Beach House Tour

Built and designed by Marnie Oursler of Marnie Custom Homes (recently featured here), this spectacular oceanfront beach house is just steps from the Atlantic ocean, in Fenwick Island, DE which served as the muse for the home’s design and aesthetic. Crisp whites, beachy blues, and faded driftwood serve as the palette for this light and airy home. Inside creativity is abundant with custom bunk bed, built-ins, remote controlled sky lights in the master bedroom and bath, custom tile work and even a separate 50’s retro kitchenette for house guests. This home was designed with the view in mind featuring five balconies and a spiral staircase leading to a rooftop deck with gorgeous views of the Atlantic. No detail has been overlooked for this dream beach home with ocean views from every angle.

Here, the designer share more details: “The clients approached us to help them make sense of their master bedroom, that presented with an asymmetrical ceiling, many dark colors on the wall, carpet, and furniture. We aimed to create light and symmetry, and proposed taking advantage of the sloped ceiling by creating an elegant, tented effect with a subtly-striped wallpaper. We designed His n Her built-in wardrobes tucked into niches we designed. Te built-ins were made with a slightly antique, furniture feel. Te client’s favorite reading chair was reupholstered in a flanneled performance fabric, and layers of light textures completed the airy feel.”

“The clients asked us to update their guest bath, to give it a fresh feel, while honoring their love of antiques. We designed the space with a fresh take on classic fixtures and finishes, including a modern hexagon mosaic tile for the floor. We repurposed one of the client’s antique chests as a vanity, and topped it with quartz and a vessel sink to protect the wood. The client’s love of blue played into our selection of the wall color, which offered a beautiful contrast to the handmade-look subway tile. We love how the warmth of the wood tones plays off the otherwise crisp palette!” – Alison Giese.

A Team Effort on a Bathroom

Jen and Luke reinvent a Harlem bath with (many) helping hands

Project: Turning a leaky bathroom into a modern space in Harlem

Before: The condo Jen and Luke purchased two years ago was in move-in condition. It had everything they needed, including the extras—central air, washer and dryer, dishwasher, ice maker, and garbage disposal. But, as it turned out, it also had a poorly laid-out bathroom that caused them nightmares. They had an interior architect friend who helped with the design, but they posted their project on Sweeten to find their contractor.

For a decade, Jen, a senior managing director of a residential real estate firm in Manhattan, and Luke, who works in IT for a women’s fashion and accessory house, had been subletting an apartment. When the owner decided to sell, they searched close to their neighborhood and found a 948-square-foot apartment in an 1892 factory building that had been converted to condos.

The master bathroom was the one dark spot on their otherwise sunny horizon. Apparently, there was a leak in the shower pan, which was causing the light gray marble floor to turn brown, yellow, and pink. “When we purchased the apartment, we didn’t realize that the shower was previously repaired for a leak,” Luke said. “But the repair hadn’t addressed the cause of the leak, which was the shower pan itself. We took this as a sign to renovate our bathroom.”

After: They contacted their friend and interior architect Irene Kang. “We could not have done this without her help,” Luke said. Kang suggested a minimalist design “with cool colors that maximized the space and had a lot of storage.” As a real estate professional, Jen used her expertise as well. “Bathrooms are personal,” she said. “Sometimes apartments don’t sell due to bathrooms since they are one of the most expensive rooms to renovate.”

They decided to go with neutral colors and plan to hang art to make the space personal. Aside from the shower pan issue, they needed more storage space. Irene suggested large cabinets inset into a wall shared with the master bedroom closet. “I knew that there were approximately four to five inches of space on the interior of the drywall,” Luke said. “Knowing this and the depth of the cabinets, I was able to figure out that they would stick out only four to five inches into the bathroom itself, which would not get in the way.”

At first, they weren’t sure where they could find something that would meet their needs. They found themselves at the Kohler Experience Center in Manhattan. “We described our idea, and Caroline [Hughes, their sales rep] suggested looking at the Robern line of cabinets,” Luke said. “We did, and that was it.” Now two cabinets measuring 70” tall x 15” wide and 8” deep sit side by side. “They were expensive, but worth it,” he said. In the end, their Sweeten contractor just had to frame it out and cut out a wall stud. “It was simple,” Luke said. To add to the storage, the contractor created a shower niche, while the size of the vanity increased from 36” to 60” wide.

Between Irene, the Sweeten contractor, and Caroline, “we had lots of help with design decisions,” Luke said. “We made all of our selections, including tiles and fixtures, in one afternoon.” Jen adds, “The prices were reasonable and they can help you get non-Kohler items too. They made it super easy.” Their favorite finds are the medicine cabinet above the sink and the LED mirrors.

The biggest challenge was living in their apartment during the renovation. “We have a one-bedroom, two-bath space and the master bath was undergoing the renovation,” Luke said. “We were subject to mold, mildew, and construction dust, despite the best efforts of the contractor to keep everything clean. He did a superb job of keeping our space livable, but some things you cannot escape unless you have a ventilation system.”

Their contractor focused on small details too, such as selecting the threshold saddle for the shower and hiding the tile edges with aluminum molding. “He helped with the design and function every step of the way,” said Luke. “Sweeten was in constant contact in case we needed help,” said Jen. “Since Luke has project management experience and has worked in furniture factories, we didn’t require the attention that others might. But it was comforting to know they were there when needed.”

