Why a Commercial Estimating Service Is Essential for Mixed-Use Development Projects
Mixed-use development projects combine residential, commercial, hospitality, and sometimes institutional or cultural spaces into a single cohesive plan. While these projects offer vibrant, multi-functional communities and increased land-use efficiency, they also come with high complexity in both design and budgeting. A commercial estimating service is essential in navigating this complexity, helping stakeholders control costs, balance program requirements, and streamline planning from preconstruction through completion.
Understanding the Complexity of Mixed-Use Projects
Unlike single-purpose developments, mixed-use projects demand coordination between multiple functions—each with its own codes, building systems, and operational needs. Residential units may require soundproofing, individual HVAC units, and different egress requirements compared to commercial spaces. Retail tenants often have unique build-out requirements. Hospitality components may call for luxury finishes and complex mechanical systems.
A commercial estimating service brings structure to this multifaceted picture. Estimators break down the development into clearly defined zones, identify distinct cost drivers within each use, and prepare segmented estimates that allow developers to see how each component affects the total project cost.
Supporting Phased Construction and Cash Flow Planning
Mixed-use projects are often developed in phases due to financing, permitting, or logistical constraints. For instance, a developer may prioritize the retail podium and parking garage before proceeding with upper-level residential or hotel components.
Commercial estimating services support phased planning by producing detailed construction cost breakdowns by stage. This allows developers to align funding disbursements with construction sequencing and helps financial institutions assess risk based on projected cash flow needs.
Accounting for Shared Infrastructure
Mixed-use buildings typically rely on shared infrastructure—such as common mechanical rooms, centralized elevators, or joint-use amenities like lobbies, fitness centers, and parking structures. Allocating the costs of these shared systems accurately across the different uses is vital for budgeting, accounting, and financing.
Estimators evaluate how shared systems are used across program types and assign costs proportionally. This is especially important when different ownership structures are involved, such as when retail is held by one entity and residential by another.
Navigating Diverse Code Requirements
Each use within a mixed-use building is subject to specific building codes, occupancy classifications, fire safety standards, and ADA accessibility mandates. For example, a restaurant tenant may require commercial-grade ventilation and fire suppression systems, while hotel units may need emergency power and elevator recall.
A commercial estimating service works closely with architects, engineers, and code consultants to ensure that these varied code requirements are identified and accurately priced. This avoids surprises during plan review and ensures the project remains compliant without triggering costly redesigns.
Managing Tenant Improvements and Flexibility
Retail and commercial tenants often negotiate for custom build-outs and improvements beyond base building construction. These can include upgraded flooring, lighting, storefronts, signage, and even plumbing or kitchen installations.
Estimators provide separate allowances or hard numbers for these improvements, depending on lease terms and tenant agreements. This ensures both landlords and tenants understand their financial responsibilities and can plan accordingly. Where flexibility is needed for future changes in occupancy, the estimating service can price adaptable infrastructure (e.g., movable walls or modular utility connections).
Supporting Financial Feasibility and Pro Forma Development
One of the most critical early tasks in a mixed-use development is determining whether the project “pencils out.” Estimators play a key role by feeding accurate, data-backed construction costs into financial models. This enables developers to calculate projected returns, identify financing gaps, and secure investment based on realistic cost assessments.
If preliminary costs exceed target budgets, the estimating service can assist in value engineering—offering options that reduce costs while preserving project quality and functionality.
Enabling Efficient Procurement and Scheduling
With multiple project components running in parallel, procurement needs to be strategically managed. Items such as curtain walls, elevators, and mechanical systems may serve multiple building areas and must be ordered with precise specifications and lead times.
A commercial estimating service helps map out procurement schedules by forecasting long-lead items and aligning order timelines with construction phases. This prevents bottlenecks and enables better coordination across trades and suppliers.
Enhancing Owner and Stakeholder Communication
Mixed-use projects often involve multiple stakeholders—municipalities, investors, joint-venture partners, anchor tenants, and future residents. A clear, structured cost estimate enhances communication by showing how funds will be spent and which portions of the project account for the greatest investment.
By offering segmented and visualized estimates, commercial estimating services make it easier for all parties to understand the financial scope of the project and build confidence in the development team’s planning capabilities.
Conclusion
The integrated nature of mixed-use developments presents both opportunity and complexity. A commercial estimating service serves as the financial compass that helps developers navigate this intricate landscape. From phased construction and shared infrastructure to diverse codes and tenant expectations, estimators bring clarity, precision, and adaptability to ensure these ambitious projects remain financially viable and strategically sound. In the world of mixed-use construction, accurate cost estimation isn’t just beneficial—it’s indispensable.

