In the Mumbai real estate market there are 3 ways to measure square feet. If you are looking to lease or buy an office, restaurant, showroom, store, lounge etc. do you care about? 

A) Carpet: The net usable area 

B) Built Up: The above + size of the inner and outer walls + flower beds

 C) Super Built Up: The above + the size of the building’s lobby + elevators + staircases + any other common usable areas, such as a clubhouse or garden.

In our experience a buyer has never asked about the thickness of the inner & outer walls, but then again we’ve never come across a buyer who has purchased a military base or a bomb shelter. And as it turns out, the size of a communal stair case and a building’s foyer don’t make the short list of specifications for those in search of a property. 

If you are not familiar with Mumbai’s commercial real estate practices, you’ll be surprised to know that built up can be more than 30% larger & super built up can be more than 50% larger than the usable area! Unreal. 

Let’s put this into an example. Let’s say you are looking for 3000 sq. ft. of office space in Mumbai and you procure a list of 3000 sq. ft. properties. Firstly, is that carpet, built up or super built up? As it turns out most properties are not quoted in carpet. So perhaps now you have to find properties that are up to 4,500 to 5,000 “square feet

Mumbaikars, have you ever been to Hong Kong? Better yet, have you ever met a friend at a restaurant in Hong Kong? Well…. It can be confusing for first-timers from almost anywhere else in the world. Your friend will tell you to meet at XYZ restaurant whether it’s in Kowloon or Central or LKF or Midlevels or wherever and you will get to the location and you will likely reach a commercial building that could be ten stories high to twenty-five plus stories high. You’ll likely look around and say this can’t be the place. You may pop your head in and tell yourself ‘nah, no way this the right building’ – probably best to not say it out loud. You’ll then likely go down the street in both directions to find the restaurants as you know it has to be on this street, then you’ll realize that the commercial building you were at most certainly is the right address. You’ll go into the building and you’ll see that not only the restaurant you are searching for is there, the entire building is filled with restaurants. All ten floors will only be restaurants and the only floor with no restaurant will be the ground floor! It’s the complete opposite in much of the rest of world with the ground floor being the only place for a restaurant. Did You Find the Perfect Space?

Let us finish…. Did you find the perfect commercial space for your firm? Restaurant? Shop? Showroom? Office space? The answer is, probably not. Actually, it’s almost certainly not. Well, at least not if you were searching for commercial spaces for rent in Mumbai!

Mumbai is a massive city & the Mumbai metropolitan region is even larger encompassing Thane & Navi Mumbai. We at Jagaha.com can say with a degree of certainty that no, you likely did not find the perfect commercial space given the availability at the time. Not to say that you didn’t find a good space, just not the best one you could have gotten.  

Our goal at Jagaha.com is now & will be in the future to match your businesses with the perfect commercial space because we know the importance of in finding the right ‘space’ for any firm, large or small. And in fact, landing the right commercial property could be the difference between a business succeeding or failing.

What we are doing right now at Jagaha is making sure that every single property in Mumbai listed is real. Yes, real. We are doing so by visiting every single property, taking pictures, videos and confirming all the data on that property and then displaying videos, pictures and a write up of that property and then locating it on Google maps so users know exactly where it is (let’s not forget the three most important aspects of real estate: location, location, location). The transparency that Jagaha.com provides is most certainly a step in the right direction and is currently not only not offered in Mumbai or other cities in India, it’s really not offered in any meaningful way in most cities across the world.

Although Jagaha is aiming to assist moving Mumbai’s commercial real estate market in the right direction, there is still plenty that needs to be done. Let’s go back to that first question: Did you find the perfect commercial space for your firm? Restaurant? Shop? Showroom? Office space? Even though Jagaha has the largest number of commercial properties in Mumbai listed with us, by far, we cannot be certain that the most perfect property for you is on our site.  

In an ideal world, Jagaha would not only have every vacant commercial property in Mumbai, Thane & Navi Mumbai on our property site, but also every upcoming property listed as well as those with rental leases about to expire in the next 3 to 6 to 12 months so that your firm can plan ahead and make sure your dream space is settled upon well before you move in. All properties now & those in the near future will be listed on Jagaha.com.

We also want to reduce the time spent visiting all properties, we want to have virtual tours of the properties themselves, the buildings, the surrounding areas without our clients having to leave their current location.
