YC-backed Tango Builder wants to use aerospace engineering to build a house
Housing has been constructed for millennia, and while clearly our modern abodes are ever so slightly better than the elk tents we used to live in, the construction techniques behind housing today haven’t progressed all that much. What has progressed are prices — it’s more expensive than ever to build a modern unit, and that’s just for housing — head over to commercial real estate, and the numbers don’t look much better.
For Martin Diz and his team, that’s a problem. Diz is not exactly a lifelong builder — in fact, he was building proverbial rockets as an aerospace engineering PhD researcher several years ago. As he was talking to his roommate back then, who was studying structural engineering, he realized that some of the techniques that his roommate’s field was trying to pioneer had already been discovered by the aerospace folks decades ago.
His roommate was trying to simulate an earthquake to model how the tremors would affect objects like a table inside a building. As Diz recalled, he said “Hey dude, did you know that in aerospace engineering, we did the same thing for the space station 50 years ago? … I learned this in grad school, you know, in our basic course because it’s a very old technique.”
Diz is legitimately a nice chap, and totally not the kind of aerospace engineer who goes around talking about how aerospace solved everything a century ago (okay, maybe just a tad of that). But the interaction and followup conversation got him thinking about what aerospace as a field had solved, and whether some of those techniques could be used in other domains.
Diz and his roommate kept talking over the years, and eventually, the two formed Tango Builder. Tango’s main premise is to bring more sophisticated engineering techniques to construction, improving performance and quality while lowering costs. It’s part of the current YC batch, and previously raised a small seed round which included participation from Tracy Young, cofounder and CEO of PlanGrid.
The two plus one employee have already worked on a handful of projects with some early promising results. Tango helped to design a hospital for COVID-19 patients in Ecuador that saw total savings of $1 million by lowering structural costs by a third. They consulted on the creation of a justice center in Mexico, and were able to reduce the required steel in the project down by 40%. And they used their platform to optimize wall thickness in a masonry home to bring total cost down by 15%. All numbers are reported by the company and have not been independently verified.

There is a heavy focus on structural integrity (as there should be in construction), but Tango particularly shines around seismic modeling. While earthquakes are perhaps most pronounced in places like California and Mexico, both of which suffered major tremors this past week, earthquakes are a lingering threat throughout the world, and buildings need to be designed to handle them even if they are rare.
Diz and his team want to give designers better tools to model what happens in different scenarios while understanding the tradeoffs of various building materials and designs. “You’re building with steel stock, but it’s much more expensive now, so it’s up to the user or the owner to decide which of the paths he wants to take,” he said. Safety is always important, but how much steel do you place in a building which might see an earthquake once a century? That’s what Tango wants to help answer.
Beyond improving structural modeling, Tango’s big ambition is to find additional efficiencies in the construction process by helping everyone involved with construction to work together through a better workflow. “Each person has benefits from the platform, the architect will get the approvals … faster, the engineer can focus on the creative side of things, the contractor” can bid earlier knowing what design is coming, Diz explained. Saving time in all these processes ultimately translates directly to a project’s bottom-line.
It’s very early days of course, with just Diz, his co-founder Juan Aleman, and one employee “working extremely hard.” The hope though is that melding some aerospace engineering techniques with a much more robust and technical platform will help push construction to better quality while saving costs as well. After all, aerospace did all this a century ago.