"Polish presidency of the EU Council announced breakthrough in early hours after marathon overnight talks on food waste reduction targets and measures to limit a throwaway clothing culture.
The EU has set its first ever legally binding targets for member states to cut food waste, with lawmakers agreeing on a 30% cut across retailers, restaurants, caterers and households by the end of the decade.
For food processors and manufacturers, the 2030 goal is a 10% reduction, with both targets based on the average in the three years to 2023. EU estimates suggest that over 59 million tonnes of food is shovelled into dustbins every year, representing a loss of €132 billion.
Reforms to the EU’s waste framework directive, agreed this morning [February 19, 2025] after a marathon negotiating session behind closed doors between MEPs and government delegates, also target the textiles industry.
New harmonised rules on extended producer responsibility (EPR) mean textile producers and fashion brands will have to pay a fee to help fund waste collection, sorting and recycling, based on how circular and sustainable their products are.
In a measure directly targeting ‘fast fashion’ practices such as cheap, almost disposable clothes from online platforms, EU governments are also empowered to adapt these fees based on the durability of garments.
“The rapidly growing e-commerce market brings many opportunities, but also represents a significant challenge, especially in terms of environmental protection,” the agreed text runs.
The legislation gives leeway to penalise aggressive marketing strategies that encourage clothes to be discarded before they are worn out, practices that according to the legislation are “likely resulting in an overconsumption of textile products and, consequently, an overgeneration of waste”.
Criteria that can be considered include the width of the product range offered by a retailer, and the provision or lack of a repair services and incentives.
Anti-waste campaigners welcomed EU action, but were disappointed by the level of ambition reflected in the headline targets.
“The EU and its member states committed to the UN Sustainable Development Goals 10 years ago, including a 50% reduction of food waste across the entire supply chain,” said Theresa Mörsen, a policy officer at the Brussels-based NGO Zero Waste Europe...
The agreement is provisional, subject to a rubber stamp from government ministers at an EU Council summit – a procedure which is normally a formality."

Marine Le Pen barred from running for French president
The sentence was delivered after the French far-right icon was found guilty of embezzling European Parliament funds.
Marine Le Pen’s plans to run for the French presidency in 2027 were dealt a likely fatal blow Monday after she was found guilty of embezzling European Parliament funds and deemed ineligible to stand in elections for the next five years.
Given surging support for her far-right National Rally party, 2027 had widely been seen as a potential breakthrough moment for her populist anti-migration agenda, and several polls put her as a strong contender to succeed Emmanuel Macron in the Elysée Palace.
The decision would appear to open the door for Jordan Bardella, the National Rally president and Le Pen’s heir-apparent, to become the flag-bearer for the far right and run for the presidency.
Le Pen and 24 other codefendants were accused of illicitly siphoning European Parliament funds to pay for party employees who seldom or never dealt with affairs in Brussels or Strasbourg. The court estimated that the accused had over 12 years embezzled more than €4 million, €474,000 of which Le Pen was held personally responsible for as an MEP.
All but one of them, an accountant, were found guilty and handed a mix of fines, ineligibility bans and suspended prison sentences. The National Rally party was also found guilty and handed a €2 million fine, though that can be reduced by €1 million if it does not repeat the crime.
The harshest punishment was reserved for Le Pen, as she was convicted of criminal activity both as a former MEP and then running it as party’s ex-president.
Prosecutors took the extraordinary step of asking the three-judge panel presiding over the case to immediately enact Le Pen’s ban on running for office rather than wait until the appeals process has concluded, which is usually the norm in France.
The judges agreed, citing the gravity of Le Pen’s crime. They also fined her €100,000 and sentenced to four years in prison, two of which were suspended — but those penalties could be delayed by a possible appeal.
“Today, it’s not just Marine Le Pen who is unfairly condemned: It’s French democracy that is being executed,” said Bardella.

