3 Platforms You Should Be Using in 2020 To Attract More Real Estate Clients
2019 was the year where every guru out there was telling us how to to get organic leads on Facebook, Instagram. LinkedIn. How to post content, when to post the content, and what platforms we were “wasting our time” on. 
That said, I wanted to give you a more drilled-down version of how you’ll get more leads for your real estate and mortgage business in 2020…with proven methods. Take notes, share with your collaborative partners, but more importantly…implement these tips to get some more leads! 
1. On Facebook: Want more buyer leads? Spend more time giving people options to choose from in their house. Post 3-4 different styles of kitchens, backyards (with or without pools), master bathrooms, and more…and invite your friends and followers to choose the one they’d like the most in their dream house. This works really well if you post on your Facebook business page with a messenger automation sequence setup. This was, you can capture email addresses and phone numbers and put them into a follow-up sequence through your CRM. Using Live-stream video at open houses is a huge plus, too.
For more seller leads, remind your prospects of why they want or need to sell their houses: Down-sizing, up–sizing, Veterans who are PCS-ing, moving from 2-story or 1-story (or vice versa), etc. Be proactive with your market research on this, too. Search the Nextdoor app and learn what types of complaints people are making about a particular HOA and/or current market trends. If you listen close enough, people will tell you exactly why they are looking to sell. Be sure to go Live with a description that matches the exact language your prospects are using. This will grab their attention right away and keep them in your network. 
The more visual you are, especially with video, the more people will want to consume the content and grow to know, like, and trust you. The call to action and follow-up are very important here, though. Using appropriate email marketing like Active Campaign, sales funnel software like Clickfunnels, and messenger automation sequences like Many Chat will really help you streamline your follow-ups. 
If you participate in groups, use content that will get you strong buyer leads. Remember that there are real estate investors all over the country who are looking to invest, so remember to use the groups where they are and not waste as much time in groups overly-saturated with other agents. 
2. On Instagram, promote your collaborative partners in the business as much as possible and check-in to their offices. Brokers, loan officers, title companies, appraisers, property inspectors, landscapers, builders, and more. Collaborate using individual posts, stories, and live-stream video. The more you check-in, the better, so your local community is aware of the locations of the hardest-working mortgage and real estate professionals in their area. You can use the Manychat link to your Facebook messenger automation sequence as the link you use in your bio. The other option is to have a link to your own website. NOTE: If you are real estate agent who’s motivated to create more content this year, I strongly recommend you have your own website and not rely soley on the MLS site your brokerage provides you. Branding yourself is crucial. 
3. LinkedIn is for networking your business. Use this platform to collaborate with more B2B opportunites: Title companies, brokers, appraisers, inspectors, and YES…real estate investors. Use video as much as possible. This could not be more simple.

How To Conduct Effective Market Research In A Matter Of Minutes
One of the easiest ways I conduct market research is with a website called Answer The Public. You can plug in keywords or groupings of words related to your industry and learn what types of questions people are asking online about the topic. Pictured below is a full schematic I received back in 5 seconds after plugging in “How to buy a house” when I was doing research for a real estate client I had.

Another thing you can do is follow what I call the PIGGLY method: Search Pinterest, Instagram, Google, Groups, LinkedIn, and YouTube in one window of Google, while keeping a spreadsheet open to plug in keywords. This helps to see what’s currently showing up within your industry, the language people are using with regard to the needs/wants/desires, and the best platforms to use when presenting your content. Pay close attention to the most commonly used words on Pinterest boards, especially the pins with numbers. For example, I’m more prone to clicking on a pin that says “20 Instant Pot Recipes to cook in 20 minutes or less” than I am to click on a pin that says “Instant Pot Recipes”. Similarly, pay attention to the different sites you see listed in your Google search. While you don’t see Twitter listed within the PIGGLY acronym, while searching the first G (being Google), you may learn that Twitter has the most content for your niche. When you hit Groups, make sure you focus on one group where your ideal clients are spending their time, chatting about the very thing they need help with that you have the solution for. Have fun with it and get some great feedback.

Once you have this completed, you can write a blog or create a video (Livestream or prerecorded) to present to those very people. Be sure to give your audience a heads-up that you will be teaching them at a specific date and time. You can do this with your email list, like Active Campaign, or with a messenger automation software, like Manychat.

