There's a street near me that has eight car dealerships all on the same lot- i counted. it mystifies me that even one gets enough sales to keep going- but 8?? is there something you can tell me that demystifies this aspect of capitalism for me?
I had a few theories going in, but had to do some research. Here is my primary hypothesis, and then I'll run through what they mean and whether research agrees with me:
Sales make up only part of a dealership's income, so whether or not the dealership sells much is secondary to other factors.
Dealerships are put near each other for similar reasons to grouping clothing stores in a mall or restaurants on a single street.
Zoning laws impact where a car dealership can exist.
Let's start with how revenue works for a car dealership, as you mentioned 'that even one gets enough sales to keep going' is confusing. For this, I'm going to be using the Sharpsheets finance example, this NYU spreadsheet, and this Motor1 article.
This example notes that the profit margin (i.e. the percentage of revenue that comes out after paying all salaries, rent, supply, etc) for a car dealership is comparatively low, which is confirmed by the NYC sheet. The gross profit margin (that is to say, profits on the car sale before salaries, rent, taxes) is under 15% in both sources, which is significantly lower than, say, the 50% or so that one sees in apparel or cable tv.
Cars are expensive to purchase, and can't be sold for much more than you did purchase them. However, a low gross profit margin on an item that costs tens of thousands of dollars is still a hefty chunk of cash. 15% gross profit of a $20,000 car is still $3,000 profit. On top of that, the dealership will charge fees, sell warranties, and offer upgrades. They may also have paid deals to advertise or push certain brands of tire, maintenance fluids, and of course, banks that offer auto loans. So if a dealership sells one car a day, well, that's still several thousand dollars coming in, which is enough to pay the salaries of most of the employees. According to the Motor1 article, "the average gross profit per new vehicle sits at $6,244" in early 2022.
There is also a much less volatile, if also much smaller, source of revenue in attaching a repairs and checkup service to a dealership. If the location offers repairs (either under warranty or at a 'discounted' rate compared to a local, non-dealership mechanic), state inspections, and software updates, that's a recurring source of revenue from customers that aren't interested in purchasing a car more than once a decade.
This also all varies based on whether it's a brand location, used vs new, luxury vs standards, and so on.
I was mistaken as to how large a part of the revenue is the repairs and services section, but the income for a single dealership, on average, does work out math-wise. Hypothesis disproven, but we've learned something, and confirmed that income across the field does seem to be holding steady.
I'm going to handle the zoning and consolidation together, since they overlap:
Consolidation is a pretty easy one: this is a tactic called clustering. The expectation is that if you're going to, say, a Honda dealership to look at a midsize sedan, and there's a Nissan right next door, and a Ford across the street, and a Honda right around the corner, you might as well hit up the others to see if they have better deals. This tactic works for some businesses but not others. In the case of auto dealerships, the marketing advantage of clustering mixes with the restrictions of zoning laws.
Zoning laws vary by state, county, and township. Auto dealerships can generally only be opened on commercially zoned property.
I am going to use an area I have been to as an example/case study.
This pdf is a set of zoning regulations for Suffolk County, New York, published 2018, reviewing land use in the county during 2016. I'm going to paste in the map of the Town of Huntington, page 62, a region I worked in sporadically a few years ago, and know mostly for its mall and cutesy town center.

Those red sections are Commercially Zoned areas, and they largely follow some large stroads, most notably Jericho Turnpike (the horizontal line halfway down) and Walt Whitman Road (the vertical line on the left). The bulge where they intersect is Walt Whitman Mall, and the big red chunk in the bottom left is... mostly parking. That central strip, Jericho Turnpike, and its intersection with Walt Whitman... looks like this:

All those red spots are auto dealerships, one after another.
So zoning laws indicate that a dealership (and many other types of commercial properties) can only exist in that little red strip on the land use map, and dealerships take up a lot of space. Not only do they need places to put all of the cars they are selling, but they also need places to park all their customers and employees.
This is where we get into the issue of parking minimums. There is a recent video from Climate Town, with a guest spot by NotJustBikes. If you want to know more about this aspect of zoning law, I'd recommend watching this video and the one linked in the description.
Suffolk county does not have parking minimums. Those are decided on a town or village level. In this case, this means we are looking at the code set for the town of Huntington. (I was originally looking on the county level, and then cut the knot by just asking my real estate agent mom if she knew where I could find minimum parking regulations. She said to look up e360 by town, and lo and behold! There they are.)
(There is also this arcgis map, which shows that they are all within the C6 subset of commercial districting, the General Business District.)
Furniture or appliance store, machinery or new auto sales - 1 per 500 square feet of gross floor area
Used auto sales, boat sales, commercial nurseries selling at retail - 5 spaces for each use (to be specifically designated for customer parking) - Plus 1 for each 5,000 square feet of lot area
This is a bit odd, at first glance, as the requirements are actually much lower than that of other businesses, like drive-in restaurants (1 per 35 sqft) or department stores (1 per 200 sqft). I could not find confirmation on whether the 'gross floor area' of the dealership included only indoor spaces or also the parking lot space allotted to the objects for sale, but I think we can assume that any parking spaces used by merchandise do not qualify as part of the minimum. Some dealerships can have up to 20,000 gross sqft, so those would require 40 parking spaces reserved solely for customers and employees. Smaller dealerships would naturally need less. One dealership in this area is currently offering 65 cars of varying makes and models; some may be held inside the building, but most will be on the lot, and the number may go higher in other seasons. If we assume they need 30 parking spaces for customers and employees, and can have up to 70 cars in the lot itself, they are likely to have 100 parking spaces total.
That's a lot of parking.

Other businesses that require that kind of parking requirement are generally seeing much higher visitation. Consider this wider section of the map:

The other buildings with comparative parking are a grocery store (Lidl) and a post office (can get some pretty high visitation in the holiday season, but also just at random).
Compare them, then, to the "old town" section of the same town.

There are a handful of public parking areas nearby (lined in blue), whereas the bulk of the businesses are put together along this set of streets. While there is a lot of foot traffic and vehicle passage, which is appealing for almost any business, opening a car dealership in this area would require not only buying a building, but also the buildings surrounding it. You would need to bulldoze them for the necessary parking, which would be prohibitively expensive due to the cost of local real estate... and would probably get shot down in the application process by city planners and town councils and so on. Much easier to just buy land over in the strip where everyone's got giant parking lots and you can just add a few extra cramped lanes for the merchandise.
Car dealerships also tend to be very brightly lit, which hits a lot of NIMBY sore spots. It's much easier to go to sleep if you aren't right next to a glaring floodlight at a car dealership, so it's best if we just shove them all away from expensive residential, which means towards the loud stroads, which means... all along these two major roads/highways.
And if they're all limited to a narrow type of zoning already, they might as well take advantage of cluster marketing and just all set up shop near each other in hopes of stealing one of the other's customers.
As consumers, it's also better for us, because if we want to try out a few different cars from a few different brands, it's pretty easy to just go one building down to try out the Hyundai and see if it's better than a Chevy in the same price group.

