"Faced with declining membership, aging buildings and large, underutilized properties, many U.S. houses of worship have closed their doors in recent years. Presbyterian minister Eileen Linder has argued that 100,000 churches may close in the next few decades.
But some congregations are using their land in new ways that reflect their faith – a focus of my urban planning research. Some are repurposing their property to provide affordable housing, as the housing crisis intensifies across the country.
Take Arlington Presbyterian Church in Arlington, Virginia. In 2016, the church sold its historic stone building to the Arlington Partnership for Affordable Housing to construct a 6-story complex with 173 apartments, known as “Gilliam Place.” The building still houses space for the congregation, as well as La Cocina, a bilingual culinary job training facility and cafe. In Austin, Texas, St. Austin Catholic Parish is partnering with a developer to build a 29-story tower providing 200 beds of affordable student housing, in addition to new spaces for ministry.
Other houses of worship are pursuing similar projects today.
Same mission, new projects
Faith-based organizations have been building housing for many years, but generally by purchasing additional property. In recent years, however, more houses of worship are building affordable housing on the same property as the sanctuary.
This can be done in a variety of ways. Some congregations adapt the existing sanctuary and other faith-owned buildings, while others demolish existing buildings to construct a new development, which may or may not have space for the congregation. Another option is to build on excess property, like a parking lot.
Depending on how a development deal is structured, a faith-based organization may receive proceeds from the sale of its land, or from leasing their property to a developer – funds which they can then spend on ministry or on a new space for worship. If a new development includes space for the congregation, sometimes they rent out those spaces when the space is not being used for worship, which can also financially benefit the congregation.
Faith-based organizations often see these projects as a way to do “God’s work.” In some instances, they include community services beyond the housing itself.
Near Los Angeles, the Episcopal Church of the Blessed Sacrament in Placentia partnered with a nonprofit affordable housing developer – National Community Renaissance, also called National CORE – to develop 65 units for older people. The complex also includes a 1,500 square foot (140 square meter) community center. The city’s diocese has a goal of building affordable housing on 25% of its 133 properties.
For some congregations, these are mission-driven projects rooted in social justice.
In Washington, D.C., Emory United Methodist Church redeveloped its property and constructed The Beacon Center – which has 99 affordable housing units, community spaces, and a commercial kitchen that provides job training for recently incarcerated people – while preserving the sanctuary. In Seattle, the Nehemiah Initiative is working with Black churches in the Central District, a historically African American neighborhood, to redevelop its properties into affordable housing to keep residents from being displaced."
Potential to evolve
As states and cities struggle to provide affordable housing, studies have been conducted from Nashville to New York City on the amount of land faith organizations own, and their potential as housing partners.
In the D.C. metro area, for example, the Urban Institute found almost 800 vacant parcels owned by religious organizations. In California, a report from the Terner Center at University of California, Berkeley found approximately 170,000 “potentially developable” acres of land owned by religious organizations and nonprofit colleges and universities...
When thinking about the redevelopment process, Arlington Presbyterian member Jon Etherton told me, “the call from God to create, do something about affordable housing was bigger than the building itself.”"

Well, I'm still kinda processing it, but it looks like I'll finally have a new apt-mate by April 1. Hallelujah. I had a video call with the guy this afternoon, it went well, he's 23 and grew up here on the Island, so he knows everything well. He's jumping through whatever hoops the management company are requiring between now and the 1st.
At least I know the fucking rent will be paid, a huge amount of anxiety that I will be glad NOT to feel. He will also be paying the management company directly, so there won't be any worries with my SSI/SNAP.
If this works out, then I should be able to keep on keepin' on until I finally get the notification from the seniors-only apartment complex in Berkeley that there is an apartment for me open there. That may be in a few months, it may be ten years from now.
But at least the very real anxiety of staying housed I've been feeling since like August of last year will soon be alleviated, for the most part.
That's gonna take some time to shake off. Cumulative exhaustion from anxiety and fear is a thing. Like right now, I should be happy, at least, for some of that to finally be relieved, but I'm still feeling anxious.
I can tell I'm gonna have to bake something tonight about this...just what, I'm not sure. Have a hankerin' for my chocolate-chip-peanut-butter cookies, but Safeway wanted (i shit you not) $8 for a 12 oz bag of crappy yellow-bag toll house chips. Might be a cinnamon-streusel coffeecake. We'll see.