All the support is what gave them the bathroom that they envisioned. “You’ve really got to listen to your designers, the store people, and your contractor,” Jen said. “Don’t be afraid to tell people what you want, but if they offer an opinion, listen. New Children’s Hospital Home Hello, my friends. This post is extra special because in a world where so many things are happening, I feel it’s important for us to spread some kindness and help each other. That’s why I chose to share this beautiful home that was built for an important cause. This is such a special home because it’s for charity. The home valued at $600,000 will be raffled off to one lucky person holding the winning ticket. All proceeds benefit the Children’s Hospital NICU. Please take a minute to read more about it: Ramage Company is the proud builder of the Norton Children’s Raffle Home for the 5th year in a row. This home will be raffled off on November 18th to one lucky winner. 100% of proceeds will benefit the Neonatal Unit (NICU) at the hospital. Tickets can be purchased for $100. Limited amount of tickets will be sold through this website. The Piedmont plan features Italianate architecture with old world design and modern amenities. The first-floor highlights include 12’ ceilings, 3-piece entablature and arched doorways calling attention to the sweeping floor plan and detailed finished carpentry. Outdoor rooms are a Piedmont focal point with a spacious front porch, covered side terrace off the dining room and open patio for dining al fresco. 7’ tall windows flood the entire home with sunlight accentuating refinement within the mouldings and interior design. Modern Farmhouse Home Design

It’s always a happy day around the blog when I am featuring any new-construction home by M House Development (recently featured here – make sure to see this house tour! ).

This newly-built Modern Farmhouse Home features many inspiring home design ideas. Starting with the exterior, this home doesn’t lack curb appeal and it certainly has that “home-sweet-home” approach that is often sought after in any Modern Farmhouse. The interior was designed with family life in mind with its open and airy concept and many spaces that were designed to help our busy daily life run a little smoother.

Modern Farmhouse Townhouse Design Ideas

Hello, my dear friends. How are you today? I hope your week was great and you can find some time to relax while seeing this inspiring house tour during the weekend.

You might recall seeing many homes built and designed by Timber Trails Development Company and interior designer Julie Howard on Home Bunch. I tend to feature them often on the blog and over on my Instagram because they’re truly one of my favorite builder/designer teams and today I have the pleasure to share this newly-completed townhouse.

Here, the designer shares the details on their latest townhouse project:

“We’ve built this townhouse many times before. It is our smallest master suite on the 1st floor unit so it is a big hit with empty nesters who want to downsize. The greatest asset with this unit is that is cuts out all the unneeded space in a house, without sacrificing space in the areas you really spend your time. We didn’t sacrifice on space in the kitchen or family room. Both spaces are large and grand and open up to each other.” – Julie Howard.

Foyer Door: “The doorways are standard 6’8” but the ceilings are 9’. I added a faux transom with wood to stretch the door height. This gives the illusion of taller doors. I love how it turned out as it gives so much detail and character to the foyer.” – Julie Howard

“The inspiration behind our Timber Trails Rustic Blues is exactly what the name says Rustic with Navy Blue accents throughout. We had never put this combination together before. We’ve done a lot with Navy and brass with a more elegant vibe but never with rustic woods. We love how the warm of the wood accentuates the navy throughout the home.” – Julie Howard

“The family room ceiling jumps up to 11’ from the 9’ in the kitchen. I love this detail because it separates the spaces as “their own” without breaking up the openness. Sometimes open concepts can be so open that they loose their character which we try to avoid.” – Julie Howard.

The dining room features a custom accent wall above banquette with chevron trim. Accent paint color is Benjamin Moore Hale Navy.

Powder Room

“The wainscoting is a new favorite technique. We took a 1×6 board and ran it around the perimeter of the room slightly higher than the pedestal sink. This is important as the pedestal sink needs to mount to the wall and having a board in the way won’t work. Between the trim piece and baseboard we installed thin slices of barn wood planking. These pieces are really easy to install as they backs peel off and have a sticky back. We also nailed them in as well. Another trick is to paint the wall behind black incase there are any holes in the wood that show through.” – Julie Howard

New-Construction with Modern Farmhouse Interiors

Built by Altura Homes with interiors by Lauren Smyth and staging by Andi Marshall (recently featured here), this new-construction home with modern farmhouse interiors was featured at the builder’s Spring Parade and it still holds strong as one of their favorite homes.

The designer really wanted the interiors to feel fresh, bright, and warm with hints of industrial/modern decor. She mixed cabinet styles and finishes with industrial elements like the concrete fireplace surround and the custom hood vent in the kitchen. She tied it all together with a color palette of warm oak, black, white and shades of gray. Neutral finishes and palettes are always convenient when designing a new home because they will allow for time to do its thing and not date the look of any space drastically.

California Home Interior Design

It’s always wonderful to start the day with a new post for you guys and this one should make you feel happy and free of worry! Located on Balboa Island in Newport Beach, California, this coastal contemporary beach home was just finished and it offers plenty of interior design inspiration.

Recently built by Graystone Custom Builders, Inc. (previously featured here & here – you really need to see these house tours!), this home feels hip, fun and it certainly features trendy ideas. The interiors were beautifully designed with shiplap walls, tongue and groove ceilings, masonry accents, White Oak hardwood flooring and white marble.

This newly-built single-family home is located on a corner lot and it features coastal architectural details.
