Essa Kitchen - Modern Kitchen Set with 14 New Objects

Just like Shaker and Lennox kitchens, I like making a modern counterpart using the first kitchen as a base then changing up the front design to give a different look. Essa is that modern counterpart to Mina Kitchen. I also wanted to try a few new things with this set like a seamlessly open upper cabinet and a large all-glass pendant. I really love the simple design of this kitchen and will be another great option for the modernist amongst us.

What you need to know:

You MUST have the standard kitchen counter with usable space. Due to tuning, sims cant use the left and right end pieces for food prep (as much as i tried) so keep those for appliances and for sinks. If you have none of the standard "drawer and cupboard" counters in your kitchen your sim will not be able to prep food (goes for both counter and island).

To use the granite style counters and islands, you need the marble version in your mods folder since that contains the main textures

The pedant includes both the opaque and clear glass styles together, just choose the option with white for the opaque version

the open cabinets are seamless, except for the pantry and half-height styles which have end caps.

Beautiful Homes of Instagram: Atlanta

Happy Mother’s Day, my dear friends! I hope you are able to enjoy this special day surrounded by love. I will be celebrating it with my kids and my heart will be with my mother. I know that, although I am far away from her, love unites us.

Talking about love, I am sure you guys will love Leah’s home as much I do! As you will soon see, this is a place that is calm, peaceful and I’m sure it will help you start this week feeling a little more relaxed and with good energy around you.

Here, the sweet Leah explains more about her beautiful home:

“Hi everyone! My name is Leah of @bellsheepstudio. It is exciting to have this opportunity to welcome each of you into our home! I am so grateful that Luciane invited me to contribute to her Beautiful Homes of Instagram series, as I continue to find so much personal inspiration from Home Bunch.

My husband, Daniel and I have been married a little over three years now. We both grew up in Georgia and originally met as I was entering my senior year of high school. It wasn’t until eight year later that we reconnected and quickly realized we wanted to commit to choosing one another each day forward.

We spent our first two years of marriage in an apartment on the Westside of Atlanta. I loved the process of making the 700 sq. ft. feel like “us”, and it was there that we started to build our meaning of “home” together. We knew we wanted to stay in the city, so we would frequently drive through Atlanta neighborhoods dreaming and scouting potential houses. Surprisingly, we ended up finding a small lot and engaged Daniel’s brother, who owns a construction company.

I underestimated how much we would learn about ourselves and each other through the process of building our first home. It gave me a greater appreciation for design and Daniel continued to encourage me to embrace my passion for creating meaningful spaces. I was blown away by how much know-how and skill he has when it comes to construction. Many home projects later, I wonder if he regrets showing me all of his cards that soon.

Since moving in, we have tried to make decisions with our family value, “Open Home,” specifically in mind. This value serves as a reminder for us to practice hospitality. For me, this means believing that each person who comes through our door is significant and hoping that they will feel refreshed and valued from spending time with us in our home.

It has already been a joy to experience the fruit of opening our home! I hope that wherever you are today, you feel like a welcomed guest as you join me on this tour!”

We found a charming Southern Living House Plan and were able to make a few customizations to the layout. We also added several windows to bring more natural light into our home.

Exterior Color Scheme

Before the footings were even poured, I had already dreamed up our exterior color scheme. My inspiration came from a charming Bed and Breakfast in Charleston, SC that I had absolutely fallen in love with! The siding is Sherwin Williams Repose Gray, with Sherwin Williams Dorian Gray on the door and shutters. Our exterior trim is Sherwin Williams Alabaster White.

One of my favorite things about our home is the blue porch ceiling. I have always loved this southern tradition, and whether or not it keeps “spirits” or “bugs” away it definitely adds a big dose of charm. I had trouble finding the right shade, and actually had to have it repainted because the first blue was a bit too bright. We ended up with Sherwin Williams Hinting Blue and could not be happier with how it turned out!

Study

The study is Daniel’s favorite spot in our house to begin his day drinking coffee and reading. I selected French doors so that this little space would still be open and feel like a part our main living area.

These velvet blue chairs were purchased from Home Goods before we even moved in. I typically purchase neutral furniture, but these were just too fun! The stools were a second-hand find that I recovered in a dainty navy and white herringbone fabric.

Blue Hutch

When we were young my mom constantly had us in and out of antique shops. She definitely passed this ‘treasure hunting’ gene along to me! Our blue antique hutch was a Facebook Marketplace find. To bring the piece to life, I used Annie Sloan Chalk Paint in Aubusson Blue and sealed it with Annie Sloan Dark and Clear Wax.

