BRIAN KERNICK, P.Eng, MBA Greenview Developments Ltd.
Brian was born and raised in the small town of Canmore, Alberta. His father owned Restwell Trailer Park just off main street Canmore. As Restwell Trailer Park expanded and grew, Brian developed interest and learned the basics of carpentry and development. As a kid, he learned to drive a backhoe and dump truck and how to hammer and paint.  
His first development project was in Canmore, called Grotto Mountain Village. Grotto Mountain Village was a highly successful 125 manufactured housing community. After finishing the project, Brian decided to get his Masters in Business Administration (MBA) in Australia. Brian completed his MBA in 1998 and then worked in several large real estate consulting firms working for blue chip companies. He provided strategic evaluation advice and hands on development management services to companies and institutions looking to make direct property investments, engage in real estate development projects or alternatively undertaking the divestment of property.  
Brian is an efficient, innovative, tenacious, performance-driven and methodical real estate developer with extensive multi-industry experience both across North America and abroad.  He is well versed in Project Development and Management, Economic and Financial analysis, Acquisition and Disposal Strategies, Site Assessment, Town Planning, Engineering and Building design, Market geographic and demographic analysis.
Brian incorporated Greenview in 1988 with the intention of moving closer to his family and friends in Canada. Under Brian’s leadership, Greenview Developments has been involved in the construction, development and management of low-rise and high-rise residential and commercial properties, mixed-use developments and hotels. 1.       HARBOUR LANDING BUSINESS PARK (REGINA)
Harbour Landing Business Park is a campus style office development consisting of four buildings each spanning 40,000 square feet (3-storey office building and a Tim Hortons coffee) in Regina, Saskatchewan.  It is located near Regina International Airport. Buildings 1, 2 & 3 have been fully completed and phase 4 has commenced. It is a suburban office park that is located on the corner of Parliament Avenue and Lewvan Drive just north of the new Grasslands retail development. Three of the four office buildings have been completed and are occupied. They are located within minutes of the Regina Airport and the new Global Transportation Hub. They offer excellent access / egress from Lewvan Drive and access to acres of parks and walking paths. The tenant mix consists of Saskatchewan Cancer Agency, Association of Professional Engineers & Geoscientists of Saskatchewan (APEGS), Porchlight, Saskatchewan Healthcare Employees’ Pension Plan (SHEPP) and Chartered Professional Accountants Saskatchewan (CPA).
 2.       AVLI ON ATLANTIC (CALGARY)
AVLI is a private intimate building located in historic Inglewood, adjacent to the longest park pathway system in North America, in Calgary, Alberta. A home to 65 units of luxury residences with 7 floorplans for every buyer, budget and investor with boutique and cutting-edge interiors. It is comfortable in its setting, proud of its attributes and home to those who have an appreciation for remarkable art.  AVLI on Atlantic features the finest in contemporary custom-made cabinetry and the stylish gourmet kitchens offer ultra-modern flat panel doors in a white high-gloss overlay finish with metallic edging.
 Greenview Developments is the managing partner in this $36MM project which is nearly complete.
  3.       WILLIAM OFF WHYTE (EDMONTON)
It is a 44 unit, four-storey condo building that believes in bringing style and aesthetics to your life. It is rated one of the top streets in Canada providing a home you can really live in and admire. The project is located in central Edmonton, in the community of Garneau, and just off the popular and lively Whyte Avenue. William Off Whyte was completed in early 2020 with sales ongoing. Being near the University of Alberta main campus and Hospital also makes it ideal for students who want a stylish place to live. William Off Whyte has nine-foot ceilings, beautiful modern exterior, Italian cabinetry, soft close drawers, quartz counters, underground parking and bike storage and a choice of three colour schemes to suit your style.  
 PAST COMPLETED PROJECTS
1.       Sage.Stone (Calgary)
Sage.Stone is a project in NW Calgary with total sales revenue of $40 million. Phase 1 (88 units) is 100% complete and Phase 2 (90 units) finished closings by March 2015.  
2.       Bordeaux in Hawkstone (Regina)
76 townhomes in North Regina with total sales revenue of $22 million has been completed.
3.       Skyy Townhomes (Regina)
Sales of 116 units commenced in June 2010 with total sales revenue of $22 million and the project was completed January 2012.
