You’ve figured out the basics of setting up your smart home, now it’s time to raise your game. I’ve spent years installing, configuring, and tweaking dozens of smart home products in virtually every product category. Along the way I’ve figured out a lot of the secrets they don’t tell you in the manual or the FAQs, ranging from modest suggestions that can make your smart home configuration less complex, to essential decisions that can save you from having to start over from scratch a few years later.

Here’s my best advice on how to optimize your smart home tools, top tips and best practices.

1. Choose a master platform at the start These days, an Amazon or Google/Nest smart speaker or smart display can fill the role of a smart home hub (and some Amazon Echo devices are equipped with Zigbee radios).

There are three major smart home platforms on the market, and your smart home will probably have at least one of them installed: Amazon Alexa, Google Assistant, or Apple Home Kit. The industry now revolves around these three systems, and virtually every significant smart home device that hits the market will support at least one of them, if not all three.

These platforms are different, of course. Alexa and Google Assistant are voice assistants/smart speakers first, but the addition of features that can control your smart devices has become a key selling point for each. Home Kit is a different animal, designed as more of a hub that streamlines setup and management. But since Home Kit interacts , it too offers voice assistant features provided you have your iPhone in hand or have an Apple Home Pod.

All three of these platforms will peacefully coexist, but you definitely don’t need both Alexa and Google Assistant in the same home, and managing both will become an ordeal as your smart home grows larger. It’s also completely fine to use Home Kit for setting up products and then using Alexa or Google Assistant for control. If you have a Home Kit hub device (either an AppleTV or a Home Pod), you’ll want to use it, as it really does simplify setup.

2. You don’t necessarily need a smart home hub In the early days of the smart home, two wireless standards, Zigbee and Z-Wave, were going to be the future. These low-power radios offer mesh networking features that are designed to make it easy to cover your whole home with smart devices without needing to worry about coverage gaps or congestion issues.

The main problem with Zigbee and Z-Wave devices is that they require a special hub that acts as a bridge to your Wi-Fi network, so you can interact with them using a smartphone, tablet, or your computer (while you’re home and when you’re away, via the internet). Samsung SmartThings is the only worthwhile DIY product in this category at present; its only credible competitor used to be Wink, a company that is now on its third owner and which has a questionable future at best. The Ring Alarm system has both Z-Wave radios onboard, but it’s much more focused on home security than home control.

As simple as Smart Things and Ring Alarm are, you’ll still face a learning curve to master them, and if your home-control aspirations are basic, you might find it easier to use devices (and the apps that control them) that connect directly to your Wi-Fi network and rely on one of the three platforms mentioned above for integration. It’s worth noting here than the 800-pound gorilla in the smart lighting world—Signify, with its Philips Hue product line now offers families of smart bulbs that rely on Bluetooth instead, so they don’t require the $50 Hue Bridge.

That said, however, you’re limited to controlling 10 Hue bulbs over Bluetooth. The Hue Bridge is required beyond that, and it’s also required if you set up Hue lighting fixtures, including its outdoor lighting line.

The bottom line on this point: Unless you want to build out a highly sophisticated smart home system, I recommend sticking with products that connect directly to your network via Wi-Fi, rendering a central hub unnecessary.

3. Range issues can create big problems

The downside of installing Wi-Fi only gear is that everything in the house will need to connect directly to your router. If your router isn’t centrally located and your house is spread out, this can create range issues, particularly in areas where interference is heavy: the kitchen, bathrooms, and anything outside.

Your best bet is to check your Wi-Fi coverage both inside and outside the house before you start installing gear. Make a map of dead zones and decide whether you can live with them. If not, you’ll want to consider relocating your router or moving up to a mesh Wi-Fi network with two or more nodes. You can read more about mesh Wi-Fi networks here.

Interference can also be a troubling problem that changes over time. If your next-door neighbor upgrades or moves his router, you may find that an area of the house with a once-solid signal has suddenly become erratic. You can tinker with the Wi-Fi channel settings in your router’s administration tool, but deploying a mesh network is a more sure-fire solution. Netgear even has an Orbi mesh node that can be installed outdoors to cover your backyard.

4. You don’t need smart gear everywhere

Many a smart home enthusiast has dreamed of wiring his entire home from top to bottom with smart products. A smart switch in every room and a smart outlet on every wall sounds like a high-tech dream; in reality, it can spiral into a nightmare.

