The White House on Thursday said Russia is executing soldiers who have failed to follow orders and threatening entire units with death if they retreat from Ukrainian artillery fire.
It’s a development that U.S. national security officials believe reflects Russia’s morale problems 20 months into its grinding invasion of Ukraine, said White House National Security Council spokesman John Kirby.
“It’s reprehensible to think about that you would execute your own soldiers because they didn’t want to follow orders and now threatening to execute entire units, it’s barbaric,” Kirby told reporters. “But I think it’s a symptom of how poorly Russia’s military leaders know they’re doing and how bad they have handled this from a military perspective.”
The White House has downgraded and released intelligence findings about Russian action over the course of the war. Analysts’ opinions are quite important when it comes to stock prices. An upgrade or downgrade can quickly move a stock’s price and lift or lower an analyst’s target price. The target price can also guide investors as to the potential long-term appreciation or depreciation of a stock.
But the best analysts are only right about 50% of the time. And what does an investor do when the same analyst is the most optimistic or pessimistic among fellow analysts about several stocks in a particular sector?
Take a look at what one analyst says are the three residential real estate investment trust (REIT) stocks with the highest upside and how some of his peers view the same stocks.
Camden Property Trust CPT is a Houston-based residential REIT that owns and manages over 240,000 square feet of apartment complexes in major cities across the U.S. Some of its apartment complexes also contain ground-floor retail space, offices or mixed-use space.
Camden Property Trust pays a dividend of $3.76, which has grown 25% over the past five years with no cuts or eliminations. It presently yields about 3.1%.
Barclay’s analyst Anthony Powell recently maintained an overweight position on Camden Property Trust while lowering the target price from $174 to $169. From its recent price, that represents a potential upside of 43%, the highest among residential REITs.
Evercore ISI Group analyst Steve Sakwa was not quite as optimistic, lowering his price target twice within two weeks, from $158 to $147. But that’s still a 25% upside from Camden Property Trust’s recent price.

Mid-America Apartment Communities Inc. MAA is another residential REIT that owns and manages over 101,000 units in nearly 300 communities across 16 states.
The Germantown, Tennessee-based REIT pays an annual dividend of $5 per share, currently yielding about 3.3%. The dividend has grown by 43% over the past five years, with no cuts or eliminations.
Barclay’s Powell also recently maintained an overweight position on Mid-America Apartment Communities and raised its price target from $211 to $215. This presents a potential upside of 41% from its recent price.
However, analyst Haendel St. Juste of Mizuho Bank was far less sanguine, maintaining a neutral position and nudging the price target down from $178 to $177.
Equity Residential EQR is a Chicago-based REIT that boasts over 300 apartment buildings located in large urban areas, such as Boston, New York, Washington, D.C, Seattle, San Francisco and Denver.
Equity Residential pays an annual dividend of $2.50, which currently yields about 3.8%. The dividend has grown 24% over the past five years with no cuts nor eliminations over that time.
Barclay’s Powell also maintained an equal-rate position on Equity Residential, while raising the price target from $83 to $88. That increase now presents Equity Residential with a potential upside of 35%.
But Powell’s target price was much higher than several other analysts who wrote about Equity Residential. Sakwa of Evercore ISI Group sees $81 as a more realistic target price, and John Kim of BMO Capital Markets even downgraded Equity Residential from outperform to market perform, while slicing his target price from $88 to $74. That only equates to 13% of upside potential from its recent price.
So where does that leave investors? The most prudent advice is to consider analyst opinions as a guide to potential appreciation but still assess stocks by their fundamentals and/or technical indicators before making any purchases.

Ok, I recently watched a series in which one of its themes was video games, and this made me think about this concept again.
Then, let’s go.
1 • The holder of a Digimental Weapon cannot get rid of it. The weapon will always come back to them in the “magic teleport” or “magical summoning” fashion, like in games when suddenly you switch your weapon or an enemy makes you drop it. It comes back to the user’s hand anytime they want.
2 • To prevent certain accidents or morbid measures, a user cannot use their Digimental Weapon against themselves. Any of the weapon’s effects and powers can’t be used to hurt themselves, or be used by someone else to inflict damage on its user as well.
3 • That said, non-wielders can use them, but not their powers and effects since those are bound to their holders. They can work as normal and functional weapons though.
4 • They can’t be destroyed permanently. They can be damaged in battle, but like how you can’t get rid of them… They still come back with a full repair once the user needs them again.
5 • But! Since they’re bound to their wielders, they can’t be used if their users are in bad conditions. They will simply not push stress on their holders, and will only be summoned only in times their condition is okay or better.
6 • For a Digimental to become a Weapon, it needs the user to have a strong desire to protect something or someone, especially in times when their digimon partner is in a critical state during a battle. They take the form of a weapon according to the users’ desires, and use the motif of their armor digimon into their shapes.
