The latest Sarasota Real Estate statistics showed 817 properties sold for just over $547 Million during February in the North Port, Sarasota, and Bradenton areas.
The luxury market was strong, as evidenced by the 111 properties which sold at $1 Million and above. The highest-priced sale was for a single-family Siesta Key home for $6,650,000.
Overall, inventory ended the month at 2,673 properties for sale which is only a 1.8 percent increase over January. And it is less than half the average inventory levels for this time of year. Historically, inventory before the pandemic was 5,749 in February of 2019.
Demand remains strong. According to a recent Redfin report, a record one-quarter of users nationwide looked to move to a different metro as remote work and elevated housing costs drove homebuyers to relocate. Half of the 10 most popular destinations are in Florida, with the North Port-Sarasota making the list.

The latest Sarasota housing market statistics showed 731 properties sold for just over $483 Million during December for the North Port, Sarasota, and Bradenton areas. The luxury market was strong, as evidenced by the 89 properties which sold at $1 Million and above. The highest-priced sale was for a single-family home in Lido Shores for $6,600,000.

The latest real estate recap for Sarasota showed 974 properties sold for just over $604 Million during August for the North Port, Sarasota, and Bradenton areas. Like the rest of Southwest Florida, inventory more than doubled compared to the same time last year.
However, it is important to note inventory was extremely low last year. Like the previous month, even though supply has increased, the greater Sarasota area ended the month with just a 2 months’ supply of properties for sale. When August 2022 housing inventory is compared to August to of 2019 before the pandemic, it is down 43%. Since a healthy market would be at least 6 months’ worth of homes for sale, Sellers are still in the driver’s seat. Learn more...

The latest Sarasota housing market update showed 1,178 properties sold for just over $793.4 Million during June for the North Port, Sarasota, and Bradenton areas. Like the rest of Southwest Florida, inventory saw a significant increase, up by 109 percent compared to the same time last year.
However, it is important to note inventory was extremely low last year. Therefore, although we have more supply, the greater Sarasota area ended the month with less than a 2 months’ supply of properties for sale. A healthy market would be at least 6 months.

The latest reports for the Sarasota area showed 1,328 properties sold for just over $817 Million during March.
Both single family home and condo sales year-over-year decreased double digits in Sarasota County which covers the North Port, Sarasota, and Bradenton areas.
Similar to the previous month, even though inventory remains historically low, once again there was positive news for new listings in March. The number of new properties hitting the market increased slightly for both condos and single family homes year-over-year. In all, there were 2,919 new properties were listed during the month.