The biggest problem is that while smart gear can be amazingly convenient, it also adds complexity to your environment because all of it must be carefully managed. Does installing 50 firmware updates sound like a great way to spend the weekend? Or troubleshooting that one switch that just won’t suddenly connect properly? Deploying smart speakers all over house, so you don’t need to yell for one to hear you, sounds like a great idea, too—that is, until the speakers have difficulty deciding exactly which one you’re talking to.

Devices such as Leviton’s Decora Smart Voice Dimmer with Amazon Alexa make it easy to put Amazon’s digital assistant in every room, which sounds like a great idea until they start fighting each other to answer your commands. In choosing where to install smart gear, think first about necessity. The hard-to-reach socket where you always plug in your Christmas tree is a perfect place for a smart outlet that can be set on a recurring schedule. The kitchen is a great option for voice control, so you don’t need to touch anything with dirty hands. My living room feature is lighted by three lamps which would normally have to be turned off and on individually; with smart bulbs and Alexa, it’s easy to power them on with a couple of spoken words. But does the overhead light in the master closet really need to have any of these features?

And finally, there’s the obvious issue: Smart gear isn’t cheap, and outfitting a large home with smart gear can quickly become exorbitantly expensive. Think about what happens when your gear becomes outdated (and out of warranty)?

The bottom line: While it’s a great idea to install everything you think you’re going to use at the start of your project, don’t overdo it. You can always add on to your system down the road. Install smart gear only where you legitimately know you will use it.

5. Consolidate vendors It might sound like common knowledge to suggest you try to stick with a single vendor when it comes to all your switches or light bulbs, but it’s easy to be wooed by a product that promises new features or better performance. Avoid taking the bait: Over time, bouncing from one vendor to the next will leave you managing multiple apps, and you’ll likely get confused about which one goes with which device.

Many smart outlets and switches don’t carry a visible brand logo, so it isn’t always as easy as just checking the hardware itself to see where you should go. (Making matters worse, many smart products use a management app with a name that that has no relation to the hardware’s name.) And while most HomeKit-capable apps can control other vendors’ Home Kit devices, you’ll still usually need the official app to get things set up initially and to perform regular maintenance.

The good news is that Tech Hive has plenty of buying guides in almost every smart home category to help take the guesswork out of figuring out which brands to build your home around, so you needn’t experiment to find the best products on the market.

6. Give your gear short, logical names By default, many smart products will give themselves a name during setup that consists of generic terms and random digits, none of which will be helpful to you in identifying them later. It’s best to give your gear a short but logical and easy-to-remember name when you first set it up.

Start by giving all the rooms in your house a name in the management app, even if they don’t have any gear in them. (You might install equipment there later.) “Bedroom” is not a good name unless you only have only one. You’ll want to use the most logical but unique names possible here: “Master bedroom,” “Zoe’s bedroom,” “Guest bedroom,” and so on.

Now, when you install a product, standardize names using both the room name and a description of the item—or what the item controls. For example: “Master bedroom overhead lights” for a wall switch or “Office desk lamp” for a smart plug connected to said lamp. In rooms where you have multiple products, you can use a longer descriptor, numerical ID (1, 2, 3…), or something similar. In my living room, the three lamp smart bulbs are named Living room lamp left, center, and right, so if one isn’t working in the app, it’s easy for me to figure out which is which.

Doing this work up front will save you time if and when you connect your gear to a voice assistant. Not only does having a standardized, logical naming system make it easy for you to remember what to say, changing the name of a product in its app generally means having to re-discover the product within your voice assistant app, which is a hassle.

7. Wiring never looks like it does in the pictures

Manuals and online guides always make in-wall wiring look like a standard, well-organized affair, but I can assure you that many an electrician has taken some significant liberties with the way that switches and outlets are wired in the average home. Don’t be surprised to find multiple black line/load wires when you expected to find just two, strange in-wall hardware that doesn’t look like the picture, and wiring that simply doesn’t make sense.

The neutral wire required by the vast majority of smart switches and outlets is typically white. So which of these two white wires is the neutral? Of course, you can always experiment as long as you’re patient. There’s little risk of damaging the product if you miswire it the first time. Just make sure you’re turning the power off at the circuit breaker before you touch anything.