4.       Luxstone Landing (Calgary)
12 unit Townhome developments with a value of $3.3 million was completed in 2012.
5.       Sage Townhomes (Regina)
The sales of 176 townhomes commenced in December 2009 with sales revenue of $35 million and the project was completed in early 2011.
6.       Advantage West Inns & Suites (Fort McMurray)
This hotel was built from pre-fabricated modular units rather than standard stick-built construction. The 83‑room hotel opened in July 2004. After 3 ½ years of operation, Greenview Developments sold it in 2008 for $19,400,000 or $234,000 / room, a record price in Canada.
7.       Spring Pastures (Australia)
Completed 72-acre rural residential project worth $10m in Mapleton, Queensland within 2 years.
8.       Grotto Mountain Village (Canmore)
Grotto Mountain Village was a $15 million project, consisting of a 125-lot turn-key manufactured housing community on 24 acres, which won the mayors award for Urban Design, Community Neighbourhood Enhancement & Facility Construction in 1994.

  Tendered and negotiated all scopes of work, monitor     construction milestones, budgets and costs.

 SENIOR EXECUTIVE | KPMG NATIONAL REAL ESTATE SERVICES – SYDNEY, AUSTRALIA                                     2001 - 2002
 ·         Provided strategic property advice and off-balance sheet finance solutions to developers, financiers, government agencies and major blue-chip corporations
·         Feasibility and divestment advice on HIH Insurance.  HIH, and its 18 controlled entities, was Australia’s largest insurance company and it went into liquidation in March 2001. I acted on behalf of the provisional liquidator to maximize the proceeds from the sale of the properties.
·         Development and feasibility advice for the redevelopment of Bathurst Mount Panorama Precinct, one of the top three motor racing circuits in the world.  Bathurst 1000 is the Australian equivalent of Indy 500 in terms of motor racing and the event is broadcast to over 400 million homes in 54 countries. The Panorama Precinct is a multi-use tourism destination featuring restaurants, tourist attractions, cultural facilities, sporting and recreational facilities such as motocross, educational facilities, residential properties and nature park areas.
·         Facilitated the revision and expansion of Commonwealth Property Principles document for the Australian Department of Finance. This provided an appropriate discount rate and methodology for real estate decisions.
·         Reviewed feasibility and business case for NRMA (affiliated with the Canadian Automobile Association and American Automobile Association), to divest their existing operations in multiple locations and consolidate their staff within a new 38,000 m2 ‘Village’ campus style development.  
·         Prepared a feasibility and highest and best use study for ABC (Australian Broadcasting Corporation) Television’s Gore Hill site as well as planning and offering council advice.

First Nation Rail Blockades Disrupt Port Operations in Eastern Canada
With a persistent political dispute blocking rail traffic on the CN Rail network in Eastern Canada, Atlantic Container Line has diverted two vessels away from the Port of Halifax so that they can offload their cargo at alternate ports on the U.S. East Coast. 
Early this month, the hereditary leaders of the indigenous Wet'suwet'en First Nation launched protest actions to oppose the planned Coastal GasLink pipeline project in British Columbia, on the opposite side of the country. Multiple first nations across Canada took solidarity action in support of the Wet'suwet'en, setting up rail blockades and impeding freight and passenger service nationwide. CN Rail and Via Rail have both announced temporary layoffs due to suspended service on blockaded routes. 
The effects have been felt at seaports as well. "Our Canadian and U.S. midwest operations have been shut down for almost two weeks now over this ridiculous situation," said Andy Abbott, CEO of Atlantic Container Lines, in a statement to Canada's CBC News. "Customers are finally fed up and we are routing cargo away from Halifax/CN to U.S. ports/U.S. railroads."
The interruption also affects ro/ro operations: 85 longshoremen at the CN Rail Autoport ro/ro port in Halifax have been laid off due to the disruption. The terminal is a busy hub for imported vehicles for the Canadian market, but without a rail connection for onward shipment, it is effectively out of action until the blockade in Eastern Canada has ended. 
Some of portions of the blockade in central and western Canada have already been lifted: service resumed for rail traffic to and from the busy Port of Prince Rupert, British Columbia on February 14, and counterprotesters destroyed a blockade in Edmonton on February 19. Negotiations between the Wet'suwet'en chiefs and the federal government continue. 
