Update #21 – 1 week at “The Ocean Shores Resort”
A week ago we left quarantine in Adelaide!!!
It's been another week of mixed emotions, but I have to say, for the first time in months, they've been mostly on the positive side of things.
Last Tuesday, we left the hotel without too much hassle. They'd given us a basic breakfast the night before to have first thing and they called us down early; luckily we were ready and down the stairs we went. Before you know it, we were in the hotel reception taking our masks off!
Adelaide and South Australia are COVID free, so no masks, no problems.
The checkout was quick (the big bill comes in a few weeks!!), the staff were awesome and the police informative. They all understand that quarantine is not easy on anyone, and they were patient with our questions and worries. We had won the jackpot of quarantine hotels: Pullman Adelaide and the staff helped make our stay tolerable.
Jumped in a taxi (with masks on cause we really weren't sure yet how to behave in the outside world) and off to the airport. We had to leave the hotel by 07:30, because another bus of incoming “Covicts” were coming in that morning. Our flight was at 11:50 up to Brisbane, so it was yet another waiting game to check in and fly. But first... coffee! (we actually bought a coffee from a coffee shop! Amazing!! It's the small things...).
The flight was about about 2/3's full, no masks.
Landing in Brisbane we had to do a border check, show our papers, explain where we had been and all that. The check was there to stop anyone who may have COVID from coming in without quarantining. Each State has slightly different rules, and they do change from time to time, depending on hotspots and COVID numbers. Because the flight was from Adelaide and we left the hotel directly to the airport, we made sure we had no problems entering Brisbane (Queensland). We definitely didn't want any chance of another 14 day hotel stay!!!
Our original plan was to fly into the Gold Coast airport, which is only about 35 minutes from Mum, but there were no flights on our leaving day, so we had to fly into Brisbane (which is 2 hours from Mum's). My cousin picked us up (bloody legend!). We were hungry, and we went directly to Yatala pies. This was the moment I started to realize we were almost home. The taste of home! (Yatala Pies is a well known bakery south of Brisbane, a regular stop for many).
My cousin could drive us as far as the QLD/NSW border. Once there, we walked across the border and Dave picked us up on the other side. A little complicated, but sure enough, the plan worked.
The whole experience felt like something out of the movies. Not that it was all “Hollywood”. It was more like: I can't believe this is finally happening. I wasn't really in the moment. Yet.
As we were getting close to “The Ocean Shores Resort” (which is the name we have for my Mum's house) I still didn't feel calm...
Anyhow, we arrived, and if you've seen our IG or FB Story on the day, you'd know that when I knocked on the front door, we had actually surprised Mum (a little early), and she couldn't find the front door key to let us in!! So our reunion started off with a scream and eventually a laugh!!
Mum did cry, but we all expected her to cry more... ;) Honestly, I think we both had cried too much the past 2 months, it was no longer needed. It was all about joy and happiness.
After meeting and hugging Alex (some more tears) we entered the house to find Mum had a “welcome home” sign and our picture up on the walls (lots of me and Alex, can't go wrong with that!!).
It was surreal.
A quick house tour for Alex and we settled down. Lots of chatting and catching up to do, and a roast dinner!
We'd made it.
The next morning (Wednesday), a son's work is never done and I was up early to take Mum to school. She's part of the support unit inside the primary school, working with kids with Autism.
Even though her eyesight is deteriorating, Mum can still work. Driving a car; that's out of the question. Reading the “use by date” on a packet of chips is almost impossible. Keeping an eye on children in the playground, developing their social skills or helping them with their school work (considering the text is usually quite large and the pictures bold) Mum can still do really well.
I've learnt she has figured out ways to cope with her eyes. She has a great memory, so once she's told something, she can remember it really well (like recipes for cooking etc). She's still a keen bargain hunter when it comes to shopping. I enjoy learning that she's kept her life as close to “normal” as possible, making small changes to the bigger things to keep her independence.
But it's those small things that are hard to do alone, which is why I'm here...
After dropping Mum off, Alex and I spent the morning of our first full day in Brunswick Heads. This is the town I lived in from the mid 80's until late 90's. I went to primary school here, learned to surf here, and know the old names of the shops (the hair dressers is now a surf shop, the butcher's is a cafe, the ice cream shop is a real estate agent and the bank has recently closed). Lots of changes for me, lots of new things for Alex.
We also went down to the beach, the south wall of the Brunswick River, where the river meets the ocean. We watched some waves. Taking in the salt air (I don't think I ever realized how salty the air is here until now).
It was a relaxing day.
But I still wasn't quite “here” in my head and heart. Leaving Dresden back in July, only to be delayed for 7 weeks, then another 2 weeks in quarantine, was going to take sometime to overcome.
Time to pick up Mum from school... Home... Unpack a little, dinner, chatting and a little TV.
Thursday morning, it was time for another radio interview. To finish off the 3 part story with ABC North Coast Radio I did another live interview with Joanne Shoebridge. I'm always nervous doing these kinds of things, even though in the music world, I've had to do interviews, they were never quite as personal as this.
After we dropped Mum off at school Thursday morning, we drove up to the Cape Byron Lighthouse and luckily got a park up close to the top.
I wanted to introduce Alex to the area as much as I could, without overwhelming her. Brunswick Heads, Ocean Shores, Mullumbimby and Byron Bay all played a big part of my childhood, and I wanted her to at least know these villages a little bit as early as possible. We'd covered Brunswick Heads and Ocean Shores a little, so now it was time for Byron Bay.
Bring on the whale watching!!
