The most expensive listing in my hood today,had to show you - Studio City is an area at the southern tip of the San Fernando Valley that’s fastly becoming the place to live for growing families who dare I say it, can’t “afford” Westside housing (Bev Hills,Brentwood) etc .. Disclaimer: In exchange for this hotel review, I received a one night-stay at The St. Regis Mexico City, Mexico in one of their Deluxe King rooms.

Located on Mexico City’s primary thoroughfare Paseo de la Reforma, in front of the Diana the Hunter fountain, Reforma district, The St. Regis Mexico City is also a less than fifteen minute walk from the Sevilla metro station.  The 31-story hotel boasts 189 guest rooms and suites; moreover, all rooms are smoke-free.  The immediate neighborhood doesn’t have much to offer, save for the excellent Chapultepec Park nearby.

Generally, when I check-in to a hotel, I like to be able to do so right away at the main entrance.  However, at this hotel, you have to first ascend to the 3rd floor, from where there is a separate elevator bank to the rooms.  In this case, it wasn’t a problem, as elevators were efficient (they only stop at a few floors).

Check-in was fast and courteous; when it was completed, I was introduced to my butler, Mario, who would also help in taking bags up to the room and unpacking them, pressing clothes, and preparing tea/coffee.  Omar, a room manager, was there to supervise Mario, and chatted with me about Lebanese/Syrian immigration to Mexico.

A common theme at The St. Regis Mexico City seemed to be cleanliness.  The hallways, restaurant dining rooms, lobbies, and my guest room were all nearly spotless. 
My Deluxe King room had, among other things, a well-stocked minibar, Nespresso machine, very comfortable robe, even more comfortable bed, and an umbrella.  The shower unit had both a handheld and “rain” option, and the bathroom came with St. Regis-amenities by Laboratoire Remède.  Right by the guestroom door, I didn’t find that it was well-soundproofed, but as soon as I hit the relaxing bed, I passed out, in spite of the weekend revelers.

There was also a master control panel by the bed, for air conditioning, lighting, and DND (do not disturb).  However, it didn’t control the curtains, which I was slightly surprised about.  Nevertheless, I didn’t spend much time in the room – i.e. when in Mexico, eat everything! – so it also wasn’t a big deal.
Soon after taking a peek at my room, I went down to the St. Regis-original King Cole Bar.

Being a New Yorker, I have certainly walked by the storied St. Regis hotel, located at 55th St and 5th Ave.  However, until staying at The St. Regis Mexico City, I had no idea that the New York location might possibly have been the place where one of my favorite cocktails – the Bloody Mary (in Spanish, Sangrita Maria), fka Red Snapper – was created.
Another aspect of the hotel that I quickly noticed was that service on all fronts – food and beverage (f&b), room, guest help, concierge – was excellent.  Hotel staff weren’t just there to help sort out a problem, but they also wanted to chat about life in the capital, their favorite foods, and where else they have worked.  Service had a humanside, and I appreciated the chance to speak with a variety of employees about their life and the St. Regis.

Back at the bar, I was eager to sit outside and enjoy the cool Mexico City nighttime temperatures.  However, a big no-no for me was that the outdoor terrace – which the King Cole Bar shares with the Diana restaurant – is that smoking was allowed.  Isn’t it a smoke-free hotel?  Consequently, I sat inside, which turned out to be fine.
In any event, let’s start checking out the food!

Above, we have a Sangrita Maria, guacamole with seasoned chapulines (grasshoppers), and a diverse set of totopos (tortilla chips).  Locally-inspired bar snacks, with one of my favorite drinks?  Count me in!
At one point in my conversation with one of the waiters, I mentioned that the next day, I would have to leave the hotel before lunch, since I was meeting friends.  Just then, he suggested that I try one of the more famous The St. Regis Mexico City meals, an avocado pizza, baked at the Jean-Georges Vongerichten concept restaurant J&G Grill:

As for the J&G Grill, I was there the next morning from 06:30 until about 10:00, talking with Cesar, the f&b manager, Alberto, the head chef, and other restaurant staff.  In fact, the J&G Grill isn’t generally open for breakfast (lunch and dinner, yes); though, since it was Mother’s Day, they had a special morning buffet.  (Diana is the standard breakfast buffet and Sunday brunch restaurant, that also offer lunch and dinner.)