A Georgia mom is outraged over an interactive lesson taught during her daughter's field trip to the historic Mable House plantation in the city of Mableton, where third-graders were asked to simulate a slave auction by holding up signs containing dollar amounts equal to the prices of cars – except, in this instance, numbers indicated the value of humans.
"They lined the kids up. They had them to pick cars they wanted to be. So it was like $1,300, $2,000, $2,500, $3,000, and it ranged from like Honda, Acura, Lamborghini, Ferrari. Each kid chose a car, and basically she [the instructor] began to explain to them that they're being sold. Each one of them had a real bill of sale in front of them, and she was explaining to them the cost analogy of them being sold then as a slave child today would be the equivalent of whatever car they were," Gladese Cleaves told Fox News Digital on Monday.
Cleaves said her 9-year-old daughter came home and told her about the field trip by referring to one her friends as a Lamborghini and then referring to herself as a Ferrari. The comments caught her attention, so she called her oldest daughter, who chaperoned the event, to ask what happened.
She then contacted her younger daughter's teacher at W.C. Abney Elementary School via email and spoke with her over the phone.
UTAH ELEMENTARY SCHOOL CANCELS SLAVERY REENACTMENT AFTER PARENT OUTRAGE
"What was crazy is that the teacher, when I called… her response was, ‘I explained to the children that these were nice slave owners,'" Cleaves recalled. "This is exactly what she said to me. She said, ‘I explained to the children that these were nice slave owners because they treated the slave like family.’I said, 'Don't say it again, Mrs. Westmoreland.' There's no way you could put nice and slave owner in the same sentence. There's no way."
She met with the principal, who, according to FOX 5 Atlanta, told parents the following in a letter:
"The lesson had never been part of the Mable House's curriculum for Abney students prior to that day, nor was it described in the field trip materials or mentioned on the Mable House website," the letter read.
Cleaves said the school's statement addressing the issue and the eventual ban on future trips to the site came after media reached out to the institution.
MOCK SLAVERY LESSON AT CALIFORNIA HIGH SCHOOL STIRS OUTRAGE AMONG PARENTS
She argued she has still received no compassion from all fronts, and she believes school officials found the incident justifiable since a Black woman – donning attire synonymous with enslaved people from the antebellum South – had narrated the activity.
Cleaves's primary concern throughout the ordeal, however, was her daughter and how she said the assignment gave her a false narrative about a dark time in history by making slavery appear benign.
"They [the students] left there thinking that slavery was fine and that they clapped and that they danced and that it was a choice and that they could leave any time. That was the narrative that my child left there with on top of being on a chopping auction block," she said.
Cleaves said parents were not previously notified that the field trip would mention slavery and explained that they were told students would engage in arts and crafts while learning about 19th century history.
"The permission slip says nothing about that. It's little stick people in a wagon. So you think they're going to go learn about how corn was made, and they did learn about potato houses the slaves cooked in and that kind of thing, but nothing to the extent of them playing and running around a whipping tree because there's a whipping tree there with marks all over it. None of this were things that we were told," she said.
SUBSTITUTE TEACHER PULLED AFTER ALLEGEDLY JOKING TO STUDENTS ABOUT SLAVERY, DISABLED PERSONS: REPORT
A photo of the permission slip provided to Fox News Digital mentioned chaperones, lunch plans for students, what children should wear to the trip and expected departure and arrival times.
Cleaves called for diversity, equity and inclusion training to better inform school officials on how to handle such situations, arguing that the teacher – who claimed she was unaware of how the activity would go – should have been better informed.
"What they're saying now is that the teacher didn't know that the narrator was going to do this. Let's give the benefit of the doubt. I believe that she did [know] because she helped paint the narrative of the cost analogy after the narrator spoke, so I'm not buying into any of that," she said.
Cleaves said the most harrowing part of the entire experience was telling her daughter the truth about slavery after the project gave her a false narrative. 
"The horrible part of this, all of this outside of my child believing a false narrative, outside of what she's been taught, is watching my child as I had to explain to her in depth why this was wrong and how her civil rights were violated and the truth about slavery. And literally watching the tears and the innocence leave her with exposing the truth at 9 years old because something else was given to her, meaning she would have learned about it, but it would have been in steps."
Fox News Digital reached out to an affiliate of the Mable House and Cobb County PARKS, to which the house is leased, but did not receive a comment from either.
The field trip programs occur through a nonprofit organization, however.