Richter Belmont

While Maria and Alucard were successfully able to free Richter from Shaft's influence, his sins- unwitting though they may have been- did not come without a price. Castlevania's dark energy changed Richter, cursing him with an illness few other than the legendary Simon Belmont have ever overcome. Seven days later, Richter was dead; Seven days, several minutes, and a drop of blood later, Richter was undead.
Though Richter's family pledged to support him despite his newfound monstrosity, he knew his presence would only put them in danger. In order to protect his wife, Annette, and their young children, Richter left home, accompanied by Maria and their new friend Alucard. The three of them took up residence in Berkeley Mansion, an abandoned manor in the woods outside the town of Veros. There, the three were able to carve out a comfortable (if unorthodox) life for themselves.
Alucard and Richter soon became close friends, and stayed together through Maria's death, the burning of their home, numerous Dracula-related events, and finally, Alucard's pursuit of Dracula's reincarnation. The two now reside in a small apartment in Tokyo, where Richter spends his time attending to household chores and pursuing his hobbies.
Up until recently, his existence was kept an absolute secret; he's now known to several of Alucard's associates, but still avoids the Agency and their landlord.
Alucard (Legal name: Genya Arikado)

It seems the long-suffering child of Count Dracula can never have a moment's peace. Though Dracula is no longer a threat, and Alucard has long since come to terms with himself and his family history, he's now terrorized by an entirely different type of horror: employment. Gone are the days of galavanting through Europe, sword in his hand and sister at his side; now he endures miseries such as emails, meetings, and rent.
When he's not working or sleeping, Alucard can generally be found spending time with his friends and family, or participating in the local goth and visual kei scene.
Soma Cruz
Age: 19
Species: Human
Occupation: College student
Hobbies and interests: Video games, manga, magic and the supernatural, fashion
There are those who have expressed concern over Soma, the reincarnation of the dark lord, being left to his own devices. Those who know him, however, know that Soma's no more of a threat to humanity than your average young witch whose enthusiasm far exceeds their experience. Though he wholeheartedly condemns his past life's decisions, Soma is fascinated by all things related to vampires and magic; he is eager to learn all he can, and maybe just a little bit bitter that he can't turn into a wolf.
For many years, Alucard and Richter kept Soma at a distance, afraid of what would happen if he were to learn of Richter's existence and the truth of Arikado's identity. Fortunately, Soma took the revelation in stride. He greatly looks up to Alucard and Richter, and can often be found at their apartment, playing games or nagging them to teach him new spells.
Other Friends and Family
Mina Hakuba
Soma's best friend, a miko at Hakuba Shrine. Mina is no stranger to the supernatural, as her family’s shrine has long played a role in the fight against Dracula and other threats; though she lacks combat skills, her ability to keep a level head in the face of danger is impressive. Her kind heart, polite manners, and relentless determination have earned her many friends.
Julius Belmont
Richter’s great-great-something-or-other grandson. Though Dracula himself is no longer a threat, Julius is still active as a vampire hunter, dividing his time primarily between Japan and Romania. He can sometimes be a bit rough around the edges, but is a loyal friend nonetheless.
Yoko Belnades
Richter’s extremely distant cousin, a witch who works at a Latino-Japanese interfaith church in Tokyo. Yoko is a chatterbox and a bit of a gossip, but she knows how to keep a secret when need be, and is quite sharp-witted. Richter finds she often reminds him of Maria.
Maria Renard
Richter’s beloved little sister. An expert vampire hunter and powerful witch, Maria lived a long and eventful life, eventually dying of old age. Her spirit is a frequent visitor to Alucard and Richter’s apartment, always eager to stay involved in the goings-on of her lifelong housemates.
Annette Belmont
Richter’s wife, a headstrong woman who bravely defied Dracula. Though they lived separately for most of their lives, Richter and Annette maintained a devoted love for each other, and Richter has always regretted the pain his mistakes caused her and their then-young children.
Juste, Lydie, and Maxim
Richter’s parents. A rowdy yet inseparable trio. They accepted Alucard into their family just as openly as Maria, and though he was already an adult by the time they met, Alucard views them as having been far better parents to him than Dracula ever was. However, Juste is by far the most nosy of Alucard and Richter’s ghostly houseguests, and has a tendency to complain about any interior design choices that he finds distasteful.
Trevor, Sypha, and Grant
Alucard’s very first friends, and Richter’s distant ancestors. A rough-and-tumble group of misfits from medieval Wallachia. Though their visits are less frequent than others, they’re fascinated by “the future”, finding it both amusing and disturbing.
Dante
Alucard and Richter’s long-distance friend. A cambion devil hunter, and talented guitarist. He was Richter’s first (and, for many years, only) friend after Maria’s death. His carefree attitude belies a dark past not unlike Alucard’s own.