7 • If a wielder wants to change the shape of their Digimental Weapon, they must focus on the actual purpose for them. For example: Wanting the Pucchie-Spear to get the shape of a rope or whip to reach higher places requires focusing on the new purpose for it.
8 • They’re not supposed to be used for malicious deeds. They will lose their weapon shape once their users use them for something vile. Since the Digimentals are powers to be used for the good, of course.
9 • However they could be corrupted, but become unable to be used. They simply lose their ability to turn into weapons and get stuck in this Digimental form until they get purified.
10 • A wielder cannot use their Digimental Weapon to evolve their partner with it. It’s the payoff for said power, you have to lose the ability to armor evolve your digimon in order to obtain a weapon form.
11 • BUT if the holder of the Digimental (or more of one) wants their weapon to return to its Digimental form, they must focus on this wish and it will magically obey its order. All the functions as Digimental return to normal once it downgrades to this specific form again.
12 • The golden digimentals, the most rare of them all due to how they hold extraordinary powers, are the type to gain infinite possibilities for Digimental Weapon forms. They’re almost forbidden, only used in extreme cases of danger.
13 • There might exist more Digimentals with such functions, but weren’t discovered yet. This feature is new and mysterious, so who knows?!
14 • A wielder can make combos of multiple Digimental Weapons as their heart desires. However, doing such a thing would require having a strong digimon form to compensate for more Digimental Weapons.
15 • A group of Digimental Weapons users tend to bring many possibilities for combos in battle. And different special effects to assist them as well.

2.0 livestream impressions complaints (this is pretty much entirely negative): 
Huge decrease in quality from my perspective. I never watch FGO livestreams because they are long and subtitled. I don’t have the patience to watch all the pointless back and forth while having to read what it is, so Genshin livestreams being in English (so I can put them in the background) was basically 80% of why I actually watched them. This one being in CN is a huge downgrade. 
This development stuff would be mildly interesting written form, but in video? Awful.
I’m really glad I watched this after it had aired and not simultaneously because at least I could skip through all the pointless fluff like piano for ten minutes, talking, more talking, "we gather everyone to discuss ideas” which is a novel concept about how large scale projects work for sure... There is basically like one sentence out of five that contains some kind of meaning, and I don’t have patience to sit through the other four. My problems with Genshin aren’t in regard to their technical work to begin with. This is all very nice, but perhaps you should hire some writers. Otherwise, all this nice work is basically wasted. 
“Inazuma is known as the Nation of Eternity” is kind of a joke considering that the oldest nation and Archon are still Liyue and Morax. How eternal can you possibly be when your Archon is a baby compared to Morax?
For some reason, a lot of the Inazuma shots look more like a play set compared to previous videos. Maybe I’m just biased against it though. 
Given the environmental issues, I kinda wonder how people even live there. Dragonspine specifically was a place people can’t really go. 
I am... hm about Baal’s tyranny being framed exclusively through the Vision Hunt so far. Allogenes are only a small fraction of the population. We’re going to focus on this purely fantasy concept of taking Visions and nothing else? Also, what about people who directly give up their Visions themselves? How does that work in regard to it “leaving you empty?” 
Yeah, Yoimiya’s voice is annoying. 
“Euthymia” in medicine is “a normal, tranquil mental state or mood.” In philosophy, “one of the root aspects of human life's goal.” Other definitions are “cheerfulness, a condition according to which the soul lives calmly and steadily, being disturbed by no fear, or superstition, or other passion," or “believing in yourself and trusting that you are on the right path, and not being in doubt by following the myriad footpaths of those wandering in every direction.” This is also the name of a Greek and Roman goddess. 
They actually called “freedom” and “contracts” themes for Mond and Liyue, which is kind of embarrassing to hear. I could understand if they just didn’t get the idea of including themes in their writing, but they really meant to and just completely failed. 
They wanted to represent Inazuma’s “eternity” theme in gameplay. So how was “contracts” repressed in Liyue gameplay...? 
They have learned from previous regions and abandoned challenges that require certain characters or elements to complete them. 
The sacred sakura has a fox head shape... but otherwise it just looks like reskinned Azhdaha tree. 
2.0 will have Act 1 and 2 of Inazuma (but not Act 3) and also Ayaka’s and Yoimiya’s character quests. 
Baal is “austere.” In that outfit? She will be a major focus of the Inazuma story, so we can presume this is just how Genshin main story will be rolling. It’s disappointing. 
Thoma is specifically called out for having blonde hair which is unlike other Inazuma characters... liiiiike the silver haired Ayaka and Kazuha, or the extremely pale brown hair for Yoimiya and Sayu? Are they seriously making this distinction? In any case, he’s either a foreigner or not all human, I guess. 
Sara is a tengu and has black wings, which I guess she can magically hide. 
Kokomi’s design is a new level of ridiculous, tbh. 