Kahnawake Kenneth Deer, Secretary for the Mohawk Nation, told CTV that the Mohawk's blockade in Ontario would remain in place until the chiefs are satisfied with the federal government's response.

Where Libraries are the Tourist Attractions
About a decade ago libraries across the world faced a dilemma. Their vital functions — to supply books and access to information for the public — were being replaced by Amazon, e-books and public Wi-Fi.
To fight for their survival, said Loida Garcia-Febo, president of the American Library Association, libraries tried to determine what other role they could play. “They invented these amazing new initiatives that are finally launching now,” she said. It took them this long to raise money and build them.
Libraries are certainly having a moment. In the past few years dozens of new high-profile libraries have opened close to home and across the world. And they certainly don’t resemble the book-depot vision of libraries from the past.
To attract visitors from home and abroad, many libraries have advanced, even quirky amenities. They have rooftop gardens, public parks, verandas, play spaces, teen centers, movie theaters, gaming rooms, art galleries, restaurants and more. The new library in Aarhus, Denmark, has a massive gong that rings whenever a mother in a nearby hospital gives birth.
Ms. Garcia-Febo knows of multiple libraries offering free work space for growing numbers of entrepreneurs. These aren’t just alternatives to coffee shops, spaces for people to pull out their laptops and work. The libraries have fancy meeting rooms for them to meet with potential clients, business librarians who can help them solve their financial challenges, and classes to teach them vital skills. At no cost, it’s a much cheaper option than spending hundreds of dollars for a desk at WeWork.
Libraries are supplying the public with other features they may not have at home. Twenty years ago that was books. Now it’s expensive new technology like 3D printers, laser cutters and broadcasting studios for podcasts and movies. Visitors are going to libraries to try before they buy. Other people just want to play with something that may not ever be able to afford.
Meeting diverse needs requires a sophisticated building, and many libraries are employing the world’s best architects to create showstopping designs. The new buildings are transforming skylines, going viral on social media and attracting tourists from all over the world. For many of these libraries the books are overshadowed by other amenities.
Here’s a look at some of the world’s newest and most creative libraries.
Helsinki, Finland
Helsinki Central Library Oodi
On Dec. 6, 2018, Finland celebrated its 101st anniversary of independence from Russia. One day before, the Finns received an anniversary present: a new central library named Oodi.
The library’s facade is made almost entirely of spruce, sourced from Finland. It has steel and glass structures mixed in, creating a soft, inviting look. The Helsinki government allocated 68 million euros to the project as well as a prime spot opposite the Finnish Parliament (the federal government provided 30 million more). A local firm, ALA Architects, won the commission over 543 other competitors.
Only one third of the 185,000-square-foot space is allocated to books (transported by specially designed robots); the rest is community space designed for meeting and doing.
At the “book heaven” on the top floor, visitors sprawl out among potted trees and on specially commissioned wool carpets. An urban workshop on the second floor has sewing machines, scanners and printers as well as laser cutters and soldering stations, with spaces allocated to sewing, making badges, and even playing the drums. There is room for pop-up markets and entrepreneurs can rent out work stations to meet with colleagues or clients. There are pop-up information desks where organizations can inform visitors about their work.
In March, Oodi welcomed its one millionth visitor. “We have tourists from all over the world visiting, but mainly from Europe mostly, China, Japan and America,” said Anna-Maria Soininvaara, the library’s director. “Usually they want to experience the Maker Space and ask where all the books are because the shelves are always half empty because they’re all on loan.”
Dublin, Ireland
Museum of Literature
On St. Stephen’s Green, the Central Park of Dublin, there are three grand Georgian buildings, one of which was built by the architect Richard Cassels (also known as Richard Castle) in the 1700s. Behind them are lush Victorian gardens that open up to more secret oases. One has a 200-year-old strawberry tree.
These structures were previously the original home of the University College Dublin, where many of Ireland’s most famous writers studied. On September 20, they will be open to the public for the first time, as home to the Museum of Literature Ireland, or MoLI.
