Why a Commercial Estimating Service Is Essential for Mixed-Use Development Projects
Mixed-use development projects combine residential, commercial, hospitality, and sometimes institutional or cultural spaces into a single cohesive plan. While these projects offer vibrant, multi-functional communities and increased land-use efficiency, they also come with high complexity in both design and budgeting. A commercial estimating service is essential in navigating this complexity, helping stakeholders control costs, balance program requirements, and streamline planning from preconstruction through completion.
Understanding the Complexity of Mixed-Use Projects
Unlike single-purpose developments, mixed-use projects demand coordination between multiple functions—each with its own codes, building systems, and operational needs. Residential units may require soundproofing, individual HVAC units, and different egress requirements compared to commercial spaces. Retail tenants often have unique build-out requirements. Hospitality components may call for luxury finishes and complex mechanical systems.
A commercial estimating service brings structure to this multifaceted picture. Estimators break down the development into clearly defined zones, identify distinct cost drivers within each use, and prepare segmented estimates that allow developers to see how each component affects the total project cost.
Supporting Phased Construction and Cash Flow Planning
Mixed-use projects are often developed in phases due to financing, permitting, or logistical constraints. For instance, a developer may prioritize the retail podium and parking garage before proceeding with upper-level residential or hotel components.
Commercial estimating services support phased planning by producing detailed construction cost breakdowns by stage. This allows developers to align funding disbursements with construction sequencing and helps financial institutions assess risk based on projected cash flow needs.
Accounting for Shared Infrastructure
Mixed-use buildings typically rely on shared infrastructure—such as common mechanical rooms, centralized elevators, or joint-use amenities like lobbies, fitness centers, and parking structures. Allocating the costs of these shared systems accurately across the different uses is vital for budgeting, accounting, and financing.
Estimators evaluate how shared systems are used across program types and assign costs proportionally. This is especially important when different ownership structures are involved, such as when retail is held by one entity and residential by another.
Navigating Diverse Code Requirements
Each use within a mixed-use building is subject to specific building codes, occupancy classifications, fire safety standards, and ADA accessibility mandates. For example, a restaurant tenant may require commercial-grade ventilation and fire suppression systems, while hotel units may need emergency power and elevator recall.
A commercial estimating service works closely with architects, engineers, and code consultants to ensure that these varied code requirements are identified and accurately priced. This avoids surprises during plan review and ensures the project remains compliant without triggering costly redesigns.
Managing Tenant Improvements and Flexibility
Retail and commercial tenants often negotiate for custom build-outs and improvements beyond base building construction. These can include upgraded flooring, lighting, storefronts, signage, and even plumbing or kitchen installations.
Estimators provide separate allowances or hard numbers for these improvements, depending on lease terms and tenant agreements. This ensures both landlords and tenants understand their financial responsibilities and can plan accordingly. Where flexibility is needed for future changes in occupancy, the estimating service can price adaptable infrastructure (e.g., movable walls or modular utility connections).
Supporting Financial Feasibility and Pro Forma Development
One of the most critical early tasks in a mixed-use development is determining whether the project “pencils out.” Estimators play a key role by feeding accurate, data-backed construction costs into financial models. This enables developers to calculate projected returns, identify financing gaps, and secure investment based on realistic cost assessments.
If preliminary costs exceed target budgets, the estimating service can assist in value engineering—offering options that reduce costs while preserving project quality and functionality.
Enabling Efficient Procurement and Scheduling
With multiple project components running in parallel, procurement needs to be strategically managed. Items such as curtain walls, elevators, and mechanical systems may serve multiple building areas and must be ordered with precise specifications and lead times.
A commercial estimating service helps map out procurement schedules by forecasting long-lead items and aligning order timelines with construction phases. This prevents bottlenecks and enables better coordination across trades and suppliers.
Enhancing Owner and Stakeholder Communication
Mixed-use projects often involve multiple stakeholders—municipalities, investors, joint-venture partners, anchor tenants, and future residents. A clear, structured cost estimate enhances communication by showing how funds will be spent and which portions of the project account for the greatest investment.
By offering segmented and visualized estimates, commercial estimating services make it easier for all parties to understand the financial scope of the project and build confidence in the development team’s planning capabilities.
Conclusion
The integrated nature of mixed-use developments presents both opportunity and complexity. A commercial estimating service serves as the financial compass that helps developers navigate this intricate landscape. From phased construction and shared infrastructure to diverse codes and tenant expectations, estimators bring clarity, precision, and adaptability to ensure these ambitious projects remain financially viable and strategically sound. In the world of mixed-use construction, accurate cost estimation isn’t just beneficial—it’s indispensable.

"Sunlight dapples the once-denuded forest floor as saplings spread their branches and leaves overhead, slowly forming a lush canopy.
Beside each young tree, a sign notes its species. Lupuna, says one, the colloquial Peruvian term, and below that its scientific name, Ceiba pentandra — in other words, a kapok tree, known for its cotton-like fibers. Huito, says another sign, or Geinpa americana, which produces edible gray berries.
Each sapling is distinct, a reflection of the Amazon's stunning biodiversity, with so many different species that you might go acres without finding a repeat.
Yet this young forest did not spring up naturally. It has been carefully recreated by humans in an area that was, until just three years ago, a heavily contaminated moonscape.
This land was stripped of its dense vegetation by miners scouring the subsoil for tiny specks of gold, using mercury to separate the gold from the sediment. Many thought that a healthy forest would never thrive in impoverished, mercury-laden topsoil and that the piles of sandy tailings, the residue from the gold mining effort, and the pools of wastewater were irremediable...
"It feels good to see the forest grow back," says Pedro Ynfantes, 66, the miner whose legal mining concession of 1,110 acres includes this 10-acre patch of land where this young forest is located. "We don't want to deforest. When we had the opportunity to let the forest grow back, we took it. It's much better this way."
The opportunity he refers to came via U.S. nonprofit Pure Earth, which works with communities across the Global Southto remediate environmental problems left behind by mining, much of it illegal. Their biggest targets are mercury and lead contamination...
Security forces have launched anti-mining operations down the years, even blowing up the miners' equipment deep in the jungle. But most local politicians, including Madre de Dios' members of Peru's national congress, broadly support the miners, who are a powerful constituency in the relatively sparsely populated jungle region.
Restoring the forest
Tumblr media
Pictured: France Cabanillas works for the nonprofit group Pure Earth, which is spearheading an effort to plant saplings in areas of the Peruvian Amazon that were devastated by illegal gold mining.
Now there's an effort to address the damage. Initially working with the region's legal miners, most of whom were here before the 2009 gold rush kicked off, the nonprofit group Pure Earth is using this patch of Ynfantes' land as a pilot project to show how the rainforest can be regenerated after the last traces of gold have been plucked from the soil.
It took a sustained outreach effort. Many miners are wary of or even downright hostile to foreign NGOs, which have repeatedly called for gold mining to be banned or severely curbed in the Peruvian Amazon — steps they say would cost them their livelihood.
"I am feeling optimistic," says France Cabanillas, Pure Earth's local coordinator, who has been appealing to the frustration of many miners at the heavy toll they have taken on the jungle and their desire to minimize their environmental footprint for the next generation.
"We still have a lot to do but this pilot is going well. Down the years, the miners have been getting a lot of stick but not much carrot when it comes to their environmental impacts," says Cabanillas. "We are offering them a carrot, allowing them to remediate their own impacts. Many of the miners do not want to be destroying the rainforest."
Before the miners plant the carefully-selected mix of tree species, they had to prepare the earth. Most of the topsoil had been washed away by the miners' heavy use of hoses.
That preparation involved adding biochar (burnt organic material) and even molasses, which contain fixed carbon and minerals, along with various other nutrients. The miners also had to dig tiny moats around the saplings to prevent all of this new planting from being washed away. Now, after three years, the forest is visibly coming back.
The rejuvenated rainforest also mitigates the impact of the mercury used by many of the illegal miners.
Research done by Pure Earth shows that the barren, sandy soil emits mercury. But in a rainforest, the ecosystem actually absorbs some of the metal, boosting public health."

The Stars Rewound is becoming a Series!
Tumblr media
Part 2 will be from Senkuu's POV, and I'm planning on it being a one-shot. The timeline of events in the anime from the end of the Grand Bout to Ruri taking Senkuu to the graveyard is a single evening and three days and a month all at once. Look, the show is fire and I'm in full brainrot mode, but that whole sequence of events makes no sense. They are still celebrating Senkuu becoming the chief of the village when Hyoga attacks for the first time, but it took a couple days to make the antibiotic, but also Ruri made a full recovery after first getting worse before she took him to the graveyard...
Obviously, they mixed up the timeline for drama, I get it, but it's so chopped up you might as well throw it in a wok with some egg and rice. I stretch things out and pull it like taffy to get it back into a somewhat linear state for my fic.