As a last tip on wiring, note that neutral (typically white) wiring is essential for most of the smart switches on the market. If there is no neutral wire in the electrical box where you want to install a smart switch, you’ll need to seek out the handful smart switches and dimmers that don’t require a neutral wire, like these C by GE models or certain switches.

8. Expect problems to emerge without warning

You know how your computer suddenly starts crashing every day, or your printer abruptly vanishes from the network? The same kind of things happen to smart home gear, which, after all, are miniature computers of their own, all prone to the same types of issues. Expect the occasional product to abruptly disconnect from your network, vanish from the management app, or stop working altogether—even after months or years of otherwise trouble-free operation, without any discernable reason. In many cases, you’ll need to manually reset the product to get it to reconnect to the app. Sometimes the app will guide you through this process, otherwise a quick Google search can get you squared away.

9. Pay attention to battery life

Devices not attached directly to the grid rely on battery power to operate. Door/window and motion sensors, smart locks, smart doorbells, many cameras, smoke alarms, and more are all likely to require regular battery replacements or recharging, and while many devices claim to last for multiple months or even years, the reality is often shorter than that.

Take stock of the batteries each of these devices use—some are truly oddball cells that you won’t have in the junk drawer—and keep spares on hand for when they die. Devices that use a rechargeable battery like the Ring Doorbell are supposed to alert you via the app when the battery is running low, so you can recharge it before it goes totally dead, but my experience is that these alerts are rarely actually delivered (or end up being ignored).

If your Ring Video Doorbell’s battery is dead, you’ll never know if someone’s ringing the bell (which, in my case, usually means a “missed delivery” slip from FedEx). Less obvious may be the extreme complexity in the magnificent order, which may be outlined using the principles of mathematics and engineering. Our attempt will be to demonstrate this beauty and order imbued in nature by the Creator.

The role of mathematics in understanding nature

Mathematics is a discipline of thought. It helps to develop our way of thinking and is an exercise in improving our intelligence. Mathematics can be considered as another kind of language, a language very different from that of a spoken language. When it is hard to convey our thoughts in terms of words, or our words become insufficient to express our thoughts, mathematics may be used as an alternative. On some occasions, expressing ideas via mathematics might be more concise, much clearer and more understandable. Although mathematics is considered to be a separate branch of science, in fact it is related to all branches of science. Nowadays, even in biological and social sciences, extensive studies are being conducted using mathematics.

Engineering was one of the earliest application fields of mathematics. It has strong links with mathematics as well as physics. Many engineering problems can be considered as an application of mathematics and hence applied mathematicians and engineers share common research areas. Engineers try to improve the quality of life by designing new products and in the design process, geometry and mathematics play a vital role.

Since the first day of existence on the world, mankind has tried to understand and formulate the surroundings and events that take place around them. They have investigated the world and the cosmos and accumulated knowledge. Each question that was answered yielded more questions to be answered and the more the knowledge that was acquired the better the extent of our ignorance about the universe was understood.

A person who develops their knowledge of mathematics can understand more about this supreme order. For example, the universal gravitational law, which describes the movement of planets, can best be understood through mathematical equations, while the solutions of the equations yield the well-known elliptic paths. The concept of infinity that is attributed to the Creator can be realized through the concept of infinity that is frequently used in mathematics. So mathematics is an essential tool in developing our understanding of the nature and universe. It is essential also in applying the principles of physical laws in nature to improve our quality of life. The design of an airplane requires extensive mathematical calculations and applications of physical laws.

Finally, it should be noted that mathematics also has its limits, as it is something that has been developed by human beings and may not be sufficient to express the total order and all physical laws. Chaotic motion, a very complex order, was developed recently to understand some phenomena that do not obey the rules of deterministic motion. A daily example of such motion would be atmospheric motion. With even super computers and satellite technology, the path of the hurricane Katrina could not be predicted precisely due to its largely chaotic behavior and these errors cost thousands of lives.

Basic engineering principles and their applications in nature

First, let’s briefly describe some of the fundamental engineering courses and their aims. Dynamics is the science of motion. It models motion, describing the relation among displacement, velocity and acceleration. The specific type of motion and its causes, such as forces, movements, impulses etc. are examined. Dynamics deal with solid bodies while fluid mechanics basically deals with liquids and gases.. In the context of fluid mechanics the rest states of fluids as well as their motions are investigated. The strength of materials deals basically with the design of structures and mechanical parts to loading conditions. Under a given loading condition, what would be the best design for withstanding the loads while using the minimum amount of material? Materials science deals basically with the mechanical properties of various materials and the causes (microstructure etc.) of those properties. Proper selection of the materials to perform the required task is another important issue.

