NEW PROJECTS WILL BE LAUNCHED IN RAS-AL-KHAIMAH - Inch & Brick Realty
Four new projects under the global Nikki Beach brand to launch in Ras Al Khaimah
Developer Aldar Properties has announced a partnership with luxury hospitality company Nikki Beach Global to develop three branded residential towers.
1. Al Marjan Island
Nikki Beach Residences will offer fully furnished apartments with thoughtfully appointed living spaces and sea views. It will also feature a clubhouse with a lounge and restaurant.
The project will be the first wellness community in Ras Al Khaimah to receive the global Fitwel certification.

2. Mina Al Arab
The 155-room resort will include rooms and villas and will have access to the brand’s signature Nikki Spa, Tone Gym and restaurant.
It will be operated and managed by Nikki Beach and will be the third hotel in RAK Properties’ hotel portfolio.
Ras Al Khaimah is becoming increasingly attractive to developers in 2023. Previously, Ellington Properties announced the start of sales at Porto Playa.

Báo cáo thị trường của JLL mới đây chỉ ra, trong quý 1/2024, diện tích hấp thụ thuần của văn phòng Hạng A ở khu vực trung tâm Tp.HCM đạt khoảng 5.000m2, được dẫn dắt bởi tỷ lệ hấp thụ tốt và các hợp đồng cho thuê mới đối với sàn văn phòng mới đạt chất lượng cao như The Nexus và The Mett.
Điều này cho thấy xu hướng của khách thuê bắt đầu chuyển đổi từ các tòa nhà cũ sang tòa nhà mới hơn và chất lượng cao hơn, thể hiện sự ưu tiên của họ cho không gian cao cấp trong các tòa nhà đạt chứng nhận xanh.Trong khi đó, diện tích hấp thụ thuần ở khu vực ngoài trung tâm không thay đổi so với quý trước và không có biến động đáng chú ý.
Theo JLL, các giao dịch thuê đáng chú ý ở khu vực trung tâm và các khu vực lân cận. Những khách hàng tìm kiếm không gian văn phòng cao cấp bao gồm UOB, Michael Page, Alavarez & Marsal, VPS Securities, L'Oreal, Sanofi, Medtronic… có xu hướng tăng. Nhìn chung, tỷ lệ trống của văn phòng Hạng A ổn định tại mức 12,8%, giảm 1,1% so với quý trước, phản ánh sự ổn định của thị trường văn phòng hạng A tại TPHCM, dù đang phải đối mặt với thách thức kinh tế.
Về nguồn cung, văn phòng hạng A trên thị trường, bao gồm cả các dự án cho thuê và sử dụng tự quản, không ghi nhận thêm nguồn cung mới trong quý 1/2024, giữ nguyên tại mức 551.573 m2. Trung tâm chiếm 90% diện tích này, trong khi các khu vực ngoài trung tâm chiếm 10% còn lại.
Dự án E.Town 6 ở khu vực ngoài trung tâm (Bắc Tp.HCM) hiện đang hoàn thiện giai đoạn cuối và dự kiến sẽ đi vào hoạt động trong Q2.24. Đây sẽ là văn phòng hạng A đạt chứng chỉ xanh đầu tiên cung cấp giải pháp cho thuê văn phòng chuẩn quốc tế tại khu vực Bắc TPHCM khi đạt các chứng chỉ LEED Platinum, Lotus, Edge và Fitwel.
Mức giá thuê thuần hiệu quả của văn phòng hạng A tại trung tâm trong quý 1/2024 tăng 1,8% so với quý trước chủ yếu ghi nhận sự tăng giá thuê tại các tòa văn phòng hiện hữu mặc dù giữa bối cảnh kinh tế chậm lại. Tuy nhiên, mức giá thuê tại trung tâm ghi nhận sự giảm nhẹ 0,6% theo năm.
Trong khi đó, mức thuê thuần hiệu quả tại khu vực ngoài trung tâm ghi nhận sự giảm nhẹ 1,6% theo quý và 1,7% theo năm. Nguyên nhân chủ yếu đến từ các chủ nhà điều chỉnh giá thuê khi bị áp lực bởi diện tích trống tăng và nguồn cung văn phòng chất lượng cao ở trung tâm.
Về triển vọng phân khúc này, JLL đánh giá, trong 9 tháng còn lại của năm 2024, thị trường văn phòng hạng A tại Tp.HCM sẽ chứng kiến sự bổ sung của E.Town 6 ở khu vực ngoài trung tâm, tăng tổng nguồn cung văn phòng hạng A thêm 38.000 m2 NLA vào cuối năm 2024. Nhu cầu đối với không gian chất lượng cao đạt tiêu chuẩn hạng A quốc tế, đặc biệt là các dự án có chứng nhận xanh, dự kiến sẽ tiếp tục tăng lên khi các khách thuê cao cấp tìm cách mở rộng và nâng cấp không gian văn phòng với các yêu cầu cụ thể.