Also, I've been spelling it Senkuu because of my subtitles and the AO3 tags. Should I find and replace his name to remove the second u? Does anyone care about that?
Sneak peak below:
“Yeah?” Senkuu asked, keen to tear his thoughts away from long-ago things he couldn’t effect and talk strategy for the upcoming battle. "What does the ancient wisdom say we need for this war?” Gen affected a thinking pose, a fake serene look on his face. The old chief and Jasper clearly heard Senkuu and stood up to join them.
“Sieges are the worst, don’t do that ever because even if you take the town it won’t be worth the cost. Make opportunities to frustrate enemy plans, take their territory without fighting by breaking their spirits as much as possible. Treat prisoners well so that they will eventually join you gladly. If you dispute the loyalty the state inspires or the authority of the leader of the enemy empire then, without losing a man, you can be triumphant through strategy. Prepare well, and calculate your enemy’s strength carefully. Never fight when outmatched, flee if necessary, and press every advantage” Gen said, his tone light.
“Those are wise words,” Kokuyo said as he sat down.
“It’s advice as generic and free of detail as you can expect when someone didn’t study for the test,” Senkuu teased. Gen’s whole body shifted from his well-practiced affectations to an uncharacteristic steady seriousness. When he spoke it was obviously his natural voice, which was noticeably deeper and richer than what anyone was used to hearing from him.
“If you know the enemy and yourself, you need not fear the outcome of battle. Right now we have an overwhelming information advantage, but that won’t last long. I won’t be able to maintain my cover much longer. That’s why I brought that big basket with me this time. I left nothing of any great value behind, only the blanket on my bed and enough odds and ends that it won’t be suspicious, but I really doubt that I will have my cover intact by the end of the first battle. The real trouble will be in giving orders. It will take time to get any messages across any distance, and we will have to use indirect tactics to beat their superior martial skill, so coordination between strike teams will be key. I may not be strong, but I can cover distance well. Ginro has similar endurance for swift and stealthy long distance travel. One well-aimed arrow would be the end of either of us, though, and I don’t know how Ukyo will take my defection. We’ve had some interesting conversations and I think he is unsettled by Tsukasa breaking living statues, but like most people he was dissatisfied with the old world and had troubles in his old life that Tsukasa has promised will no longer bother him under his rule. He’s a skilled archer, have I said that before? Even just me reporting what I know of Tsukasa’s Empire is so tedious and clunky, and I’ve already lost track of what I have and haven’t already said. You don’t know how many days ended with me wishing I could lounge in bed texting you instead of saving it all up for when I could safely visit.”
“A phone with a message app isn’t something we could easily make.” Senkuu couldn’t help the smile that crept over his face. He’d already been planning to fix the communication issue, but Gen came at it from a completely different angle than how he’d arrived at the idea. “I didn’t read the original book, but my old mentor was very military minded and I read a modernized version of The Art of War. I’d already planned to fix our communication issues, the road map is all drawn up back at the lab ready to go first thing tomorrow. We’re going to make a cell phone.” Senkuu took another bite of his meat. For a meal made without any spices, it was pretty good.
“What is a cell phone?” Chrome asked.
“What about guns, or maybe explosive artillery?” Gen asked, voice flat and Senkuu choked on his food. Did the silly clown man just request fucking howitzer? “I know, I know, I hate having to ask. I hate blood and violence, and I really don’t want anyone to die, but a show of force would make a lot of them stand down. If we pair that threat with enticing glimpses into the luxuries and comforts science can offer, we can have a classic carrot and stick approach. We wouldn’t need many, the katana should freak them out plenty, but if you had a sidearm I’d sleep better.”
“I can’t make a gun,” Senkuu said flatly.
“As… as a knowledge issue or a moral one?” Gen asked, his tone gentle. “I will respect it if you refuse to create something so easily misused. They were illegal for normal people to own for good reason.”
“Neither, it’s a resource issue. Firearms require black powder, which requires nitric acid, which is also the main ingredient of the revival fluid,” Senkuu said.
“That’s…” Gen looked up sharply, leaning back on his good arm. His voice was thick when he continued. “How poetic. The miracle that can restore life to the dead is also the scourge that can kill a man with the twitch of a finger.”

U.S. President-elect Donald Trump’s opposition to providing additional funding for Ukraine demands to be taken seriously. While Europe is cumulatively the larger financier of Kyiv’s defense, Washington provides more military aid and is Ukraine’s largest bilateral supporter. If Trump withdraws U.S. financial support, Kyiv may be unable to afford the vast military expenditure—which will cost around $54 billion in 2025, or 26% of Ukraine’s GDP—required to defend itself against Russia’s onslaught.
But there is another way that Ukraine’s defense can be financed. In 2022, the G-7 and its allies froze roughly $300 billion of Russian sovereign assets, rendering them inaccessible to President Vladimir Putin. But while the United States and Canada have moved  to seize these assets and make them available to Ukraine, Europe has yet to confiscate the approximately $220 billion in its jurisdiction. To motivate Europe to stand on its own in the era of Trump, President Joe Biden should set the precedent for sovereign seizure and confiscate the estimated $4-5 billion of Russian assets in the United States’ jurisdiction.
Congress has already given the United States the authority to do so, as part of the Rebuilding Economic Prosperity and Opportunity for Ukrainians Act (REPO) that became law in April. However, the Biden administration has refused to exercise that power until Europe passes similar legislation.
But Europe has demurred, citing negative impacts to the euro and concerns over the European Union’s international financial role. Saudi Arabia, for example, has threatened to sell its European debt holdings if Europe seizes the frozen assets. Yet, since G-7 members have pledged not to unfreeze Russia’s assets unless it ceases its occupation and pays reparations to Ukraine, it falls to the United States to prove that there is functionally little difference between an indefinite freezing and seizure.
The G-7 has already broken the taboo of harnessing Russia’s frozen assets. In October, it finalized its extraordinary revenue acceleration (ERA) loan efforts to provide Kyiv with at least $50 billion in returns earned from Russian assets; of that, the United States on December 11 provided $20 billion, with the remainder provided by the other G-7 partners. The European Commission is also providing $20 billion, but has announced it could provide up to $36 billion under the plan, demonstrating Europe’s willingness to continue funding Ukraine when supported by allies. Yet the ERA funds are insufficient for Ukraine’s sustained defense. With Europe overseeing the bulk of frozen Russian assets, including the $180 billion stored in Belgium’s Euroclear, it will remain the war’s lead financier.
The Biden administration’s timid military assistance throughout the war will leave a mixed legacy on Ukraine, but in its final weeks it has signaled a willingness to respond in kind to Russia’s escalation. On Nov. 21, it levied the most significant unilateral sanction since 2022 by blacklisting Russia’s Gazprombank, a step that makes any future European gas purchases unlikely. But with the World Bank’s most recent estimates putting Ukrainian reconstruction and recovery costs at $486 billion over the next decade, more financial assistance is necessary, and seizing the frozen Russian assets under U.S. jurisdiction is a final action that Biden can and must take to help Ukraine.
Washington has refrained from acting unilaterally thus far, preferring to wait until “the political will is there” among European policymakers to seize the far larger pile of funds frozen on their continent. The Biden administration held off not because its share of Russian assets is less than Europe’s, nor for fear of Putin’s retaliation, but because it knows sanctions are most effective when levied multilaterally. Together, in 2022, the G-7 had coordinated the freeze of Russia’s assets and later negotiated the ERA loan efforts.
But any skittishness the Biden administration may have over acting unilaterally should now be cast aside. With a dissolved coalition in Germany preventing any substantial outlays until its February 2025 election and an obstinate Hungary blocking progress on an updated European sanctions regime, significant multilateral action is unlikely during Biden’s remaining time in office.
That is not to say the United States must act alone. Canada, which prepared the authority for sovereign asset seizure as early as October 2023 but has yet to pass legislation, could swiftly follow suit. In the United Kingdom, Foreign Secretary David Lammy has called for the same authority, as did his predecessor, David Cameron. But neither ally will act unless they are following Washington’s lead. By setting a precedent for exercising asset-seizure authority, and demonstrating Putin’s limited ability to respond, the United States and its allies can help smooth the legislative path to asset seizure in Europe, opening the possibility for the European Parliament to finance Ukrainian resistance if the next U.S. presidential administration does pull back its support.
There will be costs. Putin has warned against “stealing” Russia’s assets, and it may retaliate by seizing U.S. corporate assets. Russia claims to have held as much as $288 billion in Western assets in its National Settlement Depository, citing 2022 figures it has not updated. However, roughly half of these assets resided in offshore havens, such as Cypriot and the Netherlands, favored by Russian corporations and individuals—suggesting the true amount of endangered assets is considerably lower. Of course, the Kremlin has already seized billions in Western assets, an effort that—regardless of the fate of its own sovereign assets— shows no sign of slowing down.