Living organisms can also be considered as some sort of design, but of course they are different from man-made designs. Living organisms, whether they are plants, animals or human beings, are designed to perform a specific predetermined task. The organism has to move, find food, safely operate and resist the forces that act on it throughout its life, and it must reproduce. Therefore, organisms have to be designed (or more precisely created) according to the principles of engineering. The development of technology drew attention to creatures and the underlying engineering principles in their structures. Extensive research on living creatures revealed a clear conclusion: Designs applied in nature are much more sophisticated then the ones humans come up with.

Bernoulli’s principle is a fundamental principle in fluid mechanics. Basically, the principle states that when the velocity of fluid increases the pressure drops and visa versa. The lift force generated in the wing of a plane is explained with this principle. Air separates in front of the wing and reattaches at the back. When the upper surface of the wing is slightly curved and the bottom flatter, the air particles in the upper part travel a further distance at a higher velocity and meet the particles traveling under the wing at the back. The relatively higher velocity on top causes a pressure difference in the lift direction and this lift force balances the weight of the plane. Many applications of Bernoulli’s principle can be found in living organisms. A fish moving in water is a good example. In particular, fish that swim at great speeds, like the tuna, have distinctive body shapes: The mouth of the fish is at the front where the fluid comes to rest and the pressure is very high, making the fluid intake of oxygen easier. The heart is located at the minimum pressure point to make it easier for it to beat. The eyes are located on a precise saddle point, a place which is not affected by velocity changes. Since the pressure is constant for all ranges of velocities, vision is not distorted by movement. Another example is the human body. When one breathes in the fluid velocity in the nose increases and pressure drops. The outer pressure is higher than the inner pressure and the walls tend to collapse. If bones were found at the tip of the nose, they might easily break when excessive force was present. We need some other material to sustain the shape yet be elastic enough not to break down. Cartilage is the best choice in this case, as it has both strength and elasticity. Our ears are also made from the same material. If bones were used instead of cartilage in our ears, resting our head on one side would be painful or even cause damage to the ears.

Insect flight is another important issue and has attracted considerable research recently. Fluid scientists now realize that insect flight is much more developed than our flight techniques. Turbulence is the main issue. In turbulent flow, the fluids move in erratic paths colliding with each other, forming eddies and irregularities. This is a dangerous state, especially for planes, and increases the friction forces between fluid and structure. Therefore the maintenance of a regular flow (laminar flow) over the wings is advantageous. However, all insects benefit from turbulence and some portion of their lift is gained from eddies that are formed over their wings. Mechanical insect robots are built to understand insect flight. Insects have movable elastic wings, but aircraft only have immovable rigid wings. Movable elastic wings would certainly improve the flight of planes and their maneuverability, but extensive research has to be done before these designs can be safely implemented.

The bumps on the fins and heads of some whales are not accidents of nature. They were given to them by the Creator for some very special purposes. They decrease the friction (drag) force by 10% and increase the lift by 5%.1 When some have the effect of decreasing drag, they can also decrease lift and visa versa. This effect of both decreasing drag and increasing lift, which can be observed in whales, is very uncommon in fluid mechanics.

Streamlining is a very important issue for an object that moves in a fluid. Fluid particles move around an object that follows a path. Roughly speaking these paths are streamlines (in a steady motion) and it is a general rule that abrupt distortion of these streamlines should be avoided. Smooth changes in the streamline help to reduce the friction force between the object and fluid. All organisms, particularly those that move at greater speeds, have been created in accordance to streamlining principles. In these you can find many species of birds and fish, such as dolphins, sharks, whales etc. The friction reduction caused by the shape of a dolphin is still a controversial issue in science and the underlying mechanism has not yet been well understood.

