Prices in the city’s beach and historic neighborhoods, popular for second homes, peaked in late 2007—and within a year fell 27% from that high, according to a study published last year in the Journal of Housing Research. Other neighborhoods in the city fell 17% from their peak by the beginning of 2010, says Norman Maynard, one of the study’s authors and an assistant professor of economics at the College of Charleston.
The crash was especially hard on some of the most alluring vacation spots. In Pensacola, FL, median annual condo prices fell as much as 62% from 2007 to 2010, according to ATTOM Data Solutions, a real estate information firm. They fell 40% in just one ZIP code in Sedona, AZ, a scenic spa town near the Grand Canyon. Meanwhile, in Bennett’s Placida community, foreclosure filings soared to 16% of all housing units in 2010. That was more than seven times the national average.
“You keep thinking it will level out, like the stock market,” says Bennett, a retired firefighter who’s now 59 and living outside Nashville, TN. “And it kept going down and down and down.”

Some vacation hot spots still haven’t recovered. A condo in the building where Bennett once owned a similar unit was recently sold for about $100,000 less than what he had paid 13 years ago.
Part of the problem is how dramatically prices had surged in many of these popular warm-weather destinations, says Rick Harper, an economic adviser at Triumph Gulf Coast, who has long studied Florida’s economy. That was partly a result of buyers with lousy credit scoring mortgages with as little as 3% down.
When the bubble burst, many of these folks couldn’t make, or no longer wanted to make, their monthly mortgage payments on these properties. And these second-home communities got hammered.

But it wasn’t just beach resorts that received the brunt of the housing bust.
In Big Sky, MT, posh resort developers built ski-in/ski-out homes with breathtaking views to meet demand in 2004 and 2005, says Shawna Winter, managing broker of the Big Sky Real Estate Co.
Winter remembers one buyer scribbled on a legal pad all the properties she had bought and flipped, reselling for a profit, Winter says. Some houses were bought and resold on the same day.
Winter invested with her now ex-husband in a second home in Big Sky that cost more than $1.5 million.
“I didn’t feel good about it,’’ she says. “The whole time, I had this pit in my belly.”
By 2007 and 2008, major developers were filing for bankruptcy and few people wanted to rent or consider buying the place. The roughly $12,000 monthly mortgage payments were a hefty and hugely stressful burden.
Winter eventually sold the property for a loss and, though she recovered from it, she has become quite a bit more conservative. Winter is now building a home on which she’ll owe less than half its value.
“The thought of having a mortgage much more than $3,000 to $5,000 makes me want to throw up,’’ she says.

What’s different for buyers today
These days, it’s much tougher to get a mortgage than before the crash. The bar is set higher for income, credit scores, and manageable debt loads.
From 2005 to 2007, the median Vantage credit score for someone getting a first mortgage on a property was 685 to 690, says Carbacho-Burgos. So far this year, it was about 739. That bodes well for real estate in the next recession as the housing market isn’t likely to cause another global crash.
“Unlike the previous decade, you’re going to have the housing market follow the economy, rather than the other way around,’’ he says. “We don’t expect huge price corrections in this recession.”
In Big Sky, it’s rare nowadays for someone to make a down payment of less than 30% to 50% of the purchase price, says local real estate broker Robyn Erlenbush of ERA Landmark Real Estate. Half of all the properties are paid for with cash.
Home values in Big Sky have climbed in recent years. But they’re not back up to the peak of the market, when the median single-family home sold for $1.85 million in 2008, Erlenbush says.
That’s a sign that folks may still want to be careful when buying in touristy areas. McCabe’s advice is to not buy vacation properties with the thought of flipping for a profit in the next few years.
“Some of the best bargains in vacation communities are off the water or away from the slopes,’’ says economist Harper. They’re cheaper and their values are less likely to be hurt quite so much if another downturn occurs.

With many low cost, non-stop flights now being offered, Sarasota Bradenton International Airport is our the airport of choice.   Can I play golf? - There is only one golf course on Anna Maria Island and it is gorgeous! The club is members only, but you can pay a guest fee of around $500. A little pricey for most, but don’t be discouraged there are many courses near Anna Maria Island.
Bradenton Country Club is a beautiful course designed with fountains, lots of trees, and lagoons. It is a 18 hole course located just 10 minutes east of the Island.
Timber Creek Golf Course is a nine hole course located 10 minutes east of Anna Maria Island. Not only is it a budget friendly course, but perfect for beginners and families. 
Manatee County Golf Course is located in West Bradenton, about 10 minutes from Anna Maria Island. This public course will challenge even you scratch golfers.
IMG Academy Golf Club is a prestigious club located about 15 minutes from Anna Maria Island. Facilities include a driving range.