While Cesar and I were talking about Mexico City, every once in a while Chef Alberto would stop by, suggesting various dishes to try.  (It might be time to say that thus far, my three favorite countries for food – tied for first place – are Japan, Turkey, and Mexico.  In other words, when I’m in Mexico, and a chef is asking me “what would you like to try next?,” I get that child in a candy store feeling.)
So, what’s next?

OK, I cheated a bit.  Lately, I’ve been trying to recreate the classic New York breakfast – Novy (smoked salmon) with cream cheese on a bagel -wherever I go.  To “localize” it a bit, I added avocadoes.  Yep, I’m already sold.

Next up, refried pinto beans with cotija cheese, eggs with chorizo verde (hailing from the nearby city of Toluca), and chilaquiles, basically warmed-up tortilla chips doused in salsa roja (red chile sauce), topped with onion and crema.  I could eat that green chorizo everyday, but then I’d have to…exercise.

One of the late-morning dishes was eggs with machaca (dried beef, popular in the north of the country), avocado, refried pinto beans again, and salsa roja.  Just another in a long line of delicious Mexican meals, all due to the expertise of Alberto and his kitchen staff.
After becoming completely stuffed, I had to check-out, again at the 3rd floor lobby.  The process was anything but, and after about thirty seconds, I was already in the elevator, awaiting the reunion with my friends.  Overall, this was one of the better stays I have had in recent memory, with everything from staff hospitality and maintenance of public spaces and my room to quality and taste of food being on-point.  Thank you again St. Regis Mexico City for such a pleasant stay!

