Auckland Construction Still Peaking

Latest figures (March quarter) from statistics NZ show that construction in Auckland is continuing its strong growth. In seasonally adjusted terms rose 3.2 percent. The national value of residential building activity rose only 0.2 percent from the December 2017 quarter. This was negatively impacted by Canterbury which fell 7.7 percent, coming off post-earthquake rebuild highs.
With a total of 1.4 billion spent on housing in Auckland last yearover twelve months. The government goal to increase this by 2.5 billion over 5 years making this a increase of 33% assuming Jacinda can make this happen.
The value of non-residential building work was $1.8 billion – up 6.6 percent on the March 2017 quarter.
PBF clients are finding tradespeople difficult to reach and even more difficult to pin down for small jobs or repair work. PBF employs three full time builders to help our clients get exterior building repairs done for paint work. Without our builders people would often be delayed by 4 months or more waiting for builders to come.
Similarly our gib stopping team caters for small jobs with four stoppers all specialising in small jobs from a few patches to medium sized renovations. We have a seperate team from bigger projects.

Villa Repaint Earns Gold Award For PBF Master Painters
Rejuvenating a transition villa has earned Auckland painting company PBF top honours at New Zealand’s premier painting awards.
Competing against 547 Master Painters in New Zealand, PBF won the ‘2018 Gold Award’ for Repainting of a Residential Character Interior at a ceremony in Queenstown this month.
The award adds to PBF’s growing trophy cabinet, which includes:
Gold Award for Residential Exterior Repaint 2017
Silver Award for a Residential Exterior Repaint 2017
Gold Award for a community project (jointly awarded to Auckland Painting Contractors Association) 2017
Category Winner Award 2017
Residential Master Painter of the Year 2016
Westpac Excellence in Customer Service Delivery 2016
Category Winner, Master Painters Quality Awards 2016
Highly Commended, Master Painters Quality Awards 2015
The Master Painter judges crowned PBF as winners for its stunning work on a early century with a pop top (modern interior loft upstairs) on Auckland’s Richmond Road.
Before painting could start the gib stopping team completed repairs to several ceilings and cornice.
Over a period of 5 weeks, a team of three painters restored the charm of this striking residential home, used as a law office by owner and litigator Alexandra Low.
PBF owner Arjen Bloem says rejuvenating the villa’s interior and working with Alexandra was a huge pleasure for his team.
“We really love the character work. It’s always a thrill to see a beautiful old home brought to life again, particularly when you paint it to a much higher standard than its ever seen.
“Alexandra was was great to work with. She was clear about her expectations and chose her own colour scheme. She describes herself as ‘fussy’ – but so are we, so it was a winning combination.”
Arjen says PBF, which also offers Gib stopping services and housewashing services in Auckland, prides itself on delivering premium quality every time.
“Whether we’re painting the interior or exterior of a property, our aim is consistency at the highest level. It’s really important to us that our clients are 100% satisfied, which is why we treat each job as carefully as if we were working on our own homes.
“We’re focused on being the best in the game. We use the highest-quality products, keep our staff well trained and ensure our customer service is top-notch.”
Arjen says his 11-year-old business, which employs 33 highly-trained staff, gains most of its work from repeat customers and through the recommendations of happy clients.

Building Boom cancelled says chief economist
Kiwi’s have been hopeful for a building boom to resolve our housing crisis. Sadly according to a top financial crystal ball gazer there will not be a building boom.
Tony Alexander, Chief Economist at BNZ top says “There cannot be a building boom in New Zealand because the resources are simply not available”.
Whilst the government has promised 10,000 new affordable homes to help New Zealanders it may not be that simple.
Obstacles to solving our housing shortage includes developers inability to obtain funding due to tighter lending rules. Somehow this massive undertaking will need to be funded by someone. Apart from lending restrictions we would expect to see a more be a cautious attitude from developers and landlords.
In addition investors money drying up the new government have promised a number of measures to make life easier for those renting. We would expect investors to have a more conservative approach to the market as we will probably see measures to regulate their business affecting ability to generate profits.
The primary reason for not being able to build houses in the numbers needed is the simple a lack of tradesman. All building trades including builders, plumbers, painters and plasterers are hard to find, let alone a good one! The new Jacinda’s / Peters government has made it very clear it is unwilling to supplement the shortage in the workforce with immigrant workers.
We may have some time to wait yet to resolve this nation-wide issue on which the 2017 election was fought so hard. Good luck Auckland!!

