Scores of chain drugstores that once anchored shopping hubs across New York City remain shuttered even as much of the city’s storefront real estate has bounced back from the Covid-19 pandemic. Many could stay that way for years to come, because of ironclad leases, the difficulty of finding new tenants for the sprawling spaces and seismic shifts in the drugstore business, brokers and industry analysts said.
The result is over a million square feet of prime real estate collecting dust in some of the busiest commercial districts, according to a new analysis of the city’s pharmacy market. And critics say the stores have become neighborhood eyesores that attract illegal activity and detract from nearby businesses.

That is a lot of dogs! Not only that, but they have also at least ten other “sister” or “partner” websites selling doodle and poo puppies as well. These “sister” or “partner” websites are landing pages of sorts for the specific doodle mix you are interested in, then it redirects you to CrockettDoodles.com at checkout. CrockettDoodles.com sells their puppies one way but they “market” they puppies on at least ten other websites. We consider CrockettDoodles.com along with all of their “sister” or “partner” websites to be high-volume online puppy sellers and we do not recommend buying puppies from CrockettDoodles.com. Crockett Doodles direct ships puppies and uses USDA amish dog breeders as Guardian families. The website uses the words “adopt” and “adoption” when you are actually buying the puppy and shelling out thousands to do so. The day you pay for the dog is called “adoption day” maybe to make you feel good about the transaction of paying thousands of dollars for an animal you have never met and are not allowed to see where it was born but will have for 15 plus years. As stated on their website, the costs of their puppies’ range in the $2,500-$4,000 which does not include the extra costs and delivery charges. Speaking of delivery, they will ship a puppy by ground delivery or flight nanny anywhere is the contiguous United States. We consider the shipping and delivery of puppies in these manners red flags. Crockett Doodles will let you pick up your puppy in person at a pickup location, but you are not allowed to go to the breeder’s “home” and meet the mother dog or see where your puppy was born. This is a huge red flag. In fact, we asked specific questions about the breeding dogs, how old and how many litters and they would not tell us anything. They decide which dog to match you up with from the checklist submitted by you the interested puppy buyer. They then send you a match and you decide from a picture if you will accept it. We do not recommend buying a puppy based off a picture ever and we never recommend buying a puppy from a website. The CrockettDoodles.com website is no exception. There are other red flags on their website that we don’t like but for the following reasons alone, we do not recommend buying a puppy from CrockettDoodles.com. Crockett Doodles uses USDA Amish dog breeders as Guardian “families.” They have up to 15 different dog breeds listed for sale at any one time, they list dozens and dozens of puppies for sale at any one time, they are not transparent about who the breeder of your puppy is before you buy it, nor will not let you go to the breeder’s home to see where your puppy was born. Lastly, they ship and deliver puppies all over the U.S. We do not recommend buying a puppy from the CrockettDoodles.com website. There are too many red flags. So taking a "product" from the Indiana Amish and marketing it around the country, that's the model.
And that's a problem.

How to select a Broker/Advisor
Beth's brother works in the Investment Advisor industry, he's not a broker himself, but he recommended a local broker from his national firm. I liked his recommendation because we wanted the security of using a broker from a large firm. Large firms have sophisticated compliance organizations which monitor the trades of their brokers to ensure they aren't churning (buying and selling excessively to earn fees). The firms also ensure that the brokers are licensed, etc. and the firms have secure, convenient online and mobile tools. If you don't have a relative in the business, ask your friends, your parents, your boss. You might want to ask the firm that manages your company's 401K.
Twenty years ago we met/interviewed the broker who was recommended by Beth's brother and we liked him. More importantly, we felt like we could trust him. He asked about our life goals, tolerance for risk, etc. and we felt like his style could match our style. He was a bit older than us, old enough to have experienced several economic cycles. We weren't looking for a guy who was going to call us once a week with a hot tip. We wanted rational, long term investing of a diversified portfolio which would grow to fund our children's college education and our retirement.
Selecting an investment advisor is a little like choosing a psychic (though I don't believe in psychics). You're looking for an advisor who is smart and successful, but let's face it, if he was really an investing savant, he'd be early-retired, relaxing on a beach or golf course instead of slogging out a 9-5 office job managing other people's money. Likewise, someone who was really psychic would have bought the winning lottery ticket years ago.
As much as anything else, an investment advisor helps keep his/her clients from doing something stupid. Beth and I are a perfect example of a couple who has invested broadly in the market and done well, mostly because we haven't done anything stupid. That's not to say every investment has been a winner, but we've cut those losses when we necessary.
Beth and I also have a very conservative view of what it means to do well with our investments. Frankly we have low expectations. We want to earn a few % points more than inflation over the long term. Ideally our portfolio (after paying the investment advisor's fees) will at least match or even slightly exceed the performance of the broader market, but probably not by much. If we see that the performance of our portfolio is beating the overall market by a lot, we assume there's probably something wrong we should fix - we are probably invested in something which the rest of the market thinks is too risky. Likewise, if our performance is lagging the market, we're probably invested too conservatively. We don't trade options, we don't buy meme stocks and a 'guaranteed return' like Bernie Maddoff would instantly make us suspicious.
Whether you invest through a broker/advisor or you do it yourself, the key, in my opinion, is to have a broad portfolio and never stop saving and investing. Don't try to time the market - i.e. pause your investing because you think the market is weak and instead decide to wait until the market starts to recover. I have no idea what the market is going to do next week or next month or next year. But I'm pretty confident that in 5 years it will be higher than today and 5 years from now I will wish that I'd invested today.