Visitors will be able to see the old physics theater where James Joyce set a chapter of his “A Portrait of the Artist as a Young Man” and the original print of “Ulysses,” famously called copy number 1. The bedroom of poet Gerard Manley Hopkins is still intact and will be available for viewing. Private letters from Joyce have been pulled out of storage for display.
The museum will also have a Joyce Research library and a reading room. There will be seats for working in the garden. “We are re-landscaping what we think is the only publicly accessible historic house garden in Dublin,” said Simon O’Connor, the museum’s director. “We take that responsibility seriously.”
He’s also excited about the museum’s radio station that will broadcast 24 hours a day, seven days a week. “Academics, musicians, and writers passing through the cities can stop in,” he said. “This is a living, breathing thing.”
Calgary’s New Central Library has a train running through it, as the site was designed to accommodate an active Light Rail Transit Line that already existed. The lobby is an arched bridge that lets locomotives go under it, and in “living rooms” patrons can sit on swirly chairs and watch them zoom by all day.
The library, which opened last November, was built to replace the existing downtown branch. “The old central library location was almost too small from the moment it opened,” said Kate Thompson, the vice president of development who led the project. “Calgary’s population has doubled since that time.” The new building offers 60 percent more space.
The library goes from “fun” to “serious” as visitors ascend the spiral staircase. On lower floors there are two cafes, a teen center, a children’s space and a 320-seat theater. The highest floor is the Great Reading Room, a more traditional library space surrounded by wooden planks. “There are no signs on the walls to ask for silence,” said Ms. Thompson. “But the room is always in a state of hushed silence as people study and read within the wooden oasis.”
Calgary is one of many Canadian cities getting a new super-library, as the locals call them. Ottawa is spending $192.9 million on a library scheduled to open in 2024 that will highlight views of the scenic Ottawa River and an exhibit space for the national archives of Canada. And in February 2020, Edmonton, Alberta, plans to debut its new Milner Library. Among its amenities will be a 65-inch multi-touch table in the lobby for visitors to play games, participate in surveys and make digital art.
Doha, Qatar
Qatar National Library
Designed by the Dutch architect Rem Koolhaas, the Qatar National Library, which opened in April 2018, is all about symbolism, a physical representation of the country’s reverence for learning.
The entry way is full of stacks housing almost one million books, including 137,000 for children and 35,000 for teens. “The way they are built on an incline, it looks like they are coming out of the floor,” said Dr. Sohair Wastawy, the library’s executive director. “It elevates the books and the knowledge people are looking for.”
The 72-foot-tall ceiling is made entirely of glass, drilling home the message that light is essential to learning. The Heritage Library, composed of 11 rooms full of objects significant to Qatar and the region, is sunk 20 feet into the ground; it looks like an excavation site. “The symbolism is that heritage is the root of the nation, the root of the land,” Dr. Wastawy said.
What the library has in looks it also has in programming. Every month the Qatar Philharmonic Orchestra performs for the public for free. This is only one of the 80 to 90 free events the library holds monthly. One of the most popular activities is a knitting group. Women come every Thursday and stay for four hours. There are labs for writing music, broadcast rooms with green screens, and play spaces for children of all ages.
“The public didn’t have that kind of community space, only cafes and shops to meet,” said Ms. Wastaway. “Now the library is the place the entire family can come for the entire day without getting bored.”
Tianjin, China
Tianjin Binhai Library
The Tianjin Binhai Library was built for practical purposes, to serve the Binhai New Area, which was formed in 2009 by the merger of three districts of Tianjin, a port city in northeastern China. It opened in October 2017 and has everything you would expect from a library: reading rooms, learning spaces, book storage and a large archive. But the majority of guests don’t go there to utilize the services. They visit from all over the world to see the fantastical architecture created by the Dutch firm MVRDV and local architects from the Tianjin Urban Planning and Design Institute.
“I think for the first week the library had around 10,000 visitors per day,” said Winy Maas, a founding partner with MVRDV and the architect responsible for the library. “People were lining up in the street to enter!”
The 363,000-square-foot space is painted floor to ceiling in pure white. In the middle of the space is a spherical auditorium nicknamed “the eye.” Around it are undulating floor-to-ceiling shelves that form waves. On the lower levels there are shelves with real books. On the upper levels the shelves contain aluminum plates with paintings of books on them, due in part to fire regulations.) Staircases are incorporated into the bookshelves: It’s a popular place for selfies and Instagram posts.