Books

To keep our shelves simple and neutral, I turned my antique book collection spine in.

Dining Area

Lighting is one of my favorite design elements, so I was ecstatic to find this modern chandelier at West Elm for our dining space. Our table was a hand-me-down from my mom that I stripped and white washed with leftover paint from our walls.

The dining room opens to a bright and functional white kitchen.

I always have loved a clean white kitchen, so I was set on having white cabinetry and countertops. We went with flat panel, shaker cabinets accented by 3×6 white subway tile.

We finished our countertops with a straight edge and slightly rounded corners. Our kitchen island measures 66in wide by 36in high.

I was looking for a way to cozy-up our guest bedroom, so we recently added this shiplap accent wall and hung the round mirror over the bed.

Chandelier

Generally when we think of chandeliers we think of exquisite pieces in formal, elegant spaces. However, chandeliers can also be rustic or contemporary statement pieces that can enhance the appeal of a comfortable, grounded cabin room. In our cabin, we have four wagon wheel chandeliers in the great room that give a western flair to the whole space, a metal candelabra chandelier over the main dining table, that provides a large, powerful presence, and a more elegant art deco style chandelier over our pool table in our game room. I encourage everyone to look into getting at least one chandelier for their cabin, they provide good overhead lighting which brightens an overall space (less targeted than lamps or wall sconces) and they are big impact pieces, filling overhead vacant spaces and changing the feel of the room.

Location

Where do you want to hang your chandelier: this will impact the size, style, and amount of light needed.

Foyer: a statement piece that will be the first thing most people notice when they enter your cabin. Make sure that it captures the feel and tone you want for the entire cabin. Needs to be hung with enough clearance for everyone to walk under; unless, you hang it over an accent table.

Living Rooms/Great Rooms: consider using one large chandelier in the center of your room. Or, have several of the same chandeliers equally dispersed around a large space. Or, you can hang different styles and sizes over different seating areas to further split up an open area into different zones.

Dining Room: Generally, a medium sized chandelier, centered over the dining room table.

Game Room: centered over a pool table or a game table to add ambience to your gaming.

Bedroom: I love the look of a beautiful chandelier centered over a bed. Pick a chandelier with a dimmer to add romance to the space.

Kitchen: a long chandelier or several small ones over a long island, or over the kitchen table, or even over the kitchen sink.

Bathroom: imagine taking a long soak in a beautiful bathtub, under a small chandelier.

Size

Centered in a space: add the length of the space to the width of the space and convert the sum from feet to inches to find the size of chandelier you should look for.

Over a table: look for chandeliers with a diameter that is around 3/4 the width of the table.

When in doubt, size up. The chandelier should be the focal point of the room. But make sure you don’t overwhelm the space or obscure clearance.

Height

In an open space: hang the chandelier so the bottom is about 7′ from the floor, or a comfortable height for walking beneath.

Above a table: the bottom of the chandelier should be about 30″ from the top of the table.

Above a bed, sofa, bathtub: the bottom of the chandelier should hang about a foot above the person sitting below it.

Take into account the height of the fixture, the amount of chain provided, and the height of the rooms. If necessary, ask the provider for additional chain.

Style

Make sure that the style of the chandelier complements the style of the space and of the overall feel of your cabin. Don’t be afraid to use this piece to make a statement and add additional textures and materials to the room. But most importantly, look for fixtures that you love. The chandelier will be a focal point, so make sure that you enjoy the pieces that you pick.

Amount of Light

Think about the amount of light that the chandelier should provide for the space. Supplement with lamps, recessed lighting, and sconces. Consider whether you want the lights to dim, particularly for bedrooms and dining rooms. And also take not of the direction of the light, you want to watch out for glares or harsh lighting that could impede the enjoyment of the space.

RB12 Gathers the Best in Contemporary Design Under One Roof

RB12 is a home furnishings store located in Shoreditch, London, who proudly represent over 35 contemporary design furniture and accessories brands from across the globe. Their lovingly curated collection lives together under one roof, bringing brands with the highest quality of craftsmanship, material, and innovation to their customers. RB12’s offerings inspire conversations about design while they continue to build collaborative relationships with their clients through interior design and project support. For this month’s Design Store(y) we talked to one half of RB12, Dean Louw, to gather some insight into their shop.

Why did you pick this city/neighborhood/storefront?

We chose Shoreditch for a number of reasons: The edgy and trendy side of Shoreditch fits well with the image of a number of our brands, it is the largest design district in London with a large concentration of architects and designers, and it is the trendy shopping district of the future for London with a lot of large luxury brands taking up residence.

Where did you get the name for the store?