Bardella and other far-right figures in France and across Europe were quick to condemn the verdict. Some, like Hungarian Prime Minister Viktor Orbán, even weighed in before Le Pen’s sentence was announced. The Kremlin deplored a “violation of democratic norms” and Italy’s far-right Deputy Prime Minister Matteo Salvini condemned the verdict as a “a bad film” and a “declaration of war by Brussels.”
The defendants repeatedly professed their innocence over the course of the 4-month-long trial, but the prosecution presented damning evidence against them — including text messages from one parliamentary assistant who, months after being hired, asked to be introduced to the MEP he was supposedly working for.
Le Pen and the National Rally knew the trial would be a thorn in their side but were relatively sanguine about the process. And the allegations, for now, have done little to affect either Le Pen or the National Rally’s popularity.
The defendants were, however, taken aback when prosecutors in November asked that immediate ineligibility bans of various lengths be handed to all of the defendants.
If Le Pen is unable to successfully appeal the verdict before the next presidential election, the National Rally is likely to look to Bardella, the party’s loyal 29-year-old president, to step in.
Indeed, in a possible prediction of her own departure from the scene, she told the BFMTV network just before the sentence that Bardella had “the capacity to be president of the Republic.”
And while the future of populist nationalism in France has rarely looked brighter than it does today, Bardella’s lack of experience during a high-profile presidential campaign has fueled skepticism — even within his own ranks — about whether he is up to the task.

Le Monde/AFP:
A Paris court on Monday, March 31, sentenced far-right leader Marine Le Pen to a five-year ban on running for public office with immediate effect, throwing into doubt her bid to stand for president in 2027. She was also given a four-year prison term but will not go to jail, with two years of the term suspended and the other two to be served outside jail with an electronic bracelet, the court ruled. Le Pen's lawyer said two hours after the decision that she would appeal. Including Le Pen, nine current or former MEPs from the far-right Rassemblement National (RN) party were convicted. Twelve assistants were also convicted of concealing a crime, with the court estimating the scheme was worth €2.9 million. All the RN officials, including Le Pen, were banned from running for office, with the judge specifying that the sanction should come into force with immediate effect even if an appeal is lodged. Le Pen had left the courtroom before the judge announced how long the electoral ban would last and before rulings on a potential prison sentence and fine. She is due to give a primetime TV interview on Monday evening.
The three-time presidential candidate was accused of having hired four fictitious assistants when she was a member of the European Parliament (2004-2017). In reality, they were working for her party, the Front National (FN, now RN). The assistants, who were paid by the European Parliament, carried out tasks linked to the management of the party rather than work related to European parliamentary activity, as is normally required of such positions. In addition to the suspicions of fictitious employment, the court suspected Le Pen of having been at the heart of an organized and centralized "embezzlement system" of money paid by the European Union to her party between 2004 and 2016. [...] RN party leader Jordan Bardella, 29, said French democracy was being "executed" with the "unjust" court decision, which is "a democratic scandal," according to him. He also called for a peaceful "mobilization" in a post on X: "With our popular and peaceful mobilization, let's show them that the will of the people is stronger."
Far-right French political leader Marine Le Pen got handed down a 5-year political office ban and a 4-year prison sentence that won’t mean a single day of prison for her on embezzlement charges. With her 5-year ban on political office, Le Pen is ineligible to run for the 2027 elections in which she had great odds to make the runoff and decent odds of winning the election in the runoff.

The far right has made gains in Austria and Germany, the first national election estimates released by the European Parliament show.
In Austria, the far-right Freedom Party (part of the Identity and Democracy group, ID) would have six seats, according to the estimates. If those numbers are confirmed, the Freedom Party will have doubled its number of seats and leapfrogged the Austrian People’s Party (ÖVP) and Social Democratic Party (SPÖ) — which are both predicted to get 5 MEPs.
In Germany, the conservative alliance of the Christian Democratic Union and the Christian Social Union finished first in Sunday’s election in the country, according to early estimates. The far-right Alternative for Germany (AfD) party is projected to finished second, ahead of Chancellor Olaf Scholz’s Social Democratic Party (SPD).
Data was made available by the Parliament for Austria, Cyprus, Germany, Greece and the Netherlands.
In Cyprus, YouTuber Fidias Panayiotou, standing as an independent, appears to have earned a seat, with estimates putting him in third place behind the center-right DISY and far-left AKEL, and ahead of the social-democrats in DIKO.
The far-right ELAM received 10.4 percent of votes, according to the first estimates, making it the fifth-largest political force.
The Parliament’s early estimates have the ID group getting seven seats in the Netherlands, which is in line with exit polls following the Dutch election on Thursday. All seven of those seats would belong to Geert Wilders’ Freedom Party.
Wilders’ party was beaten into second place by a Labor-Green alliance, but in the EU Parliament the MEPs for that alliance would be split between political groups.
In Greece, initial exit polls show the ruling conservative New Democracy party leading by a significant margin, but significantly weakened compared to previous support.
New Democracy is projected to receive between 28 percent and 32 percent. This is down from the 40.5 percent it got last June in national elections, and also misses the target it set for itself, which was the support it got in the last European election (33.1 percent).