This is where it gets really fun. As you’re conducting your video based on the market research you’ve already done, you’ll find that your audience will thank you for your guidance, provide feedback, and give even more drilled-questions.
When I teach, I try to keep my videos within about 10 minutes, though sometimes I get “in the zone” and go longer…but that just means I have an engaged audience so my chances for booking calls or acquire paying clients are vastly improved. Also, when I have a well-engaged audience, I will use that video over again; meaning, I’ll use the Facebook Creator Studio on my business page to schedule that same video out for different audiences to consume.
Work smarter, not harder.

6 Common Livestream Mistakes You Should Avoid
With so many people using Livestream video these days, I find it my duty to address common mistakes that many coaches, consultants, speakers, agency owners, and even real estate agents are making that could be detrimental to their brand and potential lead generation. Avoid these mistakes and start really ramping up your organic Livestream lead generation.
Mistake #1: Not having a title or description on your Livestream.
You know who you are. You’re at a job site or feeling compelled to vent, but without a solid title or description that at least says, “Quick vent session”, you’ll have people scrolling right past you. Give your audience a reason to pop in with something that captivates them.
Mistake #2: Teaching next to a whiteboard or powerpoint presentation and not flipping the mirror mode.
When using your phone, as you are about to press Live (or even while you’re Livestreaming), you can hit the magic wand, then the little tools icon on the bottom right, then the mirror-flip icon on the bottom left. If you’re standing next to a whiteboard, notepad, or even a powerpoint presentation on selfie mode, you don’t want your words backward. Sometimes, people will tell you while you’re Livestreamsing to flip the camera over, but if you don’t see the comments or you’re not paying attention, you’ll lose viewers. That’s no good, so remember this tip for the next time.
Mistake #3: Not having any point to your Livestream
Let’s be real for a minute. Some people use Livestream video for all the wrong reasons. One of those reasons is what I refer to as the “look at me” model, where it comes across as a bit conceited or even egotistical. You’re very special, I promise. But if you use Livestreaming to help support the people who are watching you vs. to showoff yourself, your content gets consumed and shared out so much more. Press Live with the purpose of educating, entertaining, or inspiring people. Press Live and give away so much information, knowledge, and inspiration that people will be chomping at the bit to hire you. Be intentional, be kind, and be awesome.
Mistake #4: Don’t leave ’em hanging
Ever watch people go Livestream and never give a call to action…? You know what I’m talking about. You know the ones. They go Live for like 30-45 minutes and they don’t give you anything to download, buy, or a link to click to schedule a free call. Are you kidding me…? Okay, I’m being a bit harsh right now, but it’s so pointless to use Livestream video for that long and leave your viewers hanging. We are in a digital society now where our attention spans are so minimal that we must be told exactly what to do before we lose focus. Whatever your call to action might be, make sure you give you. This can be to message you, click on a link to book a call or download a free ebook, PDF, or cheatsheet. This is why Livestreaming is the absolutel best ROI you can have in your business. Be intentional and don’t waste anyone’s time.
Mistake #5: Forgetting to repurpose the content
When you’re done with your Livestream, for the love of all the Gods and Goddesses you pray to, please do not forget to download it and repurpose it. You can repurpose it into a ton of different things: Podcast episodes (and show notes), blogs, emails, social posts, books and ebooks, webinar slide deck topics, and more! This is how you turn one digital asset into months of content for your audience to consume…in a multitude of different ways.
Mistake #6: Having bad lighting
Let’s keep this one simple: If you’re in the dar with your content, so will your audience be. Make sure we can see your face and whatever things you are holding up o showing us. Use O-Ring lights whenever possible and there’s a need. Daylight is best, with you facing the sun, not having the sun on your back. That’s visually annoying to your audience.

I see you searching Pinterest for the next Instant Pot recipe and instead, you end up clicking on that ad for the fat-blasting squat challenge you want to start but probably won’t finish doing.

I see you getting excited about finally finding that other Elsa and Anna sock that your precious little princess has been looking for, and lovingly placing it on her pillow because you know how happy she’ll be.
You’re amazing.
I see you looking at yourself in the mirror, being your own worst critic about the extra wrinkles around your eyes, sagging boobs, and those extra pounds that never seem to come off.
You’re amazing.
I see you trying to find the time in the morning to meditate or do some yoga, but also put your makeup on in the car, because multi-tasking makes you feel like you’re Wonder Woman.