Can we take yoga classes?
Yoga on vacation, of course! Beach yoga or in studio classes are available.
All weekly studio classes are on a DROP-IN basis. Gentle and Flow classes limited to 25 students. Restorative classes limited to 15 students. Once your reservation with us is confirmed please request yoga information. We will be happy to provide you with everything you need to get in touch with the local yoga group.
Is it a good place for the kids? Not only is Anna Maria Island beautiful, it is also a great place for families. The island is not overly large. It is big enough to offer lots to do and yet small enough that everything is easily accessible.  On AMI, you won’t experience long lines, crazy traffic or other headaches while on vacation with your little (or big) ones.

Go to the beach - Build sandcastles, swim, throw a ball around, bury each other in the sand. There are so many fun things to do at the beach.
Hunt for seashells - You can find shells anywhere on the beach, but for really great shelling go to Greer Island aka Beer Can Island. Located just south of Coquina Beach it is a perfect spot to grab some beautiful shells.
Get Donuts - This is always at the top of our list. The Donut Experiment for the most delicious donuts. You must experience these made to order donuts with multiple options of glaze, toppings galore, and even a drizzle of choice!
Play Miniature Golf – A fun activity for all ages. Who doesn’t love watching the ball sink in the hole? On historic Bridge Street which is full of other shops, restaurants and activities, so you can spend a whole morning, afternoon or evening there.
Or, rent kayaks and tour the mangroves, visit Mote Marine & Aquarium in Sarasota, parasail, the list is almost endless.
Where will we eat and drink? Our condos are complete with fully equipped kitchens and there are several nearby markets to find fresh local seafood, locally grown seasonal veggies and fresh spices. There is also a Publix Supermarket on the Island a few minutes from our condo and Island delivery service is also available.
We always suggest our guests dine out at least once. Why? Because the food on the Island is amazing! Beach towns aren’t always known for great food, but that’s not the case on Anna Maria Island. Whether you opt to dine at an upscale restaurant or prefer a more casual relaxed atmosphere you won’t be disappointed with the island’s culinary offerings. There are many restaurants in Anna Maria Island, each one offering something to suit every taste and palate. Would you like to dine with your toes in the sand, indulge in the freshest local seafood in a classy beach setting? Knighthead Funding Originates 3 Michigan Loans

Knighthead Funding LLC, a national real estate finance company, has originated three loans totaling $37.3 million for multifamily projects in Michigan that will provide 215 new units of housing. All three are non-recourse loans that range in term from 18 to 36 months.
Jonathan Daniel, Knighthead Funding principal, said in a prepared statement the three different projects show how Knighthead is a flexible source of capital with a team that was able to structure debt according to the needs of each borrower’s project whether it was mid-construction, ground up or an extensive interior rehabilitation.
The largest transaction was a $17.7 million first mortgage loan to finance the completion of a four-story, 78-unit building with 9,716 square feet of ground-level retail space and 162 parking spaces in Traverse City, Mich. The property will have a mix of studio, one-, two- and three-bedroom apartments featuring high-end finishes, stainless steel appliances, polished concrete floors and washer and dryer units in every residence. Traverse City is the largest city in the 21-county Northern Michigan region and is a popular high-end vacation location that is also growing in popularity with permanent residents.
The firm also provided Greatwater Opportunity Capital a $10.8 million loan for the acquisition and renovation of two multifamily properties in Midtown Detroit’s Cass Corridor. The buildings are located in an opportunity zone and will be redeveloped to offer 118 units and 4,600 square feet of retail space. Extension renovations are planned for both buildings, including upgrading the building systems and exteriors. The Midtown section is one of Detroit’s fastest growing neighborhoods with a 9.2 percent increase in the millennial population and 26 percent growth in technology jobs since 2015. Demand for quality multifamily housing in Detroit has led to annual rent growth of at least 2.5 percent in the market.
The third financing deal is an $8.7 million loan for the construction of The Gallery, a 19-unit condominium building in downtown Ann Arbor, Mich., that is 50 percent pre-sold. The property is located in the Old West Side neighborhood and within walking distance to the University of Michigan. The development sponsorship is headed by Alex de Parry, who founded Ann Arbor Builders Inc., in 1971, and completed the nearby Mark Condominiums in 2016.
Knighthead Senior Associate Peter Illuzzi stated the firm is confident of the success of the business plan based on the sponsor’s development plan, strong presale numbers, unit layouts and downtown location.

