Hackney Town Hall is a Grade II, art-deco style building and one of the capital’s most recognisable municipal properties. The entire repair and modernisation project has taken a decade to complete since planning permission and listed building consent were obtained.
The design and build project was managed by Geoffrey Osborne Ltd with Hawkins Brown being the architectural practice involved. ASWS was the specialist sub-contractor tasked with removing, repairing and reinstating the 80-year old Universal Suite section windows, as well as producing new W20 doorsets for new function areas.
ASWS (Associated Steel Window Services) is one of the country’s leading specialists in the restoration of beautiful old metal windows and has recently completed a stunning refurbishment of the windows and doors for a prestigious landmark project in East London.
The Hackney Town Hall was constructed in 1937, with the large multi-section steel windows having been fitted directly into the stone facades which left them vulnerable to weathering and corrosion.
While many of the frames measured 800 x 1800mm, those bringing light to the Council Chamber itself were up to five metres in height with complex arched heads.
Working closely with Geoffrey Osborne’s site management team on each phase of the work, ASWS removed the frames and transported them to the Croydon workshop, where they were shot-blasted and, where necessary, bespoke steel sections were introduced to match any parts of the Universal Suite sections that were beyond repair.
A primer coat was factory-applied while, brilliantly, all of the old ironmongery was saved and refitted before the frames were returned to the site. Once reinstalled, the frames received two hand-painted undercoats and two top coats before slim-line glazing units were fitted to help improve the building’s energy efficiency.
These featured a 6.4 mm laminated inner pane, with a 6mm gas filled cavity and a 4mm toughened outer pane, while the old style putty lines were reproduced using mastic pointing.
The scope of ASWS’s involvement also involved the company fabricating a dozen double-glazed doorsets using W20 steel sections. These have been installed in the formerly redundant internal light-wells to the building which have been reconfigured and opened up to create marriage suites or event spaces.
The Project Manager for Geoffrey Osborne, Matthew Coleman, commented: “Given the very large number of windows to be restored, over a long period of time, getting the right contractor to carry out the work was fundamental to the success of the refurbishment project overall.
ASWS is not only a specialist in such work, but possibly the only company at that time which was able to install a double glazed unit into that profile. It was a strong selling point for them and we were happy with the service they provided throughout the project.”
Now fully restored and sensitively modernised to meet contemporary building requirements, including sustainability standards, Hackney Town Hall gained a Civic Trust Award 2018.

We’re delighted to hear that DATAC accredited contractor and Rhepanol Ambassador Flat Roofing Membranes Ltd (FRM) has been named as a finalist in the 2017 NFRC Roofing Awards for their project Lymington Shores.
Lymington Shores, Hampshire is a high-end waterfront residential development by Redrow Homes in the stylish south coastal resort of Lymington. The development of apartments and villas involved a variety of complex roof designs requiring high quality workmanship and high impact aesthetics.
The client required the project to be completed to high sustainability standards, choosing Rhepanol fk PIB single ply membrane which is 100% recyclable and has a full life cycle assessment to ISO14040, confirming the product has no significant environmental impact from cradle to grave.
The team from FRM worked closely with our in-house designers and the architects AAP Architecture to confirm the specification, and FRM designed a bespoke lead ‘Birds Beak’ style ventilation unit used on the pitched roofs. SIG D&T regularly inspected the work and monitored the installation which was carried out by FRM’s Rhepanol trained operatives according to the manufacturer’s guidelines.

A Challenging Installation

The team installed just short of 12,000m2 of flat roofing, pitched roofing with standing seam, terraced areas and cold roof build ups to bin stores and valley gutters. These four distinct types of roof areas demanded that the installation team drew upon all their knowledge, skills and experience.
Approximately 10 skilled installers worked on the project continuously; together they have combined experience of probably 200 years and each has been trained and approved to install FDT’s Rhepanol membrane system.
The pitched roof areas presented the greatest level of technical difficulty to the installers.  Visible from every angle, “perfect” execution of both field area and standing seam detailing was required to meet both regulations and aesthetics to all 71 roofs.  All standing seams needed to run exactly as per the design criteria, the objective being to perfectly replicate a standing seam metal roof finish – which has been successfully achieved.
Challenging Awards Criteria
The NFRC Roofing Awards is an industry-wide event recognising and rewarding outstanding standards of workmanship and safety within the roofing industry. Awards are given or a wide range of techniques from Mastic Asphalt and Liquid Applied Roofing and Waterproofing to Single Ply, Green Roofs, Tiling, Slating, Green Roofs and Hard Metals (Zinc and Copper etc).
Entrants are required to provide significant evidence of their excellent performance on a project in terms of workmanship, degree of difficulty, aesthetics, problem solving, customer satisfaction, Health & Safety performance, project management, contribution to the built environment and environmental qualities, and training and development.
Congratulations to the team from Flat Roofing Membranes Ltd for achieving this recognition, and we wish you good luck in the finals. The Award Winners will be announced at a gala event on 19th May at the Park Plaza Westminster Bridge in London.

The winners have been revealed in the NFRC’s 125th year
The National Federation of Roofing Contractors has announced the winners of this year’s UK Roofing Awards.
The winners were revealed at a memorable ceremony that took place on Friday 19th May 2017 at Park Plaza, Westminster Bridge, London. The event was well attended by those across the roofing and cladding sectors, and hosted by BBC Breakfast presenter Steph McGovern and the voice of the National Lottery Alan Dedicoat.
Winners across the 11 competition categories are:

The National Federation of Roofing Contractors (NFRC) is also celebrating its 125th anniversary this year – an occasion that will be commemorated with a number of high profile events throughout the year, commencing with The Roofing Awards.
Commenting on this achievement, James Talman, chief executive, said: “We have achieved this milestone through the support of all our members, and our unwavering commitment to the pursuit of excellence in roofing. Today, roofing is very different from when NFRC began, and thanks to the entrepreneurial spirit of our manufacturer members, our sector continues to push new boundaries. As such, we are continually expanding our resources, refining our services, and evolving to meet the needs of our members.”
The NFRC first started in 1892 with a group of 40 slate merchants and slaters. Originally known as the Association of Slate Merchants and Master Slaters, the group collaborated and grew to become eventually known as the NFRC. From humble beginnings, the Federation has evolved in to the UK’s largest roofing trade association, offering the highest levels of service to its members and the wider building community.
From the outset, the Federation aimed to promote quality contracting in the roofing industry today, it represents the largest proportion of the roofing industry across the UK, maintaining close relationships with all members and the wider built environment; offering advice, technical guidance, training, and local support.
James continued: “Roofing is increasingly no longer just about its primary role of keeping buildings watertight, it plays a vital role in energy production, reducing CO2 emissions, helping to alleviate the effects of flash flooding, and to bringing biodiversity back to the urban landscape. The NFRC is both proud and committed to take the lead on these important developments for our industry and the UK Economy.”