On the other hand, concerns that sanctions against Russia would diminish the U.S. dollar’s role as the global reserve currency have proven unfounded, with more than two years of data showing no significant consequence for the dollar’s share of foreign exchange reserves. Trump, with a penchant for unilateral sanctions, has threatened tariffs against countries that seek to shun the dollar-based system. Ironically, this would position him to defend against any blowback from the Biden administration’s asset seizure.
Nevertheless, the costs to Putin must be greater, and Russia’s war economy is showing signs of weakness. Defense spending will consume more than 41 percent of Russia’s state budget in 2025, equivalent to around $169 billion. Payments to wounded Russians and the families of those killed in action will cost Russia another $29 billion. Now is the time to signal that short-term palliatives are insufficient for a long-term war effort.
The caution that the Biden administration and Ukraine’s Western allies have demonstrated thus far over seizing Russian assets is now outweighed by practicalities. Euroclear, once reluctant to meddle with the assets under its stewardship, now encourages seizure to help fund its defense against Russian lawsuits and compensate it for losses if the Kremlin retaliates by confiscating Euroclear’s funds in Russia.
More importantly, North Korea has deployed more than 10,000 troops to fight alongside Russian forces in exchange for oil and modern missiles—a “massive escalation” that threatens to dramatically increase the conflict’s threats, including to Asia. Russia has also hired mercenaries from other third parties and renewed the specter of nuclear war over Ukraine after the unprecedented use of an intercontinental ballistic missile in conflict.
These latest provocations demonstrate that Putin prefers escalation over negotiation as long as he remains confident that financial fatigue will set in among the G-7. The hope that had stayed the U.K.’s hand was that the frozen assets might serve as a bargaining chip in any negotiations. This is no longer realistic. And the best argument against asset seizure—that it was economically unnecessary—expired with the twin forces of a new U.S. administration uninterested in supporting Ukraine’s defense and Europe’s increasing inability to fund that defense on its own.
A proportional countermeasure to recent military aggression is appropriate, and further funding is what is needed. Seizing Russian assets and putting them in Ukraine’s hands is the way for the Biden administration to shore up Kyiv’s ability to defend itself and push Europe to act on its own in an era when further U.S. support cannot be relied on.

Joan McCarter at Daily Kos:
President Joe Biden isn’t accepting the idea that he’s a lame duck president. He continues to build on his already impressive record with actions and ideas to help the American people. He’s also setting up Kamala Harris for potential presidential success, which could end up being the most profound part of his legacy. The most recent incredible success from Biden and his team is securing the release of two Americans detained in Russia, Wall Street Journal reporter Evan Gershkovich and Paul Whelan, a corporate security executive from Michigan. Alsu Kurmasheva, a journalist working for Radio Free Europe/Radio Liberty, and Vladimir Kara-Murza, a Washington Post opinions contributor, are also being released as part of the deal. Gershkovich and Whelan had been convicted of bogus espionage charges by Russian dictator Vladimir Putin’s regime. Bringing them home was a promise Biden made in his Oval Office speech explaining his decision to end his reelection campaign.
[...]
At home, Biden is committed to seeing through his student loan debt relief plans. The administration sent out emails to borrowers Wednesday, letting them know that some—or in some cases, all—of their debt will be canceled this fall when his executive order is fully implemented, and explaining how they can benefit. That’s relief for about 30 million borrowers, according to the White House. “Despite attempts led by Republican elected officials to block our efforts, we won’t stop fighting to provide relief to student loan borrowers, fix the broken student loan system, and help borrowers get out from under the burden of student debt,” Biden said.
Biden also developed a sweeping plan for combatting housing costs and out-of-control rent inflation. It’s an ambitious proposal, giving corporate landlords a choice: “either cap rent increases on existing units at 5% or risk losing current valuable federal tax breaks.” That last part would take Congress’s help. The action he can, and is, taking on his own is ordering agencies to inventory federal lands that can be repurposed “to build tens of thousands of affordable homes.”  Biden’s Department of Housing and Urban Development just announced $325 million in Choice Neighborhoods grants, which will be used to “build over 6,500 units of new housing, support small businesses, build childcare centers and new parks, and will be used to leverage more than $2.65 billion in additional public and private investments in these neighborhoods.” Choice Neighborhoods is a HUD initiative to revitalize struggling neighborhoods into mixed-income housing.  In another family-friendly action, Biden is fighting to keep airlines from price-gouging families. He’s proposing a ban on the extra fees airlines charge parents to sit with their children.
[...] Biden is also looking to future-proof against the potential dangers of AI technology with an order directing every federal agency and department that could be affected to create standards and regulations overseeing AI—that’s everything from health care to housing to national security. [...] The Biden administration is also galvanized to step up the fight against fentanyl, with Biden on Wednesday directing all related federal agencies to coordinate actions to stop the flow of the drug.
President Joe Biden is still fighting for Americans, even after he passed the torch to Kamala Harris. #JoeBiden

LETTERS FROM AN AMERICAN
June 3, 2025
Heather Cox Richardson
Jun 04, 2025
On June 1, Ukrainian forces struck deep inside Russia in “Operation Spider Web.” One hundred and seventeen drones, each operated by its own pilot, hit airfields in five regions. Ukraine says the drones hit 41 strategic bombers that had been attacking Ukrainian cities and destroyed at least 13 of them. Russia does not have the industrial capabilities to replace them.
The Security Service of Ukraine (SBU) head Vasyl Malyuk emphasized that military airfields and the aircraft that are bombing Ukraine are “absolutely legitimate targets…[a]ccording to the laws and customs of war.” The SBU estimates the drones did $7 billion of damage, hitting 34% of the aircraft that delivered cruise missiles.
The operation took more than 18 months of planning. It apparently involved sending trucks loaded with wooden cabins that had detachable roofs that could be opened remotely. Unsuspecting truck drivers hauled the cabins to locations near airbases, where the drones launched.
Once the drones were in the air, the vehicles carrying the cabins exploded. Ukrainian president Volodymyr Zelensky said the people who helped with the operation from within Russia had been withdrawn and “are now safe.”
Russia denied that the damage was that extensive, but there is no doubt that the attack was a significant blow to Russia’s war effort, demonstrating as it does that Ukraine can bring the war home. As Kateryna Bonder of the Washington, D.C., think tank Center for Strategic and International Studies notes, June 1 was Military Transport Aviation Day in Russia, a significant holiday for the armed forces. Russian president Vladimir Putin frequently ties operations to significant dates—as when he hosted a number of American lawmakers in Moscow on July 4, 2018—and the choice of this date for an attack on military aircraft threw that habit back at him.
Analysts recognize the Ukrainian attack as a new moment in warfare. Using apparently unwitting civilians, the Ukrainians managed to get their drones close enough to their targets to avoid Russia’s air defense systems; then, Bonder explains, the drones relied on a system that allowed operators to pilot them to the planes’ strategic weaknesses. The drones themselves cost between $600 and $1,000 apiece—and by using deception, technology, and strategic surprise, the Ukrainians managed to destroy billions of dollars worth of aircraft.
Bonder notes that the attack heralds a change in modern warfare, in which technological agility will trump industrial capacity and advantage will go to those countries that can adapt quickly to changing conditions.
Some observers are calling the attack the Russian Pearl Harbor, a reference to the attack by the Japanese Navy on the U.S. Pacific Fleet stationed at Pearl Harbor Naval Base in Hawaii on December 7, 1941, an attack that led to U.S. entry into World War II. But Russia has been attacking Ukraine since 2014 and launched a full-scale invasion in 2022. This attack illustrates extraordinary vulnerability at this point, rather as if Pearl Harbor had happened in early 1945.
A former commander of U.S. Army Europe, retired U.S. Army Lieutenant General Mark Hertling, posted: “For months, some believed that Ukraine didn't 'hold any cards.' Many of us have refuted that claim, saying an inflection point—due to failing Russian war economy and continued lack of Russian leadership adaptation, but especially due to a continued strong Ukrainian government, military and population support and will mixed with their innovative use of Special Operations, un-crewed systems (various drones), and fiber optic capabilities to counter Russian EW—would soon be felt on the battlefield. The coordinated and synchronized attack today, which appears to have decimated much of the Russian air fleet that were based over 4,000 km from the front line, is showing that Ukraine certainly has many aces in the hole.”
Hertling’s comment that some thought Ukraine didn’t hold any cards is a reference to President Donald J. Trump, who ambushed Zelensky in the Oval Office on February 28, warning him that Ukraine must cut a deal with Putin because Zelensky didn’t “have the cards” to win the war. With that meeting, Trump signaled that U.S. policy, which has supported Ukraine since 1994, would change to favor Russia.