The Greenwich, Conn.-based firm closed a loan in March, providing King & George Street LLC with $30.5 million in short-term first mortgage debt for the development of ROOST Charleston, a luxury, full-service boutique hotel and 11,003 square feet of retail in Charleston, S.C. The non-recourse, floating rate loan has a term of 27 months and is the firm’s first financing in South Carolina.
In December, Knighthead provided a $19.1 million, $36 million senior loan to a New York-based investor group to refinance a portfolio of 156 unsold co-op apartments located in Skyview on Hudson in the Bronx, N.Y., and prepare them for sale. In May 2019, Knighthead provided a $75 million, 24-month construction loan to a joint venture of Promanas and Core Development to complete BLVD Sarasota, a luxury high-rise condo project in Sarasota, Fla. The 18-story, 49-unit tower at 1224 Blvd. of the Arts was slated for completion early this year.

  We are located in Bradenton Beach on Anna Maria Island, Florida, on the Gulf Coast only a short drive from Bradenton and Sarasota. Bradenton Beach is a small city and home of Anna Maria Island Condo Rentals. Well known for its sugar-white sand beaches, turquoise waters, bright blue sky, fishing piers and a quaint strip of shops, family owned restaurants and businesses. Upon your arrival you will notice the slow pace of Anna Maria Island. The speed limit on most of Gulf Drive (the main road on Anna Maria Island) is 25 mph with some small stretches a maximum of 35 mph. You will not find any hi-rise buildings and drive-through restaurants are prohibited here. Shunning the building of hi-rise hotels and condominiums, Bradenton Beach has kept that friendly family-oriented feel. Instead you will find companies offering bicycle, kayak, paddleboard, sailboats, Segways and fishing equipment rentals. You can rent a car, but most everything on Bradenton Beach is walkable. There is a FREE Island Trolley that rides north to the City of Anna Maria and south to Coquina Beach with lots of stops in between. For your convenience there is a trolley stop right out front of our condo. There is a Publix grocery store and Walgreens on the Island, both a quick trolley ride away.
  The Beach — With miles of beach right out front of our condo, spend your days basking in beach paradise. Each day you will wake to a different beach.  Always soft white sand scattered with beautiful shells, the waters are generally calm, but the wave height can vary from a foot to barely a ripple. Take walks on the beach, run on the beach, find sea shells and listen to the waves gently lapping against the shore. You can see porpoise swimming by, maybe putting on a little show for you. Expect to see lots of pelicans and other wildlife, fishermen and sometimes manatee. You will find beach chairs provided in your condo, then pick your spot on the beach and relax as you breath in the fresh Island air. Soak in the sunshine and the gorgeous Island atmosphere then cool off off in the crystal clear Gulf of Mexico water. Grab a cooler and enjoy some snacks as you relax in paradise.
  Lots of Activities — Book a Parasailing tour and get a different view of Bradenton Beach. Floating above the clear, blue water of the Gulf of Mexico, parasailing off the coast of Anna Maria Island is like sailing in paradise. My husband and I stayed five days at Bradenton Beach on Anna Maria Island. Our intention was just to unplug and relax. This beach community is perfect! There are good restaurants and access to public beaches easily within walking distance. A free trolley will take you to other communities on the island which makes shopping convenient as well as just exploring the island. Many tours and activities are available from kayak tours, where you’ll likely see dolphins, sea turtles and manatee, to Segway tours. We visited after spring break and the crowds were light. I can see where this area would become less desirable during heavy tourist times because these are small, quaint fishing villages with limited space. I highly recommend this location to enjoy amazing sunsets, fresh fish and tropical cocktails!
Lots of parking. Beautiful white sandy beaches. Nice walking/running path adjacent to the beach. Fun shops and restaurants on Bridge Street.
It was my kids’ first beach vacation. We went to Lido Beach day one, Bradenton Beach day two, and Siesta Key day three. They enjoyed Bradenton the most. Lido sand was pretty rough, Siesta Key’s sand was too fine and was a good quarter mile to get to the water, but they loved Bradenton the most since they had something to do. It wasn’t as busy and there decent sized small shells to find. It kept them interested for hours. Not to mention that the seagulls at Bradenton weren’t nearly as aggressive as Siesta Key.
The ocean is truly good for the soul. I crave the ocean water and waves. Being from northeast North Dakota, one week of beachtime is a means for revival and survival! It’s beautiful living where I do, but there is something medicinal about the ocean! I love the privacy of Bradenton Beach near the location where we stayed. It was our own oasis! Walking on the beach or swimming in the gulf waters were an asylum for us/me. I look forward to coming back for a few more sunsets and the whispering and sometimes turbulent ocean breezes!!
We spent a long weekend here and had a great time enjoying the beach and the beautiful sunsets!! Loved this place!!