New Post has been published on http://www.pbfhousepainters.co.nz/10-things-must-know-roof-maintenance/
10 Things You Must Know About Roof Maintenance
Though taking care of your entire building should be your priority, roof maintenance and repair is what should come at the top of the list. Why? Because the roof endures substantial wear and tear as a result of different weather conditions. Inclement weather such as high temperature, heavy rain and strong wind can seriously affect the stability of a roof structure over a period of time.
Often, people ignore roof maintenance and as a result end up spending a lot more on roof replacement. This can be easily avoided by homeowners through a little care at their end, which’ll help them avoid those expensive replacement costs later on.
Below are 10 things to help you with roof maintenance:
#1 Perform regular roof inspections Regular inspection helps in identifying potential issues quickly and lets you take proper remedial action in order to avoid headaches later on. Merely observing your roof after every season can help you identify possible issues. Watch out for thingss such as fungus or algae growth and rust formation. Also, look for the signs of leakage in the attic. Check repairs, seals, and joints for leaks; These spots should be inspected regularly. Examine entry points such as vents, exhaust pipes, and chimneys, which can be hotspots for leaks, and observe bending and sealants for moisture.
#2 Remove debris from your roof Over a period of time, a roof turns into a dumping ground for debris such as leaves, sticks, unused plastic or rotten wood. Stop treating your roof like a junkyard and clear the space or else it can stimulate the growth of mould and moisture in your building. Debris such as leaves, small limbs, and sticks can damage your roof and encourage algae growth.
# 3 Keep your gutters clean Cleaning gutters will certainly be the least important thing on your priority least, but it’s a very important home maintenance task. If the gutter is full of leaves and other debris, it might get choked when there’s excessive buildup. Cleaning the gutters helps water to pass through freely from the roof, thereby preventing water-logging.
# 4 Insist on UV protection Are you planning to paint your roof? If yes, ensure the paint is UV-resistant. These paints are slightly more expensive than a normal paint, but they increase the life of your roof. Also keep in mind the spread rate of the paint. If your paint has a higher spread rate, it may require more coats.
# 5 Clean the surface wall You may ask about its relevance, but painting the roof will be pointless if the surface is not cleaned properly; the whole purpose of painting then won’t make any sense. So, do some hard work and remove all the dust, dirt, and grime. That will take time, but the result you get will be worthwhile. The paint coating will last longer on the surface.
# 6 Prepare your iron roof differently If your roof is made up of iron, having a protective layer can help you keep your it in in good shape. Using a polyvinylidene fluoride (PVDF) finish is what you can consider because of its high weather-resistance properties. It can safeguard the roof from mould and corrosion.
# 7 Check for critters This is important as rats and other tree-climbing animals will create a home on your roof. They can even make an entry into your attic area and living space. You should also take care of insect infestation since it can destroy your wood decking. Immediately take help of a professional pest removal company.
# 8 Check for dark spots Having dark spots on the roof is a sure sign of leakages. Covering it with an extra coat of paint is a temporary solution. Ignoring these potential warning signs will be detrimental to the long-term health of your roof. So, investing a few extra bucks will help you avoid expensive maintenance costs later on.
# 9 Remove moss Removing moss is critical to the stability of your roof structure. It can be done in many ways:
• Can be removed manually with a scrub brush • You can blast it off with a power washer. • Can be eradicated through chemical treatment, but get a professional to do this as it can be risky.
#10 Routine maintenance Routine maintenance may seem like a headache, but it can save you both money and time. Often people hire professionals and if you are doing it yourself, take proper safety precautions.
Summing up… The roof in your building, if not maintained properly, can take away many more years from the life of your building. It also affects the market price of buildings. So, talk to a roof painting specialist if you’re seriously considering roof maintenance. We hope the above tips help you identify potential issues quickly and you take proper action to rectify them so that your roof lasts longer.
If you need a professional team to take care of your roof, cleaning and painting it then give PBF House Painters a call! We’ll give you great advice and a service that is second to none! Call 09 5222030 or 021 842102 to book your job today!