In the 1994 Budapest Memorandum on Security Assistances, Ukraine gave up its nuclear weapons in exchange for security assurances from the U.S., the United Kingdom, and Russia that they would honor the sovereignty and borders of Ukraine, a promise Russia broke when it invaded Ukraine’s Crimea in 2014.
During the 2024 U.S. presidential election campaign, Trump vowed that he would end the war in Ukraine in a single day, maybe with a single phone call, and as other victories have slipped away from him, he has appeared frustrated that such an achievement has proved more difficult than he thought.
After the Oval Office meeting, the Ukrainians agreed to a 30-day ceasefire on March 11, but Russia has consistently refused to agree unless Ukraine accepts major territorial concessions and permits Russia to dictate that it not join the defensive North Atlantic Treaty Organization (NATO). Rather than negotiating, Putin has launched repeated attacks on Ukrainian civil targets. On Sunday, May 25, Russia launched the largest air attack on Ukraine since the war began, and the week before, it launched its largest drone attack.
Those attacks happened even as Trump was talking directly with Putin, allegedly about a ceasefire. The White House policy has skewed heavily toward Russia against Ukraine even to the point that Trump’s special envoy Steve Witkoff relied on Putin’s own translators during negotiations on February 11, March 13, and April 11. While Putin speaks English, Witkoff does not speak Russian.
Trump claims to be frustrated with Putin, at one point calling him “absolutely crazy,” which prompted Putin’s spokesperson to suggest that Trump was suffering from “emotional overload.” On May 27, Trump appeared to acknowledge his longstanding relationship with Putin when he posted on his social media site: “What Vladimir Putin doesn’t realize is that if it weren’t for me, lots of really bad things would have already happened to Russia, and I mean REALLY BAD. He’s playing with fire!”
And yet, although more than 80 senators from both parties have co-sponsored a bill to impose stronger sanctions against Russia, Trump has refused to back it, thus stalling it. Meanwhile, Benedict Smith of The Telegraph today covered State Department acting under-secretary for public diplomacy and public affairs Darren Beattie, who dismantled the office that countered disinformation from Russia, China, and Iran. In 2021, Smith notes, Beattie married a Russian national whose uncle has ties to Putin.
Beattie was dismissed from the first Trump administration after attending a white nationalist rally. He has attacked the United States as the “globalist American empire” and said that Putin should infiltrate western institutions to fight “woke” ideology. In 2021, Beattie wrote that the “position [of the U.S.] in the global order [is] rapidly deteriorating” and that he looked forward to its “prestige and power” collapsing. Praising Putin as “brave and strong,” he said that Putin had “done more to advance conservative positions in the US than any Republican” and that “just about every Western institution would improve in quality if it were directly infiltrated and controlled by Putin.”
Beattie also wrote: “NATO is a far worse threat to the health, liberty, freedom, and flourishing of American citizens than Russia and China combined.”
Administration officials said the Ukrainians did not notify them before launching Operation Spider Web.
On Tuesday, Ukrainian forces detonated underwater explosives attached to the Kerch bridge connecting Russia to the occupied Crimean Peninsula. This is Ukraine’s third attack on the bridge since 2022. The SBU said the explosives “severely damaged” bridge supports, but the bridge reopened hours later.
The Ukrainian operations are only the most dramatic developments in ongoing stories today that show the Trump administration is not calling all the shots.
Trump’s vow to negotiate trade deals in place of his tariff walls has not yet produced any of those deals, and the White House today said it’s “likely” that a call will take place this week with China’s leader Xi Jinping. But Lingling Wei of the Wall Street Journal explained yesterday that Xi has made it clear China will play hardball with the U.S.
Daniel Russel, assistant secretary of state for East Asian and Pacific affairs in the Obama administration, told Phelim Kine, Daniel Desrochers, Megan Messerly, and Ari Hawkins of Politico: “Beijing has a sharp nose for weakness, and for all his bravado, Trump is signaling eagerness—even desperation—to cut a direct deal with Xi. That only stiffens Beijing’s resolve.”
Biden administration National Security Council deputy senior director for China and Taiwan Rush Doshi noted that Chinese officials see Trump as “unpredictable” and that Chinese diplomats don’t usually put the leader “at risk of a potentially embarrassing or unpredictable encounter.”
Jake Lahut of Wired reported yesterday that Trump advisors are themselves tired of right-wing conspiracy theorist Laura Loomer, who has Trump’s ear. Their comments to Lahut appear designed to put pressure on Trump to push her away, a sign that for now, anyway, she is entrenched.
Newark, New Jersey, mayor Ras Baraka, whom Department of Homeland Security agents arrested on May 9, 2025, has sued the acting U.S. attorney for the District of New Jersey, Alina Habba, and the special agent in charge of the Newark Division of Homeland Security Investigations, Ricky J. Patel, for false arrest and malicious prosecution. He is suing Habba alone for defamation.
The suit outlines Habba’s public statements against Democrats in New Jersey and her vow to “turn…New Jersey red.” It says Habba acted “as a political operative” “in her individual personal capacity” “outside of any function intimately related to the judicial process” when she posted on her social media account that Baraka “committed trespass and ignored multiple warnings from Homeland Security Investigations to remove himself from the ICE detention center in Newark, New Jersey this afternoon. He has willingly chosen to disregard the law.” After repeated similar public statements, Habba dropped all charges.
Secretary of Homeland Security Kristi Noem took down her list of “sanctuary cities” she said weren’t cooperating with federal immigration authorities after the National Sheriffs’ Association demanded an apology.
Trump began today by attacking Senator Rand Paul (R-KY) for his opposition to the extraordinary cost of Republicans’ omnibus bill, insisting that the bill would create “tremendous GROWTH.” But this afternoon, billionaire Elon Musk took a firm stand against Trump’s “One Big, Beautiful Bill,” posting on X: “I’m sorry, but I just can’t stand it anymore. This massive, outrageous, pork-filled Congressional spending bill is a disgusting abomination. Shame on those who voted for it: you know you did wrong. You know it.”
Meanwhile, Senator Elizabeth Warren (D-MA) released a report showing that Musk’s net worth has increased by more than $100 billion since Election Day. The report listed the many ways in which he used his position in the federal government to stop investigations into his companies, undercut regulations, win federal contracts, gain access to data and sensitive information, attack his enemies, meddle in elections, and secure foreign deals, all without informing the American people of his conflicts of interest.

TRAINING DAY
[Task force 141 x reader]
Summary: New recruit Y/N is assigned tasks with different members of task force 141.
Word count: 1122
Warning: none?
The sprawling training facility was alive with the hum of machinery and the sharp clatter of boots against concrete. The space was vast, purpose-built to simulate everything from urban warfare to hostile environments. It was here that Task Force 141 was about to put their newest recruit—Y/N—through the paces.
Y/N stood in the center of the room, her stance relaxed but her eyes sharp. Dressed in tactical gear, she looked every bit the part of a seasoned operative. However, her reputation for sarcasm and a no-nonsense attitude had preceded her. She cracked a grin as Captain Price strode up to her, his expression a mixture of amusement and sternness.
“Morning, Captain,” Y/N said with a smirk. “I hope you’re ready for a workout, because I’ve been told I’m a bit of a handful.”
Price raised an eyebrow. “I’ve heard,” he said, his tone even. “But let’s see if your skills match your bravado. Today’s drills will push you hard. You’ll be working with each member of the team in various scenarios. Let’s get started.”
Price led Y/N to the first section of the training area, where a series of obstacles and mock enemy positions were set up. The air was thick with the scent of gunpowder and adrenaline.
“Alright, Y/N, you’re up first with me,” Price said, gesturing towards a simulated hostage rescue scenario. “You’ll need to secure the hostages and eliminate any threats without causing collateral damage.”
Y/N nodded, her expression turning serious. “Got it. Time to show you why I’m the best thing since sliced bread.”
As the simulation started, Price observed closely while Y/N navigated the environment with impressive skill. She moved with precision, taking out enemies with calculated shots and avoiding unnecessary risks. Her commentary, however, was a mix of humor and grit.
“You know, Captain, for someone who’s seen as a legend, you sure do know how to pick the worst spots for a rescue. It’s like you’re trying to give me a headache.”
Price chuckled. “Just keep moving and focus. We don’t have all day.”
Despite her banter, Y/N completed the task efficiently, securing the hostages and neutralizing the threats with minimal fuss. Price gave a nod of approval.
“Not bad. You’ve got a knack for this. Next up, Ghost.”
Ghost, ever the enigmatic figure with his skull mask and silent demeanor, awaited Y/N for the next exercise. The task with Ghost focused on stealth and reconnaissance.
“In this exercise, you’ll need to infiltrate an enemy compound and retrieve classified documents,” Ghost instructed through his comms. “Avoid detection at all costs. Ready?”
Y/N smirked. “Stealthy and deadly—that’s my middle name.”
