Maharashtra Government Maintains Ready Reckoner Rates for FY25

Gurgaon: Homebuyers in Maharashtra can rejoice as the state government has decided to keep the land ready reckoner (RR) rates unchanged for the fiscal year 2025. This decision was confirmed through a notification issued by the state revenue department on March 31, stating that the RR rates will remain the same as the previous year. This marks the fourth consecutive year without any revision in RR rates since the last update was made in the fiscal year 2018-19.
The announcement has been well-received by experts in the real estate industry. Hitesh Thakkar, Vice President of NAREDCO West Maharashtra, expressed that this decision was in line with the industry’s demands. Keeping the RR rates steady prevents an increase in the cost of houses, thus easing the financial burden on homebuyers.
In a notable development, Mumbai city, which falls under the BMC jurisdiction, witnessed the registration of 14,411 properties in March 2024, contributing a significant revenue of Rs 1,143 crore for the state government. According to state data, stamp registration increased by 10% year-on-year (y-o-y), while revenue from property registrations experienced a 7% decline on a y-o-y basis.
This dip in stamp duty collections is attributed to the exceptionally high collections in the previous year, following the Centre’s decision to limit tax deductions on capital gains from the sale of residential property after March 31, 2023, as highlighted by Knight Frank India, a prominent real estate consultancy firm.
Anand Gupta, Vice President of the Builders Association of India, noted that property registrations are witnessing an upward trend, and the state’s decision to maintain the ready reckoner rates will further stimulate property sales and sustain the positive momentum in the market.
For those unfamiliar with the term, the Ready Reckoner rate is the minimum valuation set by the state government for properties in specific areas. It serves as a benchmark for calculating various taxes, charges, and fees related to property transactions, including stamp duty and registration fees. These rates are periodically assessed and revised by government-appointed authorities, such as the revenue department or municipal corporation, taking into account factors such as location, market trends, and property characteristics.

PW witnesses 100% surge in online business at the onset of academic year 2024- 25

Gurgaon, 19th March 2024: Physics Wallah (PW), India’s leading edtech platform, has witnessed over 100% growth in its online business for the academic year 2024-25, highlighting the increasing demand for quality online education in the country.
This achievement underscores the belief that online education, driven by increased internet penetration, widespread adoption of mobile phones, and personalized learning approaches, has democratized access to quality education in India, transcending geographical and socio-economic barriers.
This was also evident during PW’s annual flagship event, Vishwas Diwas, on February 28, being held for the past three years. This marks the start of the upcoming academic year for major exam categories and assists the company in gauging the trajectory of the year ahead. PW witnessed a remarkable 200,000+ enrollments, resulting in more than Rs 100 crore surge in revenue within a mere 12 days from the start of Vishwa Diwas. PW has witnessed 100% year-on-year growth in online business for the upcoming academic year.
As of today, there are over 27 lakh students enrolled in paid batches on the PW app and over 4.2 crore students on its YouTube channels, spanning nearly 98% pin codes in India. PW has the biggest online classrooms in India, and the average size of mega batches ranges from 50,000 to 1 lakh. PW has conducted largest mega live classroom sessions with up to 127,000 attendees at one time, marking the largest live lecture it has ever held.
These numbers are a testament to the bright future of online education in India. Those with strong fundamentals will continue to thrive in the coming years. As per a report by Statista, the internet penetration rate in India went up to nearly 50% in 2023* while the smartphone penetration rate in India reached close to 71% in 2023**, indicating a large addressable market and the significant potential for online learning, especially in areas where traditional brick-and-mortar education cannot reach due to heavy capital expenditure and teacher shortages. Moreover, with a rising number of students taking board and competitive exams annually, there is also a clear indication of the expanding scope for PW’s addressable market.

PW has showcased one of the best results in various exam categories. In this year’s JEE Mains results, out of 50,000 students who scored above the 95 percentile, 12,000 were PW students. In GATE & NDA , PW produced AIR 1, while SSC JE bagged AIR 3,4 and 6. PW produced outstanding results in CSIR, CLAT, MBA, and many other exam categories, underscoring the shift towards outcome-oriented online education.