Within minutes of leaving the car, we could see whales jumping out and swimming around the cape. It was a wonderful morning. I'm so glad Alex got to see them (in fact I can't remember the last time I saw whales so close to the shore). They migrate each year around September/October, so it was perfect timing.
It was a special day for Alex...
The sun was shining, the whales were in plain sight and the tourists were kind enough to stay away from Byron Bay. COVID does have its benefits. Fewer people in these tourist spots isn't always bad (although I am quite aware the economy is suffering. The borders are opening up next week and it'll be very busy then).
Back into Ocean Shores, picked up Mum from school. Home... Dinner.. Chatting... Some TV...
Friday was the first day we had to do “stuff” in regards to living here permanently, and that was banking. So after dropping mum off at work, we drove into Mullumbimby “The Biggest Little Town In Australia”. I went to high school here.
Basically Brunswick Heads and Mullumbimby are like Neustadt in Dresden. You can't walk down the street without seeing someone you know, stopping and chatting. It happened in Brunz the other day, I literally parked my car, and lo and behold an old high school friend came out of the video store to say hi... Or in Mullum, as we arrive at the bank I see an old friend who used to teach me rock n roll dancing (yeah, I can still cut a rug)... and even inside the bank, I said hi to a fella from my high school year, we hadn't seen each other since 1997.
It's a small world...
The banking took a bit longer than expected, after much back and forward we settled on our new bank accounts and how to arrange things going forward. While I've had an account here since I was very very young, I cancelled most of my stuff when I left in 2002, so now it was time to set up shop again, especially since I had my wife with me and we have a future to work towards...
We walked the street of Mullum, grabbed a coffee and we let the country hippy vibe soak in. Alex commented on how many folks don't wear shoes here and she can't believe how many new coffee shops there are for her to try (there's a lot more than when I was a kid).
Picked up Mum from school... School holidays for 2 weeks! Yippeee!!
Home... Dinner... Chatting... some TV...
Over the weekend we sorted out things around the house. Set up better internet Wifi around the house, the pool is in good condition after the winter sleep, cupboards got cleaned out and we unpacked and the car was washed (first time I've hand washed a car in over a decade!).
Sunday I watched Mark's live stream (from his front porch in upstate New York) and I felt inspired (he does that to me). So I am considering live streaming next week. I have a guitar and good internet, so why not? I just have to find time to practice ;) I'm thinking net Sunday evening here, which would be Sunday lunch time in Germany. If I don't get to it this Sunday, then maybe next Sunday... I'll keep you posted.
Overall the weather has been warm, often over 20 degrees. But the mornings are still quite chilly, with frosty dew on the golf course out back. It's not bad for coming out of winter...
Today, Monday, we went “up the coast”, to Tweed Heads.
First thing we tried to exchange my German license for a mandatory NSW (State) license, unfortunately I gotta wait for some back checks, no idea what I did 19 years ago in Melbourne, but they wanna check it out. So onwards to shopping...
Yes!!! We bought a coffee machine! Finally we can wake and with a press of a button get ourselves a cup of joe. It's the small things....
Helped mum with the grocery shopping. She knows her stuff. She knows where everything is in every shop, but sometimes she just needs me to reassure her what is actually written on the box or package!!!
So that's basically our first week...
We are settling in well. Alex and Mum get on like a house on fire. I often can't get a word in edgewise and I'm always outvoted!
I still miss Germany and I still miss Europe... (I always will). I miss a lot of the “past life”, but that's just cause Australia has moved on without me these past 18 years. Each day here I get a little closer to that homey feeling I used to have as a teenager (when I didn't know better).
In hindsight, the past 3 months wasn't too bad... We survived... But that's easy to say now...
When we were in the middle of it, it was really tough.
It was really hard packing up our lives into boxes. It was emotionally draining saying goodbye after goodbye to our wonderful friends. Playing my goodbye show was one of the musical highlights of my life, even if it was one of the saddest.
Then we were ready to leave...
As you all know, that didn't go according to plan.
That's when the really bad feelings crept in. You know it's one thing to know you gotta pack up and say goodbye to leave (you are prepared for that)... It's another when you're ready and the world says “nope, not yet”... and again and again that build up and let down was happening, and until the last 2 weeks in Germany, we had no idea why!
As some of you know, I'm not really good at spontaneity. I'm not good when the plan changes... It was tough... But...
When we took control of the situation and booked new flights, it helped a lot. We were back in control.
Quarantine was a difficult time, it got a little dark there. It brought with it, it's own set of challenges and a steep learning curve. I, for one, learnt a lot about pressure. I put too much pressure on myself. Since we arrived here, I have tried my best to relax more, in my own way at least. My to do lists are shorter...
Alex and I had already figured out how to survive the German lockdown, the packing up of our lives and clearing out the apartment. Then we had 2 months at her parents stuck in “limbo” and then 2 weeks stuck in a room together. Our marriage is really new, and we survived that without any damage to our relationship. Sure, we both have a few personal scars, but nothing a little love and tenderness wont fix. I'm proud of her, Alex has a lot of patience for me!
I'm really happy I am here to help Mum each day. Those small things will slowly become bigger things, but for now, it's great to be able to do “stuff” with her. That was always the plan, to be here in time, before things got really bad.
We've been posting often on our IG and FB stories, so I hope folks have seen the day to day happenings. I'm sure we'll continue with that, keeping you up to date visually.
I think I'll end these FB journals here, and switch over to Tumblr full time. The idea being that if you'd like to continue to read these long “new life” chronicles, I'll still post a link here when I do update there... Confused? Me too! ;)

