Rosin Bros wins Custom Built Home of the Year from HIA

Last weekend, we were honoured to win a major category at the HIA-CSR ACT & Southern NSW Housing Awards, beating a number of leading Canberra builders to take out the Custom Built Home of the Year award.
The award was for a home we built in Yarralumla last year, in conjunction with local award winning DNA Architects and Interior Designer Melinda Boag.
Our client approached us after deciding to downsize from their current property in Forrest, which was too large for their needs and had extensive gardens requiring excessive maintenance. It was also a double storey, and they knew they wanted to live in a home that was comfortable and accessible, with timeless finishes and plenty of natural light.
We began searching for the perfect block, and after a short time, one became available in Yarralumla that ticked all the boxes. It was on the high side of the street, on a large flat block, with a northern orientation to the side and no large regulated trees that could cause planning or shade issues.
After our client secured the block at auction, we began working with them on how to utilise the site most effectively to achieve the design they were after. We put them in touch with our friends at DNA Architects who did a fantastic job of capturing their requirements and developing the design, and Melinda Boag who helped them create an interior that exuded warmth, comfort and classic style.
We also used our 3D walkthrough software so the client could get a full understanding of what the house would look like when complete, and help them identify any potential issues and changes they wanted to make in advance.
In late 2015, we began asbestos removal and demolition, followed by construction. Our clients were kept up-to-date on the entire build using our online job portal Co-Construct and regular walkthroughs so they could watch the transformation take place.
The house was completed in early 2016 and the home owners were delighted with the finished product. Their new home features:

Why outer space matters in a post-pandemic world

With all of the immense challenges we face on Earth this year, space can feel like an afterthought.
Before the COVID-19 pandemic, the hope of a growing space industry was palpable. Ribbons were cut, buildings were dedicated and Australia’s space industry was going to triple in size in just ten years. But a few weeks into March, Europe and then Australia were slowly grinding to a halt as the reality of COVID-19 set in.
Satellite images from ESA’s Copernicus Sentinel-2 mission in space showed the extent to which the virus lockdown was affecting major cities.

Next came the dramatic global economic downturn that seemed certain to crush Australia’s space ambitions. Consultants began sending a flurry of email surveys to see how everyone in the industry was coping. How would this change the future of our nation’s newest dream?
Suddenly, space is everywhere
Work in the space industry has always continued even under the most difficult circumstances. Missions take years to plan and launch. The global space industry has, out of necessity, always embraced uncertainty. Innovation will not stop. International cooperation is still strong. Missions are continuing.

It was just announced that the European Union is signing a billion-euro agreement with French global launch services company Arianespace, with the hope of injecting another 16 billion euros into the European space industry by 2027. This is big news for Australia’s space industry too. Our history with Arianespace goes back to its predecessor, which launched the Europa rocket for the first time ever in South Australia in 1964.
NASA and SpaceX are making headlines for the first trip to the International Space Station in a commercially built and operated American spacecraft with astronauts on board. China’s space program is rapidly developing and an upcoming mission could make it the second country to land and operate a spacecraft on Mars.
Australia’s space capabilities
In this multinational mix, Australia has much to offer. We are currently leaders in advanced and quantum communication that would make deep space communication possible, as well as creating unhackable communications on Earth.
Our government has taken steps to realise these opportunities through its first round of funding to accelerate the industry and galvanise the future of our space agency.
Ten strategic space projects just received government funding to help Australia build relationships with other international space agencies. In defence funding announcements last week, space was highlighted as one of the five defence domains for a strong Australian Defence Force.
A quick recovery
We are now seeing some amazing post-COVID wins for Australia. Planet Innovation, a Melbourne-based company, was the only Australian manufacturer to be chosen by NASA’s Jet Propulsion Laboratory to make an innovative COVID ventilator. More than 300 companies around the world applied for the opportunity.
SpaceX chief Elon Musk suggested Hobart-based boat builder, Incat, could help build “floating, superheavy-class space ports for Mars, Moon and hypersonic travel around the Earth.” Fleet Space Technologies and Oz Minerals were just awarded a grant to use space technology in mineral exploration.
A few weeks ago, the Australian National University National Space Test Facility (NSTF) was the first non-COVID research facility at the university to reopen. Its first project was testing a piece of space equipment created by Australian company Gilmour Space Technologies that will fly on an Australian space mission in 2022.
Next, the NSTF team performed testing for Fleet Space Technologies, who drove their components from Adelaide to Canberra as there were no connecting flights. The NSTF has been continuously testing other space components for Australian missions since it reopened.
These are all hard-won successes in the face of COVID, and they speak volumes about the promise of Australia’s space industry.
Space will help Australia recover
Our space industry also enables others. Space technologies are transferrable to Earth-bound sectors such as health and mining, and the industry helps economic recovery because it operates at many scales from small research projects to large multi-disciplinary initiatives.
Our nation is set to give rise to bespoke satellites that are proprietary to Australia. We will have our own satellite constellations to address critical issues like drought, water quality management and bushfires.
Our innovation will protect our sovereignty, and global space industry titans like NASA can see our promise with missions like Artemis: Moon to Mars.
Australia’s space industry began in uncertainty, and – despite bushfires, pandemics and massive change – it will succeed under uncertainty.

