Expired Listings are the Hidden Treasure in Real Estate 
Expired Listings are a GOLDMINE. I know there is a stigma of failure that goes along with Expired Listings. Get over it. Why? Because the seller is still motivated and the home is already staged for showings. This is your opportunity to swoop in and turn that expired into a sale. Ignoring Expired Listings is like leaving money on the table. It’s okay to be an ambulance chaser! When you sell that Expired Listing, you will look like a rock star in that Sellers' eyes. Why? USE Your Database, your SOI (sphere of influence) 
Your database is full of opportunities to get new clients. How? Your clients may know someone who is looking to buy. People talk and love offering recommendations to their friends, family and co-workers. See where I’m going with this? This is why it’s so important to nurture your clients before, during and after closing. 70% of Clients FORGET their Agents name. You THINK they will remember because you spent so much time with them, but they don't. Your name needs to be the one that comes top of mind when they or a friend needs an Agent. Your Client might need a larger home, job relocation or a second home to name a few. Be that go-to Agent by staying in the forefront of the client's mind. 
Social Media is FREE and you need to use it 
Social Media platforms are a great tool for real estate prospecting. Building your online presence is key. Engage and get more followers by creating good content. What do I mean by this? Share Your Story and your successes with your audience. Sold a house? Do a celebration post. Everyone loves success. Social Media helps you with branding and name recognition. Writing a regular blog to share real estate tips and how-to's helps you become a 'thought leader.’ If you have no time, pick your favorite Social channel and focus on that. Interesting, curated and GOOD content is your image to those that are researching you. When they‘re ready to buy, your name will be right there. As we always say, you never know who's looking. 
Get Involved in Your Community 
Successful Agents know the value of community involvement. It helps when it comes to knowing the community well. Become the go-to agent who has the answers. Tech is great, but it will never replace human contact and connection. Successful agents serve on local boards, volunteer or even sponsor local charity events. It’s about putting your face in the place and getting to know lots of people in a non-salesy atmosphere. People like to buy from people they already know and like. Being passionate for your cause goes a long way towards authenticity. 
 Cold Calling 
 Most agents cringe at the thought of cold calling. I get that, but it can be an effective real estate prospecting tool. Targeting FSBO (for sale by owner) properties are a great way to find new listings. Make sure you do your homework on the person you are calling and have a clear value proposition. Have clear explanation of how YOU are different from the competition. The Seller is already a bit leery from their last experience with an agent so you need to prove you are up to the task. Don’t let rejection stop you. A ‘no’ now could turn into a “yes’ later. Stay positive! For every rejection, there are a couple of great leads that leads to more sales.
When done right, your prospecting will grow and sustain your business and bring it to new levels.

Prospecting Expired Listings in Real Estate 2/22/2019
In Real Estate, the goal of any listing is to sell the property for as much money as the market will bear. But what happens when that property doesn’t sell and the Listing expires? The Seller usually still wants to sell the house, but now they don't have a Realtor. This becomes a golden prospecting opportunity if you know what to do.  Let's dive in on how to turn that prospect into your new Client.
Where to find Expired Listings
As you read this, you may wonder, but where do I find these expired listings? Well, there are many different ways to locate expired listings. There are companies such Vulcan 7 or REDX.  Their systems automatically send scripted messages to sellers with expired listings.
You could also DIY by searching your MLS Service daily to build your list. Create a spreadsheet with the sellers contact information, house price and date of expiration. Collecting all that information will save you time. Why? Most Expired Listings don’t have emails or phone numbers because they are instructed to tell MLS to delete that once the Listing expires. It’s about working smarter not harder.
Contacting the Seller of an Expired Listing
If you are lucky enough to have the phone number, make sure you create a script. Realtors who have the most success have scripts that they use and practice with. Why? Because a good script can overcome the Homeowners' objections. Making a good first impression is so important. Having a script is one of the best practices in lead generation. Use it as a guide to help convince the Homeowner that you have what it takes to close the deal.  
How does the Expired Listing property look IRL?
Go look at the property in person. How's the curb appeal? Compare their property to other properties in the neighborhood.  Maybe the property needs a little TLC. Repairs and upgrades can make a BIG difference. Staging is also way more important than most people think. It goes back to the "first impression" I mentioned before. I personally love watching HGTV and noticed they all talk about how important it is to stage home the right way. Getting rid of clutter also helps showcase the home in its best light. These are all things that you can share with the Homeowner and position as part of your area of expertise.
Find out what the Sellers' motivation is
Once you get the chance to sit down with the Seller, you can find out more about them and why they want to sell. People have a variety of reasons for selling their home. Part of what will make your job easier is to find out why they want to sell.  Do they already have another house that they bought?  Is this house too small? Maybe it's a job transfer and they need to leave the area. Downsizing is also popular right now. Talking to your Prospect about their motivation will give you a key into how to market and sell their home. 
Analyze the Price of the Expired Listing
Homeowners blame their former Realtor for not being able to sell their home. Many times it's not that simple. It's your job to discover not only their financial goal, but the background of that goal. This is when your expertise and experience come into play. Using your knowledge, you can help them discover what their home is really worth. Comparative marketing analysis will help you paint the right picture for them. It's your job to explain pricing, but it's how you explain that is key to a smooth and successful listing.
How to do an Expired Listing Campaign
Focusing on Expired Listings takes diligence and follow-up. Most Agents don't convert prospects to clients because they don't know how. Don’t let these prospective clients fall through the cracks. There are companies out there that specialize in Expired Listings. One that I know is KardZee. They have a whole Campaign dedicated just to Expired Listings. 
If you don't reach out to Expired Listings, it’s like leaving money on the table. Be the solution and make some extra income along the way.