Richard Ramirez was an American serial killer who was active during the mid 1980s, who was mainly known as the Night Stalker, but was also known as the Valley Intruder and the Walk-In Killer. When Richard was 2, a dresser fell on his head, which caused a large laceration, a swing hit his head when he was 5, which caused him to have epileptic fits, and according to Biography.com he also suffered multiple other head injuries when he was young. He was also diagnosed with epilepsy after he had seizures in class.
When Richard was 12, he became close to his older cousin, Miguel, who also went by "Mike." He used to be in the military, and fought in the Vietnam War. Miguel told Richard about the torture he had inflicted onto multiple Vietnam women, and shared some polaroid photos with Richard that showed Miguel posing with the decapitated head of a woman. Mike also taught Richard things that Mike had learned in the military, like how to fight.
One quote from Richard Ramirez's biographer when he spoke to A&E network states: "When his cousin showed him those photographs, Ramirez became sexually aroused. And it was right around the age of 13." Also when Richard was 13, he witnessed his cousin, Miguel, shoot his wife, Jessie, fatally in the face with a revolver. Miguel was found not guilty by reason of insanity and was released after four years of incarceration at the Texas State Mental Hospital. After he was released, he and Ramirez continued contact with each other. When Richard was 15, he got a job at the Holiday Inn, and was given the master key to all the rooms. He would watch people in their rooms until they were sleeping, then broke into their rooms to steal their valuables. One night while Richard was doing this, he wanted to rape a woman. He hid in the closet of the woman while she was in the bathroom, then tried to rape her. Her husband caught him, and successfully fought him off. Ramirez was arrested, but the charges were dropped.
EARLY ADULTHOOD When Richard was 18, he moved to Los Angeles, California, where he was homeless and living on the streets. He also became an alcoholic and a cocaine addict. He befriended many friends that were similar to himself, and they all started living at the bus station. Richard spent the last of the little money he had on a master set of keys to Toyota and Honda cars, and every night he would steal a car and drive around Los Angeles to find a house to burglarize. One night, a woman asked Richard to buy her PCP, but later at her apartment she turned down Richard's advances, and then he raped her. Within two years of repeating this process every night, he began committing more severe crimes. He started raping women and robbing them when he was through. By the time he was 23, he had lost contact with his family.
VICTIMS Victim #1 - Mei Leung
Mei Leung's story has been embellished in multiple news articles for publicity and shock value, which is rather disgusting because she was only 9 years old when she was raped, stabbed, and strangled by Richard Ramirez. According to the most recent news stories of Mei's murder, Mei was walking back home from a friend's house with her younger brother, and while they were walking up the stairs in their apartment building, Mei dropped a dollar bill down the stairwell and into the basement. She went down to go get it but she never came back. Eventually, her brother came back to look for her but instead he found her hanging from a spigot.
A police officer on the case, who was interviewed on the New York Post stated:
“If you can picture Christ on the cross, that’s the way she looked. Her head was drooped and her chin down. It was a sad sight to see. She kind of got to me.”
The case was not tied to Richard Ramirez until 2009.
Victim #2 - Jennie Vincow (age 79)
Jennie's body was found by her son, Jack Vincow, in their shared apartment. Her body was found with a slashed throat and multiple stab wounds. She was killed on June 27, 1984.
Victim #3 - Dale Okazasi (age 34) Richard Ramirez murdered Dale Okazasi on March 17, 1985, by shooting her in her own home. During this attack, Ramirez also murdered Maria Hernandez, who was 20, but she survived.
Victim #4 - Tsai-Lian “Veronica” Yu (age 30)
On the same day (March 17, 1985) of the murder of Dale Okazasi, Ramirez dragged Veronica from her car and killed her.
Victim #5 - Vincent Zazzara (age 64)
Ramirez broke into Vincent's home and killed him while Vincent was asleep.
Victim #6 - Maxine Zazzara (age 44)
Maxine was killed during the same attack of her husband, Vincent Zazzara, on March 27, 1985.
Victim #7 - Willaim Doi (age 65)
Ramirez fatally shot William Doy when he broke into his house in Monterey Park on the 14th of May, 1985.
Victim #8 - Mable "Ma" Bell (age 84)
Mable Bell was killed after Ramirez attacked her at her home in Monrovia, California, on June 29, 1985.
Victim #9 - Mary Louise Cannon (age 77)
Mary was killed at her home in Arcadia, California, on July 2, 1985.
Victim #10 - Joyce Lucille Nelson (age 61)
Ramirez beat Joyce to death, and also burglarized her home in Monterey Park on July 7, 1985.
Victim #11 - Max Kneiding (age 68)
Max was killed by Ramirez, and was attacked with a machete as well as shot on July 20, 1985.
Victim #12 - Lela Kneiding (age 66)
Lela Kneiding, the wife of Max Kneiding, was also killed on the same day after Ramirez broke into the home the couple lived in, in Glendale, California. He also robbed their home.
Victim #13 - Chainarong Khovananth (age 32)
On July 20, Ramirez was shot and killed while he was sleeping in his some in Sun Valley.
Victim #14 - Elyas Abowath (age 31)
Elyas was shot and killed on August 8, 1985, in Diamond Bar, California. He was killed during the burglary of his family home.
It is now known that Richard's crime were all acted out in a similar way. He would steal a car, drive around Los Angeles for multiple hours at a time, then find a house that was dark. Then, he would park his car and look around for a way in the house. While Richard was doing this, the people within the house were always asleep. Richard would then look into all the bedroom windows and figure out who was home, and then he would shoot all the men in the house directly in the temple so that they were killed instantly. However, this action would cause a loud noise which woke up the women in the house. Once the women were awake, Richard would tie them up with whatever was available while he went to go get the children out of bed. Richard would torture and rape the women in front of the children before he killed the women, and then he would let them beg for their lives and then rob them.
RAMIREZ'S BELIEFS IN SATANISM
When Ramirez was around 18, he started reading books by Anton Lavey, the founder of the Church of Satan. Then, he stole a car to attend one of Lavey's Satanic ceremonies. After this, he called his mother to say he'd been 'touched by Satan.' He believed that his Satanic impulses were in line with what Satan would have wanted. Later on, he would also carve inverted pentagrams on his victims' palms and even yelled "Hail Satan" in the middle of court.