An example of the strength of natural materials can now be given. Our bones are optimum structures, combining strength with lightness. In modern buildings, 60-70% of the buildings consist of the skeletons, which carry the loads and moments. In our body, our skeleton is only 1/7th of our body weight. Bones have inspired a new generation of lightweight structures. For instance, a bridge inspired by the backbone was recently designed.2 When a longitudinal cross-section is taken from a femur, some curved lines are observed. Recent numerical simulations revealed that these lines are to be found in one exact place and their configuration increases the strength of the bone. Our backbone and the muscles around it withstand very high loads, equivalent to 7,000 Newtons or approximately 700 kilograms of weight.3 The bones of mammals are hollow inside to increase strength. The inner to outer ratio of the radii is at the optimum range, between 0.4 and 0.7.4

Hardness is another important issue in some applications. Seashells are the leaders in this issue. Their microstructures are being investigated under electron microscopes to invent new materials with extreme hardness properties. Micro-cracks inside a material grow over time, finally leading to failure. This is a major problem in turbine blades and this phenomenon is responsible for some plane crashes. In seashells, micro-crack inhibiting mechanisms are inserted to prevent crack growth. Inspired by spider silk and the microstructure of bird feathers, a new generation of bullet-proof waistcoats has been developed.

Owls are very silent flyers; they need to be so in order to approach rodents as rodent ears are highly sensitive to sound. Recent investigations have shown that the special geometry of their wings results in this silent flight. Their feathers are placed to form fringes on their wings. The technology might be mimicked to reduce the noise generated in planes.5

A recent engineering discipline is robotics. There are industrial robots, which are designed to perform some very special tasks. But there are also robots inspired by living organisms. A new robot is designed to mimic caterpillar motion so that it can be stable enough in a hazardous region, pass through small gaps and detect humans who are alive under debris.6 By mimicking the motion and body of a scorpion, a military robot was designed with a camera and sensors to safely operate in a battle region.7 Of course there are human-like robots that are designed to mimic our motion and activities. The developments in robotics teach us a very important lesson: All animals are much more sophisticated in their locomotion, actions, and behavior and it is extremely hard to mimic those. A robot that can move freely like a cat and climb a tree yet maintain its balance has not yet been produced. Our robots are very slow in motion, and their stability in movement is an important technological issue that requires extensive sensors and control designs.

Newly developing engineering branches

As mentioned above, one of the newly developing branches of engineering is robotics. Day by day, better robots are being designed and those designs try to better mimic animals and humans. Some 50 years ago, a human walking might be considered a simple issue, but now we know that comfort in walking and excellent balance in such movement are very complex issues.3 Each new design in robotics adds to our knowledge of understanding animal locomotion and behavior and how miraculous their designs are. Some people think that robots may take control of the world in the future. Yet this is simply not possible: If humans are to design them, there is no way that such machines can be superior to the designers.

Other promising new fields are the MEMS (Micro-electrical machinery systems) and nano-technology. These are design attempts on extremely small scales which actually mimic some micro biological systems and micro-physics. A vertebrate consists of an enormous number of cells, while the chemical and physical events that take place inside the cells and their establishment as a system are crucial parts of staying alive. It is extremely hard to design at the micro and nano scale and it is likely that research in this field will reveal more about understanding the art of God.

Avoid paying bills on credit. Unless you pay off your credit card entirely every month, you’ll be paying interest on top of your regular fee.

Tech ‘Unicorn’ Pacaso Is Turning Homes Into LLCs and Pissing Off the Neighbors

Earlier this year, the Malibu beach house directly between Bobby LaBonge and Lloyd Ahern’s properties sold for more than either of them would have expected, even considering that it sits along the famous Pacific Coast Highway. "There's no doubt they paid too much money," Ahern told Motherboard. "We thought, 'Oh brother, what kind of moron did this?'"

"We figured it was some wealthy family," LaBonge said.

The buyer wasn’t a single family. It was a company called Pacaso, a new San Francisco–based real estate startup that hopes to "democratize second-home ownership" by selling homes like the one between LaBonge and Ahern’s to as many as eight complete strangers. "We're going to make second-home ownership a reality for the top 20 percent of the world," the company's CEO, Austin Allison, has said.

The question is whether, in the process, Allison is going to make it harder or easier for everyone else to buy their first home—and whether Allison's idea will work out in practice as well as it does in theory. So far, the most certain thing is that he's making a lot of enemies in the largely wealthy communities where Pacaso is operating.