The space also has two rooftop decks offering views of the surrounding area. More traditional parts of the library are found to the side and below the attention-grabbing lobby.
The Central Library in Austin opened its doors on October 2017 with the Texas belief that bigger is always better. With six floors and 200,000-square-feet of space, it is twice the size of the former Old Faulk Central Library and located less than half a mile away.
The library sits next to Shoal Creek and Lady Bird Lake, areas of natural beauty. Many amenities take advantage of the location by focusing on the outdoors. Wrap-around-porches serve as reading rooms. The children’s room has a reading porch adjacent to it and a giant chess set just outside.
“The design gives you a sense of peace,” said Ms. Garcia-Febo, the library association president who recently visited the space. “It is very helpful for communities to have these spaces where they can feel peace.”
There is a seed library where users can check out seeds and plant them at home. The library even makes its own solar energy (30 percent of the building’s energy is generated this way) and collects rainwater in a 373,000 gallon cistern. It is used in the restrooms and for landscape irrigation.
One of the even quirkier features of the new library is a “technology petting zoo” on the fifth floor where visitors can play with new gadgets they don’t yet (or might not ever) own. They can draw on tablets, test out Philips Hue smart Wifi-lights, create their own model on a 3D printer, or record a song on a Spire Studio.
Oslo, Norway
Deichman Bjørvika
Construction of a new main branch of Deichman, Oslo’s public library, is currently underway in the newly established neighborhood of Bjørvika. Scheduled to open in the spring of 2020, it will serve as a public landmark, time capsule and entertainment hub.
This library is designed to see and be seen. The top of the building cantilevers, seen from downtown Oslo and the train station. Large, open entrances will be placed on the east, west, and south sides to welcome visitors from many directions. At night the library will change colors to reflect the events taking place that evening. Viewing areas inside the library will offer spectacular views of Oslo, the fjord, and the city’s green, rolling hills.
Inside the library, a room storing secret manuscripts won’t be opened until 2114, part of The Future Library Project conceived by the artist Katie Paterson. Every year from 2014 to 2114 a popular writer is creating a unique manuscript written on local paper (a forest of 1,000 trees was planted for the project.) After the 100 year period they can finally be read publicly.
More visitors will use the library’s entertainment facilities, including a large movie theater and a gaming zone that allows patrons to battle one another in public. (It’s one way to get teens in the door.)

First Nation Rail Blockades Disrupt Port Operations in Eastern Canada
With a persistent political dispute blocking rail traffic on the CN Rail network in Eastern Canada, Atlantic Container Line has diverted two vessels away from the Port of Halifax so that they can offload their cargo at alternate ports on the U.S. East Coast. 
Early this month, the hereditary leaders of the indigenous Wet'suwet'en First Nation launched protest actions to oppose the planned Coastal GasLink pipeline project in British Columbia, on the opposite side of the country. Multiple first nations across Canada took solidarity action in support of the Wet'suwet'en, setting up rail blockades and impeding freight and passenger service nationwide. CN Rail and Via Rail have both announced temporary layoffs due to suspended service on blockaded routes. 
The effects have been felt at seaports as well. "Our Canadian and U.S. midwest operations have been shut down for almost two weeks now over this ridiculous situation," said Andy Abbott, CEO of Atlantic Container Lines, in a statement to Canada's CBC News. "Customers are finally fed up and we are routing cargo away from Halifax/CN to U.S. ports/U.S. railroads."
The interruption also affects ro/ro operations: 85 longshoremen at the CN Rail Autoport ro/ro port in Halifax have been laid off due to the disruption. The terminal is a busy hub for imported vehicles for the Canadian market, but without a rail connection for onward shipment, it is effectively out of action until the blockade in Eastern Canada has ended. 
Some of portions of the blockade in central and western Canada have already been lifted: service resumed for rail traffic to and from the busy Port of Prince Rupert, British Columbia on February 14, and counterprotesters destroyed a blockade in Edmonton on February 19. Negotiations between the Wet'suwet'en chiefs and the federal government continue.

Ahead of Alberta vote, oil industry roots for Jason Kenney as polls show NDP headed for a drubbing
CALGARY — Canada’s battered oil industry is rooting for the opposition in next month’s election in energy heartland Alberta, investors said on Wednesday, but a brewing scandal involving the party’s leader could derail its hopes of an easy victory.