It's definitely been a mild winter, so I guess we know that, right? Let's be honest though....there's lots more winter to come, so it could change, and there's still plenty of this year to go as well. Last fall was pretty slow in the real estate world, and we saw plenty of price reductions. This winter was also pretty slow as well.... have we reached the plateau? Have we reached that 'magic' place where the crazy sellers market balances out? This spring will tell the tale... Spring is typically the 'busy time' of the year as people get their income tax refunds back. Tax refunds are used a lot for down payment & closing costs by buyers, so that is when the market gets crazy. People who are selling their home, now that they have a buyer, go out and look for a new home for themselves. Spring is crazy... this year though? Well, first we have to see if people will get refunds, and then... well, the good news is that we are seeing a lot of new homes on the market. I have 3 that recently came on the market, and 2 more hitting by the end of the month. I have spoken with a lot of my agent friends and they're also getting a bunch of calls of people wanting to sell this spring. So, now we wait to see what will happen with the tax refunds and, of course, interest rates. Interest rates follow the market...market goes down, and so does interest rates. Market goes up, and so does interest rates. I certainly hoping that the market has reached that seller/buyer balance. We saw that nice balance in 2014 & 2015. Real estate typically runs on a 10 year cycle of highs and lows....with a couple of years balance in the middle. Don't forget though that the only things in life that are consistent are death and taxes, so my crystal ball is not to be trusted. While showing homes, we go over lots of 'little' things that otherwise people don't think about. Some of these items are the 'hidden' costs of buying a home....those things that you weren't planning on, but probably should be. Not too long ago, I was on one of the facebook swap/free/sale sites, and I was reading how some people were upset with the home buying process and the 'hidden' fees they weren't told about. It is true that there are a LOT of fees and other expenses involved with buying a home. The point of these blogs, and of course, the home buyer classes is to give folks this information. There shouldn't be anything 'hidden' about the home buying process. As you know, I am a big fan of not sugarcoating anything....I believe that an ugly truth is better than a pretty lie every day of the week. You might not always like what I have to say (and that is ok), but I am not going to hold anything back from you on the off chance you might not ask me to help you buy, or sell, your home. Personally I don't just want to hear about the 'good' things about a loan, or process....I want to hear it all...the good, the bad, and the ugly, so that I can make the best decision for me and my family based on the pros and the cons....not just the good. So....yes, I am not going to just agree with what you read on the internet, or saw on HGTV, or heard from your direct and personal circle....I am going to give you the pros and cons because this is YOUR home buying (or selling) adventure, and YOU need to make the decisions. My job is to help you find, and have, all the information I can get you so that you can make those choices based on a full picture....not just half of one. That all being said, let's talk about the fees you can expect and some ones you might not. I am not including down payment, or closing costs as part of this. That will be an email in the upcoming week(s). These are mainly fees associated with buying a home. If you are thinking about selling a home, or know someone who is, there are some fees you need to be aware of as well. I will post that on my facebook page at: Tracie DeMars Real Estate, or you can contact me. I am, as always, happy to help! So what fees can you expect? There are three fees that will be needed upfront. Earnest Money....earnest money is typically about $1000- $3000, but the more expensive the home means the more earnest money you will need. Some banks (& builders) can request 1%-3% of the purchase price for earnest money. With a bank owned property the bank will want a cashiers check. With a regular sale, a personal check is fine. The earnest money is deliverable upon acceptance of the offer, and not when the offer is written. The earnest money is always made out to the title company and is refundable based upon the 4 legal reasons to back out. Inspection...the inspection is ordered after the offer is accepted. Remember that the inspection cost is approximately $400- $500, and is non-refundable. You, as the buyer, will hire the inspector and they work for you. You have 10 calendar days to have the inspection done, and respond to the seller. Don't wait until the last minute! Both you, as the buyer, and your buyers agent should be at the home inspection. A typical inspection is about 2-3 hours long. Make sure the fee includes the dry rot and pest report.... We talked about home inspections a couple of weeks/months ago, but let me know if you need it again....or... hit up the Facebook page: Tracie DeMars Real Estate. It should be there. Appraisal...the appraisal is ordered by the lender, and the lender will put in the order for the appraisal. An appraiser comes out to the home to verify the homes value for the bank. The bank will only lend the dollar amount that the appraiser says the home is worth. An average appraisal costs about $600 -/+ dollars, and is paid for by the buyer. This is another non-refundable fee. Neither you, nor your agent, will be present at the appraisal. With the new laws that took effect a couple years ago, neither agent, nor anyone involved in the sale are supposed to have contact with the appraiser for fear we might 'taint' the appraisal, or affect the numbers. If you are buying a home with a well then there may an additional fee for the well testing. You don't have to do that, but as a real estate agent, I would definitely advise you to do it. Some other inspections that a buyer can have done (at their cost) are a sewer scope & a radon test. A sewer scope is where they send a camera down the toilet to make sure the sewer lines are open, and a radon test is a company checks for radon levels in the home. This is always a good idea if you are considering a home with a basement, daylight basement, or a split level home. The radon test can take 3-5 days. Again, these inspections are at a buyers expense. These are the only fees a buyer