RB are the initials of Rafael Borrego, the creative force behind RB12, and 12 is a number of significance to me, the business/financial force behind RB12. So this way both the creative and business minds are represented in the name.

Has it changed much since it opened? How?

We have evolved the ground floor of the showroom to help define our identity when clients first walk in. Initially the café element was too dominant and that seemed to cause confusion for people who visited us for the first time. We then made the difficult decision to remove the café so that we were sending out a clear message about who and what we were. We also used that as an opportunity to introduce new pieces to the showroom e.g. the Puro Sparkle by Brokis, the Grammi S walnut and marble sideboard by Maami, and the Saba Ring tables. We have also made the decision to remove the bathroom display and focus more exclusively on furniture, kitchens, and surfaces.

What’s one of the challenges you have with the business?

Mobilizing the art and design community. They have fairly busy schedules and our showroom has to be experienced to be appreciated, so getting them to attend one of our events or even to join us for a coffee is often a challenge.

What’s your favorite item in the store right now?

Our brands are considered our extended family members, choosing one over another would be a difficult decision; however if I have to choose then it would have to be the Knot pendant lights by Brokis. They are exquisite examples of hand blown glass and craftsmanship. Brokis has recently launched a smaller version, which now means the range can cater for smaller London apartments and larger homes. They have also just launched the Knot table lamp, which beautifully accompanies the pendant lights.

Are you carrying any new products and/or undiscovered gems you’re particularly excited about?

Armadillo rugs are based in Australia and passionate about sustainability, Armadillo & Co design and produce handmade rugs of immaculate craftsmanship. Every rug is fair trade and made by artisans using traditional techniques passed down through generations of weavers. Their new Egyptian collection is breathtakingly beautiful and so plush underfoot. We recently installed illuminated marble wall panels by Lithos, industrial stone designers who only work with natural stone. I also have to mention Maami (Home and Bath), they produce timeless marble and timber furniture of the highest quality. You can see their passion shine through when you have the opportunity to experience once of their pieces.

What’s been a consistent best seller?

The New York armchair and Pixel sofa by Saba, who produce luxury Italian furniture that brings modern versatility to design classics. Their sofas and armchairs are some of the most beautiful AND comfortable you will come across.

Does the store have its own line? If not, any plans for it in the future?

We have just launched our own wallpaper in collaboration with London Art and KV Duong, a Chrom-art.org artist. It is only available at RB12 and is scaled to the size of the wall being decorated. We are also in the process of designing our own light in collaboration with glass lighting specialists Selène Illuminazione, who have a flair for bold and imaginative Italian lighting design.

Any special events/exhibits/pop ups/collaborations coming up?

We are preparing for our People and Planet before Profit event for London Design Festival. On Thursday 19th September, RB12 will be alive with conversation from a panel of industry experts during this year’s London Design Festival. As part of the Shoreditch design triangle, you will be able to sit and listen with a glass of bubbly and delicious canapes. More and more over the years, we have seen designers become far more conscious of waste production and the impact of their work on the environment, communities, and the ecosystems around us. Especially with the likes of David Attenborough and Greta Thunberg inspiring the masses and making huge movements with their environmental activism. In this panel discussion, RB12 wants to explore how creatives are transforming into their own type of activist by making a stand against contributing to issues such as climate change, animal cruelty, poor ethical production through social enterprising, and working closely with local communities.

Do you have anything from the store in your own home?

We have a number of items including the New York Dining chairs, the Quilt sofa by Saba Italia, a sideboard by Novamobili, the Acco Dining Table by Miniforms, and of course the Mina Island and Natural Skin wall units by Minacciolo.

What’s next for you and your store?

We are currently working on the launch of our new e-commerce site, which we hope to release within the next six weeks. It has been a real labor of love, but something we have to get right. We are super excited to show the world an extensive collection that’s been carefully curated over a number of years.

What’s one lesson you’ve learned since opening your store?

The biggest lesson we have learned is having a very clear message about who and what we are, so that we can deliver a service second to none. We are passionate about what we do and the brands we represent, and we love sharing that with our audience.

If you could give one piece of advice to someone who wants to follow a similar path to yours, what would it be?

Location, location, location. It is so important that you choose the right space, and if it takes you a year to find it then don’t rush it. Your first year of business is always the hardest, so don’t be the first tenant in a new development. In today’s market there is no certainty about how long it would take for your neighbors to move in or for the development to become a destination. You want to hit the ground running and so it is key to be in the right spot at the right time. I wouldn’t be true to myself as an accountant if I didn’t mention the importance of having a thorough business plan. Every business needs one, otherwise you are like a ship at sea without a compass.