Gorou “looks like a young man” (he is a shorty who looks maybe 13) but based on this I guess he’s also somehow way older. His shirtlessness is actually... pretty off putting. He’s the only character in this bunch I had any interest in, but that pathetic excuse for a shirt...
They really talk up how all these characters are actually so smart and so capable, which is very ominous given what Genshin’s demonstrated writing level is like. If they at least stuck to writing dumbasses, you could excuse the nonsense as being IC, but they insist that all the characters are smart, so... 
Teapot farming is a bit exciting, but the gardening plots look so ugly, haha. VERY excited for the teleport points tho.  
I don’t roll of the weapon banners, but good to hear they did something about that. I saw the video of the dude who blew $1000 trying to get Staff of Homa and only got six Gravestones. 
I don’t understand this thing with crafting artifacts. 
The whole thing has ONLY Aether MC. As a Lumine MC player, I am not impressed. 
Overall, this is basically the weakest livestream of the ones I’ve seen, despite having the most content.

How It All Began

My story leading up to the catheter ablation procedure went something like this:  
- I was in pretty good physical shape.  I was in my mid-30s.
- One night my heartbeat went crazy. 
- I freaked out a bit, but calmly went to my personal doctor: Google.
- It took me all of 20 minutes to diagnose myself with Atrial Fibrillation (AF).
- I decided to sleep on it, and the next day my symptoms were gone.
- I was living overseas at the time, so I was a bit untrusting of the foreign medical system.
- Despite knowing the risks associated with AF, I stupidly decided to just live with it rather than treat it.
My AF symptoms came and went over the years, often brought on by a few distinct things: Adrenaline or quickly-induced stress, certain types of alcohol, strangely enough, laying back in a very distinct position on the couch, and (I think but not certain on this one) a large intake of sugar like eating a big desert at a restaurant.  My irregular heartbeat did not seem to be triggered by caffeine as far as I could tell.  
If I went into AF at any point, it would automatically go away on its own.  Usually overnight, but almost always within 48 hours.  At first I would have instances of it once a week or so, but over the years it began happening more often. Sometimes every other day.  I continued my misguided approach of ignoring it because I didn’t ever really feel very poorly during the times I was in AF .  I don’t remember ever feeling tired, fatigued, dizzy or short of breath.  Sometimes I wouldn’t know I had it until I put my finger on my wrist to check my heart rate.  If it was steady, I was good to go.  If it was beating randomly, I knew I was in AF.  I could run normally, and although my times weren’t super fast I don’t remember every missing a run or a strength workout because I was in AF. 
I returned to live in the United States about three years after first realizing I had AF.  During a routine annual physical with my primary care physician, he picked up on my AF and freaked out.  I wanted to say, “Yo Doc, simmer down now.  I’ve been living with this for a long time, and it’s not even bad right now.  No need to panic.  But panic he did.  He acted like he found something that was found something that was an immediate threat to my life.  He mentioned a few things I already knew like AF puts someone at an increased risk of stroke, etc.  He ordered an EKG that confirmed what he heard through his stethoscope.  I had AF.  My secret was now out.  He made such a big deal of it that I was too embarrassed to admit I already knew I had it. He had me follow him out of the exam room into his office where he proceeded to make a call to a cardiologist he knew and recommended. Using first names, he called in an obvious favor and got me a same-day visit with this specialist in AF. My PCP bid me farewell in a somewhat dramatic fashion, proud of his accomplishment in finding the AF and saving my life.  (He really is a great PCP, and although I was certain he was overreacting he my have indeed ultimately saved me from a stroke by scaring me and highlighting that AF is something that should be dealt with sooner than later.)    
The new cardiologist was awesome as well.  He looked at the EKG I had taken an hour before and said, “Yep, you’ve got Atrial Fibrillation.”  He was awesome.  He stepped me through what was happening in my heart, and then helped me feel like a bit less of an invalid.  He explained that it isn’t uncommon for long distance runners to develop AF.  He had a very technical reason for why you can be in great  physical shape with a very strong heart, but that extreme endurance training can sometimes trigger AF.  He was very positive and went through the equation cardiologists use to assess the risk of stroke to patients with AF:  CHA₂DS₂-VASc.  (See my resources page for more information on this risk score and how it is used.)  He basically “white boarded” out an equation to assign points to certain conditions.  He explained each risk factor and why they were important. I was under 65 years old, male, no history of congestive heart failure, no hypertension, no history of stroke, no vascular disease history and no diabetes.  Compared to someone with no diagnosis of AF, I was still at an increased risk for stroke, but I was on the lower end of the spectrum for those diagnosed with AF.  He was awesome in that he made me feel good about the fact that I was in great shape and that this definitely made me healthier than most AF patients.  But he stopped just short of making me feel like I had nothing to be concerned about. He thought I would be a perfect candidate for a cardiac catheter ablation, and explained the procedure in very basic terms.  He referred me to another physician who does the ablation procedures, and said he wanted me to get started on the blood thinner Xarelto, and gave me a sample pack of the drug.  In his notes on this visit, the doctor wrote the following: “Patient has asymptomatic atrial fibrillation of unclear duration. His atrial fibrillation is probably related to his high vagal tone as he is a marathon runner and quite athletic. His CHADS VAS score is 0 and aspirin should be sufficient. However, I have explained to him that personally, I prefer Xeralto or Eliquis. Furthermore, I anticipate eventual cardioversion or ablation and therefore, I will start patient on Xeralto 20 mg dally at bedtime.”