Understanding BIM Outsourcing: Challenges, Benefits, and Strategies

Building Information Modeling (BIM) outsourcing has become an essential practice in the architectural, engineering, and construction (AEC) industry in the United States. With the rapid adoption of digital workflows and increasing project complexity, firms are seeking more efficient ways to handle BIM-related tasks. Outsourcing BIM services allows firms to access specialized expertise, reduce operational costs, and improve project turnaround times. However, despite its many advantages, outsourcing also comes with certain challenges that firms must address to ensure seamless project execution.
In this detailed guide, we will explore BIM outsourcing in depth, discussing its significance, advantages, potential obstacles, and strategies to optimize the outsourcing process for maximum efficiency and success.
What is BIM Outsourcing?
BIM outsourcing refers to the practice of delegating BIM-related tasks to external service providers. These tasks can range from 3D modeling and clash detection to construction documentation, coordination, cost estimation, and visualization. Companies may choose to outsource BIM services either to domestic firms within the United States or to international providers offering cost-effective solutions.
Outsourcing is particularly beneficial for AEC firms that do not have an in-house BIM team or need additional support to meet project deadlines. By outsourcing, firms can leverage external expertise, advanced software tools, and scalable resources without the need for significant internal investment.
Key BIM Outsourcing Services in USA?
BIM outsourcing companies provide important services that help architectural, engineering, and construction (AEC) firms complete their projects smoothly and efficiently. These services help reduce costs, improve collaboration, and speed up the design and construction process. Here’s a breakdown of the most common BIM services offered:

Outsourcing BIM in the USA for Architectural, Engineering, and Construction Firms
Building Information Modeling (BIM) has revolutionized the architecture, engineering, and construction (AEC) industries by improving collaboration, reducing errors, and streamlining workflows. However, managing an in-house BIM team requires significant investment in software, infrastructure, and skilled personnel. This has led many firms across the AEC spectrum to consider outsourcing BIM services as a cost-effective and efficient solution.
Why Architectural Firm in USA Should Outsource BIM?
Architectural firms are primarily concerned with design innovation and functionality. While BIM plays a crucial role in project execution, maintaining an in-house team with the necessary expertise can be expensive and time-consuming. By outsourcing Architectural BIM services, architectural firms can focus on conceptual design and client interactions while ensuring that their projects benefit from high-quality BIM modeling and documentation. Outsourcing allows firms to leverage a team of experienced BIM professionals who specialize in using advanced tools like Autodesk Revit, Navisworks, and BIM 360. These experts not only enhance design coordination but also help identify potential conflicts early, improving project accuracy and efficiency.
Commonly outsourced BIM services for architects include 3D BIM modeling, where both conceptual and detailed models are created to aid in design development and visualization. Comprehensive BIM documentation is also provided, including detailed plans, elevations, and sections, which are necessary for securing permits and facilitating construction. Revit family creation services is another key service, where tailored components are developed and standardized for consistency across designs. Clash detection helps identify and resolve conflicts between architectural, structural, and MEP elements, ensuring smoother integration of all systems. Lastly, scan to BIM services are offered for renovations and historical preservation projects, converting physical structures into accurate digital models for future planning and management.

Why Engineering Firms in USA Should Outsource BIM?
Engineering firms, whether focusing on structural, mechanical, electrical, or plumbing (MEP) systems, require accurate BIM models to validate designs and ensure system integration. Outsourcing BIM allows these firms to concentrate on their core competencies while utilizing specialized BIM teams skilled in compliance, coordination, and clash detection. Outsourcing also facilitates advanced simulations, such as energy analysis and structural integrity assessments, which help engineers optimize their designs, ensure compliance with codes, and minimize rework during the construction phase.
Commonly outsourced BIM services for engineers include structural BIM modeling, where steel, concrete, and wood structures are modeled to validate design integrity and support construction. MEP BIM modeling ensures optimal coordination and efficiency for HVAC, electrical, and plumbing systems. 4D and 5D BIM services integrate construction schedules (4D) and cost estimation (5D), improving planning and execution. Clash detection and resolution help prevent conflicts between systems before construction begins, saving time and money. Additionally, digital twin creation involves developing virtual representations of physical assets, enabling predictive maintenance and enhanced lifecycle.