It would be interesting to know the demographic of those searching in these areas.” The trend for regional migration, was however backed this week by the Property Investment Professionals of Australia’s (PIPA’s) annual investor sentiment survey, which consults more than 1100 investors. Australia’s Queensland Immigrations

SubClass 190 and 491 VISA, both fall under general skilled migration stream and hence would not need any job offer from any employer from Queensland. However, the applicants will be given a preference only based on the current list of occupations that are hot in Queensland. This list of requirements will be separate from the general list that Australia as whole declares.
Both 190 VISA requirements and 491 VISA requirements are more or less the same. The main applicant will be 22 years and above and less than 45 years of age. All adult applicants will have to undertake English test through which they need to achieve the English standards that the Australian Immigrations have declared necessary to clear the immigrations. The applicant will have to get their education and skills assessed and the same needs to provided.
All applicants will be creating their profile in the Australia’s skill select portal where all the profiles of the applicants intending to relocate to Australia are stored. The profile will be in the portal for a period of 2 years, during which time, the applicant can make necessary changes as would be required. The applicant will have to submit his “Expression of Interest” showing his interest to relocate to Queensland. Supporting documents should be produced along with the EOI.
Few Important requirements that the applicant will have to adhere to qualify to Queensland (QLD) –
i.                     The domain of the applicant should be part of the QLD occupation List. QLD has 3 different occupation list, one for 190 Visa, one for 491 and one for post graduate students studying in Australia
ii.                   Although, the applicant need not have a job offer nor employer sponsorship from Queensland, its required that any of the employer from Queensland says that they will sponsor the particular applicant in the future for their requirement.
iii.                  The applicant, if under 190 Visa, needs to commit to 2 years of staying in Queensland. If the applicant is applying under 491 visa then he needs to commit for 3 years of living in Queensland.
iv.                 The applicant should have achieved 65 points for 190 visa and 60 points under 491 visas to qualify for the program under the points system.
The Process –
i.                     The applicant needs to pass full skill assessment
ii.                   Submission of Expression of Interest clearly mentioning which VISA type
iii.                  There is a period of wait before the applicant receives an invitation from QLD migration
iv.                 After receiving the invitation, the applicant will have 14 days to submit the requested documentation.
v.                   Once nominated, the applicant will receive an “Invitation to Apply” for either of the immigration visa which is valid for 60 days during which time the applicant needs to take action as required.
It’s best to approach Australian immigration through an immigration firm which is registered with MARA (Migrations Authority Registration Agent, Australia).