Press: Elizabeth Olsen does double duty in 'Wind River' and 'Ingrid Goes West'
  LA TIMES – Room 64 at the Chateau Marmont is possibly the most Instagrammable spot in L.A. Its wrap-around terrace is suspended just below the homes built into the Hollywood Hills, tiny glass boxes that form their own constellation when night falls. Rumor has it Howard Hughes once lived in this two-bedroom penthouse, spying on girls at the pool below, decades before Lindsay Lohan and Lady Gaga crashed here for a slumber party.
  Today, however, it is home to the actress Elizabeth Olsen, who has arrived at the hotel with a team of people to help beautify her. High-heeled sandals are lined up on a desk. There are multiple pieces of luggage containing makeup kits. She is wearing borrowed diamonds on her fingers, paging through the room service menu, from which she can order whatever she would like.
  It’s a scene, no doubt, that would incite lust among her half-a-million Instagram followers. But she doesn’t feel like she knows how to do the setting justice. Just this morning, she attempted to photograph her breakfast, but then ended up deleting the image in haste.
  “I’m bad at it,” she says. “I’m bad at the lighting. I’m bad at the framing. I’m bad at the editing. When I look at my food, it looks pretty. When I look at it on a phone, it looks not pretty.”
  This is not a problem that her character in “Ingrid Goes West” would have. In the dark comedy — one of two films the 28-year-old is starring in this August — Olsen plays Taylor Sloane, a social media influencer who has established a reputation as the quintessential California cool girl. She tools around in a vintage Mercedes, is perennially reading Joan Didion’s “The White Album” and spends her weekends at a Joshua Tree abode. When she photographs her breakfast — avocado toast, obvi — it always looks pretty.
  Matt Spicer, who directed the film, felt certain that Olsen could embody this kind of aspirational figure. Sure, he was a fan of her acting, but he’d also noticed how often she popped up on best-dressed lists. She also had proximity to the style world via her sisters, the twins Mary-Kate and Ashley, who run two of their own fashion lines.
  “She has a natural charm and likability to her, which isn’t something you can really teach,” he says. “She’s one of those girls that other girls look up to. Since we did the movie, I think I’ve gained 1,000 Instagram followers that are just Lizzie fan accounts.”
  And for the most part, it appears that those fans gravitate to Olsen due to who she is off-screen. Even though she’s been part of the hugely popular Marvel universe for two years — playing the reality-altering Scarlet Witch in “The Avengers” and “Captain America” films — most headlines about her still tend to relate to her style choices. A quick Google search of her name turns up five Daily Mail articles from July alone, nearly all centered on her clothing.
  But Olsen has been steadily building up a respectable film resume since emerging as an “it girl” at the Sundance Film Festival in 2011, where her performance in “Martha Marcy May Marlene” signaled the arrival of a formidable new young Hollywood talent. A couple years later, she completed her acting studies at New York University’s Tisch School of the Arts and began taking roles in movies from bigger filmmakers, including Spike Lee (“Old Boy”) and Gareth Edwards (“Godzilla”).
  Then Marvel came calling — a huge coup for Olsen, who grew up watching action-heavy flicks from the Indiana Jones and James Bond series with her father in Toluca Lake. But participating in the superhero franchise has also meant turning down a number of projects that could have shown off more of her acting ability — including a role in Yorgos Lanthimos’ critically acclaimed “The Lobster.”
  “There have been things more in line with the career arc I’d like to create that I had to turn down due to scheduling conflicts,” she explains. “You want to create a personal canon.”
  That’s what she’s hoping to bolster this month with “Ingrid Goes West” (Aug. 11) and “Wind River,” which debuts Aug. 4. The two movies, to put it mildly, are incredibly different. “Wind River,” which earned filmmaker Taylor Sheridan the top directing prize in the Cannes Film Festival’s Un Certain Regard section in May, is a dark murder mystery. Olsen stars opposite her “Avengers” co-star Jeremy Renner as a rookie FBI agent sent to Wyoming to investigate the death of a local woman on a remote Native American reservation.
  The role would require the actress to train with a veteran law enforcement officer and learn how to shoot a gun — opportunities she relished. She was more worried about flying to Park City, Utah, for production, because she hates the cold and high altitude.
  “So I bold-faced lied to her and said, ‘We’re not shooting high and it’s not cold there,’” Sheridan recalls with a laugh. “I knew it would be, which was one of the things I loved about it — you can see it on her face in the movie that she really doesn’t like the cold. But she overcame it.”
  The director, who nabbed an Oscar nomination for writing “Hell or High Water” and also scripted “Wind River,” cast Olsen long before Renner. He says he wanted her from the “very, very, very beginning” because he responded to an “essence of confidence” she exuded — a certain kind of toughness. “There’s a blue collar element to her, which I mean as a compliment,” he explains. “That’s how grounded she is, and maybe it’s because she grew up with [Hollywood], she’s able to see it for what it is.”
  Renner, who plays a local U.S. Fish and Wildlife Service agent who takes Olsen’s character under his wing, admits he put off reading Sheridan’s script for months. (Chris Pine was originally cast in the role.) Eventually, the actor decided to sign onto the film because he wanted “to work with Lizzie in a different way — in a real way.”
  “Here, I got to observe somebody working in a very different capacity — with more emotional intelligence, not just being in a costume and the whole thing,” the actor says. “She had to be pretty bad-ass with a handgun, I’ll tell you what — and that’s coming from a guy who knows how to use a lot of weapons.”
  “Ingrid Goes West,” of course, didn’t require quite as much prep — though Olsen did start a secret Instagram account, following women like lifestyle guru Jenni Kayne, fashion blogger Aimee Song and Who What Wear founder Hillary Kerr for inspiration. Spicer encouraged her to start posting her own photographs, which she did: one of a crusty baguette with dipping oil, another of some Diptyque candles. (“Those first ones were a little bumpy,” the director says with a laugh. “Like, food that doesn’t quite look as appetizing as it should, or sunsets. Very obvious starter photos.”)
  Then, this winter, Olsen decided to bite the bullet and start her own public page.
  “I decided to join because I realized I was only taking something away from myself,” she explains. “It’s so funny that people like to pretend that they’re maybe or maybe not getting paid to post something. Financially, it’s a brilliant opportunity. Like, I’d really love to be a brand ambassador. I’d love to do a campaign. I think sometimes working with brands or different cosmetic companies — that can help people recognize your face and then they go see your movies. I was only hurting my opportunities by not participating.”
  While some young Oscar winners like Jennifer Lawrence and Emma Stone have held out on joining the platform, it has increasingly become commonplace for even serious actor types — Anne Hathaway, Brie Larson, Shailene Woodley — to open up on social media. Before, Olsen says, she was “being old-school about it” — something she learned from her sisters, who she acknowledges are “notoriously private people.” But even they supported her launching an Instagram account. And besides, she’s not good at being “super mysterious.” She’s too chatty for that. Plus, there are plenty of accounts she wants to keep stalking.
  “There are so many times I’ve seen a picture and thought, ‘Oh, God, how do they make those flower arrangements look so great all the time?’” says Olsen, who recently bought her first home in L.A. and is decorating it with an aesthetic she describes as Diane Keaton’s Hamptons beach house in “Something’s Gotta Give.” “Or: ‘How expensive are those chairs I’m looking at on Pinterest? Did they find them at some place I’ve never heard of? How do you have that kind of eye?’”