5 Mistakes To Avoid On Facebook
Facebook is the #1 social media platform globally, and while the algorithm seems to be “incredibly touchy” these days, let’s just remember that it’s artificial intelligence and the only person that owns it is Mark Zuckerberg.
That said, we are playing in someone else’s sandbox, so let’s be sure we are playing by rules, not only to avoid being kicked off the platform but also to allow ourselves to be seen more.
Organic reach still exists, I promise. So here are 5 things you should absolutely avoid in order to get your content more visible and not just look like a “Spammy McSmammerson”.
Don’t just share posts into groups. When you want to share a Facebook Live post or article into a group, don’t just share it. Create a post talking about the post or article and why you find it valuable, then put the link for it in the 1st comment. This is true for those of you who run your own groups or are a member of a group. Group owners, this is no good for your organic reach. Set ground rules for your community and let your moderators help you remove the people who don’t abide by them. My good friend Arne Giske is the authority on running a profitable Facebook Group, by the way. He and his business partner Matt Staton created an awesome system that automates adding your group members to your email list. I highly recommend this to work smarter, not harder.
No more bad words. Avoid using the words, “Like, comment, share, and tag” in your videos or posts. Facebook is pulling the audio as well as the text and clickbait or engagement bait or a big no-no. Instead, use language like “let me know below”, “please feel free to provide your feedback”, “smash that heart button”, “invite your friends to join us live”, or “if you’re enjoying this video, please feel free to push me out to your network”. We are still saying the same thing, just a little differently and allowing our audience to make their own minds about it.
Avoid the negative. There’s a bunch of negativity out there. If possible, avoid interacting on posts or Lives that prompt negativity. Participating in negative posts prompts aggression and anger, and unnecessary anxiety. Don’t let others trigger you. If you do a Facebook Live video that suggests negativity or aggression, you may possibly get banned from the platform. Again, not my rules but if you want this to be a place where the AI is in your favor, play nice and enjoy the benefits of free marketing.
Lay Off The “Look At Me” stuff. “Look at me” posts and videos are getting seriously overplayed and over scrolled. You can bring attention to what you’re doing by sharing valuable information. Instead of just talking about yourself, share a lesson you’ve learned or go Facebook Live and teach your audience. When you educate, entertain, or enlighten people with things that matter to them, they’ll pay much more attention than when you just talk about yourself all the time.
Don’t Steal Other People’s Content. If you see a Facebook Live that you love and that’s gotten a bunch of engagement on it…don’t just copy the content and use it for yourself. That’s a quick way to get people raising a brow at you as a “troll”. It’s very easy to get confused on this one, but integrity goes a long way. Share the video as a post on your page and give your own feedback on it or do a Facebook Live with your own twist to the content, giving credit where credit it due. I’m constantly inspired by other people from their Facebook lives, podcasts, or blogs…and if I cover the content on it, I give credit. Not only will the podcast hosts appreciate that, but you’ll look like a champ to your audience, earning their trust and respect.