Why Construction Firms in USA Should Outsource BIM?
Construction firms are under constant pressure to manage project timelines, minimize costs, and ensure safety on-site. Outsourcing BIM services provides these firms with the tools and expertise needed to streamline construction planning, improve coordination, and optimize resource allocation. BIM technologies enable better site logistics, prefabrication, and clash detection, resulting in fewer delays and less material wastage. Furthermore, integrating BIM with 4D scheduling and 5D cost estimation helps construction firms forecast timelines and budgets with higher accuracy.
Commonly outsourced BIM services for construction firms include clash detection and resolution, which helps identify and fix conflicts before construction begins, reducing delays and errors during execution. Quantity take-off and cost estimation using 5D BIM provide detailed material lists and accurate cost projections, aiding budgeting and planning. 4D BIM services optimize construction scheduling and progress tracking through time-based simulations. As-built documentation is also crucial, as BIM models offer precise data for post-construction maintenance and future facility management. Additionally, BIM supports prefabrication and modular construction planning, allowing for offsite fabrication, which reduces waste and enhances the efficiency of the construction process.

Strategies for Successful BIM Outsourcing
To overcome the challenges of BIM outsourcing and maximize its benefits, AEC firms should implement the following strategies:
Choose the Right Outsourcing Partner: Conduct thorough research before selecting a BIM outsourcing firm. Evaluate their industry experience, technological expertise, past project portfolio, and client reviews. It is essential to partner with a company that understands the specific requirements of the U.S. market and follows industry best practices.
Establish Clear Communication Channels: Effective communication is key to a successful outsourcing partnership. Use collaboration tools such as Autodesk BIM 360, Microsoft Teams, Asana, or Slack to maintain transparent communication. Conduct regular video calls, project meetings, and progress updates to ensure alignment between in-house and outsourced teams.
Define Project Scope, Deliverables, and Expectations: Clearly outline project requirements, scope, deliverables, and deadlines at the beginning of the collaboration. Establish detailed guidelines for modeling standards, file formats, and documentation procedures to prevent misinterpretations and ensure consistency in deliverables.
Implement Quality Control Measures: Set up a structured quality assurance process to review BIM models and drawings before final submission. Conduct periodic milestone reviews, implement peer reviews, and ensure adherence to industry standards to maintain high-quality outputs.
Ensure Data Security and Compliance: Protect sensitive project data by signing Non-Disclosure Agreements (NDAs) and implementing secure data-sharing protocols. Work with outsourcing partners who follow strict security policies and comply with international data protection regulations.
Build Long-Term Partnerships: Instead of frequently switching outsourcing providers, firms should aim to establish long-term relationships with reliable BIM partners. A consistent partnership fosters better understanding, improved collaboration, and streamlined workflows over time.
The Future of BIM Outsourcing
The future of BIM outsourcing is evolving rapidly, driven by the adoption of cutting-edge technologies that enhance the capabilities of traditional BIM practices.
AI-Powered BIM Automation: One of the most impactful advancements is AI-powered BIM automation, where artificial intelligence is used to automate repetitive tasks such as model updates, clash detection, and design adjustments. This automation not only boosts efficiency but also reduces the potential for human error, streamlining the entire BIM process from design to construction and maintenance. By utilizing AI, BIM outsourcing firms can deliver faster turnaround times and more accurate results, allowing architects, engineers, and construction firms to focus on more complex and creative aspects of their projects.