I didn’t see that third physician on the same day, but his staff helped me get scheduled for a stress echo to “rule out inducible ischemia or structural heart disease.”  
Approximately two weeks later I reported to the third physician for the stress echo using the “Bruce (Accelerated)” protocol.  (I’m not sure what that is, but I wrote it down.)  I got wired up with a bunch of cables attached to my chest and ran on a treadmill for about 13 minutes.  I wasn’t in AF at the time of the test, so I felt really strong and I think I did well in the stress test.  The doctor commended me for reaching stage 7 of the protocol, but I’m not sure if he was being sincere or just knew I was competitive with running and wanted me to feel better about myself.  From the Doctor’s notes: “Conclusions: 1. Excellent exercise  tolerance. 2. Normal blood pressure and heart rate response to exercise. 3. Negative exercise echo tor Inducible ischemia or arrhythmia.”
So that was it.  I went home feeling like I had killed the test.  From this point on I continued to make bad decisions.  I continued to blow off my new AF diagnosis because 1. I didn’t want to be on medications or blood thinners, and 2. the thought of having surgery on my heart when three weeks earlier I had run a half marathon averaging under 8 minute miles sounded crazy to me.  So I decided to do some research on ablation to figure out if I’d still be able to be a runner after the procedure.
And two weeks later the entire country went on lockdown for COVID-19. 
Most elective procedures were cancelled as we all tried to figure out how we were going to get through the pandemic.  I was ok with that because I felt healthy.  After all, I had been living with AF for a few years already.  I saw no need to panic.  I just continued running . . . 
On many occasions I would begin a run knowing I was in AF, and then the irregular heartbeat would be snapped back to normal at some point during the run.  This happened quite often with tempo runs. I wasn’t overly concerned about it because at first I didn’t recognize a decrease in performance.  Later it became a bit more noticeable, and my Garmin Forerunner 945 had a problem with my AF.  
There is a feature in the Forerunner to help you watch for abnormal heart rates.  You can have the watch alert you if it detects an abnormally high or low heart rate.  I left this feature on.  Every so often, when I was in AF after a run it would trigger the alarm.  Not during the run, mind you.  For some reason it only triggered the alarm after I was cooling down. Maybe it was because the watch knew I was no longer running and was worried that my heart rate was still high when I should be recovering.  Keep in mind my resting heart rate was around 42 bpm at that time.  
I remember being angry following a run when I was in AF because my Garmin 945 got so confused.  My VO₂ Max was 54 according to my Garmin, but after a run wherein my watch got super confused, it dropped my VO₂ Max down two points to a 52.  I was mad!  I had a particularly bad bought of AF and ran through it.  Normally during a tempo run my heart rate would take a while to increase, and then would top out at around 150 when I was running at a perceived exertion rate of about 7 on a scale of 1 to 10.  
During this run my heart rate was through the roof because of the AF.  I might be making this up, but I’m pretty sure my Garmin watch sent me an alert during the run saying, “Did you give your watch to someone who isn’t in very good running condition by any chance?”  (I hit the back key on my watch to blow off the notification.)  
Later while still in AF during that same run:  
Garmin: “Are you in imminent danger or running for your life?”  Me: No. Shut up Garmin, it’s just my AF making you think my HR is way high.
5 minutes later.  Garmin: “Need me to call 911 for you?”  No, damnit, now leave me alone so I can complete this tempo run.  It’s just AF and I’ll have a much lower heart rate the day after tomorrow when I try this again.  
As I mentioned, my Garmin punished me after that run by dropping my VO₂ Max by two points.  I was mad, and that was the point where I decided to have the ablation procedure.  All because my watch downgraded what it assessed as my VO₂ Max following one time I ran during AF.  Crazy right?

The analysis of generalizing a group/society from certain stereotypical ideas
In this essay, I will try to explain how terrible the world is with generalizing random groups/society. This theory is not exclusive to small parties like a school circle or a discord chat room dedicated for a famous streamer but also can apply to cities, states, even countries.
I will say, I by no means of insulting or downgrading certain groups for their activities/ideologies but rather borrow the ‘majority of the society’s’ thought process for my theoretical tumblr shitpost.
Let’s start something very obvious and impactful to help you understand better. Minecraft youtuber Dream has a shit ton of fans and anti-fans. And then there are stans. Think this way. Are all Dream fans ‘stans’? If you said yes, answer this too; Can all Dream fans be ‘stans’ both theoretically and practically?