Temporary Resident
Temporary resident is defined as:
A person who holds a temporary visa that permits them to remain in Australia for a continuous period of more than 12 months (e.g. SC 482, SC 491, SC 485)
A person who resides in Australia and has submitted an application for a permanent visa and holds a bridging visa which permits them to stay in Australia until the application has been finalised (e.g. waiting for visa approval for SC 189)
Types of property
Established dwelling – is a property that has been built on residential land and it is not a new dwelling.
New dwelling – is a property that will be, is being, or has been built on residential land, that has not been occupied previously.
Purchasing property for to live in
Temporary residents may purchase one establish dwelling to live in as their home in Australia. The property must be used as their principal place of residence, and it cannot be rented out. When the property ceases to be your primary residence, it must be sold within 3 months.
Temporary residents may also purchase new dwellings to live in.
Purchasing property to invest
Temporary residents may not purchase established dwellings for investment purposes. However, temporary residents are normally able to purchase new dwellings, and there is usually no limit on the number of new dwellings a temporary resident may purchase for investment purpose.

We cannot detail our adventure without a brief prologue…Our adventure was to begin on August 19th. We did everything right and had perfect instructions for our journey. Step 1 was to go to the Banco National and pay the exit tax. Due to past corruption in the government here, these taxes are paid directly to the government bank account and you take the receipt to Adunas (Customs). There they process paperwork to allow you to drive your personal vehicle across the border. We paid the .50 cent exit tax a couple of days before and made multiple copies of every document that would be required. We left early and drove just over 6 hours to David where we would go to Aduanas for the document needed to cross into Costa Rica. We waited for an agent to come back from lunch and were told that due to a computer problem we would have to come back in 5 days. With no other option we turned around and went back home. Investigation told us that the only other Adunas office is in Panama City so we made the decision to go there to get the document before driving back to the border. This would delay our trip to the first of September due to other things on our schedule.