should see before closing. Being told another fee? Call, text, or email me... Other fees? Changing out locks...I always advise my clients to change out the locks of their new homes. Why? Well, even if the sellers give you all the keys they have...there is not guarantee that there isn't more keys running around somewhere. I used to change out my house locks every couple of years because my kids were always losing keys. Finally....last year... I went and purchased the the house locks that have the key pad. It is awesome!! I don't worry about lost keys anymore. Every family member has a code, and what is the best is that I can add and delete codes as needed. So...go away for a couple of days, and have a house sitter? Give them a code,and when you get back you simply delete the code. I tell you....worth it! Mailbox key...yes, legally you are not supposed to copy the mailbox key, but a lot of people do. Mail is not something you want to mess with. Take your HUD form down to the post office, and have them re-key the box, and get a new key. Cost is about $100, but for peace of mind...that isn't much. When you are changing out locks, talk with the locksmith... she/he may be able to help with this as well. Paint...you will probably want to paint some, or all, the rooms of your new home. Each gallon of paint runs about $25. Paint is the easiest thing you can do to make the home 'yours', and it's fun! Paint can change the entire feel of a room, or home. Personally, I am a fan of semi-gloss. I like the shine to it, and most importantly, it cleans up easy....with kids and big dogs, this is my go-to. Minor repairs...during the home inspection the inspector will probably point out repairs that the home may need. Some of these repairs may be cosmetic repairs that will be part of your 'honey-do list' with your new home. Remember that, at the home inspection, we are looking for any repairs that will affect the safety of the home, or occupants...or anything that may need a contractor to repair. The 'big' areas that we usually see repairs for are roofs, attic spaces, crawlspaces, and siding. These are the places that usually get called out during the repair process for a licensed contractor to come in Remember that home inspectors are licensed for home inspections. It is during this period that we will request a second opinion by a licensed contractor...who can give a better, more thorough inspection/repair for the item that the inspector called out. All homes have some repairs that will need to be done by the (new) homeowner....it is part of being a homeowner. Don't forget that the worst thing a homeowner can do is to defer maintenance. If you need help with that, give me a call or email... I always have a 'guy' that you can call for help. Anytime you need work done around the home that you can't do, give me a holler...I know people. I tease, but it is true. I know excellent contractors that will usually give you a better deal because I refer them out. I refer them out because they do a good job...and give better deals. Just like in Real Estate... referrals are the name of the game. :-) Lawn supplies...did you come from an apartment? Well, most likely now you have a yard. You will need a lawnmower to start with. There will be other lawn equipment that will follow...weed eaters, trimmers, wheel barrels, shovels, and a myriad other things that come with having a yard. Appliances...don't forget that washer, dryer, and fridges don't come with the home. If you don't already have these appliances then you may also be purchasing a washer, dryer, and/or a fridge. Just please, please, please wait until AFTER you get keys for the home before you go purchase these things. Curtains/Blinds...if your new home doesn't already have some then this may be on your 'to buy' list. Sometimes even if your home does have some, you may want new ones. Honestly, I have had very good luck with curtains at places like Target, or Fred Meyer, or even Wal-Mart. I think I've gotten all my curtains from Target. They have blinds as well. House Cleaner/Carpet Cleaner...when a home is vacant you know exactly what you're going to be walking into when your buyers agent (hopefully me LOL) gives you keys, but... when the home is owner occupied, you don't. Yes, you can and will do a walk thru of the home before closing, but it will still be occupied. In many cases, when the home is owner occupied the (soon to be) previous owner doesn't vacate the property until day of closing, or sometimes even a couple of days after closing. With cases like this, you really don't know what condition the home will be upon closing. We have to have faith that the (soon to be) previous owner will leave the home in a clean condition, but sometimes...well, sometimes, they don't. Also, one persons idea of clean is not another persons idea of 'clean'. :-) Many times, whether the home is vacant or owner occupied, a buyer will book a professional carpet cleaning, or house cleaning after closing....simply for peace of mind. Insurance...wait..you already have insurance, don't you? Well...yes, you have mortgage insurance, title insurance, and homeowners insurance, but what about earthquake insurance? You don't... When I purchased my home my homeowners insurance included earthquake insurance. About 10 years ago though we received a letter that no longer would homeowners insurance include earthquake insurance....why? Because we live in the #1 high danger area for earthquakes. Because of that earthquake insurance must now be purchased separately. So, AFTER you buy your home, call your insurance company and add on earthquake insurance. Cost isn't too much, but it is important....just in case. Toilet Seats Yeah, I know you probably didn't think of that, but really....if it were me, I would change out the toilet seats when you buy your new home. Why? Well, since now you are thinking about it....I'm sure you can see why. LOL Toilet seats are not expensive, and really...having new seats just makes you feel better! :-D As always....this is just a quick overview.... again...and I can't say this enough...please remember that your agent is NOT a salesperson, and should not be acting like one. Real Estate is not really about houses, it is about relationships. Your agent, and your lender work for YOU. You drive the bus...we are merely GPS to help you get to your goals. Deputies find dog on meth while searching suspect’s home
CLINTON — Authorities say they encountered an aggressive dog on methamphetamine while searching a North Carolina property where a suspect stashed a stolen boat, chain saws and a motorcycle.