As the simulation began, Y/N slinked through shadows, using every inch of cover to her advantage. Ghost’s occasional instructions were concise and to the point, guiding her through the compound. Despite the intense focus required, Y/N couldn’t help but crack a few jokes.
“If I had a dime for every time I had to dodge a laser sensor, I’d be able to retire by now. Wait, are we done yet?”
Ghost’s response was a silent nod as Y/N successfully extracted the documents without setting off any alarms.
“Impressive,” Ghost said, his voice carrying a hint of approval. “You’re stealthier than a cat on a prowl. Let’s see how you fare with Soap.”
Soap’s exercise was a combination of tactical maneuvers and combat scenarios. The environment was a chaotic battlefield, with simulated enemies and objectives to complete.
“Alright, lass,” Soap said, flashing a grin. “In this one, we’re gonna be in the thick of it. We need to clear these positions and hold them against enemy forces. Don’t be afraid to get your hands dirty.”
The firefight began, and Soap’s energy was infectious. He moved with a blend of aggression and precision, pushing forward while coordinating with Y/N.
“Soap, if you keep yelling like that, I might just mistake you for one of the enemy,” Y/N quipped as she fired her weapon. “And I have to say, you’ve got quite the flair for dramatic entrances.”
Soap laughed, his enthusiasm unabated. “I’ll take that as a compliment. Just make sure you keep up!”
The exercise tested Y/N’s ability to handle high-pressure situations while working as part of a team. Her quick thinking and combat skills shone through as she and Soap cleared the positions and secured their objectives.
“Nice work, rookie,” Soap said, clapping her on the back. “You’ve got some serious chops. Now, let’s wrap it up with Roach.”
Roach’s scenario focused on marksmanship and precision under varying conditions. The targets were set up at different distances, and the challenge was to hit them all within a strict time limit.
“In this one, it’s all about accuracy,” Roach explained. “You’ve got to hit all the targets quickly and efficiently. No pressure.”
Y/N’s response was a smirk as she took her position. “Pressure is my middle name. Let’s see if you can keep up.”
Roach watched closely as Y/N lined up her shots. Her focus was intense, and she hit each target with impressive accuracy. The time limit was tight, but Y/N managed to complete the drill with seconds to spare.
“Good shooting,” Roach said, a rare smile playing at the corners of his mouth. “You’ve got a solid shot. That’s it for today.”
As the training session concluded, the members of Task Force 141 gathered around Y/N. They exchanged looks of mutual respect and approval.
“You’ve done well,” Price said, a hint of pride in his voice. “You’ve proven you’ve got both the skills and the attitude to make it with us. Keep up the good work, and remember, this is just the beginning.”
Y/N nodded, her smirk softening into a genuine smile. “Thanks, Captain. And don’t worry—I’ll be sure to keep you all on your toes.”
The team chuckled, and Y/N felt a sense of camaraderie with the elite group. The training had been intense, but it had also been a chance to prove herself and bond with some of the best operatives in the field.
As she walked out of the facility, Y/N knew that she had earned her place among Task Force 141. The blend of sarcasm and skill had served her well, and she was ready for whatever challenges lay ahead.
In the world of high-stakes missions and dangerous operations, Y/N had found her footing. With the support and guidance of Task Force 141, she was poised to make a significant impact. The training grounds had been the proving ground, and she had emerged stronger, sharper, and more determined than ever.

Part 2
Chapter 3
Natasha's POV
As the video feed of Y/N being held captive in the warehouse flickered to life on the screen, a surge of adrenaline shot through me, my heart quickening with a mix of fear and determination. Bucky stood beside me, his jaw clenched in a silent display of resolve as we watched the chilling scene unfold before us.
The man's taunting words echoed through the room, his malicious intent palpable in every frame of the video. I could see the fear in Y/N's eyes, the shadows of despair that clung to her like a cloak, and a fierce protectiveness surged within me, a primal instinct to do whatever it took to ensure her safety.
Bucky's gaze never wavered from the screen, his expression a mask of steely determination as he processed the gravity of the situation. "We need to move fast," he said, his voice low yet resolute, a sense of urgency cutting through the tension that hung heavy in the air.
I nodded in agreement, my mind already racing with plans and strategies to rescue Y/N from the clutches of the dangerous individuals who held her captive. "We can't let them harm her," I replied, my voice firm and unwavering, a sense of fierce protectiveness welling up within me.
Bucky's eyes met mine, a silent understanding passing between us as we prepared to face the looming threat that now stood before us. "We'll get her out of there, no matter what it takes," he vowed, his voice laced with a quiet determination that fueled the fire of resolve burning within me.
Together, we set out to confront the darkness that lurked in the shadows to face the dangers that awaited us in the abandoned warehouse where Y/N's fate hung in the balance.
And as we embarked on this treacherous journey, I knew that our bond would be tested in ways we could never have imagined, that the true measure of our strength and loyalty would be revealed in the crucible of danger and despair that awaited us.
Natasha and Bucky exchanged a knowing glance, their eyes filled with determination as they set out to locate the warehouse where Y/N was being held captive. Utilizing their extensive spy skills and training, they knew they had to act swiftly and decisively to rescue their friend from the clutches of danger.
Natasha, with her keen eye for detail and analytical mind, meticulously analyzed the video feed for any clues that could lead them to the warehouse's location. "There," she pointed to a distinctive graffiti tag on the wall in the background of the video. "That could be a key marker to narrow down the area."
Bucky, with his sharp instincts and combat expertise, scanned the surroundings of the video for any recognizable landmarks or geographical features that could help pinpoint the warehouse's whereabouts. "I recognize that skyline in the distance," he noted, his voice firm and focused. "It's a few blocks away from the old train yard. That should help us narrow down the search area."
Working in tandem, Natasha and Bucky cross-referenced the graffiti tag and the skyline with their knowledge of the city's layout, using their spy connections to gather intel on known hideouts and criminal activity in the vicinity. "If we can track down recent reports of suspicious activity in that area, we might be able to pinpoint the warehouse's location," Natasha suggested, her voice tinged with a sense of urgency.
Bucky nodded in agreement, his gaze unwavering as he coordinated with their network of informants to gather real-time data on the ground. "We need to move quickly. Time is of the essence," he emphasized, a steely resolve in his tone as they prepared to embark on the rescue mission.
As they pieced together the puzzle of Y/N's whereabouts, Natasha and Bucky exchanged brief yet meaningful words of reassurance and support. "We'll get her out of there, Nat," Bucky stated, his voice a quiet promise of unwavering loyalty. "We'll bring her home safely."
Natasha's eyes held a flicker of gratitude and determination as she responded, "We'll do whatever it takes, Buck. Y/N is counting on us, and we won't let her down."
With their resolve steeled and their plan of action in place, Natasha and Bucky set out into the night, their spy skills honed and their hearts set on one goal - to rescue Y/N from the clutches of danger and bring her back to safety, no matter the obstacles that stood in their way.
「Y/N's POV」
As I sat in the cold darkness of the abandoned warehouse, my heart heavy with fear and uncertainty, I could only hope that Natasha and Bucky were on their way to rescue me. The shadows seemed to close in around me, their icy fingers of despair tightening their grip with each passing moment.
Time ticked by slowly, the silence of the warehouse broken only by the distant sounds of the city outside. I felt the weight of my captivity pressing down on me, a sense of helplessness and vulnerability washing over me like a tide of despair.
But amidst the darkness that threatened to engulf me, a flicker of hope burned bright in my heart, a glimmer of faith in the unwavering determination of my friends to come to my rescue. I clung to that spark of hope like a lifeline, a beacon of light in the midst of the shadows that loomed over me.
As I waited, the minutes stretched into eternity, each second filled with a sense of anticipation and dread. I whispered silent prayers for Natasha and Bucky's safety, for their swift arrival to shatter the chains of my captivity and bring me back to the light of freedom.
And as I sat there, the echoes of my own heartbeat mingling with the distant sounds of the night, I knew that the true test of my courage and resilience was yet to come. But in the depths of my soul, I held onto the belief that my friends would not abandon me, that their bond of loyalty and love would be the key to unlocking the chains that bound me and leading me back to the safety and warmth of their embrace.
As Natasha and Bucky approached the abandoned warehouse where Y/N was being held captive, a tense silence hung heavy between them, the weight of the impending rescue mission pressing down on their shoulders. The night was alive with the whisper of danger, the shadows dancing around them like phantoms as they prepared to confront the darkness that lurked within.
With their spy skills honed and their resolve unwavering, Natasha and Bucky moved with practiced ease, their movements precise and calculated as they closed in on the warehouse. The faint glow of the city lights illuminated their determined faces, a silent promise of unwavering loyalty and unwavering resolve shining in their eyes.