5 Reasons Why You Need A Website As A Real Estate Agent
I was recently conducting a FREE lunch and learn for real estate agents in Tampa and out of a room of 25 agents, only 2 of them raised their hand when I asked them who had their own website for their business.
Not a Facebook page, not a LinkedIn page, not the MLS listing page with their brokerage firm’s site…but their very own website.
Only 2 hands went up.
While I knew this would likely be the answer, statistically speaking, I was actually pretty bummed out about it and here are 5 reasons why:
You want to stand out. With as many real estate agents in the state of Florida alone, we have to have a platform that allows us to stand out, as an individual. Sure, you may be loving life at KW or Coldwell Bank this month, but what if there’s a change in management…? You have give your audience a constant platform for them to be able to follow you as a person and for you to educate them on market trends and your new collaborative partners.
You’ll want to host your repurposed content. If you have a podcast or Facebook Live show, how are you search engine optimizing the content over and over again? Search Engine Optimization (SEO) is the absolute best way to get organic traffic to your website without paying for any ads. You can keyword optimize your website really well, talking about the topics you might get via Answer The Public, then you’ll never have to wonder whether or not the content will gain engagement. One Livestream video or podcast episode can significantly change your online presence if repurposed well.
Building your email list. This is the best way to keep warm leads well informed on who they need to call when they are ready to buy or list their house. Having your own website allows you to invite your audience to join your email list and receive weekly or monthly newsletters regarding market trends, houses that have recently sold, or a Livestream or podcast interview where you hosted a credit score repair expert. You own your email list, which you can integrate easily with your WordPress website via Active Campaign or MailChimp.
Sell courses, books, ebooks, and merchandise. Having your own website allows you to have a “Buy Now” button for books or ebooks you love (for say, affiliate marketing where you promote someone else’s product to earn a commission from sales) or even allow you to merchandise your own brand logo into print-on-demand products like mugs, hats, t-shirts, and more! If you want to start monetizing more as a real estate agent, remember that branding yourself is going to be the biggest return on investment, especially when you merchandise your own brand.
Google my business with your website. Google My Business is kinda like Yelp; meaning provides the key ingredient information your ideal clients need in order to make a decision about your business. A few 5-star reviews could send you ranking on the map as the best agent in your community. A complete Google My Business Listing includes:
• Business name • Address • Phone number • Category • Website • Hours of operation • Description • Photo
Also, something to keep in mind for the Florida real estate teams. As of July 1, 2019, new laws prohibit the use of certain language within your brand’s promotional items. Please be aware of this going forward with getting your own website built out.

6 Ways To Get More Business From Your Network
Whether you are a service-based business or not, you could always use more word-of-mouth referrals from your network. Using paid advertisement can be a great way to grow your brand, but there’s really nothing like having your name tagged in various groups, posts, and communities and having the high-level business partners message you with, “I’ve got another client for you”.
Please keep in mind, I run my marketing business as a mother of two, changing diapers in-between breaks while writing my blogs on a Sunday afternoon. That’s my reality and the reality of so many other entrepreneurs who are working hard to build their businesses. I’m 40, have a full-time corporate job, and on any given day I use my lunch breaks for client consultation calls. When I am done with my workday, I’m interviewing industry experts via Facebook Live or recording an interview for my podcast. I’m sharing all of this up-front because getting business referrals doesn’t just come easily. I show up on days that I don’t want to, because I know I’m building real connections with real people who need my help. 
These “6 Ways to Get More Business From Your Network” are actually quite simple. They require you to have a mindset shift in what you are currently doing if you’re not currently getting raw referrals. The best part, though, is that these are very actionable things to do.
1. OWN YOUR BRILLIANCE.
This is not a cliche tip. I talk to about 5 business professionals per month who are more skilled at their craft than the younger generations of people who are running ads to free webinars and selling tens of thousands of dollars in courses teaching people how to do that “thing”. That’s your potential money and it’s being made by social media influencers who don’t have anywhere near your experience level. I want this to aggravate you in an effort to light a fire inside of you. If you’re unsure of who these influencers are, then I want you to look up keywords in Google regarding your niche and click on the top-ranked links to videos. You’ve got to own your brilliance in order to stand out. Grow your confidence by identifying your skillset. More than likely, you’ve got a list of frequently asked questions that you can answer. Start addressing these questions with your ideal audience. You can do this via conversation threads in groups you’re in, recording videos, or sending emails to your existing lists. As you begin building confidence in yourself, other people will too, and that’s where those network referrals begin. 
2. CREATE A FREE OPT-IN ITEM.
As you create your network, you’ll want to build an email list with it. This can be through a variety of different ways: A free step-by-step guide to achieving a goal, a free ebook, a free video series, your blog series, etc. You’ll want to have this item handy for when you network in various different groups on Facebook, LinkedIn, or other online communities when people ask you more about what you do. This gives you more credibility, too. Even if the person who downloads your free thing doesn’t hire you or purchase your info product, if they believe the content is good, they’ll refer you to someone else. You can create your free thing in Canva, using Google Docs, or with Powerpoint, for examples. Include some photos or links to videos. This is where the fun part starts. 3. NETWORK MORE WITH THE PURPOSE TO SERVE MORE.
I’ve noticed that networking means different things to different people. For me, it means having real conversations with people on social media and attending live events where I’m shaking hands and handing out my business cards. However, when I network, I make it so much more about what I can do to help the other person than about how I can get their business. Not everyone you connect with will need or necessarily want your services, but if you show them that you care about how you can help them out, they’ll reciprocate that by referring your services to others. They might even reach out for you to be an expert speaker at their next function.