We are often asked what we do to stay busy during retirement. To be honest, we never have trouble staying busy. We are active in our church, do some volunteer work, relax at the pool, read, and spend time with friends. One of our volunteer opportunities is with the local health and respite (hospice), and they do a lot of other stuff, including sponsoring blood drives. Our misfortune at the border allowed us to donate blood on Tuesday. Panamanian people are afraid to donate blood so the donors are very much appreciated here. We both donated and were in agreement that it was one of the most pleasant donation experiences either of us has ever had.

blood donors are rare in Panama
On Wednesday we took the bus into the city to straighten out our problem with Adunas. They collected all our documents (copies) and told us to come back on Friday. We have limited communication skills, but we were being told that the new computer system did not migrate all the vehicles registered and ours was not in the system. Everything would be fixed by Friday. On Friday we returned to find that the problem remained. We friended a man in line with a similar problem. Fortunately he was fluent in Spanish and English, and he helped us to get through the process. They had to do a hand search for our vehicle record to authorize us to take it across the border. They asked us to return in two hours.  It was a monumental accomplishment when we  returned to find they were going to issue the document.

On September 1st we took off on our Costa Rica adventure again. We were able to pass through the border, but I must say that it is much harder to travel from country to country here than it is to cross into the United States. Here they want to make sure you will not be staying for more than a visit. It is the legal process. We do not recommend travel like this without good instruction. We had good instruction including multiple copies of numerous documents, and a specific order to do each task. We do not know which was worse, going to Costa Rica or returning to Panama. Both border crossings were stressful, but not impossible. We both agree that it was worth the trouble, and will likely return for another visit in the future.

One of the reasons we selected Panama as our retirement home is they use U.S. currency. One thing we recommend when traveling is to get some foreign currency in advance. This was our first mistake. While at the border we were required to purchase Costa Rican car insurance. Using U.S. dollars, we think, caused us to pay a premium for this insurance. On our travel day (Sunday) no banks were open for the exchange of money. We usually pay for most things with a no foreign transaction fee bankcard, and that worked well for us until we were able to obtain Colonies (Costa Rican dollars). With Colonies in hand we were able to enjoy the roadside diners (Soda) we love, as well as make small purchases. At the end of our adventure we returned with just over $100 USD worth of Colonies.

The other thing we returned with is Momanes. Momanes are a Central American fruit that we are calling “hairy balls” because they have an appearance like, well you know. They really are yummy. When you peal away the skin they look and taste like a big white grape. They have a pit in the center, which you do not eat.
Our first stop in Costa Rica was a wonderful port town called Quepos. We did not want to drive after dark and this was a perfect place to spend the night. We had a great meal and outstanding service at an oceanfront hotel. While we had dinner we enjoyed a spectacular sunset. Our plan for morning was to wait until the bank opened, to exchange cash. This allowed us to wander about on the boardwalk and enjoy a great breakfast. When the bank opened at 9 a.m. we discovered a long line because of 1st of the month payday. Rather than endure the line we elected to continue on our adventure with no Colonies. This was not a problem. We stopped at a wonderful restaurant along the road that accepted our card, and paid a toll with a US Dollar (it was about .35 cents).

We were once again on the road to Surfside. Our good friends own a home there and we will stay with them for a few days to explore the Gold Coast beaches. The journey was another 6 hours on roads that appeared to be carved right out of the jungle rain forest. We spent most of the ride in awe of the beauty of the country. Much of the ride was along the Pacific Coast with small beachfront towns along the way. The roads, even the Pan-American Highway, were primarily two lane and paved. They were also mostly in good repair. We were able to use the Wayz app on our phones, and it worked flawlessly. Forgive us for not taking pictures along the journey. We found that often there were limited space to pull off the road for photo opportunities. The pictures below are from a stop along the coast at a small town called Jaco.