The 7-foot (2.13 m) center began his career in the National Basketball Association (NBA) after he was selected by the Milwaukee Bucks with the first overall pick in the 2005 NBA draft. Patrick Sammie Mills is an Australian professional basketball player for the San Antonio Spurs of the National Basketball Association (NBA) born on 11 August 1988. Mills was selected by the Portland Trail Blazers with the 55th overall pick in the 2009 NBA draft after playing two years of college basketball for Saint Mary's. Mills was born and raised in Canberra, Australia, and is of Torres Strait Islander, Aboriginal Australian and Maori descent.
 In 2007, he became only the third Indigenous basketball player to play for Australia behind Olympians Michael Ah Matt (1964) and Danny Morseu (1980–84).
 Mills began his NBA career with the Portland Trail Blazers in 2010. In 2011, during the NBA lockout, Mills returned to Australia to play for the Melbourne Tigers of the National Basketball League (NBL). After playing in China with the Xinjiang Flying Tigers, Mills returned to the United States in March 2012 and signed with the San Antonio Spurs, where he has remained ever since. Is Canberra the Nation's Best-Kept Investment Secret? The Urban Developer
That it’s cheaper to rent a home in Melbourne than in Canberra speaks volumes about the need for new thinking on housing in the national capital.
High-rise, high-density living spaces that build communities, offer affordable housing options to both renters and buyers and support the infrastructure and amenity you expect to see in any world city is imperative if the ACT is to continue to prosper.
Current tight housing vacancy rates coupled with the highest annual increase in house rents in the nation has made Canberra a virtual no-go zone for those seeking affordable, well-located rental digs. And with the ACT population having grown 11.4 per cent since 2011 – with every sign of continued strong increases – it’s only going to get worse.
Who wants to pay a median weekly rent for a house of $505 a week (up 6.3 per cent year on year), particularly when a lack of city and town-centre accommodation means you’ll likely be banished to the outer suburbs to find it?
From an environmental perspective alone, a geographic spread of low-rise, low-density housing represents poor long-term planning. A family needs at least two cars to be able to access work, entertainment and shopping options, placing pressures on infrastructure and the environment.
Long-term proliferation of the urban sprawl means opportunities to create vibrant community hubs near transport options, workplaces and public amenities, catering to the wants and needs of a modern, changing society, will be lost.
The latest Domain State of the Market report revealed some interesting statistics about the housing market in Canberra – supporting the view we’ve long held at Geocon that high-rise, precinct-style apartment living is the way forward.
With Canberra showing the highest annual rental yield in the nation at six per cent (an increase of 3.7 per cent year on year), and rental vacancy levels under one per cent – half the national average – centrally located, high-rise apartment precincts near amenities and transport options makes perfect sense in terms of a good buy-to-let investment for those wanting to build wealth.
And given it can be cheaper to service a mortgage than to pay rent in Canberra, apartment living provides a lifeline for first-home buyers and other owner-occupiers, too. Record-low mortgage rates mean it’s easier to pay off a mortgage than it has been in decades, and a new Bureau of Statistics report shows that of all Australian cities, Canberra is the easiest in which to do so, with 15 per cent of monthly household income devoted to repayments, as opposed to a national average of 16 per cent.