The Role of a Commercial Estimating Service in Pre-Lease Space Planning
Before a commercial tenant signs a lease, they often envision a space that must be adapted to suit their operational and branding needs. This process—pre-lease space planning—is crucial in ensuring a property meets both budget and functionality expectations. A commercial estimating service plays a central role in this phase, providing accurate cost projections, identifying risks, and helping stakeholders make informed decisions before any lease is finalized.
Why Pre-Lease Planning Matters
Leasing commercial space is not just about square footage—it’s about the cost to make that space usable for a specific business. Whether it’s an office buildout, a retail storefront, or a medical suite, tenants require precise modifications that come with significant costs. If these costs aren’t assessed early, lease negotiations can lead to financial surprises or operational delays.
A commercial estimating service steps in during this early phase to evaluate the potential fit-out or tenant improvement (TI) costs. By doing so, they bring transparency to the negotiation process and prevent unexpected expenses after the lease is signed.
Assessing Tenant Improvement Costs
The most direct contribution of a commercial estimating service is projecting the TI costs needed to convert a space for tenant use. This involves reviewing conceptual layouts, architectural intent, and the scope of finishes required. Estimators calculate costs for partitions, flooring, lighting, HVAC modifications, IT infrastructure, ADA upgrades, and more.
For example, a tenant seeking an open-plan office with collaborative zones, private suites, and branded elements may require extensive interior demolition and new construction. The estimating service helps quantify each of these elements based on local construction costs and current market rates.
Advising Landlords and Tenants on Lease Terms
In many commercial leases, the landlord offers a TI allowance—a financial contribution to help the tenant cover part of the buildout cost. But how does a tenant know if the allowance is sufficient? Or if the landlord is being fair? That’s where the commercial estimating service adds clarity.
By preparing detailed cost estimates, the service helps tenants determine if the landlord’s allowance matches the buildout needs. Conversely, landlords rely on estimators to ensure the TI budget aligns with what’s typical in the market and won’t result in excessive out-of-pocket expenses later.
Supporting Design Feasibility
A commercial estimating service collaborates closely with architects, space planners, and brokers during pre-lease planning to confirm the feasibility of design concepts. Estimators evaluate cost implications of high-end finishes, unconventional layouts, or system upgrades early on, allowing design teams to make value-based adjustments before too much time or money is spent.
For example, a proposed layout that requires moving core infrastructure (like restrooms or mechanical rooms) can be flagged early as prohibitively expensive, prompting the team to rethink the space configuration.
Addressing Building Constraints and Code Compliance
Not all spaces can accommodate every tenant’s needs. Older buildings might lack the power capacity for high-tech offices, or zoning restrictions may limit what type of business can operate. A commercial estimating service helps identify these hidden cost drivers and potential deal breakers.
Estimators also factor in local building codes and ADA requirements. If modifications like installing an elevator, creating a second exit, or upgrading fire suppression systems are necessary, these can dramatically change the project’s financial outlook. Recognizing these costs during lease negotiations prevents future disputes and construction delays.
Timeline and Phasing Considerations
In fast-moving markets, timing is critical. Tenants often want to move in quickly, but construction may delay occupancy. A commercial estimating service helps stakeholders understand realistic schedules and phasing plans. If the tenant wants to move in while part of the space is still under construction, estimators can help plan phased work with corresponding costs.
Understanding the lead times for custom materials, permitting durations, and contractor availability helps all parties set achievable expectations. Delays due to unforeseen costs or scope gaps are minimized when a detailed estimate supports the initial plan.
Budget Control and Negotiation Support
With an accurate pre-lease estimate, tenants gain leverage in negotiations. If the space requires a $200,000 buildout but the landlord only offers $75,000 in TI allowance, the tenant can negotiate higher support, a lower base rent, or other incentives.
From the landlord’s side, a commercial estimating service helps protect their investment. By understanding the cost implications of a lease deal, they avoid overcommitting to a space that requires more TI than they can afford or recoup.
Helping Tenants Compare Multiple Spaces
Tenants often evaluate more than one property before signing a lease. A commercial estimating service can prepare comparative TI cost summaries for each space, allowing the tenant to factor buildout costs into their decision—not just base rent or location. A cheaper lease may not be the most affordable option when renovation costs are accounted for.
Conclusion
Pre-lease space planning is a complex, high-stakes phase in commercial real estate. A commercial estimating service brings structure, clarity, and financial foresight to the process. By quantifying the cost of tenant improvements, identifying potential challenges, and validating lease terms, estimators ensure that both landlords and tenants enter lease agreements with their eyes wide open. This early investment in cost intelligence helps protect capital, enhance negotiation outcomes, and accelerate time to occupancy.