Dazed and Confused: “Undue Concentration” for L.A. Marijuana Cultivation
It’s no easy calculation in Los Angeles when it comes to cannabis cultivation.
When the City of Los Angeles passed its ordinances allowing commercial cannabis businesses, the City placed limits on the total amount of licenses available in each community for each license category, based on “undue concentration.” The City made it easy to understand the “soft caps” for most of the licensing categories. For each neighborhood’s retailers (Type 10), microbusinesses (Type 12), and manufactures (Type 7) –the ratio is one license per 10,000, 7,500, and 7,500 residents, respectively. The City has even provided the exact number of licenses available on its Commercial Cannabis License Capacity Chart (“License Capacity Chart”), here.
However, the cultivation license limits are more difficult to understand. Here is how the city defines cultivation limits for Undue Concentration:
a ratio of 1 square foot of cultivated area for every 350 square feet of land zoned M1, M2, M3, MR1, and MR2 with a maximum aggregate of 100,000 square feet of cultivated area and a maximum aggregate number of 15 Licenses at a ratio of one License for every 2,500 square feet of allowable cultivated area for Cultivation (Types 1A, 1C, 2A, 3A, 4 and 5A).
After careful examination of this definition, here’s what we think the City means to do with undue concentration and available plant canopy:
On the License Capacity Chart, if you take the Total Square Feet of a given neighborhood and divide that number by 350 square feet, the result is the listed as “Cultivation + Microbusiness (with cultivation)”. For example, Harbor Gateway has 43,982,470 total square feet, which means that Harbor Gateway has about 125,664 total square feet of eligible canopy (43,982,470/350=125,664).
There can also only be 1 license for every 2,500 square feet of allowable cultivated area. Sticking with the Harbor Gateway example, 125,664 eligible square feet divided by 2,500 equals 50 potential licenses, max. However, that number assumes that all licensees will have grows no larger than 2,500 square feet, which probably isn’t the case. To that end, the City informs us that cultivation licenses will be processed on a first come, first serve basis.
The rules also stipulate a maximum of 100,000 square feet and a maximum of 15 licenses, but it is unclear whether these maximums apply to the neighborhood as a whole or to the individual licensee (who could stack up small cultivation licenses to secure 100,000 feet of canopy in aggregate). However, the initial total calculation of the eligible canopy area would be irrelevant for multiple communities if there was a maximum of 100,000 square feet total for that community. Therefore, we can assume that the 100,000 square feet should be applied per individual license, with no one person or entity holding more than 15 cultivation licenses within a given community.
All of that said, the key question remains: How many square feet can I apply for in my application? The ultimate answer is that “it depends.” No matter how much available canopy space there is in a community, the situation depends on factors like how many people apply for cultivation space, how much space each person applies for, how much space the City will grant, etc. We do know that as the City of Los Angeles grants licenses, the Undue Concentration license soft caps will become clearer.
For now, here’s a chart (with approximate numbers) to summarize how many licenses per community we will most likely see:

Day 3-8
For the last 5 days I haven’t been writing over here, but well. My phone wasn’t turning on, and I didn’t have my computer to update you all. 
 On Wednesday we went to the engraving and printing in Fort Worth, which was super cool and kinda weird to see all that money in one place. After that we went to a restaurant to have dinner. I had pizza with vegan cheese, which was amazing. In the evening the Wilsons dropped me off at the Taylors so I could stay with them on Thanksgiving because they were leaving to Oklahoma to celebrate Thanksgiving themselves. 
At first, I have to say, I was very scared because the Wilsons were the only people I knew, and meeting  another family that fast was too much for me. I ended up loving the family so much, they are all so warm and happy. They are just a very caring, loving family. The first thing I noticed from their house were the two beautiful dogs they own. Gracie is a rescue and Annie is a golden doodle. They were both very sweet, though Annie is extremely playful. The first night I just stayed in the living room with the Taylors talking and then went to sleep. 
The second day at the Taylors I woke up and played with their two daughters and prepared for Thanksgiving. Derek made me a very delicious pasta, and I ate everything else that I could. It was a great meal.
The third and last day we went to the botanical garden and took pictures and just walked around. I love being in that kind of surroundings. I love the smell of the trees and nature in general. I bought a beautiful green necklace in the Japanese Garden Gift Shop. Oh! before the botanical garden we went outside in the garage and I accidentally threw out Annie’s ball out in the street. I went outside running looking for the ball and the girls joined the search. After a while, the kids lured me to a sprinkler and got soaking wet. I was extremely scared because: 1. We hadn’t had asked Julie if we could go take a walk, and 2. THEY GOT SOAKING WET. She ended up grabbing her car and driving through the neighborhood looking for us, when she found us we went to the botanical gardens. We went back later that day and met with the Wilsons in Tokyo Café to have dinner. 
Saturday we went to a Tamales Party! I know, a tamales party? Yes! Apparently they have a tradition to go to a friend’s house and prepare and cook tamales. I found that very funny and amazing! One of their friend’s daughter invited her friends after the tamales thing and made a party. Super crazy, three guys jumped in the pool at night. I thought it was freezing already, and they jumped in the pool? Crazy boys. Kailey, Avery, Carolina and I went to Paciugo to get some dairy-free gelato. Delicious ice cream, the only downside there was, was the distance. But it’s ok, it’s worth it. 
Yesterday we went to mass and I tried to follow everyone, even the singing! I think it was a great experience, although I am not christian. After that we went to Joe T Garcia’s (mexican restaurant). I had huevos rancheros, which were really good. The place was just mesmerizing, I felt home. I felt the warmth of my people just by walking by the terraces. Then TVS had a welcoming dinner/gathering for us Toluca students. We played games and talked about our experiences. All good and fun.
Today was my first day of school, and the first hours were just tours of the school and I honestly got lost over and over. The school is pretty cool. I met nice people today, and entered an english class where they talked about a book and discussed about it. 
Funny short story: I woke up at 6 today because I wanted to go dressy and pretty to make a good impression to school but I actually started getting ready at 7:20 because I looked at the cyber monday deals and ended up buying a bunch of stuff that I’ve wanted since forever. Keep in mind that we were meeting for breakfast at 7:30, and I got ready in 10.

Actress Katharine McPhee Buys $2M Spanish-Style Home in Studio City

Former “American Idol” songbird Katharine McPhee has paid $2.05 million for a 1930s Spanish-style home in Studio City, CA, according to Variety.
McPhee, who now stars in the CBS thriller “Scorpion,” made a deal for the home about a week after it went on the market, according to property records. The house was originally built for actress Agnes Ayres, who co-starred with Rudolph Valentino in “The Sheik,” arguably the most famous silent film of all time.
The 3,527-square-foot, three-story home has been remodeled and boasts four bedrooms and four baths. The entrance features a Gothic arch and leads to a terra-cotta-tiled foyer. The living room has an exposed beam ceiling and stone fireplace.

The kitchen has rough-hewn stone countertops and light wood cabinets, the dining room features french doors leading to a large terrace, and the master bedroom boasts a fireplace, balcony, and bathroom with skylights.