4. USE LIVE VIDEO AND BE CONSISTENT WITH IT.
Using live video has helped me massively grow my brand, get noticed by high-level businesses, and get recognized as an expert at what I do. Yes, I identify myself as an expert because the definition of expert (according to Google) is, “a person who has a comprehensive and authoritative knowledge of or skill in a particular area.�� Yes, that’d be me and I’ll own it. So should you. Using live video can be done in multiple ways and be extremely effective to help you increase revenue for your business. I get interviewed in various different entrepreneurial groups, I interview others in groups and on Facebook business pages, and on personal pages. Business page videos allow you to expand your reach by sharing the link from the video onto other platforms. From here, you’re able to further grow your audience, create custom and lookalike audiences, and run some ads with your free offer that I mentioned above in #2. From your business page, you’ll go to Create Ads >Assets>Audiences>Create. See the photo below. This is important because using live video allows your audience and potential audience to get to know who you are and how you conduct yourself as a person. Remember, what might be a simple concept to you could be the “a-ha!” moment answer that one of your viewers has been looking for. That alone could turn into a business referral for you.

5. DELIVER RESULTS.
If you are not delivering your existing clients with results, it might take some time before you get more referrals, so make sure you’re doing 5-star rating work and you’re providing excellent customer service. If someone sends me a referral and tells me I need to reach out right away, I do it. I get on the phone with the person as soon as possible and determine if I can help them. If I can, I bring the goods and make every effort to blow their mind during the first call or session. If I cannot, I refer the person to someone on my team who I know can help them better than I can. People respect that, tremendously. That way, we both know it’s worth it and they go back to my referral with a raving review. That makes my referral happy, my client happy, and me happy. WIN-WIN-WIN.
6. OFFER A REFERRAL COMMISSION.
If someone sends me a client, I pay them a referral commission. This could be called affiliate marketing but it means the same thing. You send me business, I close the business, you make money. When you add an incentive to your network to send you the business that makes their wallets a little thicker, you’ll get more messages in your inbox that say, “I’ve got another client for you”.

How To Get More Free Real Estate Leads With 5 Minute Lives
I had the honor and pleasure of meeting the incredible Dustin Brohm at Vaynermedia’s Agent2021 in Miami Gardens, FL in January of 2019. My immediate impression of the guy was, “Wow, this guy is just a plethora of knowledge!” He and I were both speakers at the event and we were like kids in a theme park, walking around and networking like crazy with other real estate and mortgage professionals, like Jason Frazier, Josh Pitts, and Chelsea Peitz, to name a few. We all remained in close contact and Dustin is actually one of the founders of Industry Syndicate, a platform set for delivering high-quality content regarding all things having to do with mortgage and real estate from major influencers in the mortgage and real estate space. How To Become A Self-Published Author
In a recent trip to NYC with my client, dear friend, and author of  The Maagy Series, Virginia Burton Stringer, I learned what it really takes to become a self-published author. We traveled to NYC to attend Book Expo America, at The Javits Center, where we were pleasantly surprised to see so many other self-published authors, working hard to share the stories of their stories. Virginia is self-published through Archway Publishing, a subsidiary of Simon and Shuster. We were mingling with other authors at the Archway publishing booth and heard some fascinating stories from them.
Some were children’s book authors whose tales of fiction are based on their own children, while others wrote books about self-help for recovering alcoholics, and some wrote stories about battling/surviving cancer. It was quite eye-opening for me (and Virginia), but something that really stood out more than anything else was that people are still wanting books. Not kindle versions or audio books…but actual, physical books in their hands. That alone made Virginia feel even happier about her own work and efforts. The highlights of working with Virginia, though, have been the lessons she’s learned and shared with her audience about being a self-published author and the amount of grit, persistence, and perseverance it takes to ensure your hard work and art as an author remain your own.
I had my fuzzy little microphone out while chatting at the Archway booth.
