeWork’s parent company, has postponed the company’s initial public offering. The news comes after WeWork lowered its valuation to $15 billion from $47 billion and made some changes to its corporate governance. Still, WeWork failed to assuage investor skepticism following the publishing of its S-1. WeWork’s biggest backer, SoftBank, has reportedly also asked the company to postpone the IPO until at least next year.
International Workplace Group to Grow Its Coworking Arm in India International Workplace Group has announced that it has plans to double its coworking network, Spaces, in India by 2022. The company also has plans to introduce three new brands in the region, HQ Global Workspaces, Signature by Regus, and CXO Club. To grow its existing footprint in the country — 120 workspaces in 16 cities across the country — IWG is reportedly considering launching the franchise business in India.
Savills to Launch Flexible Workspace Platform in India India’s coworking market is booming. This week, Savills announced that it will launch its flexible workspace platform in India.  The platform aggregates all the available flexible workspace in a market and allows occupiers to select the right space for them. The company started its operations in India a few years ago as a real estate consultant and has since then grown its presence in the region. The company currently has offices in Gurgaon, Mumbai, Bengalulru, and Chennai, with soon to open offices in Pune and Hyderabad.
JustCo Continues Expansion with New Location in Shanghai Singapore-based flexible workspace operator, JustCo, is growing its footprint in Shanghai with a recently secured space at LL Land Tower. The new coworking space is slated to open by the end of the year and it marks the company’s largest space in Shanghai, spanning 35,000  square feet. Currently, JustCo is operating 40 locations across eight cities in Asia: Singapore, Bangkok, Shanghai, Jakarta, Seou, Sydney, Melbourne, and Taipei.

In The Loop: Knotel, Industrious, And WeWork Makes The Presidential Debates
Knotel Reaches Unicorn Status Following a $400 million funding round, Knotel reached unicorn status just a week after rival WeWork filed for an initial IPO. Knotel’s latest funding round was led by Wafra, the investment arm of the Kuwait government; other investors include Mori Trust, Itochu, Mercuria, and Newmark Knight Frank. Amol Sarva, co-founder and CEO of Knotel, is reported to have given up 15 to 30% of the company in exchange for the new funds. The company is now valued at $1.3 billion.
Industrious Raises $80 Million Flexible workspace operator, Industrious announced that it recently raised $80 million from investors and that it expects to turn a profit as soon as 2020. The recent $80 million, raised in a Series D round, bring the total funds raised by Industrious to just over $220 million. Investors in the company include Brookfield Property Partners, Equinox, and Canada Pension Plan. Industrious currently operates over 80 flexible workspace locations across the US and it has turned to revenue-sharing agreements with landlords to power its growth.
WeWork Makes the Presidential Debates Following the publishing of its prospectus, WeWork has faced significant backlash. Most recently, Democratic presidential hopeful Andew Yang called out the company via a tweet. 
Yang stated that the company’s $47 billion valuation is “utterly ridiculous” and that “any equity analyst who endorses this stock about a $10 billion valuation is lying, stupid, or both.”
International Workplace Group Adds 4 Locations in Texas Spaces, the coworking arm of Regus’ parent company International Workplace Group (IWG), is set to add four new coworking space locations in North Texas. The company is expected to ad 173,396 square feet of space within the next six months. Spaces will grow its footprint with locations at Legacy Central in East Plano; Shops at Legacy in West Plano Village; and The Epic in Deep Ellum. All four locations are expected to be open before the end of 2020.

WeWork Files for IPO amid Heavy Losses and Investor Skepticism On Wednesday this week, WeWork officially filed to raise $1 billion in an initial public offering. As part of the process, the company filed the S-1 form, which revealed huge losses, indebtedness, and no time frame to become profitable. Not only is profitability not a priority for The We Company, but it also relies heavily on CEO Adam Neumann, who controls the company’s voting power and could take actions that other stakeholders do not see as beneficial.
IWG Expands Franchise Business Model in Canada Flexible workspace provider, International Workplace Group (IWG), announced earlier this week that it plans on launching its franchise program in Canada, in the hopes of accelerating its growth in the region. The company is reportedly seeking franchise partners with a minimum net worth of $3 million and a minimum of $1 million in liquid assets and IWG will offer franchise opportunities for all four of IWG brands: Regus, Spaces, HQ, and Signature by Regus.
The Rise of Niche Coworking In the race to attract new members, coworking spaces are turning to unique amenities to capture the attention and business of professionals. Coworking space operators are using amenities like childcare, gourmet dining, on-site chefs, wellness programs, art galleries, access to healthcare, and much more in order to differentiate themselves from the competition in a rapidly growing market.

Hines Teams Up with Industrious and Convene Real Estate Investment Firm, Hines, joins the list of landlords that have entered the flexible workspace industry. Hines has partnered with Industrious and Convene to offer flexible workspace in Hines properties. Bloomberg reported this week that “Industrious will serve as one of Hines Squared’s operating partners” and it will run the first two locations, slated to open in Houston and Salt Lake City this year.
