Sonria to open doors to gracious southern living
Independent real estate companies GeoEstate Development Corp. and Stonebridge Corp. are on track and on time in delivering Sonria’s promise of gracious condominium living in the suburban south of Metro Manila.
Sonria is the first high-end residential condominium to rise within the highly regarded Ayala Alabang and Madrigal Business Park area. Set for unit turnover by December 2015, the low density, 21-story, 88-unit vertical community is the ideal home for traditional Alabang residents, empty nesters and young couples who want to live near their original homes.
A topping-off ceremony that signaled the structural completion of Sonria was held last February at the project site in Madrigal Business Park in Muntinlupa City.  “We are looking forward to delivering Sonria by end this year,” says Ruel Bautista, GeoEstate’s Senior Vice-President for Construction Management. “We see this as our way of revolutionizing condo living in the south by focusing on getting the essentials of the casual Alabang atmosphere, then translating this in our design and execution of Sonria. With the topping off complete, we are now incorporating the design elements that reflect the gracious and upscale character of Alabang for the southerners at heart.”
The exclusive, relaxed and comfortable subdivision living that is the trademark of Alabang is the pioneering spirit behind the vision that formed Sonria. Aside from providing residents with a home that adapts the best of southern living, a Sonria unit also has the potential to give good investment returns when leased.
“Right now, there are a lot of expats who are staying in hotels in Alabang,” says GeoEstate Chairman and CEO Francisco H. Licuanan III, a real estate development veteran who was one of the planners of Ayala Alabang and former president and CEO of Ayala Land Inc. “Expats choose Alabang because it has all the amenities and facilities to live in,” he explains.
Sonria is beside Molito, a quick walk from Alabang Town Center, while Alabang Country Club is a short drive away. The condo is close to main roads such as Daang Hari and South Luzon Expressway via Alabang-Zapote Road that make travel to other parts of Metro Manila convenient. It is also close to schools, places of worship and hospitals.
Taking the best of southern living
Sonria’s elegant vertical community takes the best of southern living and enhances it with the benefits of condominium living. GeoEstate Development Corp. and Stonebridge Corp. took by heart exclusivity, spaciousness, comfort and privacy in developing Sonria for the traditional Alabang resident.
Sonria offers one- to three-bedroom units with sizes ranging from 55 square meters for the one-bedroom, 82 to 101 square meters for the two-bedroom, and 119 to 124 square meters for the three-bedroom configurations. There are a select number of penthouse units with even bigger living spaces, and spacious decks.
In keeping with the living experience similar to a single-detached home in a gated village, most units feature a separate maids’ quarters/utility area, closets in the master bedroom and generous kitchen space.  Interior finishes of natural stone and high-quality cabinetry further enhance the elegance of the interiors.
A superior characteristic of Sonria is its attention to detail in terms of architecture and design. Most units in the building face east to provide residents with the advantage of morning sun as well as the best views of the surroundings, such as the vibrant Alabang Town Center and even Laguna De Bay. Some larger units, with their southeast orientation, also offer a view of the nearby Ayala Alabang Village.
In terms of amenities, Sonria has a little something for the entire family, says Carlo Peterson, Project Head for Sonria. There is a gym and swimming pool for the adults, and a kiddie pool and play zone for the kids. The veranda area and main lobby are wide and spacious to accommodate visitors and guests.
Living in the village can sometimes be inconvenient at times of power or water supply shortages. At Sonria, residents enjoy the utmost convenience of uninterrupted water or power supply due to the condominium’s back-up facilities that will provide full (100%) backup power to both the residential units and common areas if necessary.
Moreover, Sonria’s first-class property management services with its low density development assure its exclusivity and security for its residents.
“The intimacy of our low unit count, our prime location, the design and finishes of our units and our quick project completion schedule combine to make Sonria a unique and compelling proposition to both end-users and investors,” says Peterson.
For more details on Sonria, visit www.sonria.com.ph, or call 475-3702 and (0918) 990-6317. Model units are available for viewing onsite at the Sonria Pavilion located on Industry corner Finance Streets, Madrigal Business Park, Ayala Alabang, Muntinlupa City.