We arrived mid afternoon at our friends, John and Barbie’s home. Their home is located in a beachfront community near the town of Potrero. We noticed that there are many expats living and vacationing in these areas. The locals are much better at speaking English than in most of Panama. But, like anywhere in Central America a little Spanish goes a long way. The restaurants, bars, and breakfast sodas were numerous and most seemed to be doing well even in the slow season.  Over the next few days we enjoyed exploring the area. John and Barbie took us to an upscale condo project called Las Catalinas, which was like walking into a movie set in Italy. It was very beautiful and quiet. We took about 100 pictures but will only share a few. These homes here were in the million USD range.

We also explored numerous beaches. Playa Penca was incredibly beautiful and deserted. There was a road adjacent to the beach and we followed it to the end. I promised an end of the road story and this is it. It was somewhat anti-climatic but it was, no doubt, another in what we hope will be  a long lasting theme to our end of the road stories.

John and Barbie took us to several great beaches. Some were literally deserted, while others had a lot of people around. The beach at Witches Rock in Potrero was a surfers paradise. There were surfers around waiting for high tide, when they would take a lesson or hit the surf. We enjoyed a great lunch on the beach and browsed through some of the great shops.

After visiting Potrero we went to an amazing pool at Mar Vista for an afternoon of relaxing and swimming. This infinity pool is separated from the ocean by jungle and rain forest, but when you were swimming in it you could enjoy the awesome ocean vista.

We could not get over the fabulous restaurants in the area around our friends home. The last night at their home we went to Vaca Loca. Translated Vaca Loca means crazy cow. We came to the conclusion that the proprietor was the crazy one. We were served ribeye steaks, that weighed out at over a pound, with appetizers, one side, and a shot of limoncello to finish for about $12 USD each. It was beyond delicious and perfectly cooked. The truth be known, our friend John is an expert at finding great restaurants that will not break the budget. Most of the restaurants in Costa Rica, with the exception of the sodas, are very expensive. This reality was another strong argument for our decision to retire in Panama. We enjoy eating out and having economical restaurant selections is important to us.

The following morning we embarked on our journey to the mountain town of Tilaran.  On our journey we made a special stop at Walmart. Walmart in Costa Rica is a high end department store and we found the prices to be high compared to the States. We did pick up a few snacks and soft drinks for the road. We also got a few things that have been difficult to find in Panama.

From there we traveled on to Lake Arnal and the pinnacle of our trip, a visit to Lake Arnal and the Arnal Volcano. We stayed in a great casita with a full kitchen and an awesome view of Lake Arnal for $50 USD per night. Our friends John and Barbie stayed with a friend down the road a bit. The lake is about 26 miles long and we were on the west end of it. The volcano and the small town of Arnal were about an hour drive away on the east end of the lake.  Our plan was to go to the volcano, hot springs and explore on Saturday. We will head back to Panama on Sunday. The pictures below are near where we stayed. The weather was perfect when we reached our temporary home on Lake Arnal.

On Saturday morning we woke up to torrential rain. It is rainy season and we were deep in the mountains and rain forest. Determined not to let the weather affect our plans, we took off bright and early prepared for whatever mother nature dealt us. We drove to the volcano and the small town of Arnal. To make a long story short we did not get to explore because the rain did not stop. We, also opted against the hot springs as it would not be great in the rain. We shopped around the town a bit and took a few pictures before returning to our temporary home at the other end of the lake.

We took a picture of the Arnal Volcano with a cloud over the top resembling a hat. The rest of our journey was more beautiful countryside and we thoroughly enjoyed the drive.