Allison was inspired, he's said, to start his new company after he and his wife purchased their own second home in Lake Tahoe. "My wife and I will never forget that first evening after closing, when we were sitting in front of the fireplace thinking about how appreciative we were," he said in a video on the company's website. He formed the company with Zillow co-founder Spencer Rascoff and the backing of investors, including former Starbucks CEO Howard Schultz. The company’s name is inspired by the Spanish artist Pablo Picasso, the namesake of a Jonathan Richman and the Modern Lovers song and .

“He is credited with co-creating Cubism, which brings together individual elements to create a new and innovative whole,” the company explains on its website. “We decided on Pacaso to honor Picasso's legacy of innovation.”

Since Pacaso launched last October, the company has burst onto the scene like a raging ball of flames. Within months, it claimed to have reached so-called "unicorn" status—meaning it had been valued at $1 billion—quicker than any other company ever. "If you were to talk to me a year ago and asked, 'Do you think this company will be a billion-dollar company someday?,' I would have said yes without hesitation, but I would have thought it would have taken five years instead of six months," Allison said at the time to dot.LA, a technology site co-founded by Rascoff.

Over that same period, though, Pacaso has also racked up an impressive number of opponents: mayors who say the company will ruin communities, neighbors who say it will worsen the housing crisis, and entire cities that say Pacaso is running illegal operations.

The Pacaso model is nothing if not novel. The company buys a home, lightly fixes up and furnishes it, and then creates an LLC with eight ownership stakes. Pacaso customers then purchase at least one-eighth of a share of the home. After that, Pacaso essentially becomes a corporate property manager, handling repairs, cleaning, financing, and scheduling. People who own one-eighth of a Pacaso home can stay up to 44 days a year but no longer than 14 days at a time, and they can sell their share after 12 months. If they do decide to sell, owners independently set the price at which they sell and choose their own real estate agent, though the other owners get to be first in line to buy the share themselves.

Pacaso makes money by charging a 12 pecent fee at the time of closing and then a monthly $99 fee that covers “LLC oversight, ongoing owner support, and technology,” according to spokesperson Colin Tooze. “Home operating costs such as property management, maintenance, taxes, and repairs are passed along directly to owners transparently with no markup,” the spokesperson said.

"It's great for Pacaso," said Paul Grisanti, the mayor of Malibu, who has come out early in opposition to its local presence. "I don't think it's good for the schools, I don't think it's good for a sense of community."

"They're corporatizing our community. If this business model succeeds, then our town starts to become more and more like an adult Disneyland."

The day that Brad Day, 42, discovered that a tech startup had purchased the home across the street from him in Sonoma, he and the other neighbors gathered to have an emergency meeting. Soon after, they sprang into action, creating anti-Pacaso signs, writing op-eds in the local paper, and talking to members of the city council. They formed an organization, too: "Sonomans Together Opposing Pacaso," or STOP.

Like others in Sonoma and elsewhere, Day fears that the entrance of a company like Pacaso into areas zoned for single families will mean less real estate for potential full-time residents.

"They're corporatizing our community," Day said. "If this business model succeeds, then our town starts to become more and more like an adult Disneyland."

The Sonoma campaign gained attention, and Day started to hear from people in other areas where Pacaso was making inroads, he said. Similar anti-Pacaso contingents sprouted up across California, including in Healdsburg, St. Helena, Newport Beach, and Malibu. Some protests have proven successful already. In Napa, where Allison lives, the company faced fierce backlash after purchasing a three-bedroom home for $1.13 million. A company spokesperson told the Wall Street Journal that a Pacaso executive filed a police report after someone wrote in an online Pacaso listing that they would "burn down any home you buy in Napa."

Pacaso announced in June that it would sell the Napa home to "a whole home buyer,” as well as a number of other changes, including setting a price floor of $2 million for homes it bought in Napa and Sonoma counties. While Allison told news outlets that the company would learn from the experience, he remained steadfast in the company's core goals. The company said that thousands of residential homes in Sonoma are “non-owner-occupied and owned in a vehicle (such as an LLC or trust) that facilitates co-ownership,” and it claimed at the time that it bought homes in Napa and Sonoma counties for $4.1 million on average.

"Luxury homes in luxury neighborhoods make terrific Pacasos," Allison said then.

