What is Mortgage:-
Your property like Plot, House, Shop etc. retained by the Bank as security in lieu of loan is called Mortgage.
Normally, bank mortgaged your property in two ways.
i. Equitable Mortgage
ii. Registered Mortgage
i. Equitable Mortgage:-
Bank collects the original documents of property like Registered Sale Deed/Registry from you just to secure the repayment of loan.
Bank prepared equitable mortgage by preparing a deed on a stamp paper valuing Rs.100/- with the title “Memorandum of Deposit of Title Documents”. Original deed has been shown in video for your better understanding.
ii. Registered Mortgage:-
Bank got prepared a mortgage deed valuing Rs.100,000/- on a stamp paper and registered the same with the office of Sub-Registrar or Computerized Land Record Office.
Preparation and registration of mortgage deed is a lengthy and costly process. Anyhow, it is requirement of the bank so we are going to discuss this process in detail.
There are five steps of Registered Mortgage Deed.
1. Fard Malkiet for Loan
2. Legal Advisor Fee
3. Preparation of Mortgage Deed
4. Attachment of Required Documents:- Four types of documents are required to attach with the Deed.
i. CNIC of, Mortgagor, Mortgagee & two witnesses
ii. Original Challan Forms 32-A i.e. comparison fee & Estamp Paper fee
iii. Authority Letter of Bank Representative
iv. Fard-e-Malkiet for Loan
5. Registration of Deed at Sub-Registrar Office.

Pehly ap sirf aesa ghar khareed skty thy jo zyada sy zyada aik saal purana ho lekin ab es shart ko 2023 tk mansookh kr deya gya hy. March 2021 k notification k mutabik ap koi b house khareed skty hn chahy wo kitna hi purana ho.
Change No.2 in Size of Housing Unit,
Nay “Tier 0” k tahat ab ap Microfinance Bank sy 20 lakh tk ka loan ly skty hn. 1-5 saal tk interest rate 5%, 6-10 saal k 7% hy lakin 10 sy 20 saal k leye KIBOR+700 BPS yani KIBOR+7% hy jok Tier 1, 2, 3 k interest rate sy zayada hy. Lehaza, Microfinance Bank sy loan apply na krn q k es sy apko extra interest pay krna pary ga.
Change No.3 in Azafa in Covered Area,
Tier 0 and Tier 2, Ghar jis ka raqba zyada sy zayada 125 sq yds yani 5 marla tk ho, uska zayada sy zyada tameer shuda raqba 1250 sq yds yani 4 marly 162 sqft ya 4.6 Marla ho skta hy.
Tier 1, Ghar jis ka raqba zyada sy zayada 125 sq yds yani 5 marla tk ho, uska zayada sy zyada tameer shuda raqba 850 sq yds yani 3 marly 34 sqft ya 3.125 Marla ho skta hy.
Tier 3, Ghar jis ka raqba zyada sy zayada 250 sq yds yani 10 marla tk ho, uska zayada sy zyada tameer shuda raqba 2000 sq yds yani 7 marly 96 sqft ya 7.35 Marla ho skta hy
Change No.4 in Maximum Price of Housing Unit.
Tier 1 maximum 35 lakh rupay tak ka house khareed skty hn jab-k Tier 0, 2 aur 3 mn house ki zyada sy zyada qemat ki shart ko khatim kr deya gya.
Change No.5 in Maximum Loan Size:-
Tier 0, mn zyada sy zyada loan 20-lakh,
Tier 1, mn zyada sy zyada loan 27-lakh,
Tier 2, mn zyada sy zyada loan 60-lakh,
Tier 3, mn zyada sy zyada loan 01-Cror,

Five changes have been made in Mera Pakistan Mera Ghar Scheme. Now, it’s easier to get loan from bank to achieve the goal of your house. I am thankful to Pakistanis who lodged hundreds of complaints on Service desk (https://youtu.be/3aekY6RxmV0?sub-confirmation=1) of State Bank of Pakistan. I am also thankful to Prime Minister Imran Khan who are continuously examining the results of scheme and directing the relevant authorities to make the scheme easier.
Change No.1 in Eligibility Criteria.
The condition to buy house not old more than one year is suspended till 31st Mark 2023. Now Pakistani can buy any new or old house without affecting the condition of one old house.
Change No.2 in Size of Housing Unit:-
As per notification March 2021, a new “Tier 0” is introduced and under thereof, Microfinance Banks are also added in scheme to finance under the scheme but limited to finance upto 20-lacs. Interest rate under Tier 0 is 5% for 1 to 5 years, 7% for 6 to 10 years but KIBOR+700 BPS means KIBOR+7% for next 10 to 20 years. So that the installment for the years 10 to 20 may increate as compare to Tier 1, 2, 3 due to higher interest rate.
Change No.3 in Covered Area,
Now, Covered Area of housing units is increase.
Tier 0 and Tier 2, maximum covered area 1250 sq yds means 4 marlas & 162 sqft or 4.6 Marla for house upto 125 sq yds or 5 marlas.
Tier 1, maximum covered area 850 sq yds means 3 marlas & 34 sqft or 3.125 Marlas for house upto 125 sq yds or 5 marlas.
Tier 3, maximum covered area 2000 sq yds means 7 marlas & 96 sqft or 7.35 Marlas for house upto 250 sq yds or 10 marlas.
Change No.4 in Maximum Price of Housing Unit,
Tier 1, maximum price of housing unit is 35-lacs. However, Tier 0, 2 aur 3 has no limit for maximum price of housing unit.
Change No.5 in Maximum Loan Size:-
Tier 0, maximum loan 20-lakh,
Tier 1, maximum loan 27-lakh,
Tier 2, maximum loan 60-lakh,
Tier 3, maximum loan 01-Cror,
One more minor change, now Pakistanis can avail loan for 5 to 20 as per their choice means for 5,6,7,8,9,10,11,12…… etc. Thanks for watching.