Nearly half of our purchasers are first home-buyers, and 87 per cent of our buyers are aged 50 and under. With an entry level apartment price of $282,900, we’re providing viable options for a segment of society that is increasingly being priced out of the market. Eighteen to 35-year-olds – those most demanding of vibrant, dynamic communities with ease of access to work and lifestyle opportunities – account for 60 per cent of all our purchasers, most of whom are from the ACT. Seventy per cent of our buyers are owner-occupiers.
Scare-mongering about an oversupply of apartments belies what we are seeing at the coalface. The reality is that 70 per cent of apartments must be sold before commencement, as per APRA regulation of lenders. Media often delivers the news that with, say, five new buildings under construction, each comprising about 300 units, there must be an oversupply. But DA approval and supply of these apartments to the market could be up to four years away. There is a gross under-supply of “turnkey” apartments in a city that people are moving to in droves because we have the lowest unemployment rate in the country.
There is a very real demand for affordable, mixed-use precincts in vibrant town centres, as our buyer demographics demonstrate.
Geocon is delivering a 35 per cent share of the apartment market in Canberra – with an expected sale of 1000 apartments this year alone – and we are seeing consistent 3-5 per cent growth, with our units selling out quickly.
Canberra, Australia’s only “emerging” city, is changing. We have a world-class new airport, with international flights opening up great opportunities for investment and tourism; the ACT Government is committed to investing in important infrastructure such as the new light rail system, we have the lowest unemployment rates in the nation and the highest wages. Population, meanwhile, is booming. Over the past five years, the city has grown 11 per cent, and that doesn’t count transient populations such as students attending the universities here.
As a business born and bred in Canberra, we are able to make accurate market predictions, and have an expanding portfolio of land holdings so we can quickly adapt to demand. In recent weeks we have purchased sites in the Woden Town Centre, the Parliamentary Triangle and two in the city centre because we have the utmost confidence in Canberra, and the continued demand for affordable yet high-quality accommodation in central locations.
We will transform the new Woden site into a $380 million mixed-use development that will be the catalyst for the revitalisation of the run-down Woden Town Centre, creating new jobs and public amenities. The ACT Government’s announcement that Stage 2 of the Light Rail service would extend from the city to Woden made the purchase a no-brainer for us, with our strategic aim of creating vibrant precincts with easy access to public transport.
Equally, our ambitious Kingston Arts Precinct will breathe new life into this inner suburb through a combination of sleek, contemporary apartments and a thriving cultural centre comprising commercial spaces and an Arts Hub.
Canberra has long flown under the radar against Sydney and Melbourne but all signs point to the fact that increasing numbers are realising the national capital is Australia’s best-kept secret when it comes to opportunity, growth, superior quality of life and long-term capital gains.
Currently, there is an undersupply of turnkey apartments available to move into immediately, to service an ever-increasing demand. Arguments against progress and development — in particular the concept of high-rise living — are myopic. If we fail to do as other world cities have done – grown and adapted, had the foresight and courage to introduce new ways of living – we risk being lumbered with the unpopular mantle of bush capital indefinitely. And that would be a tragedy for a city on the cusp of taking its place on the world stage. Geocon Acquires Canberra Retail Centre For $13.35 Million