The European healthcare sector faces a real paradox in 2024: while the WHO estimates that by 2030 staff shortages will reach four million professionals, the number of doctors and nurses has never been so high - so where’s the gap and how to breach it?
Over the past two decades, the number of doctors and nurses per capita has increased substantially in most EU countries. In 2022, more than one in every ten jobs was in the health and social care sectors on average across EU countries, up from 8.5% in 2002.
But demographics are worsening the future picture. An ageing population and workforce will increase demand for healthcare professionals, while staff shortages will put further pressure on the system.
By 2050, there will be 38 million more people aged over 65 and 26 million fewer people of working age, according to OECD estimates. This means “more people with higher needs, fewer people of working age", Gaetan Lafortune, OECD’s Senior Economist and coordinator of Health at a Glance: Europe 2024 report, told Euronews.
At the same time, interest in health careers among young people is declining, the OECD warned, and healthcare professionals across the EU are taking to the streets to demand better pay and working conditions.
"The ongoing protests and demands from healthcare professionals highlight the critical challenges they face, including insufficient pay and inadequate working conditions,” MEP Dennis Radtke (Germany/EPP) told Euronews.
For his fellow MEP Romana Jerković (Croatia/S&D), low salaries, political and economic instability and poor working conditions at national level are driving healthcare workers out of the sector or to seek opportunities abroad.
As a result, European countries are relying on foreign-trained health professionals to fill domestic gaps – a solution that can exacerbate staff shortages in the countries of origin.
“Without decisive action at EU level, the situation will become even worse, only widening already existing healthcare inequalities in the EU,” Jerković claimed.
A sector in life support
The health workforce is also ageing: by 2022, more than a third of doctors in all EU countries will be more than 55 years old, with this proportion reaching 40% or more in almost half of EU countries.
The decision by many doctors to continue working beyond the standard retirement age has helped to prevent a worsening of the staff shortages in many EU countries over the past decade, the joint report by the OECD and the European Commission shows.
"They had underestimated the fact that many doctors would choose or would be obliged for financial reasons to continue to work, and this has helped greatly mitigating the shortage. But obviously these people will retire,” said Lafortune.
This poses a dual challenge for the countries concerned, as they will need to train enough new doctors to replace those retiring and, at the same time, implement policies to encourage current doctors to continue working beyond the standard retirement age.
"We can attract more people possibly into the health workforce, although the jobs will need to be attractive," the OECD senior economist said.
Making the profession more appealing means addressing the psychosocial risks that lead to burnout, said MEP Jerković, who called on the EU to take further action to protect workers from excessive stress.
Reducing working hours will be a factor in attracting new recruits. "If doctors or nurses want to work fewer hours because they want to reach a better work in their personal life balance, then you'll need more [staff],” Lafortune argued.
European countries had an estimated shortage of approximately 1.2 million doctors, nurses and midwives in 2022, according to the joint report.
From reaction to prevention
But will more doctors be a solution alone? The OECD concluded not.
“Against this background, the EU has a crucial role to play in supporting member states in their efforts to attract, train, and retain a sufficient number of skilled and motivated health workers,” reads the OECD report.
Consequently, EU health policy is increasingly moving from reaction to prevention, with the 'Beating Cancer' plan being the main pillar of the last mandate and a new plan on cardiovascular diseases in the pipeline for the EU Council.
The report identifies two areas of work on innovation: a shift in work organisation and the introduction of new technologies.
Task-sharing was widely discussed during the COVID-19 pandemic, when roles traditionally performed by physicians had to be outsourced due to high demand, such as vaccination, which was then carried out in pharmacies.
On the other hand, the use of digital tools and AI is increasing in the sector, as innovations are becoming essential to increase the productivity of health workers and allow them to focus more on patient care.
"But obviously we cannot count on these [AI and robots] to resolve the current shortages. For the time being, we need more humans,” Lafortune concluded.

Revit Architecture Online Training - cubikcadd

Revit Architecture Online Training - cubikcadd
In today’s fast-paced design and architecture world, staying ahead of the curve requires mastering the right tools. One of the most powerful and widely used software platforms for architects, engineers, and construction professionals is Autodesk Revit. If you’re serious about elevating your skills and advancing your career, enrolling in a Revit course can be a game-changer. This blog will explore the benefits of taking a Revit course, what you can expect to learn, and why it's essential for anyone in the design industry.
What Is Revit?
Revit is a Building Information Modeling (BIM) software developed by Autodesk that allows architects, engineers, and construction professionals to design, visualize, and manage building projects in a 3D environment. Unlike traditional CAD software, Revit is more than just a drawing tool. It enables users to create intelligent models with real-world information about materials, structures, and systems, providing a holistic approach to design and construction.
Why Take a Revit Course?
A Revit course is crucial for professionals who want to maximize their productivity and accuracy in design. Here are a few key reasons why learning Revit is a smart investment in your future:
1. Industry Standard
Revit is an industry-standard BIM software widely used in architectural firms, engineering companies, and construction projects worldwide. Employers often seek professionals proficient in Revit, making it a valuable skill on your resume.
2. Improve Design Efficiency
Revit allows you to work smarter, not harder. By learning how to use the software’s advanced features, such as parametric modeling and automatic updates across the project, you can significantly reduce the time spent on revisions and manual updates.
3. Enhance Collaboration
Revit supports team collaboration with ease. A Revit course will teach you how to work with cloud-based models, enabling multiple users to access, modify, and update a single project file in real-time. This is especially important in large projects where coordination between different disciplines (architecture, structural engineering, MEP) is crucial.
4. Create Detailed 3D Visualizations
One of the standout features of Revit is its ability to generate highly detailed 3D models and visualizations. By enrolling in a Revit course, you’ll learn how to create photorealistic renders, walkthroughs, and simulations, helping you and your clients better understand the design before construction even begins.
5. Better Project Management
Revit’s intelligent data system ensures that every part of your model is interconnected. This allows for accurate cost estimates, material takeoffs, and construction timelines. A Revit course will show you how to use these tools to improve project management, ensuring projects stay on time and within budget.
What Will You Learn in a Revit Course?
From basic to advanced, a well-designed Revit course usually covers a wide range of topics. The following summarises what you can anticipate learning:
1. Introduction to BIM and Revit Interface
You’ll start by getting familiar with BIM concepts and the Revit interface. This includes learning about tools, menus, and how to navigate the software efficiently.
2. Modeling Techniques
The course will teach you how to create accurate architectural models, including walls, floors, roofs, doors, and windows. You’ll also learn how to model structural components and MEP systems, depending on the course's focus.
3. Documentation and Annotations
Learn how to generate construction documentation, such as floor plans, sections, elevations, and details. You’ll also cover how to annotate your drawings with dimensions, text, and other symbols necessary for clear communication with contractors and clients.
4. Advanced Modeling and Customization
Once you master the basics, you’ll dive into more advanced topics such as custom family creation, curtain wall systems, complex roofs, and parametric design, which allows you to create flexible models.