Seaside Suburbs The Star Performers Of Southeast Queensland Property Market
THE lure of affordability, lifestyle and world-class beaches made southeast Queensland’s coastal markets the stars of the property sector in 2017, fuelled by a fresh wave of interstate migration.
While home values grew just 2.4 per cent in Brisbane over the past 12 months, they jumped nearly 7 per cent on the Gold Coast, while houses climbed in value by more than 7 per cent on the Sunshine Coast, according to the latest data from property analytics firm CoreLogic.
Half of the top 10 property sales in Queensland last year were made on the Gold Coast; totalling $48.9 million.
And some agents say the markets are set to strengthen further in 2018 as Sydney and Melbourne homeowners cash out of their million-dollar homes in favour of a more laid-back, affordable lifestyle in the tropical north.
The REIQ’s latest Queensland Market Monitor shows the median house price in the Sunshine Coast statistical division jumped from $557,500 in June to $570,000 in September, while the Gold Coast achieved a new house price record of $606,000.
The Queensland government recently declared the number of interstaters migrating to the state was at its highest level in eight years, with 15,716 people moving here in the year to March 2017 — most coming from New South Wales.
CoreLogic senior research analyst Cameron Kusher said both the Gold Coast and Sunshine Coast property markets had benefited from that boost in interstate migration more than Brisbane.
Areas like Broadbeach Waters on the Gold Coast have experienced strong property price growth.
SQM Research managing director Louis Christopher expects both markets to outperform the state’s capital in 2018, writing in his latest Boom and Bust Report that the Gold Coast had a diversified economy and had benefited from the lead-up to the Commonwealth Games.
Ray White Surfers Paradise holds its major auction event of the year later this month to coincide with the January holiday period when many interstate and overseas visitors flock to the Gold Coast.
More than 100 properties will go under the hammer at its annual ‘The Event’ on January 28, with many holiday homes and investment properties set to sell to interstate and local investors.
Ray White Surfers Paradise chief executive Andrew Bell said the region had recorded solid sales figures in 2017 thanks to economic stability, job creation and steady population growth.
Mr Bell said the property market at the northern end of the Gold Coast had strengthened considerably because of new medium and high rise development in areas like Southport and Hope Island.
“That’s where all the new development is and it’s given people a lot more opportunity,” he said.
Mr Bell said suburbs like Coomera and Pimpama were had also become “powerhouses” for house-and-land developments, attracting demand from interstate.
“It’s not just people buying holiday homes,” he said.
“It’s just getting so difficult to live in Sydney with the cost of living and the traffic.
“People are saying ‘it’s time to move!’ and I think they’re seeing the Gold Coast as being the best it’s ever looked.”
And with vacancy rates of less than 1 per cent on the Gold Coast, Mr Bell said an increase in home construction was more than welcome.
“We can have 20 plus people turn up to an open home, so we desperately need more investors to buy some stock to help with this huge demand from tenants,” he said.
Kollosche Prestige Agents managing director Jordan Williams said the Gold Coast property market experienced periods of strength and weakness in 2017, but he predicted a bigger year in 2018.
“I know for a fact that for the last half of last year a lot of buyers were sitting on their hands reading the negative articles that said the market was going to crash,” Mr Williams said. “They’ve bought off me since then and realised its actually going to continue to improve.
“I think it’s going to be an exciting year.”
Mr Williams also said the majority of homes he sold were cash contracts, unlike the pre-GFC days.
“We have very affluent local and interstate buyers who are fourth, fifth and sixth generation wealthy,” he said.
“Our vendors who own these homes are also affluent, successful people and they don’t muck around with finance and building and pest inspections.”
Kristian and Haley Hughes are selling their five-bedroom waterfront home at 31 Pilot Court, Mermaid Waters through Kollosche Prestige Agents.
They’ve lived their for nearly three years, but have decided to sell and rent in the area so they can use the capital to fund Mrs Hughes’ new make-up venture.
Mrs Hughes, who runs The Institute of Makeup beauty school, said Mermaid Waters had benefited from the growth in popularity of nearby Burleigh Heads.
“I feel it’s becoming the new central location — nestled between Burleigh and Broadbeach,” she said.
The Hughes are hopeful they’ll benefit from the growth in the market over the past 12 months, with the median house price in Mermaid Waters increasing by more than 17 per cent.
Their family home is decked out with floor-to-ceiling glass, which captures spectacular 180 degree views.
“For someone who wants to make it their forever home, they’ll never run out of room,” she said.
“It was hard finding a place to put an offer on even then, because (homes) were selling before they even went to market.”
Further north, Noosa was the standout performer in 2017.
REIQ figures show Noosa was the state’s top performing market in the three months to September, recording annual house price growth of nearly 10 per cent.
Over the past five years, Noosa’s median house price has jumped by more than 40 per cent.
Tom Offermann Real Estate principal Tom Offermann said the company ended 2017 with eight sales averaging $5.9 million each.
The agency sold a sprawling waterfront home with a drive-through boatshed, two jetties and a boat ramp at 29-31 Wyuna Dr, Noosaville, for close to $11.9 million late in 2017 — setting a new record for the area.
“It’s not just the prestige properties that buyers are targeting,” Mr Offermann told The Courier-Mail.
“There are good opportunities for buyers at all levels who want to invest or live here.”
Another driving factor behind demand for the Gold Coast and Sunshine Coast markets is a lack of stock, but BIS Oxford Economics expects rising supply over the next three years to slow forecast price growth.
Another coastal market in Queensland that performed better than expected in 2017 was Cairns.
BIS Oxford Economics noted Cairns had benefited from improved tourism and a deficiency of dwellings, which was estimated to have pushed the median house price up by 20 per cent in the past five years.
It expects home prices to grow another five per cent until 2020.

