“Arizmendi is an association of worker cooperatives best known for its bakeries in the East Bay, San Francisco and San Rafael. It just launched a new cooperative, called Roots and Returns, aimed at developing and maintaining affordable housing. The new initiative is a direct response to the rising rents and soaring home prices gripping the Bay Area, said Tim Huet, a founding worker-owner of Arizmendi who now serves on the association’s cooperative development team.
Too many of the worker-owners who staff Arizmendi’s bakeries and other coops were driving long distances because they couldn’t afford to live close to where they work, he said. Or, they were facing evictions from landlords selling their home or doubling their rents.
“We realized that if we’re just creating jobs, but we’re not creating housing,” Huet said, “then we’re not really creating a secure environment for our workers.”
When California relaxed its rules around granny units (aka in-law units, or ADUs—accessory dwelling units), the association saw an opportunity, Huet said. It can be daunting for homeowners to secure financing, find architects and contractors and then wade through a sea of permits and bureaucratic red tape to build a granny unit.
“We thought, what if we could just come to a homeowner and say, ‘You’ve got some underutilized space in your backyard, how about we build affordable housing here,'” Huet said. “They get a part of the rent, and the rest of the rent goes toward building new affordable housing.”

“So far, the construction coop was really only doing small projects, said Ruet Bernard, a worker-owner in Arizmendi Construction. The two-story accessory dwelling unit in Berkeley was the coops’s first big job, he said, and it’s taught the construction co-op valuable lessons in how to manage larger projects. In a few months, when it’s completed, the remodeled unit will feature a spacious kitchen and dining room for the ten residents of the main house, plus a full bathroom and two rooms on the second floor.
Ultimately, the Arizmendi association hopes Roots and Returns will serve as a vehicle for developing and maintaining affordable housing by working with homeowners who are sympathetic to the plight of low-income renters in the Bay Area to design and construct an accessory dwelling, or in-law, unit in their backyard, said Ashley Ortiz, a member of Arizmendi’s co-op development team. The construction coop will actually build the houses, she said.
But Roots and Returns will be the landlord, collecting rent and settling any disputes between the tenant and property owner. Units will be income-restricted and rented at rates affordable to the tenants, Huet said. The property owner will receive a monthly check, and any money made on top of that would go back into the co-op so it can develop more housing.”

Home Buyers Find That It May Be More Affordable to Buy 2 Homes Than 1

In 2010, data engineer Victor Chin knew he couldn’t afford to buy a home in the San Francisco Bay Area, where the median sales price was $520,958 (it’s since shot up to $930,000). Still, he kept dreaming of a place of his own—and came up with a plan.
It took four long years of saving and planning. But finally he was able to purchase land in suburban San Carlos, design a 2,200-square-foot home, and then have it built. The key to making it all work financially: installing an attached 800-square-foot, two-bedroom, two-bath unit where he and his wife have lived since 2015 while renting out the main house to pay off the mortgage.
Add-on residences like this, known officially as accessory dwelling units, or ADUs, have been catching on all over the country as a way to combat the housing shortage and steadily rising home prices—and give potential home buyers a much-needed break.
An ADU could be a guesthouse or a basement apartment with a separate entrance, or a converted garage. Also known as granny flats or in-law units because they’re often used to house elderly family members, they can also be rented out for additional income.
This “was really the only way I could do it,” explains Chin, now 37, although he admits that he wishes they had known they had a baby on the way before their renters signed another two-year lease.
“I couldn’t save up enough to get a down payment in this area based on the cost of appreciation,” he says.
ADUs are becoming particularly popular in the pricey and overcrowded cities of the West Coast, where local governments are removing barriers and taking steps to encourage building. Last year, California made it easier for first-time buyers to qualify for a mortgage by using the anticipated rental income from ADUs on their properties or separate apartments in their homes.
Previously, it was harder for many would-be landlords to get a mortgage if they didn’t live in a more traditional revenue-generating property such as a duplex or multiunit building.
ADUs “are not a silver bullet that is going to solve the problem overnight. But we really see it as a huge puzzle piece,” says Rachele Trigueros, senior policy manager for the Bay Area Council, a business-sponsored advocacy group. It’s “a gentle way to add infill housing in people’s backyards and garages to help ease the pressure of our severe supply shortage.”
Will getting rid of the red tape lead to more ADUs going up?
The lending change follows the passage of the 2016 ADU law in California, which removed many local restrictions (e.g., how far back on the property these units had to be built and additional parking requirements). In addition, new laws were passed in California and Portland, OR, to do away with exorbitant fees associated with putting in ADUs—costs that were simply too high for many homeowners to swallow.
As a result of cutting through the red tape, 4,352 ADUs went up last year in California, according to real estate information firm ATTOM Data Solutions. That’s nearly as many as the next four states in the top five—Washington, Oregon, Florida, and Maryland—combined. Los Angeles, in particular, grew from under 100 ADUs to nearly 2,000 last year, according to the Terner Center for Housing Innovation at the University of California, Berkeley.
The need is clear. California has been building just 80,000 new homes a year for the past decade. That’s well below the 180,000 a year that are needed to meet state population growth, according to the California Department of Housing and Community Development.
Even as American families have gotten smaller, the houses have gotten bigger. The median size of a house has grown by 63% since 1973—from 1,525 square feet to a record-high 2,491 in 2014, according to U.S. Census Bureau data. The number of square feet per person has increased from 506.6 to 980.7 in that time.
That’s a lot of space that could be rented out—and a lot of money that homeowners could be pocketing. By subdividing a home into separate apartments or building an ADU, folks can do so without losing their privacy. Or they can capitalize on their backyards, like Chin did.
“Almost two-thirds of the land in California is single-family residential land. And for the most part, no building happens there,” says David Garcia, policy director at the Terner Center for Housing Innovation.
Even if just a small percentage of tens of thousands of homeowners put up ADUs in their yards, he says, “the sheer number of ADUs is quite impressive.”
Some companies are trying to get in on the action. Dweller.com builds, installs, and maintains ADUs on behalf of the homeowner for an upfront cost plus 70% of the rental income. In Seattle, CityBldr started a service to streamline ADU design and permitting, and recently opened an office in Los Angeles with plans to expand. And thanks to the changes in fees and laws, Valley Home Developers in Fairfield, CA, is opening its own manufacturing plant to produce prefab ADUs.
“On all fronts, ADUs make a ton of sense,” says Garcia. He added the government doesn’t have to dole out subsidies to increase the number of these more inexpensive housing options. “It’s such a big opportunity, given the amount of space we have, to build these kinds of units.”

