Wait. What? Listing Description: Property sold AS-IS. DO NOT BOTHER OCCUPANTS, DO NOT WALK THE PROPERTY.  The property is a great location, this is the only positive. The building has had no maintenance done since 1974.  The roof of the garage has collapsed, the second story sun room has collapsed off the building, the framing is leaning off of the foundation, there is a single gas meter and single electric meter. There is an active water leak from the mainline in the yard the basement and yard have been full of water for... decades? The monthly utlities gas/electric/water are $2000 per month. The 83 year old in the upper unit has life estate and pays no rent for the duration of his lifetime. The lower unit pays $1200 per month. New owner pays for all utilities. The home inspector: "I've been doing inspections for 35 years. This is the worst property I've ever seen. There is nothing to salvage. It is a hazard and there shouldn't be anyone living there. It needs to be torn down."  The appraiser appraised the property for $395k due to the extreme condition (our asking price). No units to be delivered vacant.

Be Clear and Concise
When communicating with players, coaches should use clear and straightforward language. Hockey is a fast-paced game; players must absorb and act on instructions quickly. Avoid long-winded explanations and focus on giving concise, actionable feedback. For example, instead of saying, “Try to adjust your positioning to cover the slot better,” a coach could say, “Stay between the puck and the net.” This clarity helps players respond effectively and with confidence.
Foster Open Dialogue
Effective communication is not just about the coach giving instructions—players should feel comfortable voicing their thoughts, concerns, and ideas. A coach should create an open environment where players feel safe speaking up, asking questions, or providing feedback. This dialogue builds trust and strengthens the team dynamic. It’s Not the House, It’s the Land
Home prices aren’t going up because of the house, it’s because of the land underneath the house.
For example, in 2012, if you took a house for sale in Phoenix listed at $1mil and demolished the house, the bare piece of land under it would have sold for $150-$350k. Today it would be $550k-$720k.
You’ll see the growing dominance of land share in major metro areas, where the dirt alone now accounts for up to 95% of a property’s value.