“They're aiming at people who want to pretend that they're wealthy. They're gonna rent the lifestyle,” said Grisanti, the Malibu mayor. The sniffy tone here captures what the loudest residents of the luxury neighborhoods where Pacaso is dealing make of the whole thing. But many of the people I spoke with said (unprompted) they did not consider themselves NIMBYs—the derisive acronym for people who say “Not in my backyard.” Instead, they often emphasized their concerns that Pacaso could exacerbate the broader housing crisis in California and make it even harder for working families to buy a home. "There are real concerns that these properties are removing housing stock," Trevor Rusin, the assistant city attorney in Malibu, told Motherboard. "I'm worried about family farms coexisting with Pacaso," said Yael Bernier, a farmer in the Dry Creek Valley in Sonoma County and the president of the Dry Creek Valley Association. "They are going after single-family homes."

Unsurprisingly, the people at Pacaso believe that all these local residents are looking at the problem the wrong way. The company now argues that it is helping to solve the housing crisis by steering eight potential second-home owners "away from homes critically needed by the local workforce" and toward a single "luxury" home. (For what it’s worth, Zillow lists the typical home value in Malibu as $3,777,824 as of this writing.)

Similar to arguments once used by rideshare companies like Uber and Lyft, Pacaso claims it is "creating more housing opportunities through better utilization." "Nearly 10 million second homes sit unoccupied for 11 months a year in the U.S.," the company states on its website. Pacaso homes, by comparison, reach a "90%+ utilization rate," a spokesperson claimed.

But the concerns of anti-Pacaso residents extend beyond the price paid for the home, and raise a different, more unflattering parallel to Uber and Lyft, which rely on creative approaches to regulation. Many feel the company is bypassing or even exploiting local zoning rules. Lisa Cavalli, a self-described "third-generation Sonoma girl," said people in her town "welcome vacationers" but want them to use hotels or Airbnbs, which pay the city's transient occupancy tax that helps fund local nonprofits. Bernier, the farmer, believes Pacaso has been able to "skirt" local rules limiting non-agricultural business by calling their homes single-family dwellings.

"If this exploitation continues, where will it end?” Bernier wrote in a letter to the local board of supervisors, which Motherboard reviewed. “Sonoma County could lose its character and valuable farm land [sic] the way Santa Clara Valley did—now developed into Silicon Valley."

In Malibu, many people similarly believe Pacaso has taken advantage of a "loophole in the regulatory scheme," said Bruce Silverstein, the city's mayor pro tem. Silverstein has asked the Malibu city attorney if he could look into whether there were any means by which they could "curtail this lawfully," he said, but he fears it might be difficult.

Like a lot of people in St. Helena, Connie Wilson believes Pacaso's business model amounts to trying to get around local bans on timeshares in residential areas.

"We are not NIMBYs; we are against the idea that they can come in with this idea of their LLC and circumvent our local zoning ordinances," Wilson said.

The city agrees. In February, the city's attorney wrote a letter to Pacaso saying St. Helena had determined that Pacaso's homes were timeshares and therefore illegal. "Simply calling them co-ownership arrangements does not change that fact," he wrote.

Pacaso feverishly disagrees with all of this. People who buy into Pacaso homes “are not transients: they are people staying in homes that they own,” Tooze told Motherboard. “These families make a significant investment in their home, pay property taxes, and plan to return to their home time and time again throughout the year.”

In response to the St. Helena letter, Pacaso took aggressive action and sued the city. (The lawsuit is still pending, although a judge ruled partially in the city's favor in July.) Because so many cities have timeshare ordinances similar to St. Helena's, both sides seem to understand the stakes of the suit. "If they lose that, that blows up their entire business model," Day said.

In Malibu, Ahern and LaBonge have already found life next to a Pacaso home frustrating. The trash cans often don't get taken out, and the house has been left unattended with security gates open for days at a time, LaBonge said. Workers park on their property and leave equipment there too. ("One morning, I open up the garage, and there's a ladder right smack in the middle of my driveway," LaBonge said.) The three homes sit close together along the Pacific Ocean, and Ahern is worried about evidence of a hole in the Pacaso home's seawall.

"We're all intertwined with each other, and if you have one clunky neighbor, you're screwed," Ahern said. "If their seawall goes, my seawall goes, Bobby's goes, Billy's goes, Hilton's goes, Diane Warren's goes. Everybody goes because it's one contiguous seawall."