Alberta contains Canada’s vast oilsands, home to the world’s third largest crude reserves. With an economy nearly the size of Ireland, the province contributes almost 15 per cent of Canada’s gross domestic product.
But billions of dollars of foreign capital have fled the sector since 2017, partly because of lack of pipeline capacity.

Alberta Premier Rachel Notley’s left-leaning New Democratic Party (NDP) came to power in a shock victory in traditionally conservative Alberta in 2015 in the midst of a global oil price collapse that slashed energy company revenues.
But critics say Notley’s government exacerbated the crisis by raising corporate taxes, launching a review of royalty rates and introducing a carbon tax at a time when firms were already struggling.
Polls indicate the NDP is headed for a drubbing in the April 16 election.

The NDP trails the United Conservative Party (UCP), led by former federal cabinet minister Jason Kenney, 53 to 35 per cent in an Ipsos/Global News poll published this week.
The energy industry would likely cheer a UCP victory as the party has promised to reverse unpopular NDP policies.
The sector accounts for 30 per cent of the province’s economic activity and supports 415,000 Alberta jobs, according to the Canadian Association of Petroleum Producers (CAPP).
“A Kenney government would be very strongly welcomed by the oil industry,” said Rafi Tahmazian, a senior portfolio manager specializing in energy investing at Canoe Financial in Calgary. “(In 2015), the sector was already on its knees because of commodity prices being low and the government entered into its role really not showing recognition of that.”
Kenney promises to cut corporate income taxes, a key CAPP recommendation, scrap the carbon tax, slash red tape, and fight for new export pipelines to bring Alberta’s landlocked crude to market.
Regulatory delays have stalled new pipeline proposals for years. Last autumn the discount on Canadian heavy crude versus U.S. barrels hit record levels as production outpaced pipeline capacity, leaving crude sitting in Alberta storage tanks.
The Alberta government responded by imposing crude production cuts to shore up prices and leased 4,400 rail cars to bring more oil to market. Some companies criticized the measures as unnecessary government intervention in a free market, but others supported them.
“Our members are on their last legs,” said John Bayko, spokesman for the Canadian Association of Oilwell Drilling Contractors, who added his organization would back any party that offered a strong vision for the energy sector.

Premier Notley has become increasingly vocal in support of pipelines. Last year she fell out with Canadian Prime Minister Justin Trudeau over delays to the Trans Mountain oil pipeline expansion project.
But industry participants recall her opposition to Enbridge Inc’s Northern Gateway project, which has since been scrapped.
Kenney casts himself as a far more forceful oil industry advocate. Appealing to some Albertans’ sense of western alienation from national politicians in Ottawa, he vows to “stand up to Justin Trudeau and those attacking Alberta.”
SCANDAL BREWING
Kenney’s pugnacious approach has earned support from some in an energy industry that feels it lacks a champion. But it may also be the source of a growing scandal around his 2017 UCP leadership bid.
Some Canadian media outlets have reported that Kenney’s camp allegedly colluded with another candidate, Jason Calloway, to run a “kamikaze” campaign to discredit Kenney’s main UCP leadership rival.
Kenney has denied acting unethically, saying it is not unusual for competing campaign camps to communicate.
Last week, Alberta’s elections commissioner handed the Royal Canadian Mounted Police (RCMP) an investigation into irregular contributions to Calloway’s campaign.
RCMP spokesman Fraser Logan said no further information could be provided unless criminal charges are brought forward.
“Any time there’s potential of a leader being under investigation during an election campaign, that’s a problem,” said Duane Bratt, a political science professor at Calgary’s Mount Royal University.
Adding to UCP woes, a star candidate, Caylan Ford, resigned on Monday after a media report claimed she posted comments echoing white supremacist rhetoric on Facebook.
Ford said the comments were distortions and did not reflect her views, but resigned to avoid becoming “a distraction.”
Bratt said these developments offered some hope to Notley’s NDP government in the April election, but the UCP was still the clear favourite.
“A week ago, I would not have thought there was much of a path to victory for the NDP,” he said. “Now I think there’s a slim path, which is better than none.”
