4 Tips To Make Your Strongest Offer on a Home
4 Tips To Make Your Strongest Offer on a Home
Are you thinking about buying a home soon? If so, you should know today’s market is competitive in many areas because the number of homes for sale is still low – and that’s leading to multiple-offer scenarios. And moving into the peak homebuying season this spring, this is only expected to ramp up more.
Remember these four tips to make your best offer.
1. Partner with a Real Estate Agent
Rely on a real estate agent who can support your goals. As PODS notes:
“Making an offer on a home without an agent is certainly possible, but having a pro by your side gives you a massive advantage in figuring out what to offer on a house.”
Agents are local market experts. They know what’s worked for other buyers in your area and what sellers may be looking for. That advice can be game changing when you’re deciding what offer to bring to the table.
2. Understand Your Budget
Knowing your numbers is even more important right now. The best way to understand your budget is to work with a lender so you can get pre-approved for a home loan. Doing so helps you be more financially confident and shows sellers you’re serious. That gives you a competitive edge. As Investopedia says:
“. . . sellers have an advantage because of intense buyer demand and a limited number of homes for sale; they may be less likely to consider offers without pre-approval letters.”
3. Make a Strong, but Fair Offer
It’s only natural to want the best deal you can get on a home, especially when affordability is tight. However, submitting an offer that’s too low does have some risks. You don’t want to make an offer that’ll be tossed out as soon as it’s received just to see if it sticks. As Realtor.com explains:
“. . . an offer price that’s significantly lower than the listing price, is often rejected by sellers who feel insulted . . . Most listing agents try to get their sellers to at least enter negotiations with buyers, to counteroffer with a number a little closer to the list price. However, if a seller is offended by a buyer or isn’t taking the buyer seriously, there’s not much you, or the real estate agent, can do.”
The expertise your agent brings to this part of the process will help you stay competitive and find a price that’s fair to you and the seller.
4. Trust Your Agent During Negotiations
After you submit your offer, the seller may decide to counter it. When negotiating, it's smart to understand what matters to the seller. Once you do, being as flexible as you can on things like moving dates or the condition of the house can make your offer more attractive.
Your real estate agent is your partner in navigating these details. Trust them to lead you through negotiations and help you figure out the best plan. As an article from the National Association of Realtors (NAR) explains:
“There are many factors up for discussion in any real estate transaction—from price to repairs to possession date. A real estate professional who’s representing you will look at the transaction from your perspective, helping you negotiate a purchase agreement that meets your needs . . .”
Bottom Line
In today's competitive market, let’s work together to find you a home you love and craft a strong offer that stands out.

Why Barndominiums Are Still the Best Real Estate Trend
Barndominiums, also known as “Barndominiums” or “Barndominiums for Rent”, are a real estate investment that has seen a surge in popularity in recent years. It is believed that barndominiums are better investments than other forms of rental homes because they have much more potential growth. The reason for this is that they typically sell at a greater value than their original cost, while the money you spend on renting can decrease with time.
What are Barndominiums?
Barndominiums are real estate investment opportunities in which the buyer purchases a single property with a share of the land and then rents out the other units.
The term Barndominium refers to a type of real estate investment that involves single properties that are shared by several tenants. The investors purchase a single unit, typically a penthouse in luxury condos, like in Trump Tower, then rent out the other units.
Tumblr media
In many cities like New York City or London, these types of investments have become popular because rent can be high and therefore these types of investments make sense for investors. For more details https://barndominiumideas.com/ this will be a very helpful guide for you.
Barndominiums Have Great Sustainability and Return Potential
This is a new form of housing that has a lot of sustainability and return potential. They are made from recycled shipping containers and can be found in many places around the world, especially in the US.

As Cities Grow Expensive & Housing Becomes Scarce
As cities become more expensive and housing becomes scarce, people are looking for investments that provide a decent return with less risk.
The Barndominium investment is looking more and more attractive in many places. It is giving investors an opportunity to make up to 10% returns on their investments with only 5% of risk.
Barndominium is a strategy where investors invest in homes owned by the government through government-sponsored housing programs. The homes are often located in low-income neighborhoods or communities that are under-served by other types of affordable housing options like single-family homes or multi-family apartments.
To keep invested properties from deteriorating, a property manager should ensure that tenant communication is high and repairs are promptly made. They should also be able to read their investment reports and make improvements accordingly. n
The Ultimate Guide to How to Become a "Barndominium" Real Estate Agent
Real estate agents often have to deal with the same tedious tasks repeatedly. A barndominium, for example, is a new type of real estate property that has a large living space on the first floor and smaller bedrooms on the second and third floors. To become a barndominium agent, learn how to find homes like this and easily sell them.
Tumblr media
The term “barndominium” is used to describe homes that have a large living space on the first floor and smaller bedrooms upstairs. Often people who want an easier commute choose a barndominium because it doesn’t require climbing stairs or alleys.
This guide will walk you through how to find these homes, how to sell them, and what income you can expect.
As the world population has continued to grow, the demand for housing has been increasing. From a personal perspective, this is a great thing. However, as the demand for housing increases and more homes are built in urban areas, it becomes harder and harder to find a place to live in. In response to this problem, developers have started constructing barndominiums - houses built on top of parking garages or even other houses.
Barndominiums can be a viable strategy for real estate developers as well as individuals who are looking to invest in residential property by creating new housing options with higher profit margins than standard properties.

