Sellers, agents this should be one of the easiest things you can do and should do for your client and for the ease of scheduling appointments especially when using delayed negotiations. It supplies a list of appointments for each day, it gives the listing agent an automatic report and history of showings and it makes it easier for buyers agents to set up appointments for their buyers. And for sellers, it sets the importance of buyer placing their best offer in knowing that there are so many others looking at the same property. So in 2022 lets do better for our clients and customers. * Old way without showing time Buyers Agent: “Hi this is agent Jane Doe my client would like to see this property at 11am on the 8th”. Listing Agent: “ OK that time is not available, can you show it at 3PM?” Buyers Agent: “ I do not believe my client is available in the afternoon, let me give them a call” Buyers agent calls client and discovers client can only view property at the original requested time or two days later in the afternoon only. Buyers agent again calls listing agent and it goes to voice mail and agent leaves a message. 2 hours go by and buyers agent again calls listing agent. Listing agent is told that time slot is not available. Buyers agent asks listing agent what times are available. Listing agent states that the morning between 8 and 9am is now the only time left open. Buyers agent calls client and client states they just can not view property at that time. Buyers agent’s client is a cash buyer and willing to purchase above asking price but is never able to view property, so does not put a purchase offer in. Using Showing Time: Buyers agent calls client and tells them about this great property. Buyers states they are interested. Agent goes into Showing Time app and see calendar of showings and available time slots. Agent gives those times while on phone with client, client chooses the time they would like. Agent puts in request, it is confirmed. Agent shows property, and lets client know there are 24 other confirmed showings. Client sees property and puts offer in $75,000 over asking price & wins.