The Sampson County Sheriff’s Office issued a statement saying the case began Tuesday when deputies stopped a suspect towing a lawn mower that was reported stolen from a police department. Authorities say they found oxycodone in Matthew Denton Pope’s vehicle.
Investigators then searched Pope’s home and found more stolen items, the release says. Animal Control officers were called because a dog there was acting aggressively and strangely. Authorities say the dog tested positive for methamphetamine.
Pope was being held Thursday on charges including drug possession and possessing stolen goods. A woman answering a phone listing for him declined to speak to a reporter.
Folwell stopping fight for now with hospitals over pricing
RALEIGH — North Carolina’s state treasurer is cutting bait for now on efforts to bring on board dozens of additional hospitals to accept a new payment model for medical services incurred by state employees, teachers and retirees.
Treasurer Dale Folwell said Thursday that the 725,000 participants in the state employee insurance health plan will still receive in-network hospital coverage through the current provider network offered through Blue Cross and Blue Shield.
But they’ll also have similar preferred benefits with providers who agreed to the new pricing model Folwell pushed for the past year. He says that model would lead to lower and more transparent plan expenses.
A second deadline passed this week with only five hospitals agreeing to the new model. Time was running out to act with fall open enrollment approaching.
Changes to reading program Senate leader backs gets final OK
RALEIGH — North Carolina lawmakers have given final approval to provisions aimed at improving a public school literacy program that’s yet to meet expectations.
The House approved a compromise measure Thursday, the day after a favorable Senate vote.
The bill adjusts the 2013 “Read to Achieve” program, which is championed by Republican Senate leader Phil Berger and is aimed at ensuring that students are reading-proficient by third grade.
The measure directs teachers to create tailored individual reading plans for at-risk children. It also seeks more training for teachers and gives them incentives to work in summer reading camps.
Gov. Roy Cooper must now sign the bill to make it law. Some fellow Democrats were unhappy that an amendment allowing local school boards to decide on reading diagnostic tools was omitted.
Man arrested in 1980 rape, murder of N Carolina teenager
DOBSON — North Carolina authorities say a man arrested for the 1980 rape and murder of a teenager had been questioned several times over the course of the investigation.
Media outlets report 62-year-old Robert James Adkins of Dobson was arrested Aug. 2 on charges of raping and killing 14-year-old Ronda Blaylock. Her body was found in Surry County on Aug. 29, 1980, three days after she and a friend voluntarily got into a truck for a ride.
Surry County sheriff’s Capt. Scott Hudson declined to say at a news conference Wednesday what led to Adkins’ arrest but said authorities spoke with him several times during the investigation. A task force was formed in 2015 to investigate new leads.
It wasn’t clear Thursday if Adkins has an attorney to speak on his behalf.
Parole approved for woman who plotted husband’s murder
RALEIGH — North Carolina officials have approved parole for a woman serving a life sentence for plotting the murder of her husband.
The state parole commission said Thursday that it had approved parole for 67-year-old Donna Westbrooks.
Westbrooks was convicted in 1993 of first-degree murder, conspiracy and solicitation to commit murder.
The Guilford County woman enlisted two friends to kill James Westbrooks Jr. by promising to share the payout from his life insurance policy.
James Westbrooks, who worked for a beer distributing company, died after being stabbed 30 times at his Colfax home.
North Carolina lawyer accused of threatening to kill judges
FAYETTEVILLE — Authorities in North Carolina say a lawyer with a suspended license has been arrested on charges he threatened to kill county judges.
News outlets report Cumberland County sheriff’s deputies arrested 48-year-old Dee Wayne Bray Jr. Tuesday on a felony charge of threatening an executive, legislative or court officer.
The Fayetteville Observer says records show the North Carolina State Bar suspended the defense attorney’s license in 2017, because he couldn’t represent his clients due to health reasons. A state bar fund reimbursed his clients more than $165,000.
The newspaper reports court documents say Bray’s acquaintances notified law enforcement after he told them a week ago that he wanted to kill judges in the Cumberland County Courthouse.
Bray is in county custody with a $100,000 bail awaiting a first appearance this week.
Small biz insurance strategy nearing legislative finish line
RALEIGH — A method designed to help North Carolina small businesses offer more affordable health insurance is one vote away from final legislative approval.
The measure developing the rules for “Association Health Plans” will return to the Senate after clearing the House this week.
The plans could be formed by trade groups and organizations with common interests so small companies, sole proprietorships and independent contractors could obtain insurance. State insurance regulators would subject plans to financial and coverage standards, such as treating pre-existing conditions.
The idea has been pushed by groups such as the NC Realtors and the state Retail Merchants Association.
