Signs of Hope? Mortgage Applications Rise With Market Shifts
While this spring hasn’t exactly sparked a booming real estate season—home sales remain close to a 30-year low—there are some encouraging signs that activity may be picking up, especially when it comes to mortgage demand. According to Lawrence Yun, chief economist at the National Association of REALTORS®, “The latest application data is clearly showing some positive encouragement.” And the numbers back that up. For the week ending June 6, mortgage applications were up 20% compared to the same time last year, based on new data from the Mortgage Bankers Association. What’s more impressive? That increase came even as rates remained relatively steady. “Despite ongoing uncertainty surrounding the economy, home buyers seem to be taking advantage of loosening housing inventory in certain markets,” says Joel Kan, deputy chief economist at MBA. In fact, housing inventory has climbed 20% year over year. However, that rise in listings hasn’t yet translated into a noticeable increase in closed home sales across the country—at least not yet. The Key: Mortgage Rates One of the biggest drivers remains mortgage rates. Yun points out that all eyes are on inflation trends and what the Federal Reserve decides to do next with its benchmark rate. If rates dip—even slightly, to around 6.5%—he believes that could ignite a real shift in buyer activity, potentially increasing sales by up to 10%. “Even small, incremental changes , I think, will bring more buyers,” Yun adds. Where Mortgage Rates Stand Now Mortgage rates have been relatively steady for several months—and this past week followed that same pattern. “Mortgage rates have moved within a narrow range for the past few months—and this week is no different,” says Sam Khater, chief economist at Freddie Mac. Still, he adds, “Rate stability, improving inventory, and slower house price growth are an encouraging combination as we celebrate National Homeownership Month.” Here’s where rates stood as of the week ending June 12, according to Freddie Mac: 30-year fixed-rate mortgage: 6.84% (down slightly from 6.85% the week before; 6.95% a year ago) 15-year fixed-rate mortgage: 5.97% (down from 5.99% the previous week; 6.17% a year ago) What This Means for Buyers and Sellers For buyers, the combination of increased inventory and slightly more favorable rates may open up new opportunities—especially in markets where competition is softening. Don’t Miss This Prime Spring Window To Sell Your House | Anita Rich
According to Realtor.com, the best week to list your house this year was April 13–19. And since that week has come and gone, you might be wondering: did I miss my chance? Not at all – and here’s why. That’s just one source’s take, based on their own research. Other organizations run similar studies. And since different places use different methodologies for their research, sometimes the results vary too – and that’s actually good news for you. According to Zillow, the best time to list your house is still ahead. The latest research from Zillow says sellers who list their homes in late May tend to see higher sale prices based on home sales from last year. The study explains why: “Search activity typically peaks before Memorial Day, as shoppers get serious about house hunting before their summer vacation and the new school year in the fall. By targeting late spring, sellers can get their home listed when the most shoppers are looking. When more buyers are competing for homes, sellers can command a higher price.” And they’re not the only ones saying selling in May can help homeowners net top dollar. ATTOM Data conducted a similar study by analyzing 59 million home sales over the past 13 years: “Freshly compiled sales statistics from ATTOM demonstrate that home sellers continue to reap significant benefits from listing their properties during the month of May. Examination of home sales trends spanning thirteen years reveals that, on average, sellers are commanding 11.1 percent premium above the estimated market value.” An article from Bankrate echoes this sentiment and brings this all together to show that any time in April or May is a good time: “Some patterns and trends usually do hold true throughout the year, and one is that spring continues to be the best time to sell. Sellers can net thousands of dollars more if they sell during the peak months of April and May. . .” The window to sell during prime time is very much still open, so you can make a move and potentially cash in big if you sell now. That said, the best week to list your house really depends on a few local factors, like buyer demand, how many homes are for sale nearby, and how quickly things are selling. The Truth About Newly Built Homes and Today’s Market

Headlines are talking about the inventory of new homes and how we’re back at the levels not seen since 2009. And maybe you’re reading that and thinking: oh no, here we go again. That’s because you remember the housing crash of the late 2000s and you’re worried we’re repeating the same mistakes. But before you let fear take hold, remember: headlines are designed to be clickbait. And a lot of the time, they do more to terrify than clarify. That’s because they don’t always give you all the context you need. So, let’s take a step back and look at what the data really says. Why This Isn’t Like 2008 While it’s true the number of new homes on the market has reached its highest level since 2009, that’s not a cause for alarm. Here’s the context that matters most. When the data is turned into a graph, it’s clear the amount seen in 2009 wasn’t the peak of oversupply – not even close. That high point came earlier in 2007-2008. If anything, 2009 was when the number of new homes being built was really starting to slide back down (see graph below):
The overbuilding that contributed to the housing crash happened in the years leading up to 2008. Not in 2009. At that point, construction was already slowing down. So, saying we’ve hit 2009 levels isn't the same thing as saying we’re overbuilding like we did the last time. Builders Have Actually Underbuilt for Over a Decade Here’s some more data to prove it to you. After the crash, builders pulled production way back. As a result, they built far fewer homes than the market needed. And that was a consistent problem that lasted for over a decade. That long stretch of underbuilding created a major housing shortage, which is still a challenge today. The graph below uses Census data to show the number of new homes built each year over the past 52 years. You can clearly see the overbuilding leading up to the crash (in red), the period of underbuilding that followed (in orange), and how we’re only now getting back to a more normal level of construction:
Today’s situation is different. Builders aren’t overbuilding – they’re catching up. In a recent article, Odeta Kushi, Deputy Chief Economist at First American, highlights this deficit and speaks to why the recent ramp-up in construction is actually good for today’s market, especially buyers: “This means more homes on the market and more options for home buyers, which is good news for a housing market that has been underbuilt for over a decade.” Of course, like anything else in real estate, the level of supply and demand will vary by market. Some markets may have more newly built homes, some less. But, nationally, there’s nothing to worry about. This isn’t like the last time. The Takeaway No matter what you’re reading or seeing, the growing number of newly built homes on the market isn’t a red flag nationally – it's a sign builders are starting to make up for years of underbuilding. Buying your first home in today’s market can feel tough. Between high home prices and mortgage rates, affordability is still a big challenge. Are townhomes a viable option? According to the National Association of Home Builders (NAHB), 35% of buyers are willing to purchase something smaller to make homeownership happen. And one place you can usually find a smaller footprint (and sometimes better affordability) is in townhomes. Why Townhomes Are Gaining Popularity Townhomes typically cost less than single-family homes due to their more limited size. And that’s a big plus for today’s budget-conscious buyer. As Realtor.com says: "In today's market, affordability remains a key priority for homebuyers, making townhomes an attractive option because they are often priced more reasonably than single-family homes. Townhomes are a significant portion of that effort." And the numbers back it up. According to data from Realtor.com, townhomes now make up a bigger share of new construction listings than they did just a couple of years ago (see graph below):
That means, if you’re interested in this type of house, you have more choices than you would have had over the last few years. And more options that are potentially more affordable are definitely a good thing. It should make your search for your first home a bit easier. Is a Townhome Right for You? A lot of people do.