Roof Paint and Roof Painting Tips
Homeowners and property managers would know that maintenance of the roof is just as important as any other part of a building. Painting the roof not only keeps the whole building in good condition, but also ensures the longevity of the property. Ideally, the roof of a house should be re-painted at least once every five years or so. This maintenance approach keeps the roof in perfect condition and also ensures that minor issues such leaks and rust are easily identified and taken care of with minimal cost to the owner.
While there is no denying the fact that roofs of both commercial as well as residential properties need regular painting, factors like type of paint, time of painting the building and solvents also affect the longevity of the property. In this article we will discuss the top things to keep in mind while painting the roof of a building.
1. Choose the right paint: If you have decided to paint the roof of your house or building, bear in mind that there is a specific paint for each roof type. While it is true that most roof paints can be applied to a number of surfaces, it is best to go for the right match. If you are looking for a one size fits all solution, going for an acrylic paint is the ideal choice. This is because acrylic paints are water based solutions and thus give you the freedom to paint without any additional solvents like thinners and turpentine. Also, synthetic solvents are a health hazard and are not environmentally friendly.
2. Clean the surface well: The whole purpose of painting the roof will be pointless if the surface is not properly cleaned. Though it may seem to be a daunting task to get rid of all the dust, dirt and any flaky pieces of rust, the result of this exercise will keep you happy and satisfied for a long time to come. To make the process easier, it is advisable to use metal brushes and sugar-soap solutions. Once the surface is absolutely clean, the paint will stay on for years.
3. Insist on UV protection: Before painting the roof of your house, make sure that the paint you use is UV resistant. These paints cost you slightly more, but the longevity they give to your roof is worthwhile. With New Zealand’s weather like it is it makes all the more sense to have UV protection for your roof. Another important thing to keep in mind is the spread rate of the paint you purchase. Paint with more spread rate may require a couple of coats.
4. Choose the right time: Timing of the re-paint of your roof is also a crucial factor as it decides the durability of the paint. Choose a time when rainfall and humidity is the lowest. In such weather the paints dry faster and you can give more gap between the coats.
Painting the roof of your house is an integral part of its maintenance. Make sure you do it at the right time and choose the most suitable paints. By following this approach you can keep the roof of your house intact for years. If you would like more information about our services or would like to book a professional to come to your property just give us a call, we’ll be more than happy to help you.

PBF Paints Remuera's oldest home
We recently had the honour of re-painting one the oldest homes in Remuera.
Mainston Mansion was built in 1853 by the then soon to be superintendent of Auckland Mr Robert Graham.
Mr Graham was born in Glasgow Scotland in 1820 fifth so of a farmer and coalmine owner. After coming to New Zealand at age 20 he and his brother founded businesses in Russel and in Auckland later buying and buying land in Waiwera.
Mr Graham purchased the 500 acres on which it stood between Remuera Rd and Panmure Rd, including Saint Johns. He founded Ellerslie and sold the land that is now the Ellerslie race course.
Interestingly Ladies Mile was likely named as being the route Lady Graham took on her way to the races.
Mr Graham is was one of New Zealand’s most remarkable statesman of that era with many historical contributions to the greater Auckland region and beyond.
Mr Graham was well regarded by local Maori and was know to have negotiated a peace treaty between Maori from Taupo and Rotorua. Both groups later gifted Graham large parcels of land in gratitude for his negotiations.

The main focus of the marketing strategy was to create a customer experience that would foster referral business.
The company also entered in the “Employer Of The Year Category” on this occasion they did not survive the first round. Owner Arjen Bloem said “…this years result is bitter sweet. We are certainly grateful for recognition of our marketing work. We consider our performance as an employer is our highest priority. After winning Residential Master Painter of the Year in 2016, PBF has been awaiting the judges’ decision on three projects nominated for Master Painter awards this year. We’re thrilled to announce that we’ve won a gold and silver for two large exteriors in Remuera’s Bell Rd, nearby the Arney Rd house that won us honours last year.
PBF also won a highly commended award for an interior paining project in Ara Street in 2015.
This year we also won gold for a charity project we completed for Womans refuge. This joint project with the Auckland Master Painters Association and was incredibly satisfying for our team.

Housewashing
Paint companies all agree that dirt and moss build up will significantly reduce the life expectancy of your homes paintwork. You will save thousands on premature repainting costs whilst enjoying a clean home with PBFs proven low pressure house wash system. Where possible we use organic cleaning agents to minimise effect on the environment.
We recommend a bi-annual wash of your home and property services to prevent dirt buildup.
Gutter cleaning is very important. Clearing gutters regularly minimises the possibility of blockages which causes internal flooding. Internal flooding will result disruption and insurance claims, replacement of linnings, timberwork and sometimes floorcoverings.
Our services include;
Housewashing
Guttercleaning
Roof washing
Driveways
Retaining walls
Moss removal