i want to know literally anything ab claire and sabrina. how did their relationship start? how do their personalities work or clash? idc ill read anything
Yay! Finally a chance to talk about Claire and Sabrina 😈 I really like them. This is going to be long.
Okay, to contextualise: Claire moved from Santa Barbara to Berkeley in 2008, at 18. She lived on-campus for a while and she liked it and all, but she really preferred it if she were living in San Francisco. This is partially because she really wanted to Be in San Francisco and get to experience the nightlife and everything a big city could offer, but also because she saw it as an opportunity to do things her own away and free herself from her father’s control (mostly him, at this period).
Of course, Claire had the money to get a place on her own. Since she was doing it behind her father’s back, though, she realised she wouldn’t be able to just rent an apartment so overtly like that. If she had a roommate, she figured, she’d be able to pay her share of the rent with some of her monthly allowance without attracting too much attention from her father. She’d just tell him she used it for… things. As far as she knew, he had no way of controlling her expenses as long as she didn’t use her credit card.
Claire asked around campus and with friends and colleagues if they knew of anyone interested in renting a place in San Francisco (or at least off campus) with her. She met with some unique individuals before a friend of a friend of a friend introduced Sabrina to her. This was early 2009.
Sabrina Hargrave was an English major with plans of becoming a literary editor. She was from Pennsylvania, had two younger sisters, and was really close to her mother. Sabrina had a very easygoing personality: she was very tolerant, flexible and open minded. She avoided conflicts, but she did not let people talk over her and knew how to stand her ground. This was actually a good match for Claire (who needs to be challenged and kept in check very often) and they got along very well, rather quickly.
After some conversation and working out an agreement that was good for both of them, they signed an 18-month lease for an apartment off campus. Claire was honest with Sabrina from the get go about doing this behind her father’s back and Sabrina was okay with that, as long as Claire paid rent on time. This wouldn’t be an issue.
Living together with another person was hard for Claire at first because she’s always had her own Claire Way of Doing Things, and Sabrina was very good at setting boundaries and saying This is My Space and This is Yours. Not only that, but Claire had to adjust to a new routine and with Sabrina’s particularities as well. Eventually they built a routine of their own and had no major issues. Except Claire’s hair clogging the shower drain.
A lot of things happen in Claire’s life in 2009, and then in 2010.
Claire and Sabrina only started dating in 2010. It wasn’t anything specific. They didn’t go out on a date, and there wasn’t a confession or anything like that. They kissed, and then they slept together, and then they were together. They never had a conversation about it, they just… were. What was there to say? They lived in the same house already.
Their relationship was good at first. Sabrina truly cared for Claire, and Claire felt comfortable enough in her presence to stop performing a little bit. Claire met Sabrina’s siblings and her mother, Sabrina really liked helping Claire catalogue her insects, and they had a type of book club of two going on. Focusing on Claire: I think this was a very good period for her… to date someone of her own age, who understood her and allowed her to be herself, who was caring and patient but also knew how to set boundaries and limits. This was all very stable, in a way.
Two things about Claire: she knows no moderation, and she loves self-sabotage. I mentioned before that Claire really liked to party and go to night clubs and everything of the like; but also that these spaces were a nightmare for her sensorial issues. In order to “fix”that (and misunderstanding what was going on with her), Claire used to drink to numb herself and be able to “be in the moment”. This was not good! I’ve said I wouldn’t say she wasn’t an alcoholic, but I also wouldn’t not say that. Point is: low moment for Claire.
Sabrina, of course, got very worried about Claire and tried helping her in any way possible: with conversation, with arguments, with nice words, and with terrible ones too. Nothing seemed to get through Claire’s head, because she did not want to get better. Rather, she did not think she needed to get better. Their relationship got very strained during this time, but breaking up wasn’t even in consideration for Sabrina. Not only were they still in the same house, with a lease, but she really, really cared for Claire. She couldn’t just abandon Claire in such a fragile moment. That was not Sabrina. Plus, she knew how much that would hurt Claire.
The thing is that Sabrina tried very hard and for very long to make Claire see that she was just hurting herself, and in turn hurting Sabrina as well. Claire thought she was overreacting. Besides, it was her life, and she could do whatever she wanted with it.
Around mid-2010, their lease was finally up and they had to figure out what they were going to do. This, by nature, meant they had to discuss their relationship as well. Were they going to be able to find another place in time? Maybe cheaper? Were they going back to campus? Were they going to stay together? This quickly evolved into an argument. Both sides had many grievances and by the time they were over, they were both grieving. It was pretty clear they didn’t belong together anymore.
Despite the fight, they ended things on “good terms”. They stayed in the apartment for the remaining two weeks. When they had to leave, Sabrina moved in with a friend and she was under the assumption that Claire was going back to living on-campus. She wasn’t. Now alone, this was the start of a series of bad situations Claire would find herself in.
I think that’s mostly it… they dated for ~7 months, maybe? Not a very long time, but it had been Claire’s longest relationship at the time, and a good one at that despite her own shortcomings.

