These people have not only started successful real estate businesses, they also seem to have mastered balance in their life, a very difficult goal to achieve. I have identified 8 key traits that these investors display, (not surprisingly, this same list can be applied to the leaders in any field): The 8 Traits that Successful Real Estate Investors Embody 1) Passion for investing: The time and personal equity that is required to become a successful investor is overwhelming for many people, which is why most people who plan on becoming real estate investors fail. Passion fuels drive and drive fuels action; without action the chance of becoming successful is zilch. Passion provides the boost needed for difficult days and enthusiasm on routine days. In short, without passion, real estate investing is just another job. 2) Discipline in decision-making: I have yet to meet someone I would consider both undisciplined and successful, and doubt I ever will. While discipline may be a difficult trait to define, I find it is often fairly easy to pick out, as disciplined people plan for the future, work diligently in the present, and learn from the past. 3) Understanding core principles: Failure is almost certain if you do not understand the foundational principles of business, real estate, and the specific niche you are engaging in. Understanding market fluctuations, economic cycles, monetary policy and other facets of economics will ensure you can react intelligently when changes do occur. Learning the basics is not always fun or exciting, but it is critical in achieving long-term success. 4) Integrity in business dealings: Real estate is notorious for attracting people looking for a quick buck at all costs, but if you look at successful investors, their success spans years and is attained through incredibly hard work. While it may seem easier to look for a short cut (and rip someone off in the process), a long real estate career must be built on a solid reputation. 5) Flexibility: Murphy's Law is alive and well in real estate, and to survive inevitable surprises, market fluctuations and bad deals, you must be flexible enough to adapt your plan as you go. Real estate is a people business and every real estate transaction requires a team of people to close. You may have trouble breaking down the cost but try to do it. Now all you have to do is find ways to save on your resources at the same time cut your costs. You may have to think creatively but it can be done. So here are some tips to get you started: - Turn the lights off when you're not using them. This is really simple and easy to do. Do you really need your bedroom light on when you're in the living room? Do you leave lights on when you leave the house? Do you even need more than one light on in a room for what you are doing? Believe it or not it makes a big difference. - Turn all electronics and other appliances off when you're not using them. No one can do everything at the same time. Can you really listen to a radio watch television and use your computer all at the same time? - Set your thermostat down a couple of degrees in winter or up in summer, to conserve energy. And dress appropriately indoors for the time of year it is. For instance in winter, put on a sweater or some extra clothing, or may snuggle under a blanket to stay warm. In the summer, wear less and stay cooler naturally. - Only turn an appliance on when you have a full load. This is true especially for the washing machine, dryer and even the dishwasher. It is amazing how much extra energy is used doing multiple small loads in comparison to one full load. - Do regular maintenance on your appliances. Keeping them clean means they don't have to work as hard. Changing filters reduces the energy needed to accomplish a task. Regular care will also mean any maintenance bills that you might come up against may well be cheaper. - Be careful how you use your water. Like when brushing your teeth or washing your hands, use only the water you need. Don't let the water run the entire time. Also, try and use less water if you take a bath, or control your shower times. - Simply let your hair air dry, instead of using a blow drier every day. - Lower the temperature on your water heater to 120 degrees F. Don't forget the bigger projects as well. - Seal the cracks around your doors and windows. You are paying for your hot air that escapes through cracks all around your house. You need to make sure you are doing all you can to keep the warm air you're paying for inside your house. - You also need to check your house's insulation. Though this has been done by many homeowners nevertheless you still need to do it before you pass it over. It is probably the biggest thing in reducing heating costs. Now some of these things may seem trivial to you but let me assure you that even the small things add up over time. And really most of them you won't even notice the difference to your life except your bills. These tips and suggestions will make your home more affordable, and take some strain off of our world's resources. Americans are on the move. The United States Census Bureau estimates that 12.5 percent of Americans - nearly 40 million people - changed residences each of the past two years. While many turned to moving professionals for assistance, some learned the hard way that not all moving companies are created equally. In fact, the Federal Motor Carrier Safety Administration (FMCSA) received nearly 3,000 complaints about moving companies last year alone - a double-digit increase from the prior year. Some good news arrived in October in the form of a new law that provides additional protection for victims of rogue moving companies that hold belongings hostage in the interest of scamming consumers to pay unexpected fees. The new law gives FMCSA the authority to force the return of consumer belongings in addition to the ability to levy fines of up to $10,000 per day. Unfortunately, our industry has been plagued by moving 'companies' that advertise unbelievable 'deals' that turn out to be consumer scams, says Jon Sorber, executive vice president of Two Men And A Truck, the nation's largest franchise moving company. The new regulations are a welcome change for those of us committed to operating legitimate moving companies, but they are just a start. Education is really the key to making sure consumers avoid the hassle of a moving scam in the first place. Sorber suggests consumers ask the following questions before hiring a mover: 1. Can your family, friends and co-workers make a referral? It's likely that you know several people who've hired a moving company in the past year. Why not tap the resources of people you trust to share their experiences? 