Indian travelers planning to spend more, use travel hacks and seek new adventures – reveals American Express 2024 Global Travel Trends Report

Gurgaon, India, March 19, 2024 – With 62% of Indians planning to spend more on travel this year vs global average of 40%, Indians are willing to go the extra mile to have a fulfilling travel experience in 2024. While spending more, Indians are also looking for value for money by mastering the art of using travel hacks to make their journeys more affordable and rewarding. These findings were revealed in the American Express Travel®️ 2024 Global Travel Trends Report based on survey data from across India, the United States, Australia, Canada, Mexico, Japan, and the United Kingdom.
There is an evident travel boom amongst Indians with 65% planning more domestic trips and 48% planning more international trips this year. In terms of using travel hacks, the survey indicates that as many as 43% of Indians planning on taking a trip in 2024 (vs global average of 30%) are using credit card points to offset flight and hotel expenses, while 42% (vs global average of 26%) are opting to book from companies offering complimentary hotel benefits such as room upgrades and credits. Furthermore, 35% of Indians planning on taking a trip in 2024 are planning to stay in a mix of luxury and more affordable hotels and 31% are planning to travel during off-peak seasons or stay with friends or family during their travel.

With food and accommodation as the top aspects of travel, beach vacations, adventure trips and metropolitan travel top the charts for Indians.
For 71% of Indians, food is the top travel aspect they aren’t willing to compromise on (vs global average of 52%) while a close 67% Indians aren’t willing to compromise on accommodation.
67% of Indians planning on taking a trip in 2024 would like to plan a beach vacation in 2024.
58% of Indians planning on taking a trip in 2024 would like to indulge in outdoor adventure trips including camping, surfing, skiing and mountain climbing.
55% of Indians planning on taking a trip in 2024 would like to take a metropolitan trip and explore a new city.
Embracing solo adventures: The allure of exploring new cities, unwinding on relaxing beach getaways, and discovering domestic destinations, solo resonates strongly with Indian adults.
34% of Indians are planning on traveling solo more often this year vs global average of 18%.
84% of Indians planning on traveling solo in 2024, plan on taking a solo trip centered around self-love and treating themselves.
Reconnecting with themselves (46%), getting a break from chaotic daily life (39%) and being independent (34%) are the top reasons Indians would consider going on solo trips.
Spontaneity beckons: With the rise of structured nature of modern life, Indians are increasingly craving flexibility in their travel arrangements, carving out space for impromptu travel.
58% of Indians are interested in taking last-minute trips in 2024 with 40% generally booking only a week or less in advance in the past.
Exploring cities other than where traveling (46%), dining (45%) and nightlife and excursions (43% each) are parts of the trip Indians prefer to be spontaneous.
The freedom to explore without pressure (50%), flexibility to visit multiple destinations (49%), and the opportunity to immerse themselves in new cultures (48%) are cited as top motivations for spontaneous travel.
Thriving on sporting excitement: For sports enthusiasts, travel is not just about sightseeing but also about experiencing adrenaline-pumping events firsthand.
29% of Indians, surpassing the global average of 14%, plan to travel more often for sporting events in 2024.
Football/soccer (47%) Formula 1 (30%), and the 2024 Paris Olympics (24%) top the list of sports events for Indians planning to travel for sporting events in 2024.
Paris (43%), London (42%) and New York City (37%) are top destinations among Indians planning on traveling for a sporting event this summer.
Methodology:
This poll was conducted between January 31 – February 8, 2024, among a sample of 2005 US Adults, 1007 Australia Adults, 1002 Canada and UK Adults,1002 Japan Adults, 1006 Mexico Adults and 1005 India Adults who have at least a $50k+ income equivalent and typically travel at least once a year. The interviews were conducted online. Results from the full survey have a margin of error of plus or minus 2-4 percentage points. Some geographies may be weighted with fewer variables depending on local census data availability.