Is Canberra the Nation's Best-Kept Investment Secret? – The Urban Developer
That it’s cheaper to rent a home in Melbourne than in Canberra speaks volumes about the need for new thinking on housing in the national capital.
High-rise, high-density living spaces that build communities, offer affordable housing options to both renters and buyers and support the infrastructure and amenity you expect to see in any world city is imperative if the ACT is to continue to prosper.
Current tight housing vacancy rates coupled with the highest annual increase in house rents in the nation has made Canberra a virtual no-go zone for those seeking affordable, well-located rental digs. And with the ACT population having grown 11.4 per cent since 2011 – with every sign of continued strong increases – it’s only going to get worse.
Who wants to pay a median weekly rent for a house of $505 a week (up 6.3 per cent year on year), particularly when a lack of city and town-centre accommodation means you’ll likely be banished to the outer suburbs to find it?
From an environmental perspective alone, a geographic spread of low-rise, low-density housing represents poor long-term planning. A family needs at least two cars to be able to access work, entertainment and shopping options, placing pressures on infrastructure and the environment.
Long-term proliferation of the urban sprawl means opportunities to create vibrant community hubs near transport options, workplaces and public amenities, catering to the wants and needs of a modern, changing society, will be lost.
The latest Domain State of the Market report revealed some interesting statistics about the housing market in Canberra – supporting the view we’ve long held at Geocon that high-rise, precinct-style apartment living is the way forward.
With Canberra showing the highest annual rental yield in the nation at six per cent (an increase of 3.7 per cent year on year), and rental vacancy levels under one per cent – half the national average – centrally located, high-rise apartment precincts near amenities and transport options makes perfect sense in terms of a good buy-to-let investment for those wanting to build wealth.
And given it can be cheaper to service a mortgage than to pay rent in Canberra, apartment living provides a lifeline for first-home buyers and other owner-occupiers, too. Record-low mortgage rates mean it’s easier to pay off a mortgage than it has been in decades, and a new Bureau of Statistics report shows that of all Australian cities, Canberra is the easiest in which to do so, with 15 per cent of monthly household income devoted to repayments, as opposed to a national average of 16 per cent.
Nearly half of our purchasers are first home-buyers, and 87 per cent of our buyers are aged 50 and under. With an entry level apartment price of $282,900, we’re providing viable options for a segment of society that is increasingly being priced out of the market. Eighteen to 35-year-olds – those most demanding of vibrant, dynamic communities with ease of access to work and lifestyle opportunities – account for 60 per cent of all our purchasers, most of whom are from the ACT. Seventy per cent of our buyers are owner-occupiers.
Scare-mongering about an oversupply of apartments belies what we are seeing at the coalface. The reality is that 70 per cent of apartments must be sold before commencement, as per APRA regulation of lenders. Media often delivers the news that with, say, five new buildings under construction, each comprising about 300 units, there must be an oversupply. But DA approval and supply of these apartments to the market could be up to four years away. There is a gross under-supply of “turnkey” apartments in a city that people are moving to in droves because we have the lowest unemployment rate in the country.
There is a very real demand for affordable, mixed-use precincts in vibrant town centres, as our buyer demographics demonstrate.
Geocon is delivering a 35 per cent share of the apartment market in Canberra – with an expected sale of 1000 apartments this year alone – and we are seeing consistent 3-5 per cent growth, with our units selling out quickly.
Canberra, Australia’s only “emerging” city, is changing. We have a world-class new airport, with international flights opening up great opportunities for investment and tourism; the ACT Government is committed to investing in important infrastructure such as the new light rail system, we have the lowest unemployment rates in the nation and the highest wages. Population, meanwhile, is booming. Over the past five years, the city has grown 11 per cent, and that doesn’t count transient populations such as students attending the universities here.