Gaiman and Palmer met in 2008, when she was 32 and he was 47. Both were at a turning point in their lives and careers. Gaiman was in the midst of finalizing a divorce from his first wife, with whom he had three children, and on the verge of breaking into Hollywood (nine of his works have been turned into movies or TV shows); Palmer was in a fight with her record label that would culminate in a split. Palmer had a collection of photos of herself posing as a murdered corpse and wanted Gaiman to write captions to go along with the pictures. Gaiman liked the idea, and the two met to work on the project, a book tied to her first solo album, Who Killed Amanda Palmer. As Palmer described in The Art of Asking, they were not attracted to each other at first. “I thought he looked like a baggy-eyed, grumpy old man, and he thought I looked like a chubby little boy.”
Gaiman was the first to propose a romantic relationship. In an interview, he later said, “I got together with her because I couldn’t ever imagine being bored.” Palmer could. Ever since she’d gotten her start as a street busker, painting her face white and standing on a crate in Harvard Square dressed as a silent eight-foot-tall bride, she prided herself on a low-rent, bohemian lifestyle, couch-surfing when she toured, playing random shows in the living rooms of her fans. She had no savings and didn’t own a car, real estate, or kitchen appliances. Gaiman owned multiple houses. He was too rich, too famous, too British, too awkward, too old. And they didn’t have great sexual chemistry. But he appeared to be kind and stable, a family man, and they shared a dark, fantastical aesthetic. She also felt a little sorry for him. He seemed lonely, in spite of his fame, and Palmer found herself hoping that she could help him. “He’d believed for a long time, deep down, that people didn’t actually fall in love,” she wrote in her book. “‘But that’s impossible,’” she told him. He’d written stories and scenes of people in love. “‘That’s the whole point, darling,’ he said. ‘Writers make things up.’”

They wed in 2011 in the Berkeley home of their friends Michael Chabon and Ayelet Waldman, the novelists. Their union had a multiplying effect on their fame and stature, drawing each out of their respective domains of cult stardom and into the airy realm of tech-funded virality. They became darlings of the TED talk circuit and regulars at Jeff Bezos’s ultrasecret Campfire retreat. Gaiman introduced Palmer to Twitter, which he had used to become fantasy’s most beloved author of 140-character bons mots. Palmer, in turn, leaned into her growing reputation as a crowdfunding genius. Online, they flirted, went after each other’s critics, and praised each other’s progressive politics. In an interview with Out magazine in 2012, Palmer said that the main “other” relationship in both of their lives was with their fans: “Sometimes when I’m with Neil, and go to the other room to Twitter with my followers, it feels like sneaking off for a quick shag.”
This wasn’t strictly a metaphor. During the early years of their marriage, they lived apart for months at a time and encouraged each other to have affairs. According to conversations with five of Palmer’s closest friends, the most important rule governing their open relationship was honesty. They found that sharing the details of their extramarital dalliances — and sometimes sharing the same partners — brought them closer together.