This is like asking someone “Dude, have you heard of people who put milk first for cereal?” and answering “No, I have not because I’ve never seen one and therefore they do not exist.”
Am I a Dream fan or a stan? I stopped watching MC live streams ever since the fall of the ‘King’, if you know what I mean wink wink But I can certainly say this; [Certain stereotypical ideas that projects a single group/society should not be used to generalize them and their ideology.]
Let’s try another example.  Are all Texans crazy and bloodthirsty psychopaths who cannot stand for a second if they’re not pulling the trigger that is aiming something? I know this one is an old and rusty joke that has been dead for years but people still make fun of Texans for their laws compared to other states and how the people act in Texas, especially people from Asia.How do I know? Guess.
According to Wikipedia, mass shootings from 2020 to current time were recorded in 13 different states but the Texas is not in the list. In 2018, 19 mass shooting was occurred in whole year but it only happened in Texas once, and it did not happen again for 15 months.
I do like to state out that not everything i say could be true and make sense, but hear me out. Please stop putting innocent people into a group they don’t belong. They don’t deserve such hate. Think about hate crime. Think about the Holocaust. Think about yourselves and your friends and family. Would you be happy to see their freedom and happiness took away just because they were ‘accused’ as a part of certain society?
Stop the Generalization. Stop the hate. Start loving your neighbors. Start thinking out of the box.

BLOG WEEK 2- REFLECT ON WHAT CLIENT CENTRED MEANS TO YOU?
Second week of fieldwork was a bit overwhelming because that is when it shifted from assessment to intervention. The second week comprised of a full day on Monday, which was a first for us as the previous week was half days. During the day we completed our two sessions with the client, and we held a group session which was nerve wrecking as we did not know the expectations and how the different clients will respond to the session. The group session was held by Nqobile and me which ended up going well and the client’s responded well and there were opportunities of upgrading and downgrading the activities to match with the client’s level of functioning while also helping to improve the client factors that restrict independence. At the end of the session, we did cold down exercises, some of the clients complained of how short the session was mainly because the enjoyed the session so much and the like playing ball. The days following that were half days which were manageable and further intervention was implemented.
Sessions on all three days went well, the only problem was the time clash between the physiotherapist as my client is having more physio sessions to help with his core strength. My other client was able to participate with all activities handed to him actively. The mistake that I made that I left my client outside in the sun after my activity after observing signs that he is not feeling well. From the feedback I received from my supervisor, I now know that in the future I should make sure to hand client over to the nurse or another therapist, especially when they are not feeling good, for their safety.
WHAT CLIENT CENTREDNESS MEANS TO ME
To me client centred means engaging the client more in therapy. This can be done by looking at restrictions the client has in participating in occupations that he usually does or enjoys doing. We then use occupations most familiar with the client to help improve the client’s functional performance. During therapy we look at their limitations and what their individual goals are for discharge and try to incorporate those in therapy. The OT intervention is focused on enabling individuals to change aspects of their person, occupation, or environment. The client centred approach focuses more on the person rather than the condition being treated. According to Liz Burton, client centredness is ‘Delivering person-centred care involves caring for patients beyond their condition and tailoring your service to suit their individual wants and needs. It’s about respecting that they have their own views on what’s best for them and have their own values and priorities in life.’ Client centred principles include, treating your client with dignity and respecting their loss of independency and giving them autonomy, to provide co-ordinated care, support and treatment to client, (this will further help facilitate rapport with client which will influence therapy), offering personalised care, support and treatment to client by personalising the therapists services to each individual client and lastly to enable clients to recognise and develop their strengths and abilities so that they can live an independent and fulfilling life.
Client centred approach helps service user feel more comfortable and confident with the therapist as they know their best interest is considered. They will feel involved in therapy thus instilling a sense of autonomy in client.
PLANNING AND IMPLEMENTING FOR INTERVENTION FOR MY CLIENT
My client, Mr N who is diagnosed with left CVA and is an above knee amputee on his right leg, he is independence in most areas of occupation and is more functional. The main aim for discharge or intervention is getting him to be able to use a walker or crutches instead of a wheelchair. To get the client to be able to walk using a walking frame or crutches, we need to improve his static standing balance, this is difficult as client is only reliant on one leg for support, so therefore he requires maximal lower limb strength on his left leg. Intervention is also aimed at improving his trunk control as this will help him when walking either using a walking frame or crutches as walking requires weight shifting and trunk rotation when having to turn. To help improve these, Mr N engaged in activities that required trunk rotation, dynamic sitting balance, physical endurance of more than 10 minutes, he engaged in dressing the lower limb in standing, he is still having difficulties due to decreased trunk control and balance which will be improved with repetition the activity regularly. He also engaged in a painting activity which required dynamic sitting balance as he had to reach out for the pot plant holder to pant them, this will further help improve his trunk control which will help during ambulation. Hand exercises was also done with the client as he showed signs of decreased prehensile functioning during the card game, this will help activate his hand muscles and help improve their strength and this will help when he gets home as he usually fixes cars and would require adequate muscle strength of his hand muscles to help unwind or fasten nuts and bolts hen fixing cars.