Gold Coast Named As A Powerhouse Queensland Market
The October REIQ journal has identified the Gold Coast property market as being strong and dynamic, driving solid, sustainable capital growth for property owners.
The journal reports that the Gold Coast median house price grew on average 6.8 per cent over the 12 months to June 2017, compared with Brisbane’s 3.6 per cent.
Clear Island Waters was the top performing Gold Coast area recording a staggering 24% price growth.  The high quality homes on offer paired with the geographically central location of Clear Island Waters, which has city-scale amenity in neighbouring Robina, has seen it become a highly sought after address.
Robina itself has also been identified as a Gold Coast property hotspot by leading property analytics firm CoreLogic reporting that Robina is outpacing the wider city market on every key measure – recording a price premium, higher rates of capital gain, higher rental rates with attractive yields and strong selling metrics.
The report found Robina average house values to March 2017 were 8.4 per cent higher than the wider Gold Coast while the terrace home and apartment sector posted an average 11.5 per cent price premium.
CoreLogic Research Director Tim Lawless said “This premium indicates buyers place a high value on housing in Robina, which can also be seen in the strong rate of capital gain, with house prices increasing by 5.2 per cent per annum over the past five years,” said Mr Lawless.
He said that Robina’s upward trend was set to continue, with strong selling conditions supporting further upwards pressure on values.
“The fact homes are selling quickly, within 30 days, and vendors are applying minimal discounts – just 3.6 per cent for homes and 3.7 per cent for other properties – suggests buyers are acting quickly to secure property in Robina,” he said
The ongoing growth being experienced across Gold Coast is reported as being sustainable due the value of what is on offer here with REIQ’s CEO Antonia Mercorella quoted as saying “Growth throughout South East Queensland is based on an improving value proposition, which means it is reliable, sustainable capital growth.”
The October McGrath Report also described the Gold Coast market as affordable, safe, steady and reliable.

South-East Queensland continues to offer outstanding opportunity for growth with houses and apartments values along the Brisbane to Gold Coast corridor rising by 5.7% in FY2016, a 2.2% increase on FY2015.

Southeast Queensland is the epicentre of population growth for Queensland, which is one of the fastest growing states in the nation. This is due to many factors including interstate migration, which has recorded an average increase of 12.3 per cent each quarter since March 2015, and natural increase which, over the last five years, has represented the largest population driver of this prosperous state.