In 2012, Palmer met a 20-year-old fan, who has asked to be referred to as Rachel, at a Dresden Dolls concert. After one of Palmer’s next shows, the women had sex. The morning after, Palmer snapped a few semi-naked pictures of Rachel and asked if she could send one to Gaiman. She and Palmer slept together a few more times, but then Palmer seemed to lose interest in sex with her. Some six months after they met, Palmer introduced Rachel to Gaiman online, telling Rachel, “He’ll love you.” The two struck up a correspondence that quickly turned sexual, and Gaiman invited her to his house in Wisconsin. As she packed for the trip, she asked Palmer over email if she had any advice for pleasing Gaiman in bed. Palmer joked in response, “i think the fun is finding out on your own.” With Gaiman, Rachel says there was never a “blatant rupture of consent” but that he was always pressing her to do things that hurt and scared her. Looking back, she feels Palmer gave her to him “like a toy.”

For Gaiman and Palmer, these were happy years. With his editing help, she wrote The Art of Asking. They toured together. And when Palmer was offered a residency at Bard College, Gaiman tagged along to give some talks, then ended up receiving an offer to join the faculty as a professor of the arts. After they’d been together for a few years, Palmer began asking Gaiman to tell her more about his childhood in Scientology. But he seemed unable to string more than a few sentences together. When she encouraged him to continue, he would curl up on the bed into a fetal position and cry. He refused to see a therapist. Instead, he sat down to write a short story that kept getting longer until it had turned into a novel. Although the child at the center of the story in many ways remains opaque, Palmer felt he had never been so open. He dedicated the book, The Ocean at the End of the Lane, “to Amanda, who wanted to know.”

The Morning After
Mandy woke just after six, she tried rolling over, but needed to pee badly, so she got up. After peeing and showering, she made coffee, checked her phone and texted her bestie to confirm breakfast at nine-thirty.
Sitting on her bed she took the money from her purse and counted it again, before folding one bill and putting it in her wallet. She feared using one hundred dollar bills as walking around money would draw too much attention, so she decided to use one for groceries, load a couple on to a debit card and deposit the rest in the bank.
Her Thursday was busy, besides breakfast and grocery shopping, she had a piano lesson to give in Tribeca and then come back for a guitar student at a studio on campus. After that she had a standing Thursday night gig at a piano bar on the upper west side.
Megan, her girlfriend was waiting for her when she arrived at the café. They hugged and found a sidewalk table and exchanged a few minutes of small talk, till her friend mischievously said, "I want to hear about last night, everything, and I do me everything," drawing out the everything for effect.

Mandy blushed, looked around and in a soft voice told of the events of the previous evening. What she wore, showing up at the King Cole Bar, Kevin standing her up, barking at Richard and how she decided she would fuck him before he asked. Leaving out the money discussion, she gave Megan a word for word rendition of the proposition, which both women giggled over. More in allusion than detail, Mandy described the sex and the events in his suite. "Is he married," Megan asked with a raised eyebrow. Mandy nodded affirmatively and Megan, said "Oh you slut," with a smile on her face, "a man your father's age and married."
Then, being serious, Megan asked if she would see him again. Mandy paused before answering looking out into the street and then lowering her eyes to avoid Megan's gaze, she whispered, "yes, I plan to if he calls."
On her way back to the apartment, Mandy stopped for a few groceries, some bread, fruits and vegetables, along with a chicken breast. After putting it away she noted the time and knew she needed to hurry if she was going to be on time for her lesson.