FEEDBACK RECEIVED FROM MY SUPERVISOR AND HOW WILL I CHANGE INTERVENTION NEXT WEEK
The most important feedback I received from my supervisor was when I left Mr N outside when he was not feeling well, she explained to me the implications and that I should have handed the client over to a nurse or any of the therapist to ensure the clients safety. This is an important precaution that now after this I will never forget and will use it in the future to always make sure the clients are attended to and are safe, especially when they are not feeling well.
Next week I will pay attention to the client’s behaviours and how they are feeling during the session which will determine the extent of the session, this will be facilitated by being client centred, focusing on the clients’ abilities and barriers to being independent in occupations client persuaded before admission.

Quietly, on July 13, the New York Fed published a list of asset-backed loans that it had approved for eligibility in one of its emergency lending  programs, the Term Asset-Backed Securities Loan Facility, otherwise known as TALF.
The New York Fed stuck a smattering of small business loans and one student loan product on the list. Everything else was securitized pools of mortgages on commercial real estate, much of it issued by JPMorgan and Citigroup. TALF was supposed to help the consumer by keeping interest rates down on consumer loans. It’s pretty tough to find a connection between the consumer and commercial real estate mortgages on hotels, shopping malls and office buildings.
One thing notable about the New York Fed’s approved list is that the securitizations of these commercial mortgages by JPMorgan had occurred as far back as 2013 and in the case of Citigroup, as far back as 2015. Is it really the job of the Fed to bail out the banks from old deals that are now souring?
You may be wondering if the commercial real estate mortgages had already been securitized and sold off to investors, how does this constitute a bailout of the banks by the Fed. It’s because the market value of those deals had been dramatically sagging until the Fed set up its bailout program, thus boosting the market value of those deals as well as similar mortgages still on the books of the banks.
The purpose of TALF, according to the Fed, is to “help meet the credit needs of consumers and businesses by facilitating the issuance of asset-backed securities.” Note the word “issuance” in this sentence. Bailing out old deals that have already been issued does nothing to help new issuance, unless one considers the Fed distorting the market to be a help.
The New York Fed’s list was published on July 13. But the Fed had  waved in some of these deals as early as June 25 because that’s when it made a raft of loans under TALF.
According to its newly released transaction data for TALF, it has made a total of $252 million in loans thus far – the vast majority of which involved commercial real estate loans issued by the biggest Wall Street banks at some point over the past seven years. The key borrower, who has been given Fed loans under TALF thus far of $88 million, is an investment firm out of Mission Woods, Kansas called Palmer Square Capital. It has purchased four securitized commercial real estate mortgage deals issued by JPMorgan; three issued by Citigroup; two issued by GS Mortgage Securities (a company that includes issuance by Goldman Sachs); one by UBS and one by Wells Fargo.
A married couple, Chris and Angie Long, are the top two executives at Palmer Square Capital. Chris is Chairman, CEO and Portfolio Manager. Angie Long is Chief Investment Officer. Before Ms. Long arrived at Palmer Square in 2011, she had worked for JPMorgan in New York for the prior 13 years, including the following senior roles: Deputy Head of North American Credit Trading, Head of High Yield Trading, and Head of Credit Derivatives Trading.
The U.S. Treasury Department has put up $10 billion of taxpayers’ money to eat losses on TALF loans in the same way that the Treasury Department has committed $75 billion of taxpayers’ money to eat losses on the Fed’s corporate bond buying programs, which include the purchase of bonds downgraded to a junk rating after March 22.
The TALF loans are nonrecourse – meaning that all that Palmer Square Capital has to lose is the collateral it puts up, consisting of the commercial mortgage loans in each of the deals and the 1.3 percent interest it is paying the Fed on the loan.
Unfortunately, the TALF loans are currently set to mature on June 26, 2023 – which means that one would need an outlook that shows the U.S. recovering from the worst economic disaster since the Great Depression in a period of three years. The Longs, however, may believe that the Fed will simply extend the loans on the maturity date.
Another large borrower in TALF is none other than BlackRock, the same firm that is serving as the investment manager for the Fed’s corporate bond buying program. BlackRock has borrowed $82.7 million under TALF. It has used the money to buy four commercial real estate mortgage deals, two from UBS, one from Barclay’s and one from CSAIL (Credit Suisse). Included in the $82.7 million are also two loans involving pooled Small Business Administration loans.
This is a reincarnation of the original TALF by the Fed, and thus is known as TALF II on the Fed’s balance sheet. TALF I was one of the alphabet soup of emergency lending facilities that the New York Fed created to bail out the Wall Street banks during the financial crisis of 2007 to 2010.

