Property abandoned for decades, owner unresponsive and living out of state.
What should I do? The property value is super cheap now, in total its value is $13,000. It's a huge piece of land. In my development that one plot is twice as large as the rest.
There's an old laminated for sale sign on a tree in the yard. I called the number and immediately got voicemail. I left a message expressing my interest in the property as a nice fixer upper. It's been broken into a few times (by me as a kid too) and there's BB holes in the windows. The whole inside is coated in decades of dust. No one has lived there in decades, let alone even visit the property.
I feel like it's my only chance at affording a house, and I could fix it up over time. Where I live right now the rent is cheap cause I'm renting from family, so I could afford to keep living in comfort while I make that place livable.
I searched the property on our county website and found the owner, and the number is still the same. That's how I found out they moved out of state well over 20 years ago. Is there anything I can do if the owner never responds? I really want to try and get this house.
I can't use adverse possession because my neighbors are nosey and would probably call the police on me for getting inside. And also I have kids, so they can't live there.
Although maybe I can pretend I live there by parking my car there and working on the property, while I still live in a clean danger free environment.
My husband also mentioned it would probably take thousands of dollars just to make the house livable since it's been abandoned for so long. Like plumbing, electric, sewage etc.

Sir John D'Abernon - Brass Rubbing
From Horowitz, 2002. This knight, the oldest surviving brass in England, is six feet long and is the only brass figure holding a lance. His shield is heater-shaped and still bears the deep blue enamel finish that once colored most brasses of this period. Sir John wears a suit of mail that includes a shirt of mail (hauberk) ending in gloves undivided for his fingers. The chains encasing his legs and feet are called the chausses. His surcoat is confined by a cord around his waist and is fringed at the bottom. Over his knees, knee-cops are worn for protection; these were made from boiled leather (cuir-bouilli). He wears prick spurs strapped over his ankles. The strap holding his sword is decorated with roses, the emblem for the Blessed Virgin Mary. The shoulder strap (guige) securing his shield is decorated with swastikas, a very old mystical religious symbol adapted to Christianity. (In Sanskrit, it means "It is lucky"; the Scandinavians called it "the hammer of Thor.") At his feet rests a lion, believed to represent knightly courage or generosity. His shield and pennant bear the family crest, a chevron, as do two small shields. His legs are not crossed, unlike the other knights of the Surcoat Period. Sir John wears a mustache. The indents in the marble surrounding his brass form the letters of his inscription, now lost since all the brass letters sunk into the indents are missing. It reads as follows: SIR: JOHAN: DAUBERNOUN: CHIVALER: GIST: ICY: DEU: DE: SA: ALME: EYT: MERCY. (Sir John D'Aubernoun, knight, lies here. God have mercy on his soul.") A Roger D'Aubernoun came over from Normandy to England with William the Conqueror in 1066. His name probably derived from the river Aube in Picardy and Burgundy. Gilbert D'Aubernoun, Sir John's father, died in 1236 when his son was still a minor. Sir John became sheriff for the shires (counties) of Surrey and Sussex in 1264 and again in 1266. In 1253, he gained the rights to Albury Manor, as well as judicial authority in his village of Stoke D'Aubernoun. He died before 1278, the year his son, John, received his father's lands.

Typical design projects would include street, sidewalk and drainage improvements; water and wastewater treatment systems; wastewater gravity sewer, pumping station and force main systems, water distribution and storage systems; and development of park and recreational facilities Prepare bidding and contract documents Support municipal capital projects by leading construction administration and review efforts. Review record and construction plans for development projects. Attend meetings with municipal officials, other engineers, developers, permitting agencies and contractors.