Her gig at the piano bar went well, the bar was crowed and a bit rowdy with a larger than normal crowd hanging around the piano and joining her in song. Tip wise, she had a good night taking home just over three hundred dollars, to which she added a Benjamin from her lingerie drawer.
During the subway ride home, alone with her thoughts, Mandy began ruminating about her financial situation. While in school, her parents had been paying her rent, but this summer Mandy decided to stay in NYC rather than go home to Philadelphia, as her parents expected/demanded and they refused to pay her rent for the summer. Mandy paid the rent, nearly twelve thousand dollars for the summer session, adding it to her student loan. But now they were threatening not to pay her rent during her final two semesters. If that were the case, she could own nearly two hundred, thousand dollars after graduation.
Since she was twelve, Mandy had been engaged in a intermittent rebellion with her parents who were very conservative and religious. They believed that daughters should live at home till they are married and that the parents should have a large say in choosing the husband. Unlike her sister, who simply nodded, said yes mom and dad and then did as she pleased. Mandy would argue and fight with them before doing as she pleased. Of course the rebellion had them watching her like a hawk and she got caught for more often than her sister.
Mostly she lost, not scoring a victory till it came time to choose a college. Her parents demanded that she choose a school in Philadelphia and live at home, her sister having chosen Penn. Mandy said no, she was going to either USC, Berkeley or Stanford. They told that they'd refuse to pay for it and Mandy said fine, then she wouldn't go to college, but would get a job after high school and move out. They relented, asking only that she choose a school in the northeast, which is how she ended up at NYU.
Home again, Mandy doffed her dress and bra, putting on long tee-shirt and after filling a tumbler with gin and tonic, she went up on the roof of her building and watched the city's lights.

Yes, she'd continue to see Richard as long as he was interested, hopefully, he consider keeping her as a mistress. If that ended she'd seek a different sugar daddy or even escort. Her gigging and teaching was enough for her expenses, except for housing and tuition, she knew she needed another, larger source of income. She thought of her Aunt Esme, now a successful and respected business woman that survived financially during her post college years, as a gentleman's companion, which is how she decribed herself. If Esme could do it, Mandy told herself that she could as well.

Nine Years...
Nine years ago today I landed here in California, and have been in this apartment for the entire nine years.
That may change soon, and not in a happy way.
If my friend can no longer help me with half the rent, and the agency who is supposed to be finding me a roommate can't come up with someone in the next ten days or so I may have to "voluntarily become homeless" and leave Cali altogether.
I do not want this.
I need to stay here. I need to stay in place until I get the word from the Seniors-only apartment complex in Berkeley that there is an open apartment for me. I'm on the "wait list", but they won't tell me where I am on the list or how long it might be before a spot comes open.
Y'all don't know what kind of stress this is on my old heart.
I wake up with my body aching, exhausted. I can't think clearly, can't really function beyond basic self-care.
I know it's the stress and PTSD kickin' in, but there's not a lot I can do about it. Not a lot I can do about ANYTHING, really.
I have no way to pay April's rent in full. I'll need at least $1300 more than I will have.
I am askin' my tumblr homies to help me visualize...to see me happy and enjoying my "new life" in Berkeley as soon as possible.

Because higher education institutions provide the public good of education, they are designated 501(c) (3) charitable organizations by the Internal Revenue Service, and most of their property holdings are exempt from taxation. And in today’s knowledge economy of pharmaceutical research, software production, and innovation communities, the tax-exempt status of campus land serves as a lucrative financial shelter for schools and their private investors. The multi-national pharmaceutical company, Eli Lilly, parks its research in Princeton labs to take advantage of both property-tax free infrastructure and the suppressed wages of graduate researchers. In 2016, residents realized that the costs of this “innovation” had been passed on to them through increased taxes, without any improvements to the public infrastructure, and they won an $18 million lawsuit against Princeton. One resident was so disgusted he dismissed the school as a “hedge fund that conducts classes.” But this isn’t just a private school story.
Arizona State University leases its land to the highest bidder without even the deceptive cloak of “educational purposes.” A State Farm Insurance regional headquarters, which is the biggest development in the state, is exempt from property tax because it sits on ASU land. The school charges these noneducational tenants a slightly lower rate (essentially arbitraging its tax-exempt status) and then uses the income for things like football stadiums and other costly amenities without the public oversight of state lawmakers. Meanwhile, in Berkeley, the university purchased a 112-year-old rent-controlled apartment building, used its status as a state agent to override the city’s rent protections, then built upscale student housing on the property—further displacing both housing insecure students and campus workers, neither of whom can afford to live in the area.
...Over the past two decades, many institutions have come to acknowledge the degree to which higher education was built on the U.S. Slave economy. But few understand higher education’s national role in the devastating history of demolition and displacement of stable communities during the Urban Renewal period following World War II.