2. Does your mover have a brick and mortar facility you can visit? Often the "rogue" mover operates from a storage unit or perhaps with no office at all. If you are dealing with a legitimate moving company, they will have an office with trucks, employees, boxes, supplies, etc. 3. Is your mover licensed in your state? The majority of states require a formal license to operate as a mover, and selecting a licensed, insured mover is your best bet in guaranteeing a hassle-free experience. 4. What community or industry associations does the moving company have? Is your mover in good standing with the Better Business Bureau? Are they active members of the local Chamber of Commerce? Choose a mover who is valued and trusted within your community and you'll likely eliminate any concern of questionable practices. 5. Does your mover offer free moving quotes? A legitimate mover is going to provide free estimates of your move before a single item is moved. If they refuse to do so, keep shopping regardless of how good the deal sounds. Paul Oakley is senior vice president for Government Affairs at the American Moving and Storage Association (AMSA), the moving industry's largest trade association. He and his team began working with Congress to develop the new regulatory provisions. Like Sorber, he believes the new laws provide some measure of safety, but cautions that more work must be done to eliminate dishonest moving practices. The laws going into effect directly impact policing of the industry, says Oakley, but ultimately we must have safeguards that make entry into the industry more difficult, tougher enforcement against bad actors, and a greater effort needs to be made to educate consumers on how to choose a proper moving company. Practicing a first-in, first-out method of consuming your pantry goods is a true way to save money and prevent food waste, says Joe, who purchases the school's food supplies. With approximately 500 culinary arts students regularly coming through the school's dry storage area, Joe encourages the students to use the earliest bought, or oldest, goods first. The tendency is to go for the freshest or A+ product when the A grade item will do, he says. You don't want to let perfectly usable goods go to waste. Stock up Once you have a handle on what you are buying and how you are consuming it, it is time to stock up. Schreiber proposes buying high-quality essentials and purchasing goods in bulk. Buy the highest quality staples you can afford, recommends Schreiber. For example, six pounds of a good butter can last you a solid five months. Other items where quality counts and the products can endure include oils, vinegars, salts, dried herbs and spices.When possible, buy dry goods in bulk too, he adds. Grains, rice, legumes and pastas are all good products to shop for in a food store's bulk department. To store the loose pasta or grains, look for containers with a lower environmental footprint. Using glass, metal and ceramics is the easiest solution, says Chris Stanley, an Industrial Design instructor at The Art Institute of Seattle. Stanley, who has taught courses on the history of industrial design and in materials and manufacturing, adds, choose something classic in design so you won't be tempted to throw it out in two years. Or, you can re-use glass jars and that fruit cake tin your aunt sends you each year. Not only is buying in bulk less expensive, but less packaging means less energy used to create the materials and less garbage to throw away - all of which are more friendly to the environment.

"A small change can make a big difference," says Charles Valinotti, senior vice president of an insurance company which recently implemented a series of small environmental changes and the savings are adding up. "These are changes anyone could make in their own home. We just did it on a larger scale." Here are four simple green changes inspired by the company that could benefit any homeowner: 1. Recycle - and not just the obvious stuff. Chances are, you're already recycling glass bottles and aluminum cans. But why stop there? Consider recycling before you throw anything away. You might also consider collecting aluminum cans and bringing them to your local recycling facility where you may get some cash for your efforts. One business recycles electrical wire, cabinets, shelving, scrap metals and light fixtures. In two years, not only did the company collect $4,000 for non-traditional recyclables, it also avoided fees for disposing of them. 2. Switch to high-efficiency lighting. For years we've heard that high-efficiency lighting is the way to go. But did you know the magnitude of difference this one change could make? Experts report that each compact florescent light bulb can save up to $40 in energy costs over its lifetime. Another  company's site converted from halogen to fluorescent light fixtures in its parking garage. This one change is saving 378,554 kilowatt hours per year in electrical usage, totaling $26,575 in annual utility expense. 3. When it's not in use, turn it off. Moms all over the world can be heard reminding their brood, "Turn the lights off!" While there's no doubt it makes sense to turn off lights, some may question when and if a computer should be turned off since it takes a bit more energy to power up than to leave it running. The experts report that for energy savings and convenience, consider turning off your monitor if you aren't going to use your computer for more than 20 minutes. Turn off your computer if you're not going to use it in the next two hours. A lot of people don't always shut down their computers at the end of the day. Last year, the company began automatic shutdowns at 9 p.m. local time - saving about $55,000 in energy costs each year. The system gives a prompt 60 minutes prior to the automatic shutdown, allowing employees who are actively working to bypass the shut-off. 4. Paper - who needs it? Valinotti suggests that taking baby steps toward a paperless existence can be natural and painless. For example, many homeowners already do their banking online - so why not also switch to paperless bank statements? Many utilities, credit card companies and municipalities also offer online billing. By just moving a portion of its monthly reports online, the company saves 2.5 reams of paper and $11 per day, totaling $2,000 in savings last year. Perhaps you have taken small steps toward having a more sustainable home by doing things like remembering to turn off the lights when you leave a room, setting the sleep timer on the TV or limiting time spent in the shower, but there are products that can accomplish these tasks for you, making it that much easier to do your part for the environment.   One easy and inexpensive way to promote conservation is by upgrading bath products to water-saving models.
