Yamuna authority to auction land for hotels near Jewar airport
New Delhi: The Yamuna Expressway Industrial Development Authority (YEIDA) expects to collect Rs 600 crore from the auction of land for hotels and office space in the first commercial exploitation of land around the upcoming Jewar airport in Greater Noida.
YEIDA CEO Arun Vir Singh said if the response is good, the authority will come up with more auctions.
For hotels, Singh said, there are three different plot sizes on offer – 2.5 acres, 5 acres and 10 acres. “Similarly, there will be auction of land for petrol pumps, shops, offices, kiosks and about 1,000 residential plots. Through this auction, which will happen this month, we are testing waters and more land will be exploited commercially in the future,” he said.
YEIDA has appointed PricewaterhouseCoopers (PwC) as consultant to study whether the upcoming airport can have four or six runways.
The Uttar Pradesh government has earmarked about 5,000 hectares of land in Jewar on Yamuna Express for an aviation and transport hub. About 1,300 hectares of land will be handed over to Zurich Airports for the development of the airport in the first phase.
“While the concessionaire has the right to develop commercial space, including hotels and office space, within the space provided to them, this scheme is outside that zone. We are confident that the airport will increase commercial activity in the region,” said Singh.
Zurich Airports has won the contract to build and operate Jewar airport, which will act as the second airport for Delhi, for a period of 40 years, including construction period of four years in the first phase.
The Jewar airport is expected to start operations around 2023-24, by when the existing airport is set to exhaust its capacity of more than 100 million.
“One reason for high commercial rentals in Gurgaon is its proximity to airport,” said Sachin Arora, corporate director at real estate consultancy firm Investors Clinic. “With the construction of the airport in Noida, the hospitality industry as well as commercial leasing will increase. The land around Yamuna Expressway can be developed on the lines of the Cyber City of Gurgaon.”
According to property consultant Anarock, the Jewar airport will be a game changer not just for Noida and Greater Noida markets but also the nearby hinterlands.
“Despite being more affordable than Gurgaon and Delhi, Greater Noida and the areas along Yamuna Expressway did not become end-user driven markets due to lacklustre infrastructure,” said Santhosh Kumar, vice chairman, Anarock. “The new airport will boost the region’s overall infrastructure and make it more liveable and active. As a result, more and more end-users will drive the property market in this region.”