Still me. What I'm getting from all of this is that when people love/are invested in someone, they will excuse/ignore all the bullshit that person does, which is wrong and unhealthy. And because there are a lot of them, the rest get bullied for stating facts, never mind having different opinions or get driven out of a fandom which they've been in since the beginning--that was almost me by the way, but my love for Kara and Alex have kept me strong through it all--also equally wrong and unhealthy.
(2/3)
I’m grateful for your bravery in speaking out because I know in my heart that there are a lot of us who share your opinion on Lena’s bullshit, but are either scared of the backlash, have been burned before or just don’t want to deal with the shitstorm sure to head our way. I’m sorry if my asks ended up inviting negativity into your blog. I got here because of your Future Shock series, which I love. I’ve been mainly lurking. I deleted my blog years ago thanks to fandom fuckery as you call it.
(3/3)
I’ve since found that I share your point of view in a lot of things and your opinions to be a breath of fresh air in the sometimes stifling fandom that is Supergirl and couldn’t help, but chime in, mainly out of curiosity, but also because it’s been a while since I’ve had a fandom discussion that’s based on fact and not driven by blind obsession. So thank you for listening and replying. I’m excited for the next Future Shock story–infinitely more compelling than what they’ve teased for Season 5.
Thank you for your asks, and as for any negativity, I honestly don’t give a fuck about it.  I’ve spent a lot of time getting to the point where I just am who I am, and anyone who doesn’t like it is perfectly welcome to fuck right the hell off.
That said, I also don’t really want to act like I’m some kind of brave activist for saying all of this.  I’m mostly just stating my opinions about the show and about what it’s become.  I LOVE Supergirl.  I have loved the character since I was eight years old.  I feel connected to the character in a way I haven’t ever really felt connected to another Superhero, and she means the world to me.  She really does.  Season One had its faults, but it was amazing and wonderful, and Kara and Alex and Cat and Winn and J’onn and Eliza and Leslie and Siobhan and Astra and Max and Lucy hell, even James and General Lane all took me on a journey that I loved.  I really, really think Lena could have been a great addition to the show, the way Tess Mercer (the Smallville version of Lena) was.  I just…  I think they went in a bad direction with her because they don’t really plan out beyond a season at a time.  I really wish, when they put together the show, they had left Ali Addler in charge, and brought in Sterling Gates to head up the writing team.  The man did an absolutely wonderful job on the comic, and he very clearly loves the character more than just about anyone I’ve ever seen in the industry.  Then I wish they’d stacked the rest of the writers room with women.  Specifically Women who have been refuges, queer women, and women of color.  People who could bring more authenticity to the stories they are telling.
I like to think, one of the reasons Future Shock works so well is that I’m writing things I know.  I have a history of trauma.  I have depression and PTSD.  I understand what it’s like to go day to day feeling this enormous weight of responsiblity for something that feels like it’s tipping out of control.  I know what it’s like to be the target of hate and bigotry.  I know what it’s like to lie about who you are in order to survive.  I know what it’s like to want to die.  All of that, I can put on the page when I’m writing.
And I think that might be why I’m more willing to talk about Lena than a lot of people.  Because I have had someone in my life who is a LOT like the canon portrayal of Lena.  I was with her for 13 years.  I nearly married her.  But our relationship was incredibly one sided, abusive, and toxic, and seeing what I went through, seeing Kara made to apologize the way my ex constantly made me apologize for her fuck ups and her bad behavior…  It pisses me off.  A LOT.
I’ll say that James has some of the same behaviors that Lena does towards Kara, and he doesn’t get called on them either, which is why I’m not any more a fan of Karols*n than I am of Superc*rp.
Honestly, I miss season one fandom.  It wasn’t perfect.  The people dumping on the Kalex shippers, and the Kalex/Supercat ship war was frustrating, and there are still people on both sides who are bitter about it, but honestly, it was a lot better than having the 800 lbs Gorilla that is Superc*rp fandom smashing around and shitting all over anyone who doesn’t worship Lena and consider her perfect and without flaw.
Also, please keep in mind that I am perfectly willing to admit that it is just a *portion* of the Superc*rp fandom that behaves badly, but at the same time, I still see reblogs of redkrypto’s stuff come across my dash all the time, even from Superc*rp shippers who I would otherwise consider not part of the toxic part of the fandom, so there is a lost of tolerance of the shitty parts of Superc*rp fandom by the fandom at large.
And to be perfectly frank, it’s not even *just* the Superc*rp fandom.  The Sanv*rs fandom, and I say this as a women who has produced somewhere upwards of 900K words of Sanv*rs content, has pulled a LOT of shady shit.  And I’m not even going to get into the racism that ran through both the Sanv*rs and AgentR*ign fandoms when Kelly was announced and when she showed up.
I could also get into the transphobia from the Superc*rp fandom that I see directed towards Nia, but that is a whole other rant.