Almost 20 House Democrats joined all Republicans in voting Wednesday for the legislation. If the Senate agrees to changes, the measure would head next to Democratic Gov. Roy Cooper’s desk.
Lawsuit: Deputy fired for not training woman due to faith
SANFORD — A former sheriff’s deputy in North Carolina is suing over his firing, saying he lost his job because his religious beliefs prevented him from training a woman.
The Sanford Herald reports that Lee County Deputy Manuel Torres is claiming religious discrimination in the lawsuit he filed July 31 in U.S. District Court.
The lawsuit says the 51-year-old Torres believes the Bible prohibits him from being alone with a woman who’s not his wife for extended periods of time. It says he requested a religious accommodation in July 2017 when he was told to train a female deputy.
It says he was fired about two months later.
The newspaper reports Sheriff Tracy Carter declined comment. Torres is seeking reinstatement to the Lee County Sheriff’s Office, along with compensatory and punitive damages.

NC town awarded for promoting monarch butterfly population
WAKE FOREST — A North Carolina town is being recognized for its commitment to preserving monarch butterflies.
Wake Forest announced Wednesday that it the recognition was awarded by Monarch City USA, a nonprofit organization that promotes the species and recognizes areas that work on recovering butterfly populations.
The nonprofit group says that the butterflies rely on milkweed and nectar plants. The butterfly’s population has declined as the plants have dwindled.
Wake Forest, which is northeast of Raleigh, features the plants that attract the butterflies at E. Carroll Joyner Park.
The town has installed signs that identify the butterfly habitat and one noting Wake Forest’s designation as a “Monarch Town USA.” The nonprofit says it’s the first in the state to receive the designation.
NC virtual school teachers no longer face temporary layoffs
RALEIGH — A payroll change has saved roughly 220 North Carolina Virtual Public School teachers from being temporarily laid off this fall.
The Office of State Human Resources tells news outlets that officials met Tuesday to find a solution and ultimately decided to change who handles the teachers’ payroll. The payroll has been handled by Temporary Solutions, which requires teachers take a 31-day break in service to satisfy state laws for temporary workers.
It will now be managed by the Department of Public Instruction and paid directly through the state’s payroll system. The Office of State Human Resources communications director, Jill Warren Lucas, says in a statement that none of the teachers will miss a paycheck.
The layoffs would have prevented nearly 7,300 students from using state-run online program.

Palm Beach real estate: What were the season’s biggest sales?

The season that just ended saw Palm Beach homebuyers and sellers inking contracts at a dizzying pace, a sea change from the same eight-month period last year.
And real estate watchers whose eyes were trained on the top of the market likely found their heads swimming as they tried to keep track of all the digits in the sales prices recorded with the deeds.
Here’s a look at the single family properties that sold between Oct. 1 and May 1 at recorded prices above $17 million. There were a dozen of those deals this season, compared to just seven for the same period 12 months ago.
And proving that waterfront land never goes out of style, the list includes several vacant lots as well as houses slated for demolition.
The listing also includes the top six condominium sales, each sold at a price topping $6 million.

Meanwhile, the buyers of the southern lot at 916 S. Ocean Blvd. in December also did a little contractual gymnastics. When the lot sold for $12 million, the initial buyer, Lifton Green LLC, “assigned” the contract to a new owner, a company managed by Brian Stock, CEO of Stock Development, which develops luxury homes in southwest Florida. In April, the Architectural Commission reviewed a house proposed for the lot but asked for revisions to be presented later this month.

$13.25 million— No. N-PH2, 2 N. Breakers Row: In December, former Hasbro CEO Alan G. Hassenfeld sold his oceanfront penthouse to his sister, Ellen Hassenfeld Block, in an off-market deal. The sales price worked out to $3,895 per square foot for the three-bedroom condo, which has 3,401 total square feet. The price was the fifth-highest ever fetched by a condo in Palm Beach — and the third-highest for a unit on the ocean. The apartment is on the northeast corner of the northern building in the two-building development, where some of the most expensive condos in town change hands. The buildings stand on beachfront property owned by The Breakers. It’s unclear whether any real estate agents were involved in the sale.
$11.5 million— No. S-24, 2 N. Breakers Row:Ellen Hassenfeld Block in April sold her longtime condo in the south building of the complex where she had bought her brother’s penthouse in December. She sold her three-bedroom unit — with 3,322 total square feet —and a pool cabana to a buyer who is likely retired investment banker Richard L. Menschel. The buyer paid $3,461 per square foot, based on sales price. With some ocean views, the condo has 3,243 square feet of living space, inside and on its balcony. The purchase price worked out to $2,081 per square foot.