De asemenea, fiecare stea asemănătoare soarelui a avut un „frate”, conform unei noi analize a unui fizician de la UC Berkeley şi a unui astronom de la Smithsonian Astrophysical Observatory al Universităţii Harvard.
În urma studiului care a inclus analiza unui nor gigantic molecular care este umplut cu stele recente din constelaţia Perseus şi un model matematic ce poate explica doar stelele formate împreună, doi cercetători din cadrul UC Berkeley şi Harvard-Smithsonian Astrophysical Observatory au concluzionat că toate stele, precum Soarele, s-au născut cu un companion.
,,Am realizat o serie de modele statistice pentru a observa populaţia relativă de stele singulare tinere şi binare din norul molecular Perseus, singurul model care a putut fi reprodus fiind cel al stelelor formate iniţial binar,” a declarat astronomul Steven Stahler.
Ipoteza conform căreia stelele se formează în perechi nu este nouă, fiind alimentată de numeroase observaţii. Spre exemplu, cel mai apropiat sistem solar, Alpha Centauri, este un sistem cu trei stele, scrie phys.org.
De aici a apărut problema dacă sistemele binare şi triplete din galaxia noastră se nasc în acest mod, dacă o stea o captează în atracţia sa gravitaţională pe alta sau dacă stelele se separă şi devin singure, relatează Science Alert.
Ipoteza ,,naşterii binare” a fost confirmată de către simulatoarele din prezent, ce sugerează că aproape toate stelele care s-au născut au fost multiple.

Conform cercetării actuale, toate stelele iau naştere în sistem binar, acestea propagându-se una faţă de cealaltă, în timp, pe o distanţă de 500 UA (unităţi astronomice).
De menţionat că distanţa între stele poate fi şi mai mare de 500 de UA (unităţi astronomice). O UA este distanţa dintre Pământ şi Soare (150 de milioane de kilometri). Un companion al soarelui nostru putea fi astfel şi la o distanţă de 17 ori mai mare decât distanţa dintre Soare şi Neptun.
Conform cercetătorilor, şi Soarele ar avea un astfel de ,,geamăn,” conferindu-i denumirea de ,,Nemesis”. Co-autorul Stehen Stahler, de la UC Berkeley, a precizat că „da, Nemesis probabil exista cu mult timp în urmă”. Acesta a mai adăugat şi că „singurul model care putea reproduce datele era cel în care stelele se formează ca binari. Aceste sisteme dispar sau se rup într-un milion de ani”.
Experţii susţin că acesta ar fi responsabil pentru orice catastrofă naturală produsă pe Pământ într-un ciclu de 27 de milioane de ani, ultima fiind dispariţia dinozaurilor.
Studiul de faţă este, de asemenea, susţinut de unul mai vechi, unde pe baza unei simulări computerizate, cercetătorul Pavel Kroupa de la Universitatea Bonn a ajuns la concluzia că toate stelele se formează în pereche.
Ceea ce a adus în plus noul studiu este observarea directă: cu cât stelele sunt mai tinere, cu atât creşte şi proporţia de stele binare.
Din păcate, procesul efectiv de formare al stelelor rămâne un mister, dar observarea în mod direct reprezintă un pas important în elucidarea uneia dintre cele mai esenţiale probleme ale astrofizicii.