"You lose your seawall, you lose your septic tank, your septic system goes out on the beach, they red-tag your house, and then you can't live in it," he added.

Tooze, the Pacaso spokesperson, said inspectors assessed the property between Ahern and LaBonge, including the seawall; the company verified the “proper permits had been obtained for past renovation work”; and that Pacaso will continue to inspect the seawall and other major structural aspect of the house every year. (The company also said it “would not make sense” for them to overpay for homes like the one in Malibu.)

To deal with neighbors’ issues, the company recently decided to institute a "local liaison" who could serve as a "dedicated point of contact'' for residents near Pacaso homes. Pacaso said it hires "full-time, local employees” who “typically have 7-10 years experience in a service-operations role” to manage their homes and serve as a point person for neighbors. The company says these employees are available to the homeowners and broader community every day of the week.

For a long time, LaBonge had no idea who to contact because Pacaso never reached out to him, he said. The workers are young and drive Range Rovers and often tell Pacaso's neighbors that the company has "enough money to take care of any problem," Ahern said, which annoys him and LaBonge. "Money can't fix stupidity when the waves come in and you've got a hole in your seawall that should have been fixed,” Ahern said.

During the reporting of this article, Pacaso suggested Motherboard talk to customers the company provided to us, both of whom unsurprisingly expressed their satisfaction with the service. One of them, Chris Lim, ended up selling his property to Pacaso after a bit of synchronicity. One day at a coffee shop in Palm Springs, where Lim owned an entire second home, he saw Allison, whom he knows from working in real estate. Lim asked Allison what he was doing in Palm Springs, and Allison told him he was starting Pacaso.

"We are not NIMBYs; we are against the idea that they can come in with this idea of their LLC and circumvent our local zoning ordinances."

Lim had been renovating the property since he bought it in 2016 and was preparing to start opening it up to friends, and Allison asked him if he’d ever be interested in selling the house to Pacaso and keeping some shares for himself. He was. Since then, some of Lim’s own friends have bought shares in his Pacaso house, and Lim says traveling to his property has become much more relaxing since Pacaso employees took over the day-to-day maintenance.

“Normally when I go to a property, I end up working half the time,” said Lim, who also owns a second home in Lake Tahoe. “It's nice to actually be able to go and enjoy the home.”

Since Nkem Ogbechie, 42, and his wife closed on a share of Pacaso home in Malibu, they’ve had a positive experience as well, he said. The family’s full-time residence is in Santa Rosa Valley, about 45 minutes from the home in Malibu, and they decided to go in on the property after spending so much time traveling to various California beach towns during the pandemic. He said at least one other family has purchased a share of the home, but they’ve had “no meaningful interaction” with them outside of an introductory call. Cleaners tidy up in-between, and the property manager has been “very responsive.”

Ogbechie, who is an executive at a large public biotech company, has also enjoyed spending time with his neighbors, drinking wine, sitting on the beach, and talking about cars, he said.

Even still, the neighbors have made clear they’d prefer if a single family lived next door.

Grisanti, the Malibu mayor, has also been a real estate broker for over 40 years, and he foresees issues for the company that he expects might make it "doomed to failure."

"Partnerships don't tend to work very well, in my experience. There's always somebody who feels that somebody else has taken advantage and used everything up," Grisanti said. He said everyone has gone to a ski rental and found themselves frustrated by how the last tenant left it. (Not everyone has, but the point stands nonetheless.)

As with everything else, Pacaso has a response to that. In-between stays, the house is “thoroughly inspected and cleaned, and any maintenance issues are logged and resolved,” Tooze said. To help resolve disputes, Pacaso said it takes care of minor repairs like fixing a dishwasher and otherwise provides oversight. Trying to figure out how the many potential inter-owner dynamics are handled more specifically, I asked the Pacaso spokesperson if an owner was allowed to rearrange the furniture if they so pleased.

“Pacaso takes great measures to ensure that each home is professionally appointed with respect to functionality, durability, and design aesthetics,” Tooze replied. “If owners would like to change specific details about the home, such as redecorating, a change in design, or a home upgrade, they collectively vote on whether to make that change.”

And how many homes has the world's fastest-growing unicorn filled up entirely so far?

"We don't disclose this number, but I can tell you that hundreds of families across the U.S. are enjoying second-home co-ownership thanks to Pacaso," the spokesperson replied.