“I need you.” Your text read. Tears dripped from your tired eyes and onto the screen of your phone without care. Hesitantly, you pressed send and locked your phone before tossing it on the empty space beside you on the couch.
Your heart ached with hurt, the messages you read earlier made you feel some type of way. You knew not to read them but when they all came so suddenly at once, you couldn’t help it. They all disliked you, no, hated you for no reason; not even for a good logical reason. They didn’t even know you, yet, it was so easy for them to hate you.
You knew it was bound to happen; honestly, you expected it too, but it didn’t stop it from hurting. You both knew that your actions cause consequences but damn you for being in love.
When you both stepped out of that black car, with black face masks and hoodies adorned over your heads, tears were spilling from your eyes. He was only going to go away for a month, for business and work reasons pertaining to BTS, but it was still hard for both of you. Especially when it was at a time in your life where you really needed him to be there for you. Unfortunately, work calls and you had to get over the fact that you wouldn’t see for quite some time.
You thought that the cameras and fans weren’t going to be there, as the boys and their staff picked a time where it was unexpected, no less at a reasonable time. It was 3:45 in the morning, at the very back of the airport. Everyone was sure it was going to be okay, but when people have money and a will stronger than stone, it won’t ever be okay - not when saesengs exist and unloyal staff who only worry about how much of payment they receive.
Jungkook held you in his arms for a while, his forehead leaned against yours and his lips peppering you with kisses every other second. “I’m going to miss you so much, Y/N.”
Your eyes trailed away from his lips and to his glossy ones. His eyes screamed sadness and desolation. He hated being alone, away from you. Most importantly, he hated leaving you home alone to fend for yourself during a time when you needed him. “I’m going to miss you too, Koo, but time will go by faster than we expect it to.” You tried to lighten the mood and be optimistic.
“I don’t like leaving you at home by yourself. Are you sure you’ll be okay?” Jungkook’s face etched worry in a matter of seconds as his hands slid from your waist and to the front of your hoodie, his palm placed firmly against your stomach.
“We’ll be okay.” You assured him with a small smile. “It’s only a month.”
Jungkook let out a sigh but you open shook your head and slid your hand into the hand that was pressed on your stomach. “Don’t worry, Jungkook. I’ll text you every morning and every night.” You squeezed his hand in hopes it’ll reassure him. “I promise.”
“Okay.” He reluctantly agreed. “I know it’s hard for us right now, given our situation, but we’ll figure it out as soon as we get back. Okay? The company has our support, Hitman Bang has our support, the boys have our support, and our families have our support.”
“But the fans…” You bit your lip, looking down at your shoes. Only in a few months, you won’t even be able to see the tip of your toes. “How are they going to react?”
Your boyfriend had no words, instead, he lifted your chin and rested his forehead on yours. “Truthfully, I don’t know. But I don’t care. I love you too much to ever let you go.”
“I love you too, Koo.”
His lips molded together with yours for a while, but he knew it was time to go when Namjoon placed a hand on the younger’s shoulder. Jungkook pulled away, eyes watering again. “I’ll be back soon. I’ll facetime you when we land.”
You nodded and hugged him one last time. “I’ll see you in a month. Have fun, okay?”
Jungkook smiled curtly before gathering his suitcase and regrouping with the staff and the boys. They all waved goodbye and walked off. You sighed as you slid your sunglasses back on and pulled up your face mask. Turning around, you sent the driver and one of the managers who stayed behind a nod and got in the car with them.
However, as soon as you stepped foot in your flat, your phone started to go off with notifications.
Confused, you opened up a text message from one of your best friends. “Check out this article, like right now Y/N. What are you guys going to do?”
With your heart racing, you clicked on the article and immediately you were greeted with photos of you and Jungkook at the airport from just a mere thirty minutes ago. They were all captioned with, ‘Jungkook’s girlfriend finally revealed! She’s ugly, fat, and styleless!’.
A slow pain.
At the bottom of the page were comments. One read, ‘So this is the chick he’s been hiding for how long? He kept hyping her up but I was so let down with how ugly she actually is!’
Burning.
Another read, ‘She’s so fucking hideous! He could have all the girls in the world and he chose her. lmao, she’s such a downgrade from IU. And is she pregnant? Ya’ll eye–’

‘C’mon guys, he’s obviously doing charity work by being with her lol xD’
Your entire.
‘She’s just average. I can care less for her and their relationship but he can do a lot better.’

‘I found out her name, it’s Y/L/N Y/N. She’s a fulltime student and her IG and twitter is…’
Tears poured down your cheeks as you fell to the floor. Your phone flew across the floor as you cried, your hands covering your face. They all hated you.
But that was a month and a half ago. You thought that they would all come to the fact that they’re being rude and unreasonable, but boy were you wrong. It only got worse when Big Hit had addressed the situation and confirmed the news.