Is it a coincidence that the election night map on TVN24 in Poland used the colors of the Ukrainian flag to designate which party was ahead in each województwo (province)? 🙂🇺🇦🇵🇱
In any case, here are the final results from the official election authority the Państwowa Komisja Wyborcza.

The official results in the number of seats per party were amazingly close to the exit polls. While the specific number of seats per party differed slightly, the Sunday night Ipsos poll and these official results both give the three pro-democracy parties a total of 248 seats.
The official turnout (74.38%) was more than a percentage point higher than the already high exit poll estimate. This is the highest turnout since the 1989 election which saw the end of communism in Poland.
When you vote, you win.
People who have lived under authoritarianism don't need to be prodded into voting.
Tim Mak is an American journalist in Ukraine. He tells about Marcin Banasiak, a Polish citizen who is doing humanitarian work in Eastern Ukraine. Long story short: Just to vote in Sunday's election, Marcin spent 26 hours traveling from Kharkiv to Warsaw. That required traveling almost the entire length of Ukraine and then over to Warsaw via the border city of Chełm.
Read Tim's account of Marcin's vote quest at Mastodon.
If Marcin can spend 26 hours (traveling one way) to help rescue democracy in Poland, we should not complain about the minor inconveniences related to voting in the US.
American historian and journalist Anne Applebaum lives in Poland with her husband Radek Sikorski who happens to be an MEP and former cabinet member in the previous Donald Tusk government. In The Atlantic (archived) on Monday she wrote about what led to the pro-democracy victory at the polls.
[A]bout 73 percent of Poles voted across the country, far more than the number that voted in 1989, and in some places the turnout was higher than 80 percent. In Warsaw, Gdansk, Lublin, and Wroclaw, as well as some European cities, voters stood in line for many hours, polling stations ran out of ballots, and some people were able to vote only long after the polls had been scheduled to close. At one Warsaw polling station near midnight, an election worker wept on live television, thanking her compatriots for showing up in such large numbers. How did they do it? Anger is a powerful emotion, and over the past year, PiS made a lot of people angry. Repeated PiS corruption scandals—corruption being one of the inevitable results of politicized judges, police, and prosecutors—certainly helped the opposition. So did high inflation, partly created by PiS’s decision to spend heavily on social programs as the election approached. So did the decision by PKN Orlen, a state-owned oil company, to lower gasoline prices in advance of the vote, thereby causing shortages around the country, as well as general mockery. But this turnout was produced by positive emotions too. Donald Tusk, the leader of the Civic Coalition, pointedly used the language of civic patriotism rather than angry nationalism. Thousands of volunteers came together to organize election-monitoring teams. Hundreds of thousands of people marched in two major demonstrations in Warsaw, carrying Polish and European Union flags; others joined a series of big public meetings around the country.
The new government, when it assumes office, won't be perfect – because no humans are perfect. But it will be enormously better. And similar to Democrats in the US after Trump, the presumed three-party coalition in Poland will spend a lot of time repairing democratic institutions degraded by PiS.