Jennifer Love Hewitt Selling Mod Pacific Palisades Home for $4.2M

Jennifer Love Hewitt has listed her home in Pacific Palisades for $4.2 million, the Los Angeles Times reported.
The star of the “The Client List” purchased the property in 2013 for $3.25 million, as we reported at the time. She’s now looking to cash in on her seven-year investment. 
The residence had been previously owned by Peter Koral, co-founder of the brand of designer jeans 7 for All Mankind. And—pardon the pun—the modern abode certainly looks like a good fit.
The property was designed by the architect Melinda Grey and built in 2007, and in 2013, an addition by another architect, Michael Mueller, updated the space.
Constructed of glass, steel, and wood, the residence has vaulted ceilings and an open floor plan that flows out to the resortlike backyard. Sleek spaces in a neutral palette are punctuated by colorful wallpaper prints.
Located in the El Medio Bluffs neighborhood, the 3,160-square-foot interior space includes four bedrooms and five bathrooms. The living area offers multiple seating areas surrounded by siding glass doors and a fireplace.
A chef’s kitchen comes outfitted with stainless Viking appliances, Miele espresso maker, double dishwashers, and a large wine fridge. The island features bar seating for informal dining.

With a nod to our current predicament during the pandemic, the listing description notes, “This celebrity-owned architectural property is the perfect home to spend any stay-at-home order.” 
Hewitt appears to have moved nearby. Last month, she and her husband, the actor Brian Hallisay, upgraded to a $6 million, Cape Cod-style mansion about twice the size of the residence they sold.
The larger layout reportedly includes six bedrooms, a rooftop terrace, pool, and a home theater with a wet bar and candy counter.
Previously, the actress owned a home in Toluca Lake, which she sold for $2.15 million. 
Now 41, Hewitt has been acting since she was a child. She starred in the Fox drama “Party of Five,” and rose to fame with a teen role in the horror film “I Know What You Did Last Summer.” The Texas native has also appeared in many TV shows, including “The Ghost Whisperer,” “The Client List,” and currently stars in the Fox police drama, “9-1-1.”

Transportation Corridors
A transportation corridor is a long, narrow strip of property that includes surface, subsurface, and air rights. It often connects two or more areas restricted to surface, subsurface, and air rights, for the deportation of goods and passengers. 
Some examples of transportation corridors are: railroad and mass transit lines, public and private roads, pipelines, including oil, gas, water, and sewer lines, fiber optics, pedestrians pathways, aqueducts and canals, television cables, and electrical transmission lines. 
How to Appraise a Transportation Corridor
There are different methods that can be used when appraising a transportation corridor, including Replacement Cost New Less Depreciation (RCNLD), Corridor Value (CV), Sales Comparison Approach, Across the Fence Value (ATF), Net Liquidation Value (NLV), and Going Concern Value (GCV). [1]
Replacement Cost New Less Depreciation (RCNLD) is based on the principle of substitution and is more commonly referred to as the “cost of assemblage.”  It includes the cost of the part taken, appraisal costs, negations costs, title costs, grading costs, project management costs, and the acquisition and demolition of buildings.  According to Dolman and Seymour, this cost can range from two to six times the Across the Fence (ATF) value.  The Court of Appeals in People v. Southern Pacific Transportation Company (1978) held that “the cost of reproduction is an acceptable approach to a determination of just compensation.”
When several similar commensurate commodities, goods or services are available, the one with the lowest price attracts the greatest demand and the widest distribution.   Corridor Value (CV) is determined by multiplying the ATF value and the enhancement factor.  The enhancement factor is arrived at by dividing the sales price of a corridor by its ATF value.
Sales Comparison Approach is applicable when there are several sales or comparables that have sold in the subject’s market area.  This approach is seldom used since there are relatively few transactions of transportation corridors that sell in the same market area.
The underlying assumption in the Across the Fence (ATF) method is that land in the transportation corridor is equal to the value of adjoining lands.  When using this method, the property is divided down the centerline and each half is joined to the adjacent parcel along with the adjacent property’s highest and best use and unit value.  The ATF is the sales comparison approach modified to the degree that shape, size, topography, and access are disregarded.  The State Board of Equalization, railroad companies, utility companies and public agencies use this method more than others when assessing value of operating and non-operating property, ground rent, and public and private streets.
The Net Liquidation Value (NLV) is the present value of the net amount the owner will realize if the corridor is sold piecemeal over a reasonable time period.  Net proceeds are determined after administrative, marketing, real estate taxes, and cleanup costs are deducted from the gross revenues. 
The Going Concern Value (GCV) is the expected future profits discounted to today’s value at a rate reflecting the quantity, quality, and durability of the income.
Appraising transportation corridors is a challenging endeavor, but can be accomplished by using one or more of the methods outlined above.