“With the recent news and articles on Jungkook, we apologize that our fans had to find out this way. We wished we were able to announce the news on our own accord, but unfortunately, we were too late. However, we decided it best if we clarified the news for any misunderstandings.
We do wish if you can give Jungkook some time to figure things out, as this is his personal matter. We also would like to ask of you to give, Y/N, some personal space as well.
The recent images and news that have been circulating around are indeed true. Unfortunately, these pictures were taken without permission. Please check up on our airport photography rules. We ask of you to please be considerate of other guests at the airport and as well as the members. Pictures are not meant to be taken at a private time. We have certain times where photography is allowed, however, at the time the picture was taken, it was not allowed. We ask of you to please do not repost or save any of these pictures.
Furthermore, we can confirm that Y/N and Jungkook are together. In a later time, we will address the pregnancy situation when Jungkook and Y/N are ready. Please give them the time and support they need. Thank you and sorry for the misunderstandings.”
As soon as Big Hit released the official statement, all hell went loose. The both of you were the talk of the town and it was such a misfortune that things had to turn out this way.
Jungkook knew the words were going to come - they always did. He wanted to do his best to save you from them by telling you not to read them, to ignore them, to forget about them. But it was all you see - all you hear. It was hard to go out in public without someone noticing you and whispering sly comments as you passed by. It was at the point where it locked you inside your own apartment. You couldn’t go outside even if you wanted too, not without a bodyguard at least.
And tonight was like any other night. Well, almost. Because tonight you couldn’t fight the urge to not read them. All your friends and family kept bringing it up and it was difficult to block them out. Plus, you wanted to see it for yourself. You needed to confirm what they were saying was right.
Five minutes haven’t even passed by after you texted your boyfriend when your front door burst open with him rushing inside. “Y/N!” He called out as he rushed to your side. “Why did you read it?” He asked. Jungkook fell to his knees as he placed his arms on top of your lap. You bit down on your lip. “I told you that you shouldn’t read those ridiculous and dumb things they’re saying because they’re not true. They don’t know you, they don’t know what they’re talking about.”
“They all hate me, Jungkook. They hate me because I’m dating you! They don’t even know me.” You sobbed, your sweater stained with your fallen tears. “It’s even worse when they all know that I’m pregnant. They hate me for carrying your child!”
“Not all of them!” He reasoned. “Don’t let all the negatives be all you see. See the positives, the real ARMYs. Many ARMYs support us, love.  
You nodded your head, even through a blurred vision, Jungkook looked effortlessly handsome. He held you in his arms as he comforted you. “They don’t know anything about us. They don’t know how much I love you, they don’t know how much I love our baby.” He pulled away just slightly to place a kiss on your belly. You smiled feeling a little bit better.
“They can’t hurt you anymore.” Jungkook stood up and sat down beside you. “I talked to the company and Hitman Bang. They’re getting everything under control.”
“You didn’t have to…” You sighed.
Your boyfriend shook his head adamently. “You know I’d do anything for you.” He smiled. “I already tweeted the fans and the staff had set up an interview for me to address the situation. I just want to tell the world that you’re mine.” He sighed and placed a hand on your shoulder. “I know that you’re not ready for us to go public yet and I really feel guilty that we ended up going public without any of our consent. ”
“Baby, it’s not your fault.” You assured him. “It’s okay. I think it’s time for us to go public anyway. We kind of… don’t have much of a choice.”
Jungkook chuckled helplessly. He had been feeling guilty for the past weeks, he felt as if he was the cause for everything. From encouraging you to go to the airport with him, to not using a condom, to not being careful, to being so careless of his actions, to being the cause of everything and your mishaps. Jeon Jungkook was guilty and it was going to take a whole lot to make him understand that it indeed not his fault at all.
“Still.” He looked down at his lap pathetically. “I’m the root of the problem.” He bit his lip with a frown. 
“Aish.” You rolled your eyes, your tears finally stopped flowing. “Jeon Jungkook! It’s not your fault! And I swear if you blame yourself one more time I will be very upset with you.” You folded your arms across your chest with a stern look displayed on your reddened puffy face. Jungkook looked up with wide eyes. “And like you said, the company is getting everything under control. The only thing we need to worry about now is what our next step is.”
“Our next step…” He bit his lip and looked at you. “Move in with me.”
“Huh?” Your eyes almost bulged out of your head. “Move in you and the boys in the dorm?”
“Ah!” Jungkook blushed. “No no. I mean,” He laughed awkwardly. “Let’s get our own place! We can have as many rooms as you want, like, we can have a nursery, a game room, a room turned into a walk-in closet because you know how much clothes I have and combined that with yours… actually, I think we might need two rooms just for our clothes. And maybe we can have a mini library for the baby and-”
You placed your lips on his to stop him from rambling. “Okay.” You agreed, your lips hovering over his. “I’ll move in with you.”
A smile spread wide as his face etched in content. “God, I love you so much Y/N.”
“I love you too, Koo.”