As they breached the threshold of the warehouse, the scene before them unfolded like a nightmare. Y/N, bound and helpless, the cruel shadows of her captors looming over her like a malevolent storm. Natasha and Bucky sprang into action, their movements a blur of precision and skill as they engaged the enemy with lethal efficiency.
The air crackled with the sound of combat, the echoes of fists and bullets mingling with the cries of the vanquished as Natasha and Bucky fought with a ferocity born of desperation and love. The warehouse became a battlefield of shadows and steel, the clash of wills and weapons, a symphony of chaos and defiance.
In the midst of the chaos, Natasha and Bucky reached Y/N's side, their hands swift and sure as they untied her restraints and pulled her into the safety of their embrace. The relief that washed over Y/N was palpable, a wave of gratitude and joy flooding her heart as she clung to her friends, their presence a beacon of light in the darkness that had threatened to consume her.
As the last of the enemy fell, defeated by the combined strength and skill of Natasha and Bucky, a sense of triumph and relief filled the air. Together, they stood amidst the wreckage of the warehouse, their breaths coming in ragged gasps, their eyes meeting in a silent exchange of gratitude and understanding.
"We've got you, Y/N," Natasha whispered, her voice a soothing balm against the chaos that surrounded them. "You're safe now."
Bucky's gaze softened as he looked at Y/N, a flicker of concern and devotion shining in his eyes. "We'll always have your back," he vowed, his voice a quiet promise that echoed in the stillness of the night.
And as they stood together in the aftermath of the rescue, the bond between Natasha, Bucky, and Y/N strengthened.

Chapter 15
Amelia and Lando found themselves caught in a whirlwind of emotions in the weeks following the positive pregnancy test. Doubt lingered in the back of Amelia's mind, wondering if the test result had been a false positive. Each day was filled with a mix of anticipation and anxiety as they waited for confirmation.
Kelly, their gracious host in Brazil and a trusted confidant, stepped in to alleviate Amelia's worries. With her assistance, an ultrasound appointment was arranged, offering the couple the reassurance they desperately sought. As they entered the ultrasound room, Amelia's heart raced with nervous anticipation while Lando exuded a quiet confidence, his excitement palpable.
The ultrasound technician gently applied the gel to Amelia's abdomen before gliding the wand over her belly. The room filled with the soft sound of the heartbeat, a steady rhythm that echoed through the monitor. Tears welled in Amelia's eyes as she laid eyes on the tiny flicker of life on the screen, her heart swelling with an overwhelming sense of joy and relief.
“There it is, our little peanut.” Lando whispered, his voice choked with emotion.
Eight weeks into the pregnancy, it was too early to determine the baby's gender, but Lando already had his suspicions. With a grin stretching across his face, he declared that peanut was surely a little girl, already envisioning tea parties and father-daughter dances. Amelia, although secretly harbouring a hope for a baby boy, couldn't help but be swept away by Lando's infectious excitement.
But more than the gender of their unborn child, Amelia was captivated by the depth of Lando's love and devotion. In his eyes, she saw a future filled with laughter, love, and endless possibilities. She knew without a doubt that he would be an extraordinary father, showering their child with the same boundless affection he bestowed upon her every day.
The looming threat of the Russells continued to weigh heavily on Lando and Amelia's minds. Despite the joyous anticipation of their growing family, they couldn't shake the feeling of unease that accompanied the knowledge of the danger still lurking in the shadows.
With each passing day, they worked tirelessly to shore up their defences and ensure their safety. Lando coordinated with his father and trusted allies to devise a plan to confront the Russells head-on, determined to protect their family at all costs. Meanwhile, Amelia did her part by staying vigilant and keeping a low profile, knowing that they couldn't afford to let their guard down for even a moment.
Lando and Adam knew that taking down the Russells would require a carefully crafted plan that struck at the heart of their operations while minimising the risk to themselves and their allies. After numerous discussions and brainstorming sessions, they finally settled on a multifaceted approach that leveraged their strengths and exploited the Russells' vulnerabilities.
The first step was to gather irrefutable evidence of the Russells' criminal activities. Lando and Adam enlisted the help of trusted contacts within law enforcement and the intelligence community to discreetly collect information on the Russells' illegal operations, including drug trafficking, money laundering, and extortion.
To gather additional intelligence and gather evidence from within the Russells' organisation, they deployed undercover agents and informants to infiltrate key positions within the criminal syndicate. These operatives would gather information on the Russells' activities, identify key players, and gather evidence that could be used to bring them to justice.
Recognizing that the Russells relied heavily on their illicit profits to fund their operations, Lando and Adam devised a strategy to disrupt their financial infrastructure. They coordinated with financial regulators and law enforcement agencies to freeze the Russells' assets, seize their bank accounts, and cut off their sources of funding.
In parallel with their covert operations, Lando and Adam orchestrated a public relations campaign to expose the Russells' criminal activities to the world. They worked with journalists and media outlets to uncover and publicise evidence of the Russells' wrongdoing, ensuring that their crimes were brought to light and that public pressure mounted against them.
Armed with the evidence they had gathered, Lando and Adam prepared to take legal action against the Russells. They enlisted the support of top-notch lawyers and prosecutors to build strong cases against the Russells and their associates, ensuring that they would face the full force of the law for their crimes. Finally, Lando and Adam planned a series of strategic strikes to cripple the Russells' organisation from within. These included targeted arrests of key players, raids on their properties and safe houses, and coordinated law enforcement operations to dismantle their criminal network piece by piece.
Throughout the planning process, Lando and Adam remained vigilant and adaptable, ready to adjust their strategy as needed in response to changing circumstances.
As Amelia lay fast asleep, sprawled out on the bed in a cropped camisole and a pair of shorts, Lando couldn't help but feel a wave of admiration and love wash over him as he gazed at the woman before him. The soft glow of the bedside lamp cast gentle shadows across her features, highlighting the delicate curve of her cheek and the peaceful expression on her face. It had been a long day for Lando, filled with countless hours spent on the phone with his father, Adam, and poring over the latest developments in their plan to take down the Russells.
Despite the weight of their impending confrontation with the criminal syndicate looming over him, Lando found solace in the presence of Amelia beside him. Her trust in him was unwavering, her faith in his ability to keep her and their unborn baby safe serving as a constant source of strength and motivation. It was a responsibility he took seriously, knowing that the safety and well-being of his growing family depended on his actions.
Amelia had made a conscious decision to distance herself from the intricate details of their plan, choosing instead to focus on nurturing their unborn child and maintaining her own peace of mind. While it was unusual for her to be so far removed from the action, Lando understood and respected her decision. He knew that she was doing it for their baby, sacrificing her own desires for the sake of their family's future.
As Lando lay beside her, he couldn't resist the urge to reach out and trace his fingers along her pantyline and up to her belly button. The gentle rise and fall of her abdomen beneath his touch filled him with a sense of wonder and awe. He imagined their baby nestled snugly within her womb, cocooned in warmth and surrounded by love.
As Lando gazed at Amelia, a sense of awe washed over him. He couldn't help but marvel at her strength and resilience, especially in the face of such uncertainty and danger. She had always been his rock, his source of comfort and stability, and now, as they embarked on this new journey together, she was proving to be an even more formidable partner.
He gently brushed a stray lock of hair away from her face, revelling in the softness of her skin and the warmth of her presence. Despite the weight of their circumstances, there was an undeniable sense of peace and contentment that settled over them when they were together.
As he continued to trace patterns on her skin, he felt a surge of love and protectiveness welling up inside him. He vowed to do whatever it took to keep her safe, to shield her from harm and ensure that their baby entered the world surrounded by love and security.
“Hey.” Amelia whispered, waking from her solemn slumber to find Lando laying awake beside her.
“Sorry, I didn’t mean to wake you.” He whispered as well, suddenly upset with himself that he had disrupted her sleep.
“That’s okay.” She smiled warmly at him and ran a hand through his curls. “Are you okay, baby?”
Amelia's gentle touch and understanding demeanour were like a balm to Lando's weary soul. He couldn't help but feel a rush of gratitude for her unwavering support and love, even in the midst of their tumultuous circumstances.
“I'm just overwhelmed, I guess. There's so much riding on this plan, and I can't shake the feeling that I'm not doing enough.” Lando admitted, his voice tinged with exhaustion.
Amelia's expression softened with sympathy as she listened to her husband's concerns. She knew all too well the weight of responsibility that Lando carried on his shoulders, especially now with their unborn child to consider.
“You're doing everything you can, Lan.” She reassured him, her voice tender. “And, that’s more than enough.”
Lando nodded, a faint smile tugging at his lips as he gazed into Amelia's eyes. In that moment, surrounded by the warmth and comfort of their shared love, he felt a renewed sense of determination wash over him.
“Thank you, Milly.” He murmured, pressing a soft kiss to her forehead. “I don't know what I'd do without you.”
Amelia returned his smile, her heart swelling with affection for him.