Spring Training Delivers Economic Home Run To Tampa Bay
TAMPA, FL – What kind of economic impact does spring training have in Florida? Consider these numbers from the online rental website Airbnb that show Tampa Bay residents made extra cash by renting out their condos and homes to baseball-loving fans from New York, Detroit, Toronto, Baltimore, Pittsburgh and Philadelphia.
Florida’s Grapefruit League brought 15 Major League Baseball teams to 12 Florida cities, primarily in Central and Southwest Florida. All cities saw a significant spikes in Airbnb guest arrivals during preseason baseball.
Mid-sized cities such as Lakeland had a 140 percent spike in Airbnb rentals, Dunedin had a 129 percent spike and Port Charlotte had a 157 percent increase during spring training. Lakeland is the spring training home of the Detroit Tigers and the Toronto Blue Jays play their spring games in Dunedin. The Tampa Bay Rays call Port Charlotte home during the spring.
Larger vacation rental markets such as Sarasota saw a 100 percent spike while Clearwater had a 128 percent spike. Bradenton had an 88 percent increase and Tampa, the spring training home to the New York Yankees, had a 92 percent increase. Sarasota is the spring training home to the Baltimore Orioles and the Philadelphia Phillies hold their spring games in Clearwater. The Pittsburgh Pirates call Bradenton home during the spring.
Sarasota hosts received $1.1 million during spring training and Tampa hosts got $906,000, Airbnb reports. Clearwater hosts earned $654,000.
In South Florida, the massive new spring training baseball complex in West Palm Beach has been an economic home run for rentals to baseball fans from Houston and Washington, D.C. Airbnb reports an 82 percent spike in visitors during spring training compared to the previous five-week stretch. That translated into $595,000 in rental income.
Since the complex is home to the Houston Astros and Washington Nationals, it is not surprising that the Nationals’ home base of Virginia, Maryland and the District of Columbia accounted for most of the visitors, according to Airbnb statistics. Texas fans accounted for the next greatest block.
In all but two of the Florida cities, residents of the team’s home state accounted for the largest supply of Airbnb guests. The Airbnb figures reflect rentals between Feb. 21 to March 27.
"Baseball-related tourism represents a foundational component of the local economies for these cities," said Tom Martinelli of Airbnb Florida. "By expanding lodging capacity for regions with limited hotel inventory, Airbnb hosts helped welcome more families and baseball fans to their cities while serving as ambassadors for their local communities."

Kissimmee, which is home to the Atlanta Braves for spring training was not included in the statistics, according to Airbnb. The temporary housing website said that Kissimmee represents its third largest Florida market and was too large to discern the influences for any spikes.

Foreign Buyers Increasingly Attracted To Arizona Real Estate
Foreign buyers like to purchase property in the United States because they see the real estate market in areas like Phoenix, Arizona are stable. According to a study by the National Association of Realtors, the international sales of US homes is at the second highest it’s ever been in recent years. Owning property in the US is a significant investment. Foreigners are purchasing homes not only to live in them, but to rent out as well.
In the past five years, 70 percent of Realtors have stated that international clients have contacted them looking to potentially purchase a property. From April 2014 to March 2015, international buyers purchased $104 billion in American real estate.
Arizona is the third largest state for international sales. Florida and California are the top two. Texas and New York also sell a lot of homes to foreigners. These states make up 61 percent of international sales.
Arizona real estate is popular with foreigners because of the warm weather. There are some other factors as well. This includes the distance to their home country, if they have relatives already living there, and if there are opportunities for both jobs and education. Out of the 68 foreign countries that purchased homes in the USA, there are five the make the majority of purchased real estate. They are Canada, China, Mexico, India, and the United Kingdom. These countries make over half of all purchased real estate, with Canada and China leading the way.
Not all people from different countries like to make purchases in Arizona. Chinese buyers do not rank very high in the purchase of Arizona homes. Chinese buyers make the bulk of their purchases in California. They also like to make purchases in Washington State, New York, Massachusetts, Illinois, and New Jersey.
In the state of Arizona, Canadians make up 46 percent of the foreign home buying market. They are likely to purchase a home for a vacation use or as a rental property. They also are buying condos and apartments instead of single family home. Many Canadians are also purchasing homes in the state of Florida. They prefer the Sarasota and Venice areas as well as Palm Beach as opposed to Miami.

Foreign buyers are important in the real estate market. They spend on average just under $500,000 on a home. Other buyers average a purchase price of $255,000. In addition to paying more for a home, they also spend more money on furniture, eat out more often at restaurants, and attend more sporting events. This is good for the economy. They are not only spending more on the home but spending more in general. Businesses are seeing an increase in their profits due to international buyers.
Realtors need to improve their skill sets when they work with foreign buyers. They need to have a global perspective of things and have experience working with those from a different culture. They need to learn different real estate practices to get along with others as well. The NAR will help realtors expanding their skills and work with those on an international level.