The Chevrolet Malibu, the last sedan still sold by General Motors’ biggest selling brand, will end production this year, the company announced. Malibu production will end in November as the factory that builds it, the Fairfax Assembly Plant in Kansas City, Kansas, is reconfigured to build a new generation of the Chevrolet Bolt EV. With the Malibu’s demise, General Motors’ mainstream Chevrolet brand will sell only trucks, SUVs, and the Corvette, a two-seat sports car, in the United States. Chevy’s close competitor, Ford, made a similar move years ago when it stopped selling the Taurus and Fusion sedans, leaving the two-door Mustang as the only traditional car in its line-up. Chevrolet stopped making its Mustang competitor, the Camaro, last year. Traditional cars – vehicles that are not SUVs, trucks or vans – make up less than 20% of US auto sales, according to Cox Automotive. The last generation of the Malibu was first introduced in 2016, making it much older than competitors such as the relatively popular Honda Accord and Toyota Camry. A new version of the Camry, now available only as a hybrid, just went into production. Still, GM sold more than 130,000 Malibus last year, a 13% increase from the year before.

An excerpt from my unpublished novel:
I’d been in town for a few days, but I hadn’t spent any real time on the boat. I boarded her that first day, and had a look around, made some mental notes on some supplies I’d need to get, and made sure I knew where everything was. But Kate took me home that first day I met her at the restaurant, and I’d been there every night since. But it was time to get settled, and really start looking for work. The area newspaper offices weren’t looking for help. I’d contacted a couple of small local colleges offering my services as a journalism teacher – or something along those lines. Nobody was interested. I even considered the lecture circuit, but my agent, never one to pull punches, told me I wasn’t a household name, and there wouldn’t be a market. I kind of knew that, but I had to float the idea anyway. I didn’t have any real prospects. I was still too young to be a greeter at Publix, but too old for a management position at Abercrombie + Fitch. I could freelance, but if I spent my time writing without any prospects for a sale, I’d run out of money soon enough. And I didn’t want to have anything to do with a dependence on Kate. That might lead to a commitment, and it was way too soon for that.
But, first things first. It was getting close to lunchtime. I’d slept in after a restless night. Kate had an early shift, and had already left. So, I showered, dressed, and gathered my things, left a note on the fridge, and decided to go to the grocery store, and then to the marina. I figured I’d make myself lunch on the boat, and then unpack what belongings I’d brought with me from the trunk of my car.

A couple of hours had passed, and I’d dozed off in a chair on the deck when I was awakened by giggles coming from the boat next to mine. I slipped back inside the cabin, and pulled the curtain aside and looked across to the boat docked next to mine. I saw a man who looked to be roughly my age in an amorous embrace with a busty redhead wearing only a bikini bottom. She was young enough to be his daughter, but judging from the activity, she couldn’t be that. I didn’t think much else of it except that it might provide me with a little voyeuristic entertainment. A couple of seconds later they’d disappeared below, and my fun, for now at least, was over.
I climbed back up on deck, and just as I did I noticed a blue Honda Accord in the parking lot, and a man wearing a ball cap, and sunglasses, and holding a camera with a telephoto lens in his hands. When he saw me, he got back into his car, and was gone in a flash.

Brazil Car prices are ridiculously high in Brazil because of high taxes, high labor costs, and limited raw material supplies. You might end up doing some window shopping for a Brazilian-made car, like a locally manufactured Volkswagen. Many people consider importing cars because the available selection is poor. However, importing a vehicle can result in you being charged up to 100 percent of its value! There is also a lot of paperwork needed with autos, and fuel is heavily taxed! Some car prices here are insane, such as the $135,988.00 Toyota Corolla, almost identical to the price of a new Scion FR-S. Even a Volkswagen Golf costs around $90,000 here. Those vehicles sell for about a third of that price in the UK. Cars in Singapore are so expensive because of their small size and dense population. Several measures have been set by the government of Singapore to regulate car ownership and use due to fears that there will be traffic jams if there are too many vehicles.