Ayala Alabang residents find a condo home in Sonria
Sonria, the first high-end residential condominium in the Madrigal Business Park area, is shaping up to be a close-knit community just like the famed exclusive neighboring Ayala Alabang Village.
David Twitt, who has been living in a five-bedroom house in Ayala Alabang Village since 1980, is one of the early unit buyers at the 21-story Sonria, which Stonebridge Corporation, with GeoEstate Development Corp. is constructing at the corner of Securities and Industry Streets in Madrigal Business Park. David and his wife Cecile are making Sonria their new retirement home.
Apart from its perfect location, David admires Sonria’s design. “I’ve looked around but this is the sort of upmarket place that I want. The other places I checked are too small and too crowded. Sonria has only 88 units in the building,” he said.
“The particular unit we chose has a large balcony, which was critical to us,” he added, explaining why he bought a penthouse unit at Sonria. “We’ve lived in Ayala Alabang for a long time. We don’t really want to live somewhere else because we figured we got everything we need in this area.”
Gizela Madrigal Gonzalez Montinola, Chairperson of Stonebridge Corporation—developer of Sonria—is delighted with the affirmation of the vertical community’s appeal to local residents. This is precisely the heart and soul behind developing Sonria.
“Most of our buyers and prospective buyers know and love Alabang as a community and for its low density, its fresh air, its neighborhood feel,” said Montinola during a gathering of future homeowners and neighbors of Sonria at its sales pavilion recently. Montinola is a member of the Madrigal family that pioneered the distinctive Southern Metro Manila lifestyle with the Ayala Alabang Village.
Montinola explained that there is planned gate linking Madrigal Business Park to the nearby malls, making it very convenient for residents to have a cup of coffee and relax, or to run errands for daily needs. At the same time, Sonria stands on a lot that is tucked away from the main highway; so residents will also enjoy exclusivity and an element of privacy.
Sonria is also close to Festival Mall and other vital establishments like country clubs, schools, parks and transportation hubs. With Ayala Alabang Village just a few blocks away, Sonria’s residents will still be in the company of their family, relatives, friends and neighbors, which is what the developers want Sonria’s essence to be.
“We try to develop a smaller community with the expectation that we will know each other, our kids will play with each other and we become friends to each other,” added GeoEstate Chairman, Francisco Licuanan III at the event.
The intimate gathering was a fitting celebration to the recent milestone of the first concrete pouring of Sonria’s foundational structure.
“With the construction of the foundation of your new homes, we thought we could start the foundation of the community by coming together and getting to know each other,” explained Licuanan.
Sonria also appeals to residents outside Alabang like Wai-nah Chua, a semi-retired businesswoman from Pasay City. Chua bought a three-bedroom penthouse unit, impressed with the model unit’s spaciousness and large windows.
“I like the windows and space. It’s not constricted,” said Chua. “When I retire, I can live here.”
Sonria’s complete amenities also appealed to Chua, such as its generous ground floor veranda, adult and kiddie swimming pools, kid-safe play zone, well-equipped gym, function room, gazebo and retail units.
Sonria’s one-, two-, and three-bedroom units range in size from 56 square meters to 124 square meters, lending the same spacious atmosphere inherent in Alabang suburban living. Superb space planning also allows areas such as a pantry, separate maids’ quarters, laundry and utility areas, powder rooms, and walk-in closets in the master bedroom. Wide windows provide free-flowing fresh air, inspiring views of the suburbs and Laguna de Bay, and morning sunlight to fill residents with a sunny disposition each day. Interior finishes of natural stone, designer fixtures and high-quality built-in cabinetry meet the taste of the high-end market.
For more details on Sonria, visit www.sonria.com.ph, call 475-3702 or (0918) 990-6317 or drop by its model unit at the Sonria Pavilion at Industry corner Finance Streets, Madrigal Business Park, Ayala Alabang, Muntinlupa City.