“You'll never have to find out.” She whispered, wrapping her arms around him in a tender embrace.
“Marry me.” He suddenly declared as he peered up at her. “When we get back to the UK, marry me.”
Amelia's eyes widened in surprise at Lando's sudden declaration, her heart skipping a beat at the unexpected proposal. She searched his gaze, seeing the sincerity and love shining brightly in his eyes.
“Lando… Are you sure? With everything that's going on?" She began, her voice trembling with emotion.
He reached out to gently cup her face in his hands, his touch sending shivers down her spine.
“I've never been more sure of anything in my life. I want to marry you, Amelia Rossi, more than anything in this world.” He declared, his voice soft but resolute.
Tears welled up in Amelia's eyes as she was overcome with a rush of love and joy. She had dreamed of this moment, of spending the rest of her life with Lando, and now, with their baby on the way, the idea of becoming his wife filled her heart with an indescribable happiness.
“Yes, Lando, a thousand times yes.” She whispered, her voice barely above a breath.
A radiant smile broke across Lando's face as he pulled her into a tender kiss, sealing their unspoken vows with a promise of forever.
After a serene twenty minutes wrapped up in each other’s embrace, Amelia relaxed and fell back asleep leaving Lando still awake. He kissed her stomach.
“Hey, peanut. You better be a girl, you hear, so we can name you Catherine, okay?” Lando whispered to his unborn baby before planting another kiss on Amelia’s stomach.

Excerpt from this story from Anthropocene Magazine:
U.S. states can decarbonize on their own for about the same price as a federal-led effort to reduce emissions by the same amount, according to a new study. The findings underline that a “coalition of the willing” could not bring the country to net-zero emissions on its own. But they also represent a hopeful vision of how climate action in the U.S. could continue despite Trump Administration rollbacks.
The Biden Administration pursued ambitious decarbonization policies via the Inflation Reduction Act and other initiatives, while the Trump Administration has taken a very different approach to climate policy. The situation highlights the volatility of national-level climate action in the United States, even as the American public broadly supports developing alternative energy sources, and urgent action is needed to avoid locking in fossil fuels with new infrastructure.
Enter “climate federalism,” a concept that casts U.S. states as laboratories not just of democracy but of climate action. In theory, this bottom-up approach might be more effective and durable than top-down action. In the new study, researchers sketch out what it might look like in practice.
“Ultimately the most important takeaway here is that state-led action can achieve substantial emission reductions, even without federal support, but that the world looks very different from one where there is federal coordination,” says study team member Jeremiah Johnson, an environmental engineer at North Carolina State University. “This has some important implications, not just for those states that choose to participate, but also for those who don’t.”
Johnson and his colleagues identified 23 U.S. states that are most likely to pursue net-zero emissions by 2050, based on the number of climate policies currently on the books as well as their overall political leanings. They fed publicly available energy system data into a computer model to estimate the cost of decarbonization and predict the green technologies that the states would likely turn to in their efforts.
Action by this group of states could reduce U.S. greenhouse gas emissions by about 46% by 2050, the researchers report in the journal Nature Communications. The researchers then used the same model to explore what federally coordinated action to reduce national emissions by the same amount would look like.
Federal led climate action would be about 0.7% cheaper than state action, the researchers found. “We were surprised [the state-led] emissions reductions would be achieved at costs comparable to federal actions,” Johnson says. Since only about half of U.S. states were expected to pursue net-zero emissions, “we expected to see this considerably push up the costs of achieving deep decarbonization.”
However, the mix of green technologies that would be used in a state-led decarbonization effort would be different from the federally coordinated one. The state-led effort would lean heavily on green manufacturing technologies to decarbonize industry, while the federal approach would rely more on clean energy such as solar and wind power.
The net-zero states would likely rely on electrification to reduce emissions from transportation and industry, as well as direct air capture to neutralize residual emissions. They might also purchase more electricity from neighboring states, leading to the potential for “emissions leakage.” In the state-led scenario, “we observed substantial new electricity exports from the Great Plains states into the Upper Midwest while those exporting states increased fossil fuel-based use,” Johnson says. “This would undercut the efforts of net-zero states unless their policies are designed to address this.”
The state-led scenario also leaves some cost-effective mitigation opportunities on the table, such as bioenergy with carbon capture and storage in the Southeastern United States, where states are unlikely to pursue decarbonization without federal action. Still, if state-led action is the only option, this can lead to substantial progress on climate, the study shows.

Why aren't the headlights of a car always on?
The decision to not have car headlights always on involves a mix of practical, technical, and regulatory considerations. Here's why manufacturers and regulators avoid this approach, despite potential safety benefits:
1. Energy Efficiency & Battery Drain
Older Cars: Traditional halogen headlights draw 55–100 watts per bulb, draining the battery if left on when the engine is off.
Modern LEDs: While LED lights use less power (~10–30 watts), keeping them on 24/7 still adds unnecessary strain on the electrical system, especially in hybrids/EVs where energy conservation is critical.
2. Bulb Longevity
Halogen Bulbs: Lifespan drops from ~1,000 hours to 500 hours if used continuously.
LEDs/DRLs: Daytime Running Lights (DRLs) are designed for longevity (~10,000–30,000 hours) but are dimmer than full headlights. Full headlights always on would wear out faster.
3. Light Pollution & Driver Distraction
Glare Risks: Always-on headlights can blind other drivers in low-light conditions (e.g., dusk, tunnels) or when parked.
Urban Areas: In well-lit cities, constant headlights contribute to light pollution and may desensitize drivers to actual low-visibility hazards.
4. Regulatory Standards
Daytime Running Lights (DRLs): Many countries (e.g., EU, Canada) mandate DRLs for daytime visibility, but these are dimmed versions of headlights (~20% brightness) to balance safety and energy use.
Full Headlights: Regulations (e.g., FMVSS 108 in the U.S.) require headlights to be manually or automatically activated only during darkness, rain, or low visibility.
5. Situational Awareness
Driver Control: Requiring drivers to manually turn on lights in poor conditions (e.g., fog, rain) reinforces situational awareness. Automatic systems can fail, leaving drivers complacent.
Parking: Lights left on in parking lots could confuse other drivers (e.g., masking turn signals) or drain batteries.
6. Adaptive Lighting Solutions Instead of "always on," modern cars use smarter systems:
Automatic Headlights: Sensors activate lights only when needed (e.g., darkness, rain).
Adaptive Driving Beams (ADB): Matrix LEDs dim specific segments to avoid blinding others while keeping other areas illuminated.
DRL Hybrid Systems: Some cars use DRLs as low beams at night, reducing redundancy.
7. Environmental Impact
Carbon Footprint: Continuous headlight use increases fuel consumption in gas vehicles (~0.5–1% reduction in mileage for older cars).
Battery Waste: Prematurely drained batteries (from forgotten lights) contribute to lead-acid battery waste.
Why Some Cars Seem to Have Lights Always On
Daytime Running Lights (DRLs): These are not full headlights but dimmer, energy-efficient LEDs designed for visibility without glare.
"Auto" Mode: Many drivers leave headlights in automatic mode, giving the illusion they’re always on.
When Should Headlights Be On?
Legally Required: 30 minutes after sunset to 30 minutes before sunrise, or visibility <1,000 feet (varies by region).
Voluntary Use: Rain, fog, or dawn/dusk "twilight" hours.
The Future: Smarter Systems New technologies aim to balance safety and efficiency:
Vehicle-to-Everything (V2X): Cars could coordinate lighting via wireless networks to optimize visibility.
Solar-Powered LEDs: Self-sustaining lighting systems for EVs.
Final Takeaway: While "always on" headlights might seem safer, the energy, environmental, and practical costs outweigh the benefits. Modern automatic and adaptive systems strike a better balance, ensuring lights activate only when needed. If you want lights on more often, use the "auto" setting or manually toggle them in marginal conditions.

Atlas II AS7-D-HTb 'Aumakua'
Tumblr media
(note: the above propaganda piece/dramatization of the Battle of Coromodir, produced in 3035, depicts a standard Atlas in place of the 'Mech's true status as an Atlas II. Broad details such as the original weapons loadout and the Aurigan Royal Guards paintjob are accurate, however.)