Canberra has long flown under the radar against Sydney and Melbourne but all signs point to the fact that increasing numbers are realising the national capital is Australia’s best-kept secret when it comes to opportunity, growth, superior quality of life and long-term capital gains.

Customer Stories: How the She Leads Conference Inspires Women to Find Their Inner-Leader
“The purpose of this conference is to empower women and provide them with the skills and confidence to self-identify as leaders.” With these words, Zoya Patel and her team launched the 5th annual She Leads Conference in Canberra, Australia.
Despite the progress that has been made on behalf of women in the professional world, Zoya and her team agreed that there is still much work to be done. The YWCA envisioned the She Leads Conference as being a catalyst for women claiming themselves as leaders—alongside other visionary women’s events.
To achieve such an objective, the YWCA knew they needed to gain key insights that were crucial for creating stellar event content that would resonate with their audience. Zoya and her team knew that having an efficient event planning process backed by data-driven decision-making would be crucial for achieving their overarching mission of inspiring their attendees.
In Need Of Insights and Efficiency
In order to create a conference as inspiring as the one the YWCA were aiming for, the event planning process had to become a fine-tuned machine. By eliminating inefficiencies, the She Leads Conference would become an unforgettable event with the potential to change lives. And the only way to ensure that the conference reached that level of excellence was through improved processes and exceptional event content.
Unfortunately, Zoya and her team were struggling to draw insightful event data from their manual registration process. They knew too little about their attendees and thus could not craft valuable event content. Designing the Perfect Outdoor Space for a Canberra Summer

Living in Canberra, we’ve all experienced our fair share of extreme weather.
One minute you’re freezing cold, teeth chattering as you crank up the heater. The next, you’re ditching the layers, buying up iceblocks and rolling out the fans.
With the closest ocean beach a steep 90 minute drive down the Clyde Mountain, it’s only natural to seek a sense of paradise a little closer to home.
If you’re planning to build in 2018, and are looking for ways to create the perfect outdoor space, here are 5 tips to help you enjoy a slice of summer heaven in your own backyard.
Go “resort style”
One way to achieve the look and feel of a resort is to mimic their continuation of flooring between indoor and outdoor areas.  
For example, if the living area that leads to an outdoor patio is tiled, continue that same tile (or a similar one) in the outdoor area as well.
Tiling suppliers often stock the same tile with different finishes, so you can choose the same design but with a non-slip surface to ensure safety outdoors.
If your living area has floating floorboards, continue the floorboards look outside with a deck with the boards in exactly the same formation. This creates a feeling of “extension” – bringing the outdoors in and the indoors out – as you would find in a luxury resort!
Keep it level
There’s a tendency to lay patio concrete a step lower than the house slab. If you want a seamless outdoor area, make sure the outdoor and indoor concrete are level. That way, you’re not “stepping down” into your outdoor area. You are simply “stepping into” it.
Choose the right doors
Canberra is plagued with all kinds of flying insects, and summer is definitely no exception!
Rather than bi-fold doors, which can make it hard to keep the bugs at bay (and can look a little bulky and imposing), opt for glass sliding doors. Sliding doors are sleek and much easier to screen, and there are countless options for unique designs if you’re after a different effect.  
Always have at least one permanent roof
Shade sails and other temporary coverings are great for play areas and makeshift spaces, but you should aim to have at least one outdoor area with a permanent roof.
A permanent roof is necessary to create that “resort” feel, but it’s also a way to make future additions to your outdoor space a lot easier. For example, you may one day wish to add an outdoor kitchen or spa, or hang lights or a ceiling fan from the roof.
It also keeps you more protected than a temporary covering, particularly when you want to enjoy the space after dark.
Avoid the late afternoon sun
The late afternoon sun in Canberra can be merciless, so if it’s possible, design your outdoor space on the eastern/north eastern side of your home to avoid it.
If that’s not possible, consider investing in sliding screens to help you adjust the shading where needed. Sliding screens come in an array of different colours and materials, and can add a sophisticated or trendy look to your outdoor space.
And remember, you don’t need to restrict yourself to one large outdoor area. Consider building two separate ones, perhaps with different styling to create a separate ambience (one for relaxation, one for entertaining perhaps!).