Mass: 100 tons Chassis: Foundation Type 10X-C Power Plant: Vlar 300 XL Cruising Speed: 32.4 kph Maximum Speed: 54 kph Jump Jets: Army Comm Class 5 Jump Capacity: 0 meters Armor: StarSlab/2L Ferro-Lamellor with CASE II Armament: 1 LRM 20 (w/ Artemis V FCS) 1 LAC/20 1 Streak SRM 6 2 Medium Pulse Laser 2 ER Large Laser Manufacturer: Defiance Industries,Hegemony Research and Development Department, Weapons Division Primary Factory: Hesperus II,New Earth Communication System: Army Corporation Type 29K Targeting & Tracking System: Unknown Introduction Year: 3153 Tech Rating/Availability: F/X-X-X-X Cost: 32,988,000 C-bills
Deployment Its origins unknown, the only known example of the AS7-D-HT was found inside Castle Nautilus, an SLDF Outpost Fortress found on the world of Artru in the Aurigan Reach (located thanks to coordinates recovered by Fursona's Fusiliers onboard the now-ACS Dobrev), and used by Kamea Arano during her final defeat of the Aurigan Directorate - by the end of the campaign it had come to be referred by the name "Aumakua". This seemingly custom variant retained the bulk of the standard model's weapon loadout save swapping the LB-X-10 for a mammoth Autocannon/20 for enhanced short-range combat.
In the century and a quarter since its initial discovery, the 'Mech has been rebuilt and further modified multiple times, as the Aurigan military strove to keep up with modern technological developments; by 3153, the 'Mech mounts an experimental Light Autocannon/20 firing caseless ammunition (loaned by the Federated Suns, and capable of replicating the enhanced rate of fire of an Ultra Autocannon - while being much lighter and less bulky), along with Clan variants of (or upgrades to) all the original configurations' weaponry - the LRM 20 coupled to an Artemis V fire control system, and the original SRM 6 swapped for a Streak SRM 6.
The redesigned 'mech also mounts Clan double heat sinks - 14 of which provide extensive heat dissipation to the design; these are further backed up by a combat computer for heat management and a RISC Emergency Coolant System (likely obtained through Fusiliers connections with the Republic and indeed RISC itself). Covering the 'mech are 22 tons of Ferro-Lamellor armor - ensuring that the enemy will struggle to deal damage, and if the enemy does breach the outer layers of armor, they will find the Clan-spec XL engine and gyro have both been further armored. Finally, the 'mech has been mounted with CASE II to protect against ammunition explosions, and the head of the 'Mech has been armored extensively - in addition to full Ferro-Lamellor armor coverage, further internal armoring was applied to the entire head assembly - including the sensors and life support, as well as the added cargo space (used to expand the internal amenities available to the High Lord/Lady - leading to the 'Mech's unofficial nickname of "the Royal RV") and the remote drone command console operated by a Royal Guard MechWarrior (who is additionally trained in close protection). Lastly, an extremely (some have gone so far as to say "excessively") armored cowl has been draped over the head, with multiple redundant layers of armor in all directions, but especially heavy in the rear and side directions. This ensures that the leader of the Aurigan Coalition has little to fear from their enemies.

Far-left activists have been caught plotting a coordinated assault on the Trump administration and the MAGA movement, using a calculated mix of sabotage, disruption, and civil disobedience. While they frame their efforts as “lawful, non-violent non-cooperation,” the reality is a blatant attempt to undermine democracy, reject the will of the voters, and plunge the nation into chaos.
An article recently published on Lawfare Media summarizes the far-left’s plans, proposing a series of disruptive activities designed to grind society to a halt, all framed as noble resistance to a duly elected government.
Far from being a virtuous stand for democracy, these tactics reveal a far-left authoritarian impulse that undermines the will of the people and threatens the stability of the republic.
The planned disruptions include:
Coordinated traffic slowdowns, with masses driving at the “minimum lawful speed” to clog highways and intentionally cause traffic jams.
Mass cricket releases, inspired by activists in London, to harass and disrupt public events.
Strategic “die-ins” to paralyze key locations.
Unscheduled marches designed to maximize inconvenience and cause chaos in public spaces.
Federal workers “slacking off”, doing the bare minimum at coordinated times.
Mass paper tax filings with sloppy handwriting to overwhelm the IRS, while refund recipients file electronically.
The Lawfare author’s flippant note about the cost of crickets ($15.99 for a thousand!) betrays a cavalier attitude toward consequences, as if this is all a game rather than a gamble with the country’s social fabric.

Today I figured I'd rant about a mech that's dangerously, frustratingly close to being good. In the winter of 3049 as the Clan Invasion crashed into the Draconis Combine, Coordinator Takashi Kurita demanded the Combine's remaining manufacturing bases make good the losses the DCMS had suffered fighting again the extra-spheroid invaders. Enter one Nimakachi Fusion Products Limited, a Free Worlds based dropship and light battlemech manufacturer with a significant presence in Combine space. Nimakachi ramped up their Spider production lines significantly to meet the DCMS's demand for new mechs, but the company also saw an opportunity to expand and produce a new design in-house that would serve as a more combat oriented version of the venerable jumping scout mech. To that end, they designed the Venom
5 tons heavier than it's original inspiration and model code namesake, the SDR-9K Venom is an attempt to answer a fairly frustrating problem posed by newly discovered lostech- namely the range issues of inner sphere pulse lasers. With half the range of their clantech equivalents, ISPLs end up frequently underperforming even their standard counterparts at anything more than absolute shoved-down-your-throat, see-the-whites-of-the-enemy-mech-pilot's-eyes ranges. Now, Namikachi clearly decided that made them perfect for attaching to their bulked up Spider chassis, using its impressively quick 8/12/8 speed to rapidly close and find chinks in the enemy's armor before jumping away to cover. Unfortunately, despite their extensive use of lostech in their new mech's design, NFPL appears to have poached a couple of engineers from Luthien Armor Works, because when they were building a cooling system for the Venom they chose to sabotage their new design with three words: single heat sinks.
Tumblr media
Reader, the SDR-9K builds 16 heat on an alpha strike, 24 if it jumps, and every turn it sinks 12. A venom pilot must choose to either seriously expose herself for at least one turn every time they fire their weapons (something she's unlikely to do, considering the mech's paltry 3.5 tons of armor), or more likely spend 2 or 3 turns away from the fight every time they dive in for a strike simply cooling off as they jump around. Attemping to find a bright spot here- the weapons all being located in the center torso makes the design reasonably handy as a light fist fighter, meaning that even when it's blazing hot it still has some means of defending itself up close between dives at someone's rear torsos.
Despite this serious cooling flaw, a mix of the DCMS's existing homicidal tendencies towards its pilots, the efficacy of the Venom as both a rapid response and hit and run platform with low maintenance costs, and likely a healthy does of 'any port in a storm' mentality, the Combine was elated with the design and ordered them by the company in 3050 as pirate interdiction mechs on the fringes of their territory.
Tumblr media
Now, despite the deeply troubled original design, the Venom does have some variants that might make it better, so let's run those down really quick. The SDR-9KA takes out one of the torso lasers and replaces it with two tons of armor. While no longer capable of delivering a PSR on its own, this variant does beat the original at least *somewhat* in heat management while also being able to take a PPC/Clan Large Laser to any component before needing to take a crit check.
Tumblr media
The SDR-KB is more of the same, but it lowers the heat load even further by adding in a 13th heat sink (yay!), pulling 2 of the jump jets (boo!), and replacing a pulse laser with a machine gun, a ton of ammo, and a ton of extra armor. While this does mean we finally have a variant capable of firing all its guns and moving without burning out the pilot, the presence of the massive torso bomb in conjunction with the slower air speed and thin armor means that this variants staying power is likely wasted in most engagements where it will be more easily disabled or killed.
Tumblr media
Finally, because it's a Combine adjacent design, we have the SDR-9KC which is a c3 design. Similar to the 9KA, it pulls a pulse laser for some extra weight to play with, as well as upgrading the chassis to endosteel to make room for the telemetry computer. Unfortunately the cuts don't end there, as Namikachi's mech also pulled out one of the mech's precious double heat heat sinks for even more additional armor. Wait, double heat sinks? Hallelujah yes! Someone finally made the really obvious choice and gave the Venom proper freezers, meaning after 16 years it's finally capable of regularly firing all its guns and jumping. The final 7 tons of armor means the 9KC is also surprisingly tough for its speed and weight, capable of shrugging off most weapons short of a gauss rifle to any off its components with armor left to spare.
Sarna tells me there's another variant, the 9KE, which is armed with an ER laser, ER flamer, mine and remote sensor dispensers, and a partial wing, but Flechs doesn't have a nice sheet for it and dark age tech scares and confuses me. If you want a kooky little scout for your missile carrier company that can annoy attackers with mined roads, this might be it but YMMV.
Tumblr media
Despite my ragging on it, I quite like the Venom as a design and an idea. Pulse laser jumpy boys are a favorite niche design type of mine, and when given the cooling they need to succeed, they can be fairly menacing little bastards. It also just looks plain cool with the pointy Ming the Merciless-esque shoulder bads and vectoring fins. With even the 9KC coming in comfortably well under 900 bv, they're cheap additions to the cavalry/exploitation arms of your lances to run alongside things like Wolverines and their bigger brother, the Wraith. Definitely worth a try at keast once if you own a Spider and play in Civil War or later